I booked *THIS* RV park (instead of one closer to my family that I'm visiting) for the shade trees and the alleged good pet policy that I was told over the phone. Long phone conversations at booking about wanting to be able to see family knowing my dogs were safe while I was gone...in case the AC went out. I did not request any specific numbered spot, but it seemed like I could safely assume it was NOT in the full sun. Checked in today to see the pet policy is NOT as lax as I was told at booking. Walk the dogs along the asphalt road in 98 degree heat for the fenced dog park. Oh? I have old dogs...they don't need a "park" environment, just a safe place to potty. After pushing the issue, I was told that I suppose they could use the grass area between the pull through spots, but it did not seem preferred. Then I got to the allotted spot. See the dead TINY tree photo.... 1) no shade...and it had zero chance of it when making my reservation over the phone a month ago. 2) the plastic cover over the outlets was broken, then poorly masked to look as if it was one piece. 3) There are obviously water issues between the 2 emergency shut off emails today and the dying grass around my assigned location. I pulled an employee over to show them the broken plastic (to ensure I couldn't be blamed) and I was told that I could probably move spaces, but I'd already plugged in for the AC with my pets on board and had the "never leave your pets unattended" policy pointed out in the office anyway. If I were the manager trying to get to pimp out for high reviews, I'd personally be working harder on putting people in better empty sites when they aren't full. An extra $28/night for a false expectation and resort services I'm not officially allowed to use. Consider me unimpressed. read more

We loved our stay in Horn Rapids. The bathrooms were well kept, the sites were pretty level, the people were great! The only issue I had was with the laundry. The machines were kinda gross a few times that I used them (we stayed for a month. So I did lots of laundry.) but not every time. One of the washers was notorious for not draining fully. read more

We came here because we had mechanical problems on the way. Massive overheating, and loss of radiator fluid. They really worked with us and honored our original reservation after we missed the night because we had to layover at a rest stop on the highway. This is an amazing place and amazing staff. We have stayed at Horn Rapids RV resort numerous times, and we have always loved it! The people at the reception desk are so friendly and so helpful; they treat you like family. Since we have a golden retriever, we love all the grassy areas for our dog. The location of the campground is perfect for exploring the Tri-City areas of Washington. I do not recommend HORN Rapids RV Resort. The managers are disrespectful, rude, and very unprofessional. Ed does not know how to communicate with the guests unless he's yelling or telling you to leave because you did not agree with him. They have park rules that they expect their guests to follow, however, they change depending on the day and the person. If you do stay there, please be careful what you say and do because they will twist your words and make your stay very unpleasant. read more

This place is a bit of a haven! Upon checking in their staff greeted me and their market store is well stocked! The park is well laid out and setup for short term and long term residents. We loved the pool! After two weeks of traveling their pool and hot tub was exactly what we needed. Their pool showers are very nice as is the grilling and eating area next to the pool! The RV spots are really nicely established with two dump ports, eliminating the need of a "Y" splitter and tens of feet of dump hose. Many trees between the staggered spots offers shade and a sense of privacy. I highly recommend a night's stay at this place! read more

Military discount amount others. Pool was clean, refreshing 5-6 well behaved kids. It was an easy in and out parking with our 5th wheel. Grill in communal pavilion near our site. Nice gravel level pad with concrete truck(vehicle) parking with picnic table but it was 98 when we stop end of June, electric was great for our 2 A/C units. Not hard to find the park. Couple of brewery's with walk or bike ride away and Manhattan Project Historical site(?) which was closed at we stopped) Area around park is undeveloped so it wasn't busy nice and quite, nice dog walking area. We needed a place to stay in Richland while waiting for our grandson to be born. We stayed at Horn Rapids Rv Resort for 3 weeks. We will be staying here a couple times a year in the future. This place is wonderful. We have stayed at numerous Rv parks and this one is at the top of the list. They keep the place immaculate. Bathrooms, showers and pool areas are very clean. The staff is very helpful and extremely friendly. They go out of their way to help. There are semi-permanent residents that work nearby in Hanford, but they are clean hardworking people. There are no people milling about and the sites have zero clutter. You can not distinguish between the long and short term residents. They have a store on the property where you can get ice or other essentials. In addition, right across the street, there is a 24 hour convenience store/gas station if you are in a pinch in the middle of the night. There is a Walmart, Target, CVS and Safeway 10 minutes away. They are also a bunch of great brewery's that are staggering distance from the Rv park (a little under a mile). I rarely write reviews, but I felt compelled to pass the word that if you are traveling through Richland Washington, this is the place to stay. read more

