It has legitimately been several years since I rented from Homevest and my experience and their professionalism was so lacking that from time to time I just hop on here to remind prospective renters not to waste your time with this company they are the worst and will fuck you over whenever they are able! They scammed me out of a portion of money that was owed to me when I was force to vacate my lease because of mold in the apartment which they attempted to blame on me despite a leak cause by an upstairs neighbor which I immediately reported. Update... Again - DO NOT DO BUSINESS WITH HOMEVEST REALTY!! You will Regret it!!!!! I've rented all my life and never had as many issues. After posting my original Review here on Yelp, Kelly Zannini, the Property Manager, came to me and said the Partners/Owners of HomeVest are not happy with my review. She then tried to BRIBE Me to take down my review. She/They offered to pay for Pest Control to come out to address ant issues in exchange for me to remove my review. I said "NO! This is why people write reviews, so the public can make informed decisions on which companies they want to do business with." Since then, nothing has improved... Now the first of July and things are just as bad as when I moved in. AC Repair Co have been out 4 times in 6 months for repairs on AC Unit. Lawn Care does horrible job in yard. I've complained multiple multiple times but Property Manager Kelly Zannini says "I like Them. They Do Great Work!!" As she completely ignores the 3ft strip of grass they never cut at the end of the yard in front of the lake. When I moved in, there was a sand beach area to enjoy. Now the Lawn Care Co has allowed the area to completely be overgrown with Weeds and Grass, to the point that the grass is now 18 inches high. (See Photos) But According to Property Manager, "They Do Great Work." Lawn Care Co has never trimmed the small palms of their dead leaves. Only half the time does the Lawn Care Co pick up the dead palm leaves from the large palm trees. Trees look awful!! Address this several times with Property Manager, but Kelly just ignores the issue. Have had $1200 worth of Ladders, Tools, and Lounge Chairs Stolen from the back corner of the house. The only people who have seen these items other that myself, is the Lawn Care Company.... But according to Kelly, "They Do Great Work!" Took 3 months to get Property Manager to have someone repair the Water Heater that was Leaking. When the Water Heater started spraying everywhere, that's when she finally called for it to be repaired. Since I've moved in, Kelly the property manager has said the Handy Man is going to come out to build a box to protect the Water Heater. Its been 6 months, still no box. -On July 7th, went into office as requested to break the lease. Partner Liam Pool, said he could not assist me, but would have Justin Lamanna, Partner, reach out to me. -Never heard from Mr Lamanna. -So Tuesday July 11th, went back into office with a copy of all text messages between the Property Manager, Kelly, and myself, a copy of my first review, and a typed letter requesting to meet with Mr Lamanna to discuss breaking the lease. -Never Heard from Mr Lamanna. -Thursday July 13th, called the office, asked to speak with Mr Lamanna. The receptionist said, "Let me see if he is still here". Once she came back on the phone, she said, No Mr Lamanna hasn't been in since Tuesday Morning. I could tell you many stories, but this company takes advantage of the renters and do not provide service. The company turned over the property without they themselves inspecting it for the condition. Then you as the renter are now responsible for all as is conditions. I am going to be quite honest my experience might not be your experience. I initially went in to rent 953 rock harbor ave. I saw the unit a little after the old tenants left they still had things left in the unit and I was told everything would be clean. So I took Joanne word for it. Well after i gave them the deposit of 3225 I didn't hear back from them until a couple days of the move in nobody sent a welcome letter explaining anything which was odd. On the day of the move-in, Joanne sent me a message, saying. That the keys, garage key and key fob for the amenities was on the counter she didn't do a walk-through with me, so after I dropped off my first months rent and the 150 filing fee to the office, I went to the unit and literally it was not move-in ready not what I expected, especially paying as much as I was paying. They were gracious enough to give me back my deposit, but I'm literally fighting with them now to get my first months rent back. Literally I'm sick to my stomach because I'm so sick and tired of feeling like people just don't care about other people and our money hungry I have a family and two kids and a husband in the military and I'm doing everything by myself right now so they have to go through this back-and-forth. It's just too much. I posted the pictures because even though they felt like it was just minor cosmetic things. I felt like know if your pay this amount it should be in better condition. It's just a shame because I really wanted to move in now I got a find another place and it hurts. I attached just a few photos but in my opinion bc i can only say how i feel i would not move in this unit. Still Liam was nice enough to give my back my deposit but I'm still waiting on my 1st month rent. VERY UNPROFESSIONAL. I have not even been in a lease for one year with them and already I've had an issue with them replacing a fridge that stopped working, IT TOOK THEM A TOTAL OF 7 DAYS to replace my fridge. During which time I had to throw away hundreds of dollars of food and was unable to cook for myself in my own home or store anything nonperishable. As