He spent about 3.5-4 hours going over every inch of the house, climbing up on the roof, and using thermal imaging to track the source of the leaks. He then gave me a thorough walkthrough of all of his findings and, a few days later, put together a detailed report with lots of pictures of everything that needs to be fixed. Bonus: once everything is fixed he'll come out a second time (for free) during a rainstorm and verify the contractor fixed everything correctly.
