Adorable little inn with all the amenities you need if you're just having a low profile stay. Our room had 2 beds, 2 chairs a table and a nice sized kitchen. They had a free breakfast with wrapped pastries and cereal from 7-10am. Coffee and hot chocolate available 24/7. The pool was great for the kids. $25 extra charge to extend the checkout time to 2pm was worth every dime. Sometimes the parking in the front fills up but they have another huge parking lot in the back. Parking is $15/night and they give you a placard you put on your dash. My son and I stayed at this lovely hotel while my son had surgery. Beautiful room that was clean, quiet, and well decorated. Very cozy environment with little fountains and pretty flowers. The kitchen had everything you need to cook and very very clean. Huge closet and the parking lot was secure with a gate. The beds were comfortable and the staff was incredibly accommodating. I had my puppy with me and the front desk clerk went out of his way to help me find a dog day care while I'm at the hospital for my son. I highly recommend this hotel for anyone traveling to Anaheim. DO NOT STAY HERE! If you're looking to get scammed, this is definitely the place to stay. With all of their dishonest charges and lack-of-knowledge staff, spend your money elsewhere. This has been the worst stay my family has endured and I have no problem publicizing this experience and letting every single stranger know about it. "Pet friendly" is an extreme understatement. They completely harass and terrorize your dog. They will come to your door and KNOCK to see if your dog barks. If your dog barks, you're charged with a fee because "your pet shouldn't be left unattended." Are you kidding me? Just because a dog barks, doesn't mean they're left unattended. ITS A DOG - AN ANIMAL. If anything, knocking on a door 'just because' is absolutely terrorizing the dog and harassing the guest! You might as well be a peeping tom! That's the most ridiculous policy, a complete scam! If you want to park in the gated area, you have to pay EXTRA on top of the vehicle fee! If not, you're stuck parking in a sketchy area that's shared with a restaurant. So hey, if you're ok with getting your car potentially broken into and your dog harassed, then yeah book with them! We are SoCal locals but wanted to stay the night in Anaheim to make a Disney day easier. Hotel Pepper Tree is affordable, great proximity to the parks, beautiful, clean, and great for families. Our room was spacious, and the downstairs patio has high walls for privacy. My toddler had enough room to play and I didn't feel cramped. The Queen beds fit us and our two children. We slept well and appreciated the both firm and soft pillows on each bed. The kitchen was fully equipped, down to the sponge and soap. It made it easy to prepare my baby's bottles, make our dinners, and store snacks. The grab and go breakfast could use more variety, but the 24 hour coffee machine definitely made up for it. They had high chairs and lots of seating, as well as snacks and food to buy. The pool was very cute and great for my kids. I heard another family say that you could see the fireworks from the pool area, but I did not verify this. The staff was all pleasant and extremely accommodating to my family. Overall, this was a great stay. There are closer hotels to the park, but you'll end up spending much more. And unless you're looking at a hotel directly across from Disney, I don't see it as a problem being a few miles away instead. read more

Had a wonderful stay at the Pepper Tree! Very cute and quaint place. Melanie at the front desk was amazing! Everyone I talked to was wonderful but Melanie especially went above and beyond. She helped me with early check which allowed me to get to Disneyland on time. She also helped me with getting packages delivered; I'm disabled so I needed a little extra help with carrying them. The location and price were absolutely perfect. Nice to not deal with all the traffic and chaos that can come with staying on Disney property. About a 10 minute Uber to the parks. My only complaints are that the room smelled a bit musty, the bed wasn't the comfiest and my AC wasn't working at first. Luckily the staff came and fixed it! The walls were also pretty thin but luckily the other guests near me were fairly quiet. Loooooved the kitchenette. So convenient! Very roomy fridge. The patio was nice and cute too. read more