if that wasn't enough there is now liquid (possibly sewage) dripping from my ceiling THIS IS DAY TWO and still no one has contacted me about when they will be out to repair this. I cannot use my toilet due to the fact that water is dripping on me. Brock Stocksett is the property manager and does not seem to care my apartment is unlivable due to the situation in the bathroom. Mold is forming on the ceiling due to liquid and no one has treated this situation like a priority. Homevest reality does not even deserve 1 star. Everyone we dealt with there were the most unprofessional property managers / realtors we've ever come into contact with. Joanne bracero is the worst. First of all nothing worked when we moved in,, garbage disposal broken, plumbing broken, dishwasher broken, 1 set of house keys and 1 garage opener which we had to pay over $300 for a mailbox key and pool key.. given 2 gate transponders that never worked,, light bulbs all burnt out.. we were told by homevest it was up to us to fix. Who rents a broken tow home that was not cheap!!!!! It's like they actually go our of their way to piss their clients off. We dealt with maybe 3 agents, Wendy, Joanne, and one other and each was worst than the next. They are highly unprofessional, do not attempt to fix any problems as a renter you may have. And literally deliberately withheld information about a rental we got In a nice area knowing full well 2 months after our lease was to start the entire neighborhood would be going through massive construction that is still taking place and after living there for a year and a half it is still going on now and the outside and all of the inside in the town home needs completely gutted, with no offer to relocate during this time well knowing this was going to happen and not telling us. With covid most people are working from home and this makes it impossible with 10 months of constant construction and the loudest noises you've ever heard. For 10 months now pounding starts at 6:30 am every single day. Our master bedroom roof caved in as well as our master bedroom bathroom as soon as Empire works started to replace the roof and Homevest property managers never even returned our phone call, we had to track down construction workers which took them 9 weeks to fix it without us having access to over half the townhome we rented and homevest pretended like we didn't exist. This alone ruined all our bedroom furniture. Thank God we got out as soon as we could. Homevest is made up of con artist. Please don't let this happen to you and find another rental company with verified reviews. No renter deserves to deal with the harassment and abuse this company will put you through. We've rented for 20 years with zero problems and I cant beleive these people aren't in jail for the emotional distress and harassment they cause their "clients aka renters". And in case you think this is just another bitter review I'm attaching some pictures so you can really see how for over 9 months we have no privacy, unable to get any sleep, and had construction workers peeping on us and our young son for months which after our safety was compromised we were gone, which we tried to ask Homevest to solve and again received zero response.. Protect your family STAY AWAY FROM HOMEVEST MANAGEMENT, I don't ever want to see another family's safety put at risk or have to go through what we went through. Homevest screwed us. My girlfriend and I were looking for a short term lease in the Lake Eola area. Our top choice was this cute little place managed by Homevest Realty. We sent our applications to our realtor and were reassured of two things: that we were the only ones currently interested in the property, and as long as our background checks returned OK, the place would be ours. The realtor reaffirmed that she wouldn't accept any other applications while ours were pending. Confident with our clean history and good credit, we waited for our approval and stopped our search. Instead, Homevest sat on our applications. They went against their word and searched for a renter that wanted a longer lease. Our application was put aside as a last resort. Unfortunately, they found that renter. Our realtor feebly apologized for their unprofessionalism. We now have less than a week to find a place to live. We were played. I lived in a Homevest-managed property for about 3 years and I would recommend them to anyone looking to rent one of the properties they manage. They were always very professional. I did have a $75 clause in the lease which meant that anything costing less than $75 to fix would be the tenants responsibility. That meant that small things like a a broken toilet chain or screens were up to us to fix, but any larger issues they were great in taking care of for us. If you prefer privacy over the convenience of living in an apartment community that will enter your apartment whenever they want to, they are a good choice because they will have you arrange a repair directly with the repair company to find a time that works with you (but still expect to take time off if you work bankers hours). The have a drop box at their location for payments, but do not have any means of paying with credit card or online. read more

