    Had a wonderful stay at the Pepper Tree! Very cute and quaint place. Melanie at the front desk was amazing! Everyone I talked to was wonderful but Melanie especially went above and beyond. She helped me with early check which allowed me to get to Disneyland on time. She also helped me with getting packages delivered; I'm disabled so I needed a little extra help with carrying them. The location and price were absolutely perfect. Nice to not deal with all the traffic and chaos that can come with staying on Disney property. About a 10 minute Uber to the parks. My only complaints are that the room smelled a bit musty, the bed wasn't the comfiest and my AC wasn't working at first. Luckily the staff came and fixed it! The walls were also pretty thin but luckily the other guests near me were fairly quiet. Loooooved the kitchenette. So convenient! Very roomy fridge. The patio was nice and cute too.

    OSHA has no such law as the owner stated. I have worked in hotels and property management. Proves they are dishonest.

    In attempt to paint me as a dishonest and destructive guest, the hotel manager stated that I did not disclose my pets. I added my pets to online check in. When we checked in, the front desk failed to charge the pet fee. They realized their mistake after we requested a new bedspread because our small dog threw up on it. We were told we had to clean the bedspread or pay $50. They also apologized about missing the charge for pets, said it was their fault and offered a discount. We notified the desk one was ESA. We cleaned the bedspread on our vacation which required us to go to a laundromat and purchase detergent. We had zero issues with our dogs all weekend until Monday when the blonde lady was there (I'm assuming Geneva) . At which time they repeatedly knocked on the door despite having a do not disturb sign. This place loves fees and even though we checked out 4 days early to stay elsewhere, they have not refunded the room. I had a great stay at a Sonesta suite afterwards. Go there instead. They even give your dogs a gift. Bad vibes all around at hotel pepper tree . Crazy fees, pathetic breakfast, incompetent staff. You have to pay extra to park in a secure location. The regular parking fee only covers an open parking space facing Lincoln where tweekers hang out in a shared parking lot with a restaurant.

    Loved our stay! And VERY beautiful! Nice and QUIET and a lot of space for parking in the back area! (We parked in the front though). Subway and a great teriyaki place across the street and circle k down the street (4/5 minutes). My son had also left his Lego stuffy behind and they were very kind enough to look for it and hold on it to it till we got back after we had already checked out. We will definitely be staying again! (10 minutes from knotts berry farm & 1 hour to Santa Monica pier)

    Trust me, just book it! You won't find a better hotel or have a better experience for this value! Is there an incidental hold? Of course, how else will they ensure you don't trash the room? Be a good human and the hold will be removed after check-out. Tip: Put it on a credit card so it doesn't tap into your experience money. Location: What a quaint little hidden gem conveniently nestled within walking distance of many small businesses, restaurants, and across the street from a grocery store. They do share a parking lot with a restaurant in the front, however there is also a more secure and gated (at night) parking lot in the back. Ambiance: I've been catfished so many times by nice online pictures that I honestly wasn't expecting much, but I was pleasantly surprised. Upon entering you will be greeted by an Instagram worthy fountain followed by the most unique rustic Spanish lobby and grand staircase. The vibes and decor did not disappoint and you can tell a lot of time and money was invested to create this serene and welcoming space. This continues all throughout the hotel including the fabulous spacious rooms. Staff: The front desk was phenomenal during our stay, they were friendly, informative, and hospitable. They truly felt like old friends with warmth and kindness. Coming from the hospitality industry in Las Vegas, I can say their staff is on par with some of the large luxury hotels on the strip. Even the janitor and cleaning team was friendly and offered smiles and assistance when needed. Room: Wonderful! We really enjoyed our stay! I requested a quiet room and we were placed on the top floor between the elevator and end of the hall. The top floor had some of the long term residents so there was almost no noise at all. I spent the majority of the day in the room and it was comfortable, spacious, and most importantly clean! The ONLY things that I would improve: 1. The bathroom was out of shampoo/conditioner and body wash (not a big deal to me, i bring my own) 2. The lighting in the vanity area is very dim and difficult to get ready/apply makeup. The kitchen is a quaint little space with everything you would need for a short stay or even a long stay. I appreciated the large fridge and mini oven. Food: Room service did take a little while to receive and they were out of a few items but overall everything tasted great. I have included their full menu for your convenience. There was also a delicious Greek place nearby that I really enjoyed for lunch. Celebration amenities: Prior to our arrival I requested an amenity list to surprise my significant other with upon check in. I wanted some sort of treat or wine to order. Although they do not have an amenity menu to preorder celebration items pre arrival, they were so kind in leaving us a complimentary dessert to share and a lovely handwritten card and ballon to celebrate our anniversary. Such a nice gesture that definitely did not go unnoticed. Overall: If I come back to Anaheim I will definitely e staying at Hotel Pepper Tree!

