Do not hire or move into a building where Homeside Property is the management company. I have lived in the condo for almost four years that Homeside manages, which is a small tight-knit community. In the beginning, I was optimistic due to the promises where made at HOA meetings. However, common elements are reminding how lovely my historic college dorms were. Here is a list of common elements that have not been maintained and neglected with photos: - In 2017 sprinklers inside units were inspected individually, with some deemed needing replacement. Under monthly HOA dues collected from homeowners, Homeside Properties promised tenants that sprinkler heads would be replaced, but as of 2020, they have not.   - The elevator has been left uninspected since 2015 or 2016. In 2020, the elevator was inspected, with ceiling panels missing. - The carpet throughout common elements was replaced several years ago but has been badly stained. Steps have concrete and carpet, but the rubber border securing the carpet has come undone and remains laying in the hallways. - In 2019 at a town hall meeting, homeowners were promised new security cameras and newly painted lines in the parking lot, but with an increase in HOA monthly fees with another double assessment. Today only one parking spot has fresh paint. - In August of 2020, there was a car theft. The car was not parked inside the parking garage gate due to the homeowner not possessing a key fob, which has been requested for over a year. To add to the neglect of common elements, the gate for underground parking is falling (see photo). - October 25th 2020, a window located in the hallway was pushed open with a tarp semi covering it to protect it from outside elements, despite recent storms. The window still has not been repaired. - November 3rd 2020, mail from homeowners has been dumped on the floor. Representatives from Homeside Properties lack communication, transparency, and ethics. Replies are the same excuses but never troubleshoot, addressing issues. Unfortunately, I am not a board member, even requesting information on this subject; I have grown exhausted with the neglect of the property and have been discussing moving since common elements have been left in disarray. Absolutely terrible management company for your HOA. Unless you intend to take detailed pictures of your yard each and every time you mow it and keep them on file for several months for appeals, don't buy into a property using this service. Their website is very poorly designed, and their notification letters contain only verbiage copied and pasted from community guidelines without specification or pictures to detail what specifically the problem is. Without these details, "please mow your lawn and treat to eliminate weeds" is not very useful when you have been doing both all summer. They also have multiple typos in their letters, which further makes me think this is a group with little attention to detail in every facet of their business. read more

I agree. In my opinion Homeside, for is a management company, is a cancer on HOA's. The opportunity for anything sundry abounds. Treasurers, review every check written, look at invoices & scrutinize every detail. Most recently, from storms that fell trees & homes in Atlanta, we had a dead tree that was cut in half earlier, fall, missing 1 bldg. by inches. That was 08-27-2020. HOA doesn't enforce any of its by-laws(except trash-cans). No one will return my emails about my concerns about our neighborhood. Basically, I have been there for 3 years and the neighborhood has severely declined! Homes with mildew on the sides, overgrown trees all around the lake/pond. Homeside properties doesn't keep up with maintenance of the community to protect our investments! I pay my dues monthly on time and I am perplexed as to why I pay them to basically do NOTHING. We haven't had a HOA meeting in 3 years! I have requested one and never got a response. We have people keeping grills in the front of the yards, semi's on the streets, people fixing cars in the driveways. I just keep expressing to myself what am I paying these people for? I want to sell asap! UPDATE: 7/3/2018 I did receive a call from the president of Homeside properties, and I appreciate him taking the time to listen to my concerns. I am eager to see any changes that may be coming to our community. I am writing today to complain of repeated poor service I receive from Homeside Properties. Every month I waste $200.00 so that I can speak with Homeside 's voice mail. On July 05, 2022, I called and sent an e-mail to Letrice Mitchell of Homeside Properties stating during a storm this weekend the light over my garage was detached. I requested "please send someone to reattach the light". Please address neighbors who are parking by no parking signs and neighbors who have stopped putting away trash cans after trash day. Also, can you give a date when the landscapers will be putting down the pine straw? Ten days later I got this response in an email, "Hi LaTeashia, I did get