We have had a terrible experience with Homevest. Communication with our property manager has been very spotty. We moved into our home and the cleaning staff was still there after being told that they were finished the day prior. - The walls are still COVERED in scuff marks, holes and still had nails sticking out of them from previous tenants. - The upstairs AC was broken - The half bathroom toilet doesn't flush. - The carpets are still filthy, despite the fact that we were told that they were steam cleaned two days prior to move in. - We have lived there for 6 days and the washing machine, that we were told we would have, is still broken and is in the garage instead of the laundry room. - The kitchen lights have stopped working. - The lights don't work at all in one of the two full bathrooms we have. - The master bathroom has a secondary light that hasn't worked since we've moved in. - The kitchen sink hose doesn't work. - The refrigerator ice machine doesn't make ice. - The fridge water dispenser already doesn't work. - The garage door worked three times, total. - They didn't leave us a mail key. -They didn't leave us a garage door opener. WE STILL HAVEN'T HEARD FROM MAINTENANCE AND IT'S BEEN 6 DAYS. I will say though that they did order a washing machine and it's supposed to be delivered today. However, Home Depot called and said we would have to be home between 12:30pm and 4:30pm to receive the washing machine. However, all of us work full-time. We called our property manager to ask him if maintenance could begin to work on the several issues on our house during that time since we couldn't be there and we were told "it's not my job to figure that out. Can you ask a friend to sit at your house?" We are up the wall. Don't ignore all of the bad reviews on this company! They will take your money any way that they can! My boyfriend and I found a 3 bedroom home that we were interested in on their website, met with an agent (Joanne) to view it, and decided we wanted to sign a lease that weekend. We spoke with our roommate at the time who decided he wanted to move with us which apparently was a big deal for this company (they said it was the owner who didn't allow roommates). After threatening to take the deposit we had already put down, they gave us the option to rent the property at an increased rate of $80 more per month. So either we lost our $1,595 deposit we had already put down or we agreed to pay an extra $80 per month to have the roommate live with us! They also collected $700 in NON-REFUNDABLE pet fees upfront! Once we moved into the house, we noticed black mold on the dry wall under the inside AC unit right next to the AC intake which made me fear for our health. The property manager we were dealing with said "The previous tenants were a family with children and there were never any issues with anyone getting sick. The area is in the garage." SERIOUSLY?! I hope for that family's sake that mold wasn't there the entire time they lived there with small children. The AC was eventually replaced but we did not feel like Homevest cared for our safety. Even after the AC was fixed, we had a company come out to inspect the ducts inside the house who confirmed that there was black mold present in the ducts but Homevest would not own up and come out to fix it. Obviously the safety of their tenants is not top of mind for them. The refrigerator went out on us while living at the property which was addressed quickly (within the week) but was replaced with an even cheaper model in which the ice maker went out about a month after we had it. This may have been the owner who selected the cheap appliance however you would think with how much we were paying in rent, he would be able to afford a nicer model that actually worked. We also had an issue with our pool losing water constantly which Joanne responded with "We have spoken to the pool service co and he did say that during this time of year there is quite a bit of evaporation and water loss is to be expected". First of all, this was in January when you would expect evaporation rates to be lower, and second of all, we were having to add water twice a week and running a water bill of $150 a month on average. This was not due to evaporation. After 2 MONTHS of paying for a pool we couldn't use (we had to turn the pool pump off so it wouldn't blow with the lower water levels because I refused to continue to pay for water that was leaking into the ground) they finally sent a company to come out who determined there was a leak in the pool which was eventually fixed. The next issue we had was when we hired a company to come out and power wash the pool deck (a cost that we took on ourselves to better this property) and some dirt got into the pool making it cloudy. The pool service (which Homevest hired and was included in our rent) complained about actually having to do something other than come out and scoop bugs and leaves from the pool which prompted a nasty email from Joanne saying "I anticipate you handled the pressure washing of the deck yourselves and it was not professionally done....If there is any additional cost for the pool tech to get the pool cleaned up, you may be responsible for the cost." I responded letting her know that we did have a professional company power wash the deck and that I didn't appreciate her "anticipating" how we handled the situation when we were only trying to care for the property. The pool was just fine in a few days and I did receive an apology from Joanne because we felt attacked over the situation. We lived in the property for 1 year and 8 months, always paid rent on time, took immaculate care of the property (and left it cleaner than it was when we moved in) however Homevest still placed claims on our security deposit when we moved out (which we had to wait a month to find out). They made a claim of $560 for things such as carpets not being professionally cleaned, dog odor (which there was none but you would think the $700 non-refundable pet deposit we paid would cover any and all pet related incidents), oven & fridge not clean (they both were), ceiling fans not cleaned, hall bathtub stained (which was stained when we moved in), etc. We sent a letter by certified mail requesting that they return $300 as the claims against us were not fair and they ended up sending back a check for $160. As much as I would like to take them to small claims court to recoup more of the security deposit that I feel was basically stolen at this point, I am exhausted after fighting with this company for almost 2 years and am ready to just call it quits. I just hope that in writing this, I can help save someone else the trouble that we went through. read more

