Not only was he the first to respond but he also responded almost immediately when I had questions about setting up the inspection, what I should expect, how to pay, when I would get my report, etc. I also looked on-line and found a sample report: I impressed by it. Andrew called me immediately after the inspection and gave me the highlights of everything he found. He answered all my questions and was extremely friendly. The next morning I found the complete inspection report in my email with photos, comments, suggestions where changes or updates were recommended. I had two questions regarding the report. I got a response from Mark on 05/11/24, and we talked on the phone for over 5 minutes to discuss the location of the house, the best time to do the inspection, and the prices. He was patient as I asked many questions, and I never felt rushed. We decided to the home inspection on 05/13/24. On 05/12/24, it rained very hard, and I was concerned about the new house since it is located next to a drainage system. Fortunately, Mark was doing another home inspection in the area and dropped by to take some pictures for me, mind you, I did not even ask him to do so. He just thought it was a good idea to do so since he was in the area. He sent pictures and confirmed that the basement was not affected. I appreciate this so much as it gives me a peace of mind. On 05/13/24 Mark, my realtor, and I went to the house for the home inspection. Mark is very thorough and meticulous with everything. He took his time to explain everything to me and answered all my questions. He even spent around 5 minutes on the roof to ensure there is no problem with it. He also did the radon test for me. He recommended three inspections, one before dry wall, the second before settlement, and the third 11 months after settlement. He said that the third one was a good idea because some of the builder warranties would expire after one year. I accepted his recommendations. He made the first inspection which resulted in a report and an invoice which I paid the same day. As for the second inspection, I contacted his office and arranged the inspection date approximately two months before my settlement. At the time of scheduling, the office contacted Chris for the fees. They got back to me with a fee of $223.49, which had to be paid on the day of the second inspection. I agreed. The day before the second inspection, I called the office to confirm the inspection for the next day. They told me that the fee was now $722.53. I was totally surprised and pointed them out to the quote that they had given me. They said that the quoted fee was correct, but now they think that they should charge more. They said that they had to contact Chris for the fee, which they did. Then they came back with the idea that they would be willing to complete the inspection for $622.00 instead of $722.53. I told them that if they wished to charge more, they should have given me more notice. The office lady thought that I had a good point. She said she would contact Chris and get back to me in an hour. When I received the final call, the message was that Chris would not agree to do the inspection at the price that was initially quoted. He wanted $622.00. I gave up, declined, and decided to hire another inspector. This was inconvenient for me because I was close to settlement, but I felt that the business behavior of this company was questionable and that I should not encourage it by accepting it.