LIES LIES LIES! The managers cannot open their mouths without a lie coming out. We stayed here for 6 months, and have yet to be told the truth about anything. Lie#1: 'We don't put people with kids on the north side of the park.' Imagine our surprise to have not one, but two long term sites adjacent to us with kids, not to mention numerous large groups with kids put behind us throughout our time there. Lie#2: 'We are a very quiet resort. We make sure everyone respects the quiet hours.' Unless it's one of the obnoxiously loud diesel trucks that people start up at 5-6AM 5 days a week and idle for 10-20 minutes. When a complaint was made, Ed's response was "Well, he works at Hanford." So? "Well, he has a diesel truck." Yeah, so do I, however I chose to not modify the exhaust system so that it was so loud it vibrated the walls of my neighbors. Lie#3: 'People at the resort are shutting off the sprinkler system and that's why the lawn is dead everywhere.' No, you just though you'd save a few bucks by doing the landscape maintenance yourself despite the fact that not a single person employed at the resort knows anything about a commercial sprinkler system including something as basic as adjusting a sprinkler head. All summer the residents had to hand water, otherwise the lawn would have been completely dead everywhere. Lie#4: 'Richland code enforcement says you can't park vehicles or trailers on the streets surrounding the park.' How strange, seeing as how these are public streets, and no one that I've talked to at code enforcement seems to know anything about why people wouldn't be allowed to park there. Could this be a desperate and obvious way to try and get people to pay you $50/month to park the trailers inside the resort? Seems to be, since my trailers never were towed, I never received any letters from code enforcement about moving my trailers, and you finally had to resort to threatening people with not renewing their lease if they didn't remove them. Perhaps, as code enforcement states, they were there to cite you for the illegal dumping of landscaping debris that YOU were doing in the same area? Lie#5: 'The rules/policies state that....' The rules seem to be whatever Ed and Yvonne want them to be so they can go on whatever power trip they want to that day. When you check in, you are given a single page of rules. None of the rules that were sent out or referenced are on this sheet or available anywhere on their website. Their justifications for the rules they make up are either lies, or don't make any sense because it's just their way of feeling like they're doing something. If you choose to stay here, get everything in writing. Double check to make sure you aren't being mis-charged for power. If you sign up for propane service, make sure to tell the gas company that only YOU are allowed to authorize your tank being filled. If you're there on a temporary basis, make sure they don't try to charge you for your electricity that's supposed to be included. Don't believe them when they say you're getting a special "union" or other rate, its the same rate that anyone else gets. Don't expect anything to get fixed if you put in a maintenance request, even when you remind them multiple times over several months. Make sure you're ready to be spammed with up to 4-5 emails per day that look like a 5th grader wrote them, and range in content from cheap hot dogs to rambling accusations of residents keeping the maintenance workers from doing their jobs. If you message them to help with some common grammatical errors you see regularly in the emails, expect to be told that they're too busy to make sure the emails they spam you with look professional. I hope the owner reads this. I know Ed and Yvonne are your family, but they are going to destroy your investment and continue to chase off your clients with the way they are running things. Ed and Yvonne, learn some customer service skills and get some help with your compulsive lying and control issues. read more

My fiancé and I stayed last weekend for a very first time. It was an amazing experience and plan to go back. The resort was clean well-maintained, and had very clean restroom facilities. The lady at the front desk was super helpful polite and educational about the different places to go close by. We will be going back. read more

This RV park is very quiet and well maintained. The showers are phenomenal. However, for the price ... $350 +tax per week, it's way overpriced. There is no working cable, even with the cable box they provide. And there is NO WiFi!! We couldn't even watch TV without using our phones hotspot because our TV is a "smart TV" that needs WiFi. The only place to get any WiFi is the office/store. Get 10' away, and there's no signal. read more