A few weeks ago, Homevest posted an ad on Craistlist for a home in the exact subdivision I'd prefer to rent in (where rentals rarely show up). Within mere *minutes* of the ad being posted, I reached out to Homevest and was contacted by an agent named Elizabeth Fels. I told her I was extremely interested in the property (I'd already driven by it by the time she called me back, it's right across the street from work and the place where I go for physical therapy). She explained to me that the tenants had just given notice that morning and could not show the house for about 10 days. At the 10 day mark, we reached out to Homevest and were told that the tenants still weere not ready to show the property - it would be another week. The very next day (today), Elizabeth e-mailed us stating that "applications had been submitted" on the home and that she'd "let us know" if they didn't work out. I was the first person to express interest. My credit rating supports being a tenant, I have a perfect payment record for 18+ months with current landlord, and make 5x the stated rental price and have almost no debt. And yet at NO TIME did this agent let me know that they'd be taking applications before the house was even available to view and I've been LOCKED OUT of the process. This type of behavior on Homevest's part is inexcusable. Apparently they are too interested in a quick buck with zero work (psh why bother letting prospective tenants see the place before they rent it when some people are dumb enough to apply based on a few online photos) Will never do business with them. Beware. If they treat prospective quality tenants this way, I can only imagine what it's like when you need something from them after you're in the home. read more

Where do I start. We used Homevest and Justin V Lamanna. If you are looking for a used car salesman you have come to the right place. He will promise you the world and deliver on nothing. We used him as a homeowner and only had him for 1 year. The first tenants he got us were terrible and destroyed our home. He promised that the next set if tenants he would knock down the deposit amount we owed (75%) and he lied. As the management company they are supposed to take care of maintenance issues up to a certain amount and the tenants have a certain amount as well. He would not take care of what needed to be done. He never relayed issues from the HOA to the tenants. It would take him weeks to respond to any communication from us. When we finally asked for a face to face meeting he sent us an email saying he dropped us. I do not recommend using his company or him personally as he does not know how to deal with the owners . read more

Lived in one of the dumps they manage for a year, couldn't wait to leave. They are completely incompetant, and surprisingly unintelligent. The spelling and grammar errors in their communication are unexcusable for adults. I moved into the place with a broken dishwasher and disposal. The floors and cabinets were absolutely filthy, they did zero work cleaning for a new tenant. The simplest requests for work mystifies them, and they are incapable of responding to emails or phone calls until you contact the owner......but he is just as incompetant as them. It took 2 months for them to fix the dishwasher and disposal.....two months. They are concerned with collecting rent, nothing else. This is absolutely the worst company I have ever dealt with. I own a home that was rented through Homevest. There were only 2 times I ever spoke with the property manager (Joann) on the phone. When we discussed me using her and homevest as my property manager and after well over 15 calls I placed to her cell phone, office voicemail and messages left with other people in the office and after I sent an email complaining that I had never gotten a call back (22 months after renting through them). It did start great with a very quick rental. Things did change once they secured a tenant. While I do have a 4 page letter documenting all of the issues I have had with this property manager, for the purpose of a shorter review I will summarize that there has been a complete lack of communication towards me the property owner and to the tenants, complete false statements about tenants paying late and money being deposited late when I know for a fact there was an issue with outgoing payments from this company to my bank account (speaking to the financial people at homevest they told me this yet Joann blamed it on the tenants paying late), taking out money from my payment without prior discussion, not checking on the house or doing walkthroughs regularly and only when asked (multiple times) to a complete lack of accountability and not giving a thorough final walk through. Not one "grievance" that I have had has been responded to, not by Joann nor the broker of the company though I have CC'd him in complaints. Also, repairs are apparently inflated as I had an "estimate" done regarding the repair of a leaky shower faucet to only find out during my own estimates that it actually cost half that amount to fix ($450 "estimated" and & $150 to repair using the other companies I contacted). Then to have $109 taken out of my payment for their "estimate" which at no point was I notified there would be a charge, no other company charged an estimate fee and never have I had an estimate that high...her only response was "he had to take the