There was severe water damage to the subfloor under both upstairs bathrooms. That portion of the subfloor was the ONLY part that was visible and accessible during the inspection, yet in the subfloor section of the inspection it was marked as functional. The choices were functional, marginal, non-functional, or not inspected. If it was at least marked as marginal or even mentioned in a comment, I would have inspected it further and probably backed out on the contract. Unfortunately, I did not discover this damage until after settlement. I called the company and spoke with one of the owners, Ray. He was pleasant and came out quickly to take a look. As soon as I showed him the areas that were missed, he immediately offered a refund of my inspection fee without question or protest. But he also made it very clear that the cost of the inspection was where their liability ended and they would not cover any repair costs due to their mistake. I think I'm pretty reasonable, and do not expect an inspector to be able see through walls and find hidden damage. However, this was out in plain sight and could not have been looked at before filling out the inspection report. I also understand mistakes happen, but at the end of the day they would not make it right. I was left holding the bag for a huge repair bill that would have made this property not worth it and could have (and should have) been avoided.
