I hired Home Systems Data to perform a pre-purchase home inspection on my property in Highlands Ranch in the later half of 2025. The inspector completed the inspection and delivered a report, but afterwards I discovered several concerning conditions I believe were present and visible at the time of the inspection, but were not mentioned in the report These include: * Cracks in the front brick veneer * Multiple hairline drywall cracks in interior walls * A noticeably uneven front entry door/frame * Uneven crawlspace beam support posts and brackets I had a structural engineer and two foundation professionals evaluate the home. They found that many of these issues had been caused by foundation settling and their consensus was that, although the issues were not severely critical, they were still very significant and should definitely have been flagged in the inspection report. I've needed to take steps with significant financial cost to address these problems before they get worse. I contacted the company with photos and these evaluations. They did offer a refund of the inspection fee ($525), the maximum listed in their contract, but I chose not to accept it because of the additional restrictions it came with. I am very disappointed that so many important conditions were not included in the inspection report even though I feel they were easy to identify and I regret the significant financial expense that I've had to face because of this. read more

Ask for Aaron Rath! We have actually had 2 inspections done on two different homes with Aaron Rath. As first time home buyers, we were very nervous about an inspector missing important damages in the house. However, this was not the case at all with our inspector Aaron! He was tremendously thorough and even checked things we weren't expecting him to (such as the kitchen appliances, outlets, etc). He caught everything that we noted and even more that we didn't (even very subtle things). His reports are tremendously thorough and documented with good photographs. Not to mention he is an extremely nice guy! Reports come the same day. Overall, we could not have asked for a better inspector for our home. Not a great a home inspection. Pointed out things that are not issues. Said there were a leaky pipe under a bathroom sink, the picture is not even of a bathroom in the home. Some how a towel ended up in the garbage disposal that was not there the day before, and it has not been used since. Said all appliance were tested, can visibly tell that the dishwasher was never tested. Used the restroom in one of the bathrooms and never flushed after himself. With covid restrictions they are not supposed to be using bathrooms, but at least flush after yourself! Left lights on in the home. Left 3 exterior doors unlocked and one of them not even closed all the way. Shame on the home inspector for not doing their job correctly. read more

Had a home inspection by HSDI. They missed a water line and gas line which had been sealed with electrical tape. Due to their oversight, I found out after close that the water line had a leak and a year later when I had a gas fireplace installed, found out there had been a gas leak in the basement. Contacted the company to let them know of this blatant overnight. Received an email from their lawyer that they were not responsible because they had suggested having the HVAC system cleaned. Recommend you look elsewhere for your home inspection. read more

Had Bryan Jones do the inspection for the new house we are buying. Extremely thorough and knowledgeable. He focused on the important items (water) and clearly explained his concerns about selected items. He found a leak in the the sewage pipe where the builder's crew had punched a tiny hole with a screw. As a buyer, you need to understand that every inspector will bring up issues that are meaningless. It is just how they work. Computers have made it much easier to generate long reports with many ominous sounding problems. It is your job to separate wheat from chaff. Highly recommended. read more

Rushed inspection, didn't walk me through anything and skipped a few things other inspectors pointed out to me before. When I asked for clarification, he rushed through explanation. When I provided feedback, he apologized and said there's a lot to cover in a limited amount of time. This is not something one wants to hear when making the biggest purchase of their life. I've had three inspections before and this is the first time the inspector didn't walk me through the house, or at least point out things as he found them. read more

Overall I thought that the inspection was thorough. Some things could not be checked such as the A/C unit since it was a cold day when the inspection took place, but all of the major appliances were checked. I think that the report could have been more detailed in the descriptions, so that is why I knocked the rating down a star. Many pictures accompanied the report, so that is a nice feature. read more

HSDI was recommended by my realtor and the inspector, John Dawson, seemed to do a thorough job. He took time to explain his finding and was helpful. The reason for the poor rating is that he missed visible mold in the attic that is costing me thousands of dollars to remediate. If it was hidden or difficult to spot, I would totally understand. But it was extensive, easily visible to the naked eye, and should have been identified for further inspection by any reasonably capable home inspector. HSDI limits their liability to the cost of the inspection so I have no recourse. I would not recommend them given this critical error. read more

HSDI was hired by our buyers to do the inspection on our home. The inspector broke the drain on our bathroom sink! I called our realtor, when I used the sink later in the day and found it broken, and sent photos. Mr. Jones has refused responsibility, accusing me of breaking the sink myself or insulting me by saying I do "not understanding how a drain works". I understand my drain was not broken before the inspection, but was broken after the inspection. He admitted the inspector used a screwdriver to pry the drain open but has refused to repair the damage. I am unable to use the sink as the water just drains into the cabinet below. I wasn't asking for money, only asked the damage be repaired. He has refused. read more

Purchased a house in Thornton. Despite the owner disclosures stating moisture had been absorbed into the siding below a window, HSD didn't raise any concerns during the inspection. HUGE MISS!!! HSD made reference to caulking being split, and needing to be repaired, and new exterior paint being required. So I got estimates for painting. Upon taking possession of my new home, my painter told me he couldn't paint the house. He then showed me numerous areas where the siding and trim were soft to the touch, and completely rotten. I ended up having to replace the siding and trim on the entire house at a cost of $29K. Sure would have been nice if HSD had caught this issue before the purchase. I would not recommend using them for your home purchase. read more

