Outstanding service. One of the most knowledgeable, thorough, and at the same time most reasonable, home inspectors I've dealt with. If I had to describe the service in three words I'd say knowledgeable, polite, and detailed. Many home inspectors I've dealt with either miss important issues, or cite every last blemish as a problem that must be repaired. Greg, on the other hand, clearly distinguished between important issues and cosmetic issues and he explained why something was or was not important. He produced a report that as a buyer helps me identify important Repairs that the seller needs to make. When I compare it to the report I received from the person who bought my home I find the Greg's is far more realistic and useful. read more

I've been really pleased, having done 3 inspections with this company recently (different inspectors). The first was done by Greg Caudill - on one of my listings. Both my seller client and I were impressed by the thoroughness of the inspection and how clear and concise the report was. When my "preferred" inspector was unable to come when I needed him, I called this company; and in the past week I have done 2 inspections with them. Brian Henley did one, Mike Mallot another. Both have been thorough without being alarmists, excellent at explaining things to my clients, and produced a clear concise report in a timely manner. Scheduling with them has also been a breeze. Two things they do that other companies don't do: 1. They offer a limited warranty... if they tell you something is working and it breaks the day you move in, they'll fix it! That's pretty awesome. 2. They record all model numbers and check to make sure there were no recalls for those items. I do believe this is my new "preferred" home inspector! read more

Good job overall in the hour spent inspecting the property. I thought a couple of the items were vaguely mentioned and asbestos was mentioned but not placed in red as this could cause serious health concerns. Because it was not placed in red, the seller's realtor told her sellers to ignore any requests asking for an inspection of the inquiry. read more

We spent a good deal of time with Greg Caudill in the walk-through and inspection of our condominium in June 2014. I had several concerns as we looked at the both the bedroom closet ceiling and HVAC system -- all of which were negated by his assessment. Unfortunately for us, within a month of moving in, the ceiling in the master closet fell down due to water damage and revealed a huge mold infestation that had been there for "quite some time" according to the insurance company inspector. Additionally, the air conditioner DIED in June in DC. Two different companies looked at the system--so old parts had to be made to fit--and recommended replacement of both the furnace and the air conditioner. We should have gone to court, really, for the expenses we incurred related to problems we could see for ourselves. I would never recommend this company to anyone. read more

I debated whether to write this or not because Im the seller. First I will say many things called out were accurate, however, some items noted, came from lack of knowledge on the inspectors part and a tenet /buyer with him pointing out things that they wanted repaired. Example. Told the shed panel box wiring was incorrect. After paying a certified electrician to give an estimate, the electrician verified that it was wired correct. Same with another electrical notation. This cost unnecessary alarm and expense. He recommended a new roof, estimating age at 25 which is actually only 17 and, after a roofing company looked , only needed a new ridge vent and a few missing shingles. Estimated after code repairs based on guessing. The list goes on with many more items that he guessed as opposed to being certain. His choice of words were less than professional in some cases. If I were a seller, I wouldn't want a deal to fall through based on inaccurate information. In my case, it worked out. read more

I've used Greg a few times in the past 6 years. I almost bought a place in 2013 that Greg identified a host of issues with that were not obvious. It led to me asking the seller to fix and ultimately dropping the offer. He really saved me there. Ultimately he reviewed a townhome that I now own and rent out. I'm in the market again and of course used Greg for my recent home inspection on a 1930s single family home. Greg has not lost his touch at all! He's extremely thorough and when you receive the comprehensive (almost 40 page) report with pictures of your home and any items that he calls attention to, you will know that you have a great manual for things to fix, monitor and watch out for over the years that you own your home. I can't recommend Greg highly enough and I wouldn't buy a house that he hadn't inspected for me personally. read more