some feedback from the board of directors in reference to your garage light. They did state that this repair would be the responsibility of the homeowner not the Association". (Please keep in mind for ten days this light has been hanging down over my garage and a gaping hole which is exposed to the elements). I also left messages for Ms. Mitchell supervisor and her supervisor as well with no response. The operator would assure me each time they would transfer to a human person I could speak to surprise voice mail. I am most annoyed that I wasted my money buying a home which if I don't pay my association fee, I could lose my home. Some of my neighbors have told horror stories of getting behind with the association fees. Neighbors stated Homesides fees and harassment was awful and only made their situation worst. Management is terribly unresponsive. I had to call the supervisor of Tonya Terrell to get her to return a call/email for which I wanted to report a buckling retaining wall in the back of my property. If I could give 0 stars I would have. This company manages, or I should say is supposed to manage our pool in Harmony on the Lakes neighborhood. This is a pool just for Sharp homeowners, meaning we pay and extra $200 for access to this pool. Last year the pool was closed almost half the summer due to their slowwwwwww response to repairs. Now this year we just opened the pool last Friday and it is still dirty, the back gate is still broken, there are some broken tiles. All issues that caused the pool to close last summer, it's like they are just saying they fixed things or sending unqualified people out here to try to fix it. Completely unsatisfactory service! Worst experience with a management company. My community recently switched over to a new company due to unexplained misuse of HOA reserve funds along with numerous other issues with sub par maintenance we've experienced over the past few years. My monthly HOA payment was on auto draft and went to Homeside during the transition period. I was told funds would be forwarded to the new management company and applied to my account. To date the new management company has not received full payment. Homeside subtracted late fees that were incorrectly applied to my account in June 2020 from the funds that were sent over. The previous Homeside contact was supposed to remove those charges from my account prior to the transition (I have an email evidence of this). I have called numerous times over the past few weeks, the contact's direct number as well as the receptionist, left multiple voicemails, and emailed multiple times to get this resolved with no response from the Homeside contact Chris H. I've even asked another Homeside teammate to contact him on my behalf. I was told she had seen him earlier that day and that he probably hasn't responded since we no longer do business with them. Completely unethical company. I would like this issue escalated to someone that can help me please. Also this is a warning to communities to do your due diligence with these management companies and stay involved. Mr Arterbury of Homeside properties is willing to reach out about the bad reviews and I do appreciate that. It shows that he does care how the company is portrayed. However, nothing really changed for me. The person that was the property manager at Village at Oak Grove in Acworth, Ga is Kenneth Baggs. He has caused myself and my husband countless headaches. He didn't respond to problems that we complained about. He didn't enforce the covenants equally for everyone. He was always happy to take the word of our neighbor (who was, might I add in debt to the HOA because she didn't pay her dues and had several liens on her house) over ours or the covenants. The biggest issue was his lack of communication. He wouldn't respond to any emails or calls, then when he was going to be off for vacation or PTO, he would send out an inflammatory email in response. He did this on several occasions. He even told us that he was "tired of dealing" with us and that we needed to work it out. He doesn't want to do his job. He didn't want to explain the letter he sent out and show us where it stated that we needed to put a fence up. Shouldn't he be the person we go to about issues like that? I think that the issues that Homeside Properties has could be resolved with changing out the staff members to people who actually care. Kenneth Baggs doesn't care. To add insult to injury, he waited until I was moving and he was doing the inspection for that paperwork (3 days before my closing) to decide that my shutters needed to be painted. What was I going to do about that in 3 days (2 of which were a weekend)? So I had to credit the buyer $250 because of that. He did it because he didn't like to deal with us. The shutters didn't need to be painted a few weeks prior to that on their monthly inspection. I never even received a violation noice for this. When I called him about it, he never even bothered to call me back. This guy is a piece of work. read more