We had a really good experience with HSDI and Mark for a one year new home warranty inspection. Not only was Mark very on time and thorough, he took the time to indulge our many questions and patiently provided explanations until we understood. And he did all of that with enthusiasm and a smile. Following the visit to our home Mark committed to send us the inspection report by the next day and that is exactly what happened. There is nothing I appreciate more than someone doing exactly what they say they will. Our objective was peace of mind prior to warranty expiration and Mark and HSDI did a great job of helping us achieve that. I should also say that HSDI did our original independent inspection prior to turnover acceptance of our new home, about a year ago now. They were highly recommended by our realtor and we were just as pleased then with the service delivered as we are now. Repeat business is a good indicator of client satisfaction and that dynamic certainly applies to us. read more

Everything was seemingly fine until after the inspection was over. I will admit that the inspection seemed thorough and he did walk us through the report and explained what it all meant. A few hours after the inspection, we received an email from the seller saying that a piece from the refrigerator was broken following the inspection. I emailed the company and asked for only a partial refund (I mean I just paid them over $300 for an hour of their time) so that we could pay to have the part replaced upon move in. Good customer service is really not hard to achieve, but in this case, they denied responsibility and in turn, put us in a really uncomfortable position of either having to accuse their inspector of lying or to accuse our seller of lying. Either way, the break was not our fault and an easy $100 could have fixed all of it. I will not be recommending them to any friends or family because of the poor service. To boot, we had a certified electrician come out and one of the points that the inspector brought up for him to check was just flat out wrong. Pretty disappointed. read more

A complete joke and a rip off! They inspected our house in Castle Rock and missed so many things. I could have done a better job. The upstairs heating didn't work-$500.00 to get that fixed. The central vac system does not work, the microwave does not work, he never inspected the crawl space, the fountain out front leaks, one thermostat is broken, Gdo's don't work, and the list goes on. Buying not a brand new house is always somewhat of a stressful experience because you can never fully know what behind the walls and how all those systems were maintained by the previous owners... and you definitely don't want to get a house that is going to be full of costly surprises right after you close. You can only really count on the honesty of the disclosures provided to you by the sellers and sadly we dont usually travel with lie detectors in our bags. I recently had an inspection at a house Im purchasing and had asked for Bryan to be the inspector after reviewing his profile on the company's website. Bryan was an absolute delight, he was exceptionally experienced and knew all the ins and out of every system in the house. He was able to notice things I haven't even seen/noticed through meticulously walking around the house a half dozen times. Aside from the fact that he had pointed out all the flaws the house had he has also explained how the flaws were caused and how they can be repaired successfully to ensure they will be long lasting. He has also explained to us how all the systems in the house need to be maintained to ensure that they last a long time. The report that has been provided at the end of the inspection was very detailed and has also mentioned where all the vitals of the house are (what do to in case of a water leak, a shortage, where to looks for filter and HVAC systems, etc) . It is always a great pleasure working with someone who is knowledgeable, patient, and a true master of what he does... That is exactly how I would define Bryan. I would definitely highly recommend him to everyone, you won't go wrong with any house when you got Bryan inspecting it. read more

This company is a scam. If they get brought into your home send them packing. We recently had Steve Busey do an inspection on our home. He claimed everything from rodents to heater issues. The realtor then tried to use this to obtain thousands of dollars worth of concessions. The entire process seemed fishy considering we had a previous inspector come out that found absolutely zero things wrong with the home. Steve took "pictures" of what he claimed to be issues, including using his hand as a measuring tool (Not sure what city code "the width of Steve's hand" is included on?) which where absolutely non conclusive and proved nothing. We paid hundreds of dollars to bring in experts to refute his erroneous and highly suspect inspection report. The experts demonstrated that Steve was completely wrong, and grossly incompetent. He even mistook a weld in our furnace for a crack. Yes he is that bad. Despite that we still lost our contract due to his incompetence. This company is garbage and Steve has no clue what he is doing. If a realtor wants to use either of them be highly suspicious of both them and the realtor! *added 11/7/14 in response to "owner/head scam artist" comments. We found out after selling the home from several realtor friends that in early 2014 many realtors were being taught to bid at asking price then use less than credible inspector reports to try to beat up the sellers into thousands in concessions. This is what happened in our case. Despite the "owner's" protests we had LICENSED professionals (home inspectors are not governed or licensed, they simply have to have a certificate of completion for a short home inspector course) refute their erroneous findings and 2 other inspections which showed none of the "questionable" findings. But I am sure that this "owner" wouldn't lie to you about it.... read more

These guys are good. Thorough and professional. Both inspectors were obviously very experienced. The reports were detailed and informative. They inspected two houses for me in this past summer's inflated market. For the first house, they detected and documented some serious hidden issues. Instead of working with me on resolving the problems, the sellers just denied they existed with the attitude, "don't care, don't have to." Sadly I had to walk away from this beautiful house. The second house was a breeze. No major problems even though it was a much older house - just a few things which the inspector said were consistent with the age of the house. So I closed and happily paid above listing price. I love the house, and I feel good about making informed decisions about buying it. read more