As a long term resident that stayed between summer 2020 to fall of 2023 this park offered a step up from other parks in the Tricities area.. The bathrooms were usually clean except for the occasional people that liked to leave facial or body hair in and all around the sinks. Washing and cleaning your face or brushing your teeth where someone can't clean up their own body hair is pretty gross. Sometimes people would not flush toilets even leaving #2 feces in the showers and urinals. Shower flip flops are always a good idea in a community environment. The cleaning person did their job to perfection everyday but people can be inconsiderate. There were pretty bad sewer smells inside my new Rv as well and would occur at random even with complete flushed out tanks. There may be a plug up or bad flow underneath the grounds hookups somewhere but it was always deemed as it must be a problem in my Rv by management. Laundry facilities are nice although sometimes the washers had a lot of left over pet hair that would need to be wiped out. Which brings up the point of having a resident live behind me that owned three large dogs. The person would pee them around the back and side of my Rv 4-5 times a day... all while saying good boy and good girl starting at 7am in my ears through the Rv walls.. Which is a lot more pet urine than water on the grass. Thus leaving the grass basically dead and pretty nasty in appearance behind the Rv. Something you don't really want to track in and out of your Rv walking through on a daily. There is a designated dog area if you want to be considerate to others if you own dogs. The pool and clubhouse was maintained and kept clean. There was and still is a free air station for car and bicycle tires which is really nice. Propane is available on site but at a much higher price than if you take your tanks into town yourself sometimes over $2-3/gal higher. The mini mart was a very basic selling point of something to drink or a bag of chips as they discontinued the hot food service. Which typically when you think of hot food mini mart is not the first choice or even the third choice. There is a competitive station with a sandwich chain 2min stroll across the street for stuff like that anyways. Rv Resort WiFi is pretty terrible so the option there is pay for your own high speed service. Don't bother tying to hook up cable if you're short term it's on you to figure it out. They will hand you a cable box and some coax and hmdi cable..This requires you to contact the cable provider to schedule a service call come out and turn it on your short term space not the rv management.. you. So have fun on your weekend vacation doing that. The cable company turns it off if your short or long term space has been empty for longer than 30 days. Old management did the basics and let people grow their own gardens sunflowers ect and make things individual experiences. Personally grew fresh tomatoes peppers sunflowers and flowers every year in great looking cedar planter boxers so shared fresh garden salsa in 5 gallon batches (; But those had to go the new management said.. Did have fun on my longboards around the smooth park roads to say hello to everyone. Some residents went a little overboard. They built full sized house decks and sheds for months on end starting at 730am with circular saws buzzing hammers pounding like they bought the land.. Think there is a positive change here the new management has adjusted. Dogs yapping as well at 7am so that's something you may or may experience. Diesel pickup trucks taking the long tour around the Park between 10-3am next to your Rv nose where you sleep. New management came in like a buffalo stampede and set the new tone how things were going to be. Which there are some positives but also negatives involved. It was quite a nice little shire at one time.. Daily gossiping does occur with people in residence that close together..that became pretty tiresome. If you're short term I'd say it's ok but as mentioned by others those spaces are pretty smaller jammed together not much grass unless you stroll out for walks a bit to the South end there's a nice field there. But a few days and you will survive with a nice pool area.. I can't recommend staying here anymore with the new management. The owners made a severely poor decision on that and have suffered for it as the park is nearly empty now when it used to have an 8 month waiting list. You will no longer be welcomed here or treated like a welcomed guest. They are horribly unprofessional people with a power complex. In a matter of weeks they managed to drive off literally half of the residents here. The gal is condescending with a superiority complex. She says she's had all these different careers in therapy that all require college degrees and people skills, so it's curious to me why she would end up where she is if she actually had credentials like that with the attitude she maintains. Red flag from an employer standpoint. The man walks around barking a people, glaring at them, and scolding anyone he sees. They will not approach you kindly, and multiple people can confirm that if you ask. I've smiled and waved only to have him glare in return. This used to be a great happy and wonderful place to stay but not anymore. Go elsewhere. You will be miserable here and feel absolutely hated any time you have the unfortunate need to speak to anyone about something. Godspeed if you ever have a complaint or an issue. On a lighter note, the park itself is still beautiful and the pool/hot tub is fantastic. Sites are good size with a little grass area and most have large trees for shade which are exceptionally appreciated during summer here. wish I could rate this park a zero. new management showed up without a care for the previous management decision. New management showed up on my doorstep within 24 hours of arrival and handed me a 13 page contract for me to comply to and couldn't even be bothered with introducing himself before telling me I was out of compliance with the NEW rules. They have no care for disabled residents, compliance with Ada is not their concern and what ever you do, you can't talk to your neighbors since you will be spreading rumors or gossip. I agree with Erin B. and Linda C. New management are horrible human beings, if you can call them human beings. Unprofessional, unkind, and frequently fabricate things about people to be able to evict them to have another space for daily rentals. Many good people have had to leave. Even when their more than 10 year old rigs were in excellent shape, they were evicted. Yes, if renters were not paying monthly, they should leave. But they are looking for anything and everything to evict. That is the goal of these miserable "re-organizers". They have been brought in to 'clean' things up and are going extremely overboard. The new regulations might as well be military. Very unreasonable and picky. Have been tempted to call the owners and ask them what they were thinking in choosing this particular couple. They definitely do NOT exemplify the hospitality industry. Who is managing the managers? Ed, the husband is simply a bully. He has managed to intimidate almost everyone here. He complains about people's dogs, yet has a dog that growls and barks at everyone. Power complex is putting it lightly. He does do that 'glare' Erin mentioned. I had to laugh when I read that, it is so spot on. He also has a filthy mouth, profanity flowing when he's ranting at renters. No filter at all, insults you on a whim, and is a braggart on how many times they have done this at other parks. Try to ruin people's lives that is. Nothing to be proud of. Evelyn, the wife, has a personality similar to Medusa. You don't even want to make eye contact for fear of being turned to stone. She thinks everyone is low life, refuses to listen, she's ALWAYS right. So, for the sake of everyone here, and yes, will most likely experience retaliation, I warn people to stay away. Well maintained, clean bathrooms. Sites are level, convenience store on the premises is helpful, staff is pleasant. We didn't try the WiFi or the cable. We picked up about 20 channels off the air but they will sign you out a cable box if you want. No fire pits at the sites but they let you bring your own. The vast majority of the park are full time residents. They have them circling the outer boundary of the park and most of the sites seem clean. The only problem is that in order for the full time residents to drive to work at 4:00, 5:00, 6:00 and so on, the have to drive right by the transient sites. If you are a light sleeper this will drive you nuts. read more