Had an excellent 10 night stay at Hotel Pepper Tree. Room was very clean and I enjoyed having the little patio that first floor rooms have. We were traveling with our disabled son and never had trouble getting a disabled spot next to the hotel entrance. Accessible room had a large walk in shower with an attached shower seat/Additional handheld shower. Staff members were very nice/professional and always ready to help out when needed. Housekeeping cleaned our room on the 3rd and 7th day of our trip and did an excellent job. Short drive to Disneyland and a lot of food/store options nearby. In attempt to paint me as a dishonest and destructive guest, the hotel manager stated that I did not disclose my pets. I added my pets to online check in. When we checked in, the front desk failed to charge the pet fee. They realized their mistake after we requested a new bedspread because our small dog threw up on it. We were told we had to clean the bedspread or pay $50. They also apologized about missing the charge for pets, said it was their fault and offered a discount. We notified the desk one was ESA. We cleaned the bedspread on our vacation which required us to go to a laundromat and purchase detergent. We had zero issues with our dogs all weekend until Monday when the blonde lady was there (I'm assuming Geneva) . At which time they repeatedly knocked on the door despite having a do not disturb sign. This place loves fees and even though we checked out 4 days early to stay elsewhere, they have not refunded the room. I had a great stay at a Sonesta suite afterwards. Go there instead. They even give your dogs a gift. Bad vibes all around at hotel pepper tree . Crazy fees, pathetic breakfast, incompetent staff. You have to pay extra to park in a secure location. The regular parking fee only covers an open parking space facing Lincoln where tweekers hang out in a shared parking lot with a restaurant. read more

Amazing. I have came here with my mom countless times. Its hard for me to give a review on a hotel since its important to see consistency. This is the 5th time here with my mom (sometimes we went to disney and sometimes we went to the beaches) and each time it was absolutely perfect. This is our go-to hotel now, you don't see anything flashy; except the amazing coffee bar. For the price you pay, the amazing service, and the homey vibes, it is a perfect hotel for a nice weekend get away. Each time we have discussed with an employee they have been accommodating, polite, fast, and funny. We booked this little boutique hotel because we were only going to utilize it for 12-15 hours anyway. Fortunately we did not need to be here much longer. Parking, checking in and checking out were both easy. Room was meh - it didn't seem super clean. A lot of dust when we wiped it down. The worst part was there were SOOO many insects inside the room which we thought was the biggest issue. We must've counted at least 15 little insects flying around which was not our cup of tea. Don't know what they charge a resort fee - it's not a resort at all! Thankfully it was just a short night but it was enough for my husband to say let's not return. read more

Cancelled reservation due to ADA minimal standards. Advertised a roll in shower but can only get a tub with a portable chair. Staff told me they only have bathtubs they give you a chair to put into. Otherwise the property looks nice. This motel was listed on the ADA website as compliant but we went directly to the location to verify a roll in shower, as we were told was available by the front desk personnel. Staff assured us there was one but when we went to take a tour it was in disarray. The beds are also not the correct height for ADA compliance. Otherwise the property looks lovely. We just couldn't comfortably spend our 2 weeks there. It is far nicer than the Lemon Tree. The best and cleanest is the Goodnight Inn in Buena Park for a roll in. May I suggest you add a stable fold down bench on a few of your rooms instead of a slip and slide chair. I believe it's worth the investment and may reduce your liability insurance rate. This place is ok, but nowhere near as boutique or cute as it wants to think it is. Or portrays itself online. It's a little dingy, and passes off old fixtures as on theme in the end really. It ultimately just ends up feeling like walking into a grandmas house that once maybe seemed cool or bohemian. The rooms are large and have a private balcony or patio, and a decently usable kitchen, so 'the bones' are good but that ultimately makes it even more frustrating with how much potential it has and ultimately how mediocre it actually is. The rooms are also musty, and the tv remote is comically slow, the fixed shampoo in the bath was broken (in a supposed accessible room, btw), there are no screens on the patio doors so bugs fly in, the bedsheets are thin, towels were clean but smelled old, and kids were yelling and running down the halls way into almost midnight right by the lobby on the first floor and not a peep from the staff. Let's just say, the clientele isn't the classiest. This whole place is somewhere in between a dump and a "lipstick" on a pig sort of place. A complete, meh. read more

