After that, he spent the rest of the time going over every little concern I've ever had about my home since we bought it 10 years ago. I recently purchased a home and wanted to have my inspection done (and not solely rely in the seller's). I heard good things about Jeff at Inspect.Net, and he definitely did not disappoint! Jeff was incredible to work with, and I would STRONGLY suggest him for your home inspection. Jeff is one of those people you wish you could give more than 5 stars to! Jeff was right on time, is extremely knowledgeable, and you can tell he truly enjoys what he does. He is thorough and spends the extra time to discuss and help educate a homeowner about anything he finds- positive or negative. He personally investigated almost every aspect of the property - every electrical outlet (and identified all the half-hots on the property, tested GFCIs), every sink/toilets/shower, each window, every appliance, ect. Jeff doesn't miss a thing! He'll also take the time to explain some of the features or important aspects of your property, so you are more knowledgeable. Jeff will also make suggestions for things you can do to improve the safety or reduce having an issue in the future - such as wireless water sensors beneath sinks , humidity-controlled fans, etc. He searched the entire place, even electrical, and plumbing, from the attic to the garage. We have never had experience with an inspector before so it's difficult to assess Jeff's work to other inspectors. With that being said, Jeff was extremely responsive to messages and prices were very competitive. He is also very fair and doesn't try and nickel and dime his clients. Like other inspectors, prices vary depending on the size of the house. Ours was just over 2000 sqft and Jeff decided to give us the price quote for houses below this, which was very nice of him. Since we were using his service to inspect a new construction home, he offered the choice to opt out of a physical report for a discount since he could relay his findings directly to the construction managers, which is a nice option. On the day of the inspection, he showed up on time. Since there was no roof access, he brought a drone, which was pretty cool. He also was knowledgeable and shared what he was doing as he inspected the house (e.g. checking HVAC, plumbing, outlets, etc.). The entire time took about 2 hours. read more

I have used this company twice now. It was recommended by our realtor on the first house we purchased and the house passed the inspection. A year later when we went to sell the house we found we could not, and had to repair dry rot that had been long before we purchased the house. Couple thousand out of pocket. We used the same relator on the house we purchased right after, andnn without thinking had the home inspection done by this company again. The current roof was less than 10 years old and in the roof inspection it stated that it the roof was put on in a "professional manner", the "installation was above average", and that "better than average" materials where used. Fast forward exactly 1 year....we have a massive leak through the master bedroom in the middle of rain season. After having 5 separate roofing companies come out and provide assessments, the same things where stated by all of them, before even finding the problem. 1) The wrong materials where used. 2) The installation was done completely wrong. 3) Upon visual inspection it's not up to code. 4) It has been rotting for well over a year. I would have preferred no report on the roof at all, than one that stated that is was in great shape. I would have purchased an in depth roof inspection (lesson learned, hire experts in the field). A $350 inspection will now, on the low end cost $2500 for a repair, and on the high end cost a brand new roof depending on what else is found when they rip it up. ** And that's not even going into finding out the all the electricity to the back addition to the house had power running too it by one extension cord hanging from the rafters, immediately visible when opening up the crawl space. (Found that when I was looking for the leak) No way that's up to code...not sure how that was missed. read more

Everything was great from quote, schedule, and do the inspection, until it turned south on getting the report which was critical for my timing to list the property. I rely on these report to estimate listing price. Cost is very reasonable. Scheduling was very easy and prompt. Inspection was late but great communication. Report was clear. When it comes to getting the report, I waited for 3 days thinking there was a weekend, but nothing as promised. My experience with Jeff Bond was less than stellar. I would have him 1 star except that I think he did a fair job at the inspection itself in the end, and corrected a mistake I found in his report. The low rating is due primarily to his lack of personal skills. My realtor chose him as an inspector for our house sale. The first time I had the misfortune of speaking with him, he was imperious and condescending, and acted like he was doing me a big favor. He was simply rescheduling the inspection because the painter was working. The outlets were uncovered as a result, but all of the outlet covers were in a bucket. He kept saying that he would have to report that as a safety violation because they were "missing," but they were clearly not missing, they had just been temporarily removed for painting. I was fine with the rescheduling, but I thought it was silly to say the outlet covers were missing, and even sillier to act like he was doing me this huge favor by rescheduling. When I tried to say they weren't missing, but I understood why he wanted to reschedule, he talked over me, didn't let me finish my sentence, and told me I clearly wasn't understanding (with a strong intimation that I was too dumb to understand). Then, when I called him to ask him to correct an error in his report, he talked over me constantly, did not let me finish a sentence, asked me "what I wanted him to do" and then would not let me reply, and when I tried to speak, chastised me for interrupting him. It was unbelievably rude. I don't know if he is neurodivergent, misogynistic, or simply full of himself. I wish my husband had spoken with him. It would have been interesting to see how he spoke with another man and if it was any different than him speaking to me. I just want to say that the other reviewer who called him arrogant was spot on. ETA: I am so glad he replied, because now everybody can see what I was talking about. I wonder if anyone has ever told him he is thin-skinned? If not, let me be the first. read more