Ah yeah! I pulled my Millenium Falcon RV into this RV park and went "camping"....just kidding. On my 20min drive to work, there is a whole lot of nothin' as far as services (granted there are some pretty nice views of the Yakima River and Rattlesnake Mountain). For a recent drive in, I realized I forgot to pick up some cookies for my co-workers (hey, I have to entice 'em to make it to my meetings in some way!). I was screwed, but then I realized, "hey, there's a mini-mart at the RV Horn Rapids RV park I was approaching". So, I stopped on in and boom! I was saved. Their selection is no big whoop (it's like a typical mini-mart you'd find at any ole gas station), but it sufficed and I grabbed a few bags of cookies. So, if you need to pick up something quick on your way to work, this is one of the last options for ya. read more

Arrived late and called ahead, they had taped a map to the minimart door for us, that was helpful. Would return again. This place is one of our "go-to" getaway spots when we're sick of liquid sunshine west of the Cascades. The park is always clean and generally the clientele is quiet and respectful of others. We've used the mini-mart a few times and found whatever we needed, and sometimes some stuff we didn't really need. Prices are high, but that's to be expected......it's a mini-mart! Employees are always friendly. I can't say we've ever had a bad experience here. read more

We stop often to get things we need last minute or when out on a bike ride. They have all the necessities like eggs, milk, candy and spirits. Also movies and household needs which is nice. The service is always lovely, no negative folks around just happy smiling faces. There's free air and water for vehicles too. This place is a gem read more