Be a good human and the hold will be removed after check-out. Tip: Put it on a credit card so it doesn't tap into your experience money. Location: What a quaint little hidden gem conveniently nestled within walking distance of many small businesses, restaurants, and across the street from a grocery store. They do share a parking lot with a restaurant in the front, however there is also a more secure and gated (at night) parking lot in the back. Ambiance: I've been catfished so many times by nice online pictures that I honestly wasn't expecting much, but I was pleasantly surprised. Upon entering you will be greeted by an Instagram worthy fountain followed by the most unique rustic Spanish lobby and grand staircase. The vibes and decor did not disappoint and you can tell a lot of time and money was invested to create this serene and welcoming space. This continues all throughout the hotel including the fabulous spacious rooms. Staff: The front desk was phenomenal during our stay, they were friendly, informative, and hospitable. They truly felt like old friends with warmth and kindness. Coming from the hospitality industry in Las Vegas, I can say their staff is on par with some of the large luxury hotels on the strip. Even the janitor and cleaning team was friendly and offered smiles and assistance when needed. Room: Wonderful! We really enjoyed our stay! I requested a quiet room and we were placed on the top floor between the elevator and end of the hall. The top floor had some of the long term residents so there was almost no noise at all. I spent the majority of the day in the room and it was comfortable, spacious, and most importantly clean! The ONLY things that I would improve: 1. The bathroom was out of shampoo/conditioner and body wash (not a big deal to me, i bring my own) 2. The lighting in the vanity area is very dim and difficult to get ready/apply makeup. The kitchen is a quaint little space with everything you would need for a short stay or even a long stay. I appreciated the large fridge and mini oven. Food: Room service did take a little while to receive and they were out of a few items but overall everything tasted great. I have included their full menu for your convenience. There was also a delicious Greek place nearby that I really enjoyed for lunch. Celebration amenities: Prior to our arrival I requested an amenity list to surprise my significant other with upon check in. I wanted some sort of treat or wine to order. Although they do not have an amenity menu to preorder celebration items pre arrival, they were so kind in leaving us a complimentary dessert to share and a lovely handwritten card and ballon to celebrate our anniversary. Finding the location was the first test as it's a little hidden behind a restaurant and doesn't sit out on the street. And then once we did, realized they had limited parking. Once parked we walked in to this actually lovely decorated space and were greeted by the desk attendant. They took our info, checked us in and gave us our room. Truly a seamless experience. We unpacked and got ready for bed as we arrived later in the evening. This is where my primary issue arose...if you are a light sleeper...sleeping MAY be difficult for you. It's not the sounds outside the hotel but inside. You will hear people talking, walking down hall and plumbing when people flush. Luckily I could tune it out but I easily could see this being an issue. Overall the space was clean, inviting and had a lovely vibe. The only downsides were the noise pollution and bed being firmer than I would have liked. read more

Loved this hotel! We're Knott's season pass holders and visit the area often. Now that we travel with a toddler, it's important that our room can accommodate us with a fridge and some extra space. This place was great for that! Because we booked direct, we got access to their back gated parking lot and felt super safe. The balcony/patio situation in every room is really relaxing. The room felt clean. The only slight downfall was that the breakfast is really just snacks. But we didn't mind. Sometimes the hallway can be loud and sound travels easily. Something to keep in mind if you travel with kids and you don't want to be disturbed or worry if you are disturbing others. We will definitely be back! We were put in the room directly next to the dog run/smoking section, which seemed to be a great choice. however, upon taking our dog out the door, we were met face to face with another dog guest where a fight broke out, taking place in the foyer of our room. Also, because of proximity, we experienced the smell of occasional cigarette smoke that wafted in/out with guests visiting the same area. It's not a huge deal, but I booked the room with a balcony because I assumed we'd be able to use it for dog relief and smoking, so going somewhere else was disappointing. Even though it was close. The conditioner and shampoo were loaded into the wrong slots, resulting in silky shampoo and lathered conditioner. During check in, I was informed that Expedia should have disclosed the additional daily pet fee required upon arrival.(They didn't) Also, when you book your trip through the Pepper Tree website, directly the gated parking is complentary. For us, it was 10$ extra. In short It's a cute renovated apartment now repurposed as a boutique hotel. Not perfect, but not bad. read more

