Awful company! If you want good communication and timely work, go somewhere else. We are selling our home and the buyers contracted with Homeguard for termite and roof inspection. The problems their inspector found happen to be problems they bid to repair. We should have gotten other quotes and gone with a better company. They were supposed to do some termite treatments and wood repair. They came out and worked for about 6 hours which we were good with, then it went downhill from there. They told us they needed a second day, but couldn't come for two more weeks. This put us on a Friday with closing of escrow set for Monday. Our realtor kept reaching out to them to get an ETA on their technician because she was eager to get everything finished up for the buyers. They said between 1:00-3:00. When we drove by at 4:00, nobody was at property so we assumed all work was completed. It wasn't until I emailed and asked for a copy of the invoice that we were told they would need to finish up on Saturday (today). It is noon and no technicians are there. No one is answering emails or phone calls. As the sellers, we are expected to pay for work that isn't even being done! Escrow closing is now on hold because of this lousy company!!!! read more

I have a property in escrow in Murrieta, which is not the area where I usually do business therefore I had to try to find multiple vendors to inspect a single family. Our inspector Cris G in San Diego was excellent, he knew exactly what to look for and walked us through his findings the same day as well as getting us the report in 24 hours which was excellent. We used their services on a home inspection. Not a word about presence of any mold. Next you know, we buy the house and I smell mold in the kitchen under-sink cabinet. Even if they don't actually check for mold specifically, still, you could clearly see mold at the base where the base and the dry wall meet. They could have atleast brought it to our notice, so we could further invest in a mold inspection-but no. And now 450$ spent on the inspection, $$$ on the house, it's only our 2nd day of move and we regret our purchase. I cannot tell you how horrible, sad we feel. I have just had the HomeGuard team work on 3 of my recent transactions and the experience has been top notch. Each property was completely different from the other and the inspectors came in and tackled each one with obvious knowledge, experience and professionalism. From the custom rural ranch estate to the tract home, the inspections were extremely thorough and the inspectors took their time with the buyers to go over all of their questions. On one of the properties, the house was vacant and the seller's had turned off all of the utilities. The listing agent didn't tell us - knowing we had an inspection scheduled. The inspector was obviously unable to do a full inspection. HomeGuard understood our situation and the inspector came back for free once the utilities were turned back on and finished the full inspection. That does not typically happen! A lot of inspectors will charge an additional fee to come back out to a property, even though it may not be the buyer's fault. I had to order a rush Pest Inspection for an all cash, quick close transaction and my Account Manager Laurie Duffy was able to secure an inspection for me immediately. She saved the day! One last thing to mention, I love how HomeGuard offers payment upfront or through escrow for my clients - this is a huge deal for some clients. HomeGuard is definitely a company I will refer to my clients as an inspection choice. The customer service & our inspector, Andrew, have been great. We initially used HomeGuard for our termite clearance, much to our regret. HomeGuard humiliated us in front of our buyers. HomeGuard gave us a clean report, which we initially thought was great, and our home is very well maintained! However, in San Diego, every home is going to have some trace of termites, so our buyers didn't believe it and sent their own inspector. The buyers' company started in the attic and as soon as they pulled down the ladder access, they saw termite wings on the ladder. Within two feet of the ladder access in the attic were termite body parts laying on top of white plastic sheeting. In order to miss these things you would have to be blind or have no clue what a termite looked like. That's understandable for a homeowner, but not a termite inspector!! I think HomeGuard either didn't charge us or refunded their fee, so that speaks well of them, but I still can't recommend their termite clearance services. At the same time we scheduled HomeGuard for the termite inspection of the home we are selling, we also scheduled them for a home inspection of the home we are buying. The home inspection was satisfactory, but the inspector rushed through as fast as he could, and even told me not to follow him around or ask any questions because it would slow him down; he would talk to me when he was done. He was knowledgeable and professional otherwise, but it was still distasteful and off-putting. He was also going to skip a portion of the attic because the access was not in an obvious place; I had to point out the access point to him. We scheduled a second company for another inspection for our own peace of mind since the home had a lot of deferred maintenance. We had a much better customer experience with the other company, and got a more informational report, but no additional major items were discovered in the second report. I think HomeGuard said they would send that inspector for some customer service training. read more