cover off"...which in reality the tenants did. One "walkthrough" of house was done after complaining several times that additional people were living on the property, a dog being locked up in the shed and wanting to know the condition of the house (18 months + after they moved in)- The results "The house looks good and everything is kept up properly". The "exit" walk through said that while it was a bit "dirty" everything seemed fine...yet they failed to notice the sliding glass door didn't lock and left the keys in a drawer (which I agreed to thinking the house would be locked). While tenants final check bounced, and their entire security deposit went towards reimbursing Homevest for their payment to me, I had to request the final walk through, and only heard that everything at the house was good while a bit dirty. No other final information, no paperwork and no response to my email regarding the safety issue. These are only a small part of the list of complaints I have against this company. I will be filing complaints with every review site, the BBB, and any association they may be linked to. This company honestly borderlines fraud. I would not recommend them for any property management, and their name has put such a bad taste in my mouth, when I was looking to buy a home, I wouldn't even look for houses for sale through this company. I'm new to renting so I'm not sure how any of this is supposed to work, but here goes my thoughts. My lease and paperwork from homevest say two different things. The property manager was not at all knowledgeable about the property. One of the remotes for the lighting doesn't work. We were given no information about the community rec center. When I asked, I was told to ask the homeowner. All in all, these are not big issues as homevest is not the property manager (they were a broker and the homeowner manages the property) so I can deal with the homeowner. They were responsive until they knew I was coming in with my deposit. The house needs to be taken off the websites though, because I was at the residence cleaning and some random man came there wanting to check out the property. All in all though, again, these are small issues. read more

We both have verifiable income as well as stability in the area having lived in Fla. for well over 30yrs. I am astounded at how unprofessional your agent Corey Vandyke came across to me. Perception is everything and in today's market the last thing we want to do is turn away potential customers. I work as a business account manager for a company in the Maitland summit tower business office; needless to say I work with small to medium size businesses all across the nation and I am shocked by the conversation I had with your agent or property manager. All I wanted to do is inquire about the property and if I am interested I wanted to sign up for a 2 yr lease providing that the house is not in foreclosure or has any other financial issues; he did say that he could provide that. I then stated that I would love to see the property tonight after I got off of work at 5:30pm. He said he couldn't, I offered to meet during the week etc, he then proceeded to issue various rebuttals and stated that he needed to ensure that we would be ready to move in immediately. I explained to him clearly that my lease ends in December. Per my arrangements with them we can pretty much decide to move sooner or later due to the relationship we have with them and as desired long time tenants we have that open window. I felt as if though he was not listening but trying to ensure that there would be an absolute commitment BEFORE seeing the property. I am sorry, but it doesn't work that way. Granted I understand that your time is money and money is time, however if this property wouldn't have worked for us surely in the long run we could either have been interested in renting something else that would've been comparable and/or bought a home. As it stands we are interested in looking at the property. I was very much insulted at the presumptuous attitude that Mr. Vandyke took in trying to pre qualify and in my book, over qualify. If the property was in good shape inside as I saw that it was on the outside then yes, we could make something happen and your client would have respectable and reliable tenants renting their property such as my mother and myself. Corey pretty much blew me off and said that if he could not be sure of an early commitment from us that we would be "wasting" his time. My question for you Justin is this, "is your company doing so well that your business can afford to turn people away without meeting with them first to determine if you or I could do business?" Instead of telling me that there is no electricity, he was busy, and that it would not feasible without a commitment, he simply should've gotten the basics and taken the chance to show it to me. After all isn't that what building a client base for both equal and potential opportunity is about? In your line of work, I can only imagine how many people don't show up or aren't as prepared as you would like them to be, however if you turn people away your loss is greater than just a few minutes of time. This is the worst company to rent from. They only care about getting a rent check each month and couldn't care less about following through with tenants. We've had the unfortunate experience of dealing with Justin Lamanna, who is extremely rude and unprofessional. Our maintenance requests went unanswered for months, even when it involved our ROOF, and major plumbing issues that left our entire downstairs flooded with sewage water. He is impossible to get ahold of and only responded to our emails when I told him I would be filing a complaint against him, which I fully intend to follow through on.