My husband got us a place to stay near Disneyland and I'm so happy to have stayed here. The room is absolutely beautiful and clean. I love the architecture of the whole entire building. The bathtub comes with shampoo, conditioner and body wash that smell great! It was clean and the bathroom sink comes with a mini hand-bar soap. The bedroom is great, the pillows were extremely fluffy and the sheets were clean and comfy. Plus the ac was right above the bed which made us have a better night sleep. The living room was great! We were able to plug in our switch! The couch was really comfy too. The kitchen was clean and came equipped with things to help you cook such as a pan, bowls, plates etc! The fridge and everything were clean. I would definitely recommend staying here if you're visiting Disneyland or just need a place to stay! The Spanish tile floors, the wooden headboard (that reminded me of Pirates of the Caribbean for some reason!), and the other wooden furnishings in the room all add to the charm. I stayed in a king room and it was plenty spacious. I was only there for one night so I didn't use the kitchen, but it was fully equipped. I think it's a great place to stay for a trip to Disney. I've always stayed across the street and walked and I had a car this time. However, it's close enough that an Uber ride would be very reasonable. Definitely less than you'd pay for parking! The pool is a bit small and there was no hot tub, but the grounds are really pretty with all of the plants and small fountains. read more

WOW!! I don't even know where to begin... This is such a neat place. I love the vibes as soon as you arrive!! My wife and I stayed here for our 20 year anniversary to Disneyland! We loved it cause the location was just far enough away from the chaos of Harbor BLVD hotels AND muuuuuch cheaper! Just a quick $9 Uber/Lyft ride to Disneyland! Michael has been dealing with me for 2 days before we even arrived with all my questions but he helped me out tremendously! I very briefly told him the purpose of our visit over the phone and he was excited to have us as guests. WE received a call from Michael at 1:30 that our room was ready for early check in (normally 4:00pm) and we were sooooo ready for some time with our feet up before tackling Disneyland again for the evening Wine & Food Festival. NOW LETS TALK ABOUT THE HOTEL!! It was perfect!! The entrance was gorgeous with little ponds with little gold fish(?). I'm a sucker for any life by the way :)- The plants were well taken care of and the pathway AND inside was covered in flowers the breeze blew off the wines. It felt like he did that for us but it was all natural baby! Lol Check-in was a breeze! Less then 2 minutes and I was on my way down the hallway adoring the shelf's, decor, and vibes from the place thus far! Our Room was WAY better than expected! And remember how I said I told Michael a few days before arriving about our anniversary? Well... he had balloons and some yummy dessert squares! THANK YOU MICHAEL! I absolutely LOOOOOVED the patio and the fountain! And here again are those beautiful flowers on the ground and floating in the fountain. So tranquil. The ONLY part I didn't like was there wasn't a plug to charge my wife's phone by her side of bed so I unplugged the reading light above my side of bed to give her a plug. I know, I know, that's pretty awesome if this was my only complaint! Great Job to ALL Staff!! The area was pretty quiet at night. Even when I needed a late night snack, the little store on site with self checkout was PERFECT!! Then we enjoyed some laughs with the night lady cause we weren't sure if we payed correctly for our snacks. Hahaha We will for sure be back with the kids next visit! Stayed here for a few nights because of the great reviews on Trip Advisor and Google. For the most part, I enjoyed my stay here as well. Let's cut to the chase and see what I did and didn't like. The check in process was painless. Almost. I was assigned room 117 which is located next to the breakfast room/front desk. However, the front desk clerk told me to go all the way down the hallway where the last room there was 116. Typically, it wouldn't be a big deal for me, but it was late and I was tired. So walking up and down the hallway wasn't exactly what I had in mind arriving at the hotel. The room is big compared to your typical hotel rooms and there's an attached patio with tall brick wall so privacy is not an issue. The bed was pretty comfortable but note that there was no comforter; only a fleece blanket. I was staying there alone so I could set the temperature however I wanted. But if you're staying there with your partner and friends and you have opposite preference, it's kind hard to get the room too cold since the blanket won't keep you too warm. The commode in the bathroom is a small round bowl commode. I prefer an elongated commode (Seriously though, does anyone actually prefers round bowl?) and the flushing power was minimal. I had to do multiple flushes when I was doing the deed. As I mentioned above, my room was right next to the breakfast room and right behind my wall, there are a few wall cabinets that kept being opened and shut all day and all night long. It was driving me nuts! But nothing I could really do about that. Also, the guests who were staying above me couldn't stop running around making loud noises overhead. Cleanliness: If you walk around barefoot in your room and step into the bathtub, you are guaranteed to leave dark footprints in the tub. The carpet felt sticky to me. If I had children, I would make sure they don't play or roll around on the carpet. One thing I also have to mention, every now and then I would see gnats flying around. Not a lot, but one or two every once in a blue moon. Not sure where they came from since I didn't open the patio door until a few hours before I checked out. The WiFi here is spotty as hell. Speed is slow and I got disconnected plenty - often times it was actually faster when I would use my cellphone signal, which should never be the case. I didn't use the pool but every time I walked by it, you could hear children playing at the pool. Considering the hotel's proximity to both Disneyland and Knott's Berry Farm, I imagine there were a lot of visitors staying here. They also give free breakfast between the hours of 6 and 10 in the morning. There are cereals, coffee, apples, bananas, blueberry muffins, and cinnamon rolls. Not a whole lot of selections but better than nothing. There's plenty of parking in front and behind the hotel. To park at the lot, you'll need a ticket from the front desk that you can get when you check in. Don't park in the restaurant's parking lot because they will tow you. Overall, my stay was not too bad. Would I stay here again? Maybe if the rate is significantly better than any of my hotels of choice (Marriott or Hilton chain) read more