Jeff is absolutely amazing. A diamond in the rough. He is sincerely and eagerly looking out for the best interest of his customers. He is knowledgeable, honest, kind, detail-oriented, passionate about his work, eager to share his knowledge, and an excellent communicator. An absolute delight to work with and extremely qualified. It's very rare to have an inspector who is a licensed contractor and trained engineer. Most inspectors merely give very cursory assessments. Jeff can dive in deep into the technical weeds. I had a great deal of remodeling work and new construction done and was growing increasingly concerned about my contractor's attention to detail. With 2 toddlers, it was important to me to have peace of mind so I invited Jeff an objective third party to inspect the work done, particularly for any safety issues. I liked how principled he was about stating upfront he absolutely will not do any contracting work for me because he needs to ensure there is no conflict of interest when he performs his inspections. Not only did Jeff spot quite a few subtle but key things, he also was able to diagnose an issue that was long concerning me and using impressive investigator's skills, he pinpointed the how, when, where and who of the issue so I knew exactly who to go to in order to get the issue resolved. He also gave me confidence and negotiation tips for going back to my contractor to request that this issues be resolved. I cannot rave and recommend Jeff enough. This is easily one of my most enthusiastic reviews. :) He is a life saver. read more

One of the BEST Home Inspection companies we have used. Many positive things about this business: 1. It's a small business and we love supporting them. 2. The owner, Jeff, is very responsive and knowledgeable. We called for a home inspection in Milpitas and he came out a day after Thanksgiving! Wow!!! Jeff was on time, professional and thorough. 3. The verbal report was done right after the inspection and the written report was available quickly which is very important for the real estate business. His report also includes roof! 4. Oh my God! Do not look anywhere else but here for an inspector!! My wife and I have been Real Estate agents since 2002 and have had our licenses in 3 different states, my wife even had her broker's license in 2 of the 3 states. Never have we crossed paths until we stumbled on Jeff Bond this past January while representing the seller in Mountain View's 1060 sq ft home!!! Jeff was hired by the buyer and I just happened to be a part of the entire inspection due to our seller being at work and the buyer agent unavailable to let both the buyer and Jeff the inspector into the property. The buyer full of fear and extremely detail oriented. Though I thought that I had seen it all in 17 years, I was in awe through the entire inspection process. Jeff is EXTREMELY KNOWLEDGABLE, EXTREMELY PROFESSIONAL, & EXTREMELY CALMING!!! He is a straight shooter on what is needed to be addressed as well as what is unnecessary to get stressed about. But wait there's more... Today, Jeff called me to tell me that my buyers who scheduled an appointment for their new purchase of a 4700 sq ft home today do not need to spend their money on another inspection! And that the inspection that was recently done by the sellers a few weeks ago was not only sufficient and clean but that the one thing alarming the buyer should not be alarming. WHO DOES THAT??? He's a reverse salesman!! Telling a potential customer of his to not worry and not want to take their money!?!? Jeff is very honest. He drove one hour to my new construction house to do inspection. However, the property still had quite some unfinished work, and he suggested not to inspect now until later, although he need come again. Later based on my property situation, he suggested to inspect after we move in with providing all details for the reason. People usually want business to be done earlier, in order to get paid, but Jeff fully stay at our side and provide suggestions. Not saying that he provides very competitive price among best reviewed inspectors. He haven't done the real work for me yet, but so far he gives me very good impression. I usually do not review on Yelp, but he is so honest and I recommend him to every one. I will update after the inspection is done. read more

This review is long overdue. Jeff is thorough, collaborative and has a clear mastery of the building industry (and how different parties -- sellers, builders -- work). Jeff is also too generous. I requested his services last year a week before the house was supposed to close. I didn't realize it at the time, but the builder would delay closing for about a month; regardless, Jeff showed up early (stepladder and Google glass in hand) and walked through the house with me. He was fearless in terms of inspecting each part of the (very unfinished) house, and ultimately said it was far too early for his services to be of use. He even didn't charge me for the visit despite his having driven two hours from Oakland!!! I nevertheless sent a reimbursement for his time (also overdue... sorry Jeff!). What he left with me though was the confidence to challenge the builder with tactics he prescribed, and as a result I was treated more fairly (I might have otherwise been more apt to be pushed around). Now that the house is done and the neighborhood is coming to life, Jeff will be my #1 recommendation especially if the Association wants to do inspections en masse (and I'm on the Board so he has my vote!). read more

We had to reschedule due to various personal and completion issues several times and Jeff was the completely professional, friendly and understanding. Jeff was an amazing home inspector for our new home purchase. As we waived our home inspection contingency before the purchase of the home, we wanted to get some one in to make sure everything is well after the purchase. First off, Jeff was very flexible with the time. Both me and my wife had to work at 9am so Jeff was able to schedule a 7am inspection with us and he was very on time (in fact, he was early). He inspected the roof, all the exteriors, the interiors, the attic, and even crawled under the house (which was not exactly clean), but Jeff was very professional and gave us a very detailed review. He also gave us a lot of recommendations of what to use/purchase to solve certain issues (molds, hornets nests, etc). On the price side, Jeff gave us a very reasonable price, much cheaper than the other companies listed on Yelp. He also gave us 2 options, one where he writes a report (usually used for home closing) and two where he doesn't write a report (which is cheaper). We chose the non-report as we just wanted someone to check our house for a peace of mind. He further gave us a discount at the time of payment, which we were really appreciative of as we just spent a large sum of cash to purchase the house. All in all, i am very happy to have found Jeff to inspect my house and if any one ever need a house inspection, i will 100% recommend Jeff for the inspection. read more