    Loved this hotel! We're Knott's season pass holders and visit the area often. Now that we travel with a toddler, it's important that our room can accommodate us with a fridge and some extra space. This place was great for that! Because we booked direct, we got access to their back gated parking lot and felt super safe. The balcony/patio situation in every room is really relaxing. The room felt clean. The only slight downfall was that the breakfast is really just snacks. But we didn't mind. Sometimes the hallway can be loud and sound travels easily. Something to keep in mind if you travel with kids and you don't want to be disturbed or worry if you are disturbing others. We will definitely be back! The staff was so great to us and gave our girl so much love every time we would walk by.

The Adjoining door offered no soundproofing from the infant and toddlers screaming and crying past 11pm and before 4 Am. We completely understand kids will be kids but for those inconsiderate Parents, if the room was a bit more soundproofed we would have stayed the rest of our reservation. We left 1 day, night early because of this and to drive home to get some sleep. I wouldn't stay again for this reason after spending 12 hours in the Parks to come back and be unable to relax for the next day. Close to parks, 15 min walk, restaurant great, staff great but the adjoining door killed it for us. There were a few more housekeeping issues noticed when we checked in but we understand that its a quick turnover with guests arriving and leaving. First off the location is great for the parks, it's a doable walk when your feet are still fresh but if you're too tired they have their cute little trolley that drops you off and picks you up from the parks once an hour. It's a very quiet hotel, i've never had any noise issues staying there. The rooms are always clean and the beds are super comfy. Another plus is the A/C's always work great and since they renovated they're in the ceiling so it cools a lot more evenly. They've got a pool and hot tub plus a small wading pool for the little tykes! They've really stepped up their continental breakfast as well. Lots of choices and great things to grab for snacks later inside the park. The staff is always phenomenal and friendly. From front desk, to maids, to groundskeepers and security guards everyone smiles and greets you when walking by. We like a specific area of the hotel and they almost always honor that and are very personable. The price is pretty comparable to other ones in the surrounding area when you factor in parking fees for them. My family is usually willing to pay a little extra for that Candy Cane Inn charm. More affordable than any Disney branded hotel but still that great Disney level customer service.

Some are so small, the family is right on top of each other. Since I have a family with a teenage girl and a grown young man, we need some space. The suites here are good. About the size of a one bedroom apartment, full kitchen, including the pots, pans, utensils, a dish washer for you neat freaks. It worked out for the four of us, the bedroom had two beds and the living room had a queen size pull out bed. Breakfast was included. The same old stuff one would see in a hotel breakfast bar. Eggs, sausage/bacon with some kind of potato side. Bread, cereals, bagels etc. Overall, a little pricier than the other similar establishments, but well worth it.

Paid using our 12,000 points per night, and needed to pay for the $40/night for parking. While we tried the Toy Story parking and shuttle, the security line was really long at the time we went, and would've been way more convenient to just walk straight down to the parks. We also loved being near the very yummy Chubby Dumplings - just wished it was open later so I could've enjoyed it on my Disney days! I also used the CVS for last minute Disney items we forgot and Starbucks for a birthday drink nearby (otherwise, would've been perfectly happy with the complimentary coffee breakfast!).

I did not eat breakfast but it was well appointed. And the guests seemed to like it. I grab some hot coffee and it was good. My room was a king room on the end, 3rd floor. It was VERY quiet the first 2 nights. VERY. I got 2 great nights of sleep. The AC worked great (it was not a wall unit but a unit by the window). This is a super easy walk to the Toy Story parking lot. My room overlooked that lot. You can walk to the lot, go through security and hop on the Disney bus that lets you out right at the gate. Super convenient. CON-The 3rd night....there were maybe 3 teens staying in the room that connected to my assigned room. There was door connecting. They attempted to enter my room a few times. Which isn't super comfortable for a single, female traveler. Then they returned late (maybe they'd been at grad night?). They woke me up bc I could hear them. Is this the hotels fault? No. But it may cause me to pause when booking in the future. PRO-William and Jovani are the stars at the hotel. They were super friendly Everytime I saw them and asked if I needed anything. The hotel staff was very professional and provided options to the third party booker to rectify the issue, but ultimately I ended up keeping the room that was reserved for me. Again, not the hotel's fault at all. Unfortunately, on the morning of my second day staying here I discovered three bites that appeared to be bed bug bites. We immediately contacted the front desk and they were extremely professional and were able to book us another room. I was pretty upset as it cut out 1-2 hours out of Disney since we had to pack our stuff and move...I ended up filing an incident report as it was recommended by Jeovanni to have it documented. Huge props to Jeovanni for his professionalism and assistance with the matter. Mishaps aside, we had a wonderful stay at the hotel. Comfortable beds (aside from the bed bugs...), decent free breakfast, and I loved the convienence to Disney. The Toy Story parking lot is around the corner so we took the shuttle from there to get to the park.