I realize that this management company is cheap; but, remember: you get what you pay for. As a realtor with plenty of experience with the quality of various homeowners association's, I can tell you, this is one of the worst. First of all, you will never get an individual on the telephone. Any problems you may have, you will have to leave messages (sometimes three or four of them), write emails (sometimes three or four of them) to get your problem addressed. God for bid your problem should be something serious like a Ceiling that is falling in because of a leaking roof that needs addressing. Also, their website is extremely difficult to navigate simply because they service so many properties that it might take you half a day to be able to find the portal that you need to enter in order to do such mundane things as: order condo docs, bylaws, etc. read more

Homeside properties continues to both mail bills past the due date and not mail bills at all. And then charge late fees for past due bills. Also, Christy, the property manager, is very rude. If you call with questions about a bill, she will dismiss you and cut you off before hearing you out. After dismissing you, she will refuse to communicate with you further. This management company has the WORST customer service of any business I have had the displeasure of dealing with. After wrongly accusing me of having my trash can in front of my house, sending me numerous letters and then threatening to fine me, I had to spend time defending myself and documenting everything showing it was my neighbor and NOT me. I even ran into Noreen Balcer in person and was in tears as a result of their defamation of my character. They offered no real apology and just said "it can be confusing" and "mistakes happen." The situation has been rectified and I should state that I was being overly anxious concerning how promptly they should return my call. Horrific customer service. Even worse than Comcast. How can you correct something they have cited you for if they aren't specific and won't return calls. The entire operation works off voicemail. Why they have a voicemail I don't know as they don't return calls. I finally had the Vice President of the company return my call only for the call to be dropped. I've left him two more messages since then and no return call. The only reason he called is because I threatened to call the president of the company. Horrible !! Clearly Homeside Properties doesn't manage all properties with the same integrity and thoroughness although, our HOA dues are collected each month just like all other properties. After doing research I am wondering why the lack of attention for this particular property and demographic zip code has been non existent to say the least. The hard working predominantly African American people in the Keystone gates community has endured all four security gates being broken since the fall of 2017. Not only are the gates broken. But the mechanical mechanism has been uprooted from the earth completely giving the neighborhood a bad eyesore. Not to mention it leaves our neighborhood unsafe for criminals to enter with ease and and possible injury to citizens walking the neighborhood. Getting a response from Ashley Jasmer via email or by phone is a shot in the dark at best. Getting a chance to finally speak to Ashley was like winning the lottery after numerous messages. Only to be given the run around about security gates being fixed. In addition to the gates, our roof was damaged and eventually repaired from the storm early fall but it took 30 days total. I cannot overstate this advice: NEVER buy a property that is managed by Homeside. You will absolutely regret it. We pay the $300/mo HOA which includes water, trash, mail, pest control (NOTHING is done to this end that I have seen in 3 years), landscaping (I am going to attach photographs of my yard so you can see how it looks after three years of asking for help) is basically non existent. I see I'm not the only person who feels like their money is not really benefiting them or their property. $300/month is **so much money for my family.** This is a perfect example of a corporation exploiting people who can't defend themselves all in the name of profit. Every work order I submit is responded to with "we don't have the budget for this" (in the context of completely incoherent and rude e-mails filled with typos and errors). Landscapers cut a piece of my siding at the corner of my house and it was never fixed in spite of multiple requests and contacts and even reassurances that people were being sent to fix it twice. My yard is a mud pit. It has essentially no grass growing in it at all. There is still trash in it from the retaining wall they replaced behind my house. When they were building the retaining wall, they knocked down the fence to my patio, destroying my compost bin completely and leaving shards of plastic and wood everywhere. Now some positives -- Even though it took about a year, they did rebuild & paint the fence that was destroyed by the retaining wall builders. They obviously replaced the retaining wall, which used to be very old railroad ties that were rotting away, and replaced it with a stone retaining wall. They replaced my shed door and reinforced the walls of the shed structure, which looked on the verge of collapse due to water damage around the base. My outdoor lights in front and back were replaced as they were decades old and starting to detach from the house. All this work was done very well by a neighbor-contractor who obviously takes pride in his work and we are very grateful for these improvements. The pool can get dirty at times, but it's open in summer, and a nice luxury to have in walking distance. It has a shower and bathrooms in the pool building. Overall, given the price of the HOA, I wouldn't have purchased my home if I knew the extent of disregard I would feel as an owner. I want to caution people before they proceed with purchasing a property managed by this corporation -- please do not! read more

Homeside properties sent the HOA invoice to my rental property which I never received. When I found out I have a balance to pay with huge amount of Penalty charges to my account, I called the collector lady of Homeside Properties and left 2 voice mails on Monday and Thursday, the office lady never called me back even though other office ladies said the collector lady is IN the office this week. Try NOT use this property management company of you have other choices. read more

My community found out that our HOA manager "quit", allegedly, and no one has even taken the time to send the community members a notice or letter or anything. I heard we had a new manager from one of my neighbors but he has not returned my email sent 2 weeks ago. It is like they really do not care about certain properties in Dekalb County, including STONE MILL. I am beyond frustrated with Homeside and wish someone would take the time to handle all unsettled affairs and clean up the mess they have created amongst residents and in the community itself. Not to mention how our entrance and back gates have been left wide open for two months now when it was promised to us, in our contracts, that we would have "gated security!" What is our money going to??? What is it really paying for....... their salaries, obviously! The financial records have not been updated on the website and NO ONE will speak to us about anything. The HOA was supposed to be turned over MONTHS ago and now that our manager quit, allegedly, we seem to be stuck with Homeside and NO MANAGER! This is the WORSE company to manage your property and I am ready to seek legal action ASAP! I do have pictures to show of how poorly the community is maintained and will post if need be! Update 04 03 17 - Left multiple messages with James Arterbury President Homeside Properties an Associa Company, no response. We have done nothing but suffer from using this company as a property management company. Yet again, Homeside Properties fails again. Update 03 28 17 - We are being sued by one of the vendors Homeside hired and was supposed to manage. Where is Homeside? Not helping at all... We experienced very little/poor service from our Property Manager Thomas M. Perry for a number of months until one day we were informed that he 'just left without any notice' leaving us high and dry. It took President Nichole Garmon a long time to tell us about it, and an ENTIRE MONTH for them to temporarily put someone in his place, who was half hearted about picking up the disaster left behind. President of Homeside Properties Nichole Garmon suddenly fell off the map not returning emails or answering any issues resulting from the lack of service. I can't tell you how disruptive and damaging this has been to our property, as we are still sorting through all of the unpaid bills and unresolved issues Homeside left behind. There is 'doing a bad job', then there is 'doing a bad job and not even caring enough to respond'. I have found the folks at Homeside Properties to be the latter. I could write a book on how bad I feel Homeside is, but then that would be them wasting more of my time than they already have. read more

Simply terrible. I've been on the Board (four years as President) for all nine years since the community was built. This is the 3rd property management company we've had; it's been about 18 months now. The first lady was polite and professional but nothing ever got done. She resigned and the new man is hot-tempered, rude, and nothing ever gets done. He lost control of the annual meeting Tuesday night and was screaming at the attendees. (We were happy with the second company we had but the two property managers resigned and the owner took over our account and did nothing.)