The room itself is very cozy. Appreciated the kitchenette. Although the "fully stocked" description was exaggerated. Bare basics. During covid they aren't providing breakfast or coffee. My suggestion is bring your own instant coffee and kitchen utensils. Pool area is on the smaller side but it was nicely spaced out. They had enough sitting areas/chairs but...they only have one lounge chair. I asked maintenance if there was another one and he stated it broke and they never got another one. Had a nice little sofa and nice king bed. The room has updated lights, usb connections, and everything was CLEAN. If you're planning a trip to the area for Disney or Knotts, definitely don't hesitate to give this Hotel a shot. Beautiful hotel. Across the street is a Vallarta Market if you need any supplies or groceries. Disneyland was 8mins away and we didn't even need to take the freeway. Just stayed while in town for a couple of days. I give this hotel 5 stars for their efforts. The hotel looks just like pictures and so beautifully decorated. They provide coffee and pre-packaged pastry snacks in the morning. Room was a great size for the price. The ac units were new and great. I must have a nice shower/bath area no matter what type of hotel I am in. This hotel had a perfectly clean shower bath. Nicer than some expensive 5 star hotels I have stayed at. So I was so appreciative of that! No grout lifting or mold and bacteria growing anywhere. Only complaint is that the hotel is a bit far from the freeway and takes a while to get to and is nowhere I wanted to explore. Don't get me wrong, it's not in the slums but the area does not look like the area around Disneyland. read more

This is my favorite hotel to stay in Anaheim !! It's always nice and clean and the staff is very friendly and the rooms are so nice and feel like home ! I love the balcony and even the patio .. they have a Vallarta supermarket right across the street too that's so convenient !! I've stayed a total of 3 times and I will be back. read more

Loveeeed our stay here!! We were visiting anaheim for Disneyland so we ubered there from the hotel super easy and close also loved the little kitchen the supermarket across a street saw us everyday LOL we loved it ! Pepper Tree is cute- and consistent with the pictures. IF YOU'RE HERE FOR DISNEYLAND, UBER/LYFT ARE CHALLENGING (longer wait times)- price is ok ~$10 The good: As per above; It's clean; Gated and secure parking (free when you book direct- surcharge otherwise); There is a lot of storage (dressers, armoire, closet space); There are traditional size pillows; Enough blankets; Dishes and cooking needs; Fridge is adequate (small- but had enough/separate freezer space). Fixtures are beautiful. The bad: They're is significant noise through the doors; they really ought to put in for sweeps and silicone seals; Lights are dim; The mattress is not comfortable- but not the worst; Shower/tub is narrow; Water pressure leaves a lot to be desired; DON'T GET ROOM SERVICE! It's a program similar to UberEats/GrubHub. It takes a LONG TIME- DESPITE the quote they give you. Food is meh. read more
