I'm a contractor they reach out to us and At first they were ok they had few jobs with no one to take care of them we took care of those clients with easy and fast scheduling we completed 3 jobs with positive reviews. Than the 4th job customer had some concerns about the price we charge was about $200 for chimney sweep so we explained that this is our rates and the rep only cared about the customer complaining he wanted to get it out of his back. So they didn't send us more jobs and we have been charged 2 years in a row for $200 or $250 yearly subscription that we couldn't cancel and no job were provided so basically they took what earned from our work. First They stop working with us because one not justifying complaint after 3 jobs we provide excellent service. And they already decided not to provide us more jobs which is fine we don't really need them but kept charge us for yearly subscription. Good luck.. read more

Typically I'm not a high rater so 4 stars is good, not exceptional. I got a "membership" through my mortgage company and really don't understand their business model. I was hesitant to use them at first due to the number of scams out there, not understanding their business, and that they are a west coast based business. I've used them now for a few jobs. They say they will get you multiple offers that you can choose from. Maybe my jobs are a little tougher, but on a few of the jobs, I didn't get what I felt were sufficient responses to get a good choice. I think the more common the job (like lawn services or pest control) they might be better. But I can also do those myself, it's the odd ones that I need help with. With my jobs, I've had to clarify with them a couple times exactly what I need rather than a typical boilerplate service, even though I try to be specific on the first request. Their service managers need to take the time to understand the request and not just lump it into a nice tidy box of common services. Example, I needed mulching around my house. That falls under lawn service. Their request sheet asked for lawn size. I put that in, but I didn't need the "whole" lawn mulched. I gave them exactly what I needed for mulching. In their communication with a contractor, they gave him the yard size and what I needed mulched. He questioned the discrepancy and their service manager said to go with the yard size for the estimate. Luckily, the contractor did come by and we resolved the difference, and got a better estimate. But the service manager didn't take the time to really understand the job the first time. Annoying but resolved. They have a section that you put a credit card in their system, but so far I've paid all the contractors directly. Sometimes the contractor "estimate" and the final charge are different. I'm not sure how they could control that, but it is a tad annoying. They also lead you to believe that they have "vetted" all their contractors, but in discussions with some of the contractors, that isn't the case. For some of the contractors, this is their first time replying to House Happy and they aren't even sure who House Happy is. Once you start using them, you will get on a mailing list for their common services and get reminded frequently of them. Again, annoying at times but I understand that they want to be of service and get your business. Overall, so far, it's been a mix of "okay" and a tad less than ideal, so I'll say good, not exceptional. I'll continue to use them on occasions but with the understanding that I have to fully explain exactly what I need and hope they can find right contractors. read more

I'm a landlord for more than a decade now and finding the right contractors is always one of the hardest things. I love crowdsourcing work, describing what is required, and choose among the competing offers from the most motivated applicants. I've been using Househappy about 6 months now since I bought my latest property, a live-in triplex in Portland, OR. I've often relied on property managers to find handymen and contractors on rentals. Here's reality though: property management is a brutal job and most property managers are either not charging for managing contractors, or charging less than an outsourced market rate. And they have a lot more on their plate. Househappy is different. They are getting paid a portion of every service they arrange. Your property manager is already capturing a monthly fee every month. HouseHappy only makes what they earn. So they are eager to follow up and get things done. And unlike the average homeowner, your HouseHappy concierge is in the marketplace for the services they provide every day. They know what market rates are. And they are accountable to you their client as are the contractors. But if a contractor fails one job, it's hard as a property owner to do something about it. Househappy contractors are getting a stream of work, so have more reason to prioritize those customers because it will mean more jobs for them. read more

As a business owner this company is very annoying. They pretend to be regular yelp customers, they spam call you and leave vague voicemails making them seem like prospective clients. I had one guy who really kept trying to get me to help a lady in Carlton, after struggling back and forth with him to even get an address or phone number, a week later he finally begs me to take the job off their hands and said he was tired of trying to help this customer and wants to unload the problem. I kept most the correspondences and showed he client this.. Watch how you run your business and stop being so irritating and all about the money. The clients should always come first. read more

I used House Happy for some electrical work and was told the service would be $60 per hour from both House Happy concierges. My bill was $300 for less than 1.5 hours of work and I am still disputing my bill. I was later informed after the fact that there was a baseline service fee and it was $60 each hour on top of that. This was grossly miscommunicated to me and I am still disputing this bill. I've been trying to replace my doors upstairs and the process has taken over 3 months. They even sent a first contractor out to take measurements and then informed me weeks later that contractor is no longer part of their program and a second contractor. My initial concierge (Matt) rarely picked up my calls and I was constantly calling him for updates and answers. The correspondence chain went silent and turns out he quit the company and no one within House Happy was tracking my service request for weeks. Now the new concierge has taken over 3 weeks to get another contractor out for measurements which has compounded my frustration. Within 3 days I was able to get Home Depot out to measure and schedule an installation date by the end of the month. For a service based company intended to make this process smooth - they are absolutely terrible at tracking inquiries and I was constantly calling them for updates with unknown answers. I will not be using House Happy for any further projects and suggest other proceed with caution when using this service. read more

Stay away. They are basically supposed to be a concierge service- I'm willing to spend a few more $$$ to have people coordinate jobs for me. Long story short- they're worthless. Find someone else to help Hired them to do a few jobs, shame on me for sticking with them that long. First was an urgent plumbing job which I had tied in with a few other jobs. When it took a while for them to get back to me, we broke out the plumbing job just to get it done. Should have been a sign- I certainly can call a plumber to fix a leaky disposal myself. The rest of the job which included some outdoor work, irrigation and some rain gutter work never materialized. After setting a date to have contractors evaluate my situation about a month in advance, I never heard a peep back from Matt, my Househappy rep. Finally I call him the day before the agreed upon date, and he tells me he's out of the office and he'll get back to me. Guess what? He never did, shocking I know. So I called again, and he then sheepishly told me he had nothing set up for me. Waste of my day I penciled out and set back my repairs by a month. Not even sure why I'm writing this review, with this type of customer service, these folks won't be in business much longer. read more

I was very disappointed with the Househappy service I received. Communication was terrible, and I feel that the concierge was lazy. I needed a handyman for a couple of small projects and after they found one (after several follow ups, and I asked for a few to come in for an estimate) they kept telling me this one was a good price and I should go with that. I asked if they were able to find just one or two more for quotes and he told me he had not looked for more and that, again, this was a good price. It was clear to me that they just didn't want to be bothered with trying to find any more handymen for me. After making a few calls on my own (which I shouldn't have had to do since I was using this service), I just decided to go with this one. Having the middle man (househappy) and needing to go through them (with the lack of communication) was extremely stressful. It took several attempts via email to get responses. When I finally got the handyman here to start work, I took his phone number for myself so I didn't have to go through househappy anymore. Once I got his number, somehow I was able to easily communicate directly with him, which househappy was not able to. REALLY disappointed, as I was expecting a good service, and wanted to use them for a few other things. Good thing I didn't pay for this service. Debating about telling my mortgage broker about my experience so he is aware and doesn't provide this to his other clients. Wouldn't want anyone to go through this experience. read more

I heard through a friend (James Swanson) that Gruntworks was the company to use for handyman-ish projects so we hired them to put a fire-escape door in our basement and fix a leak in the roof's skylight. Not only was their quote reasonable, but they showed up on time, stayed on task, did a good job and finished the project on time. Very poor communications specially when something goes wrong, I didn't hire them, my lender gave me the service as a gift , when I bought my condo, I needed somethings done before me moving in, I guess they are some sort of concierge service, I thought they are working for me as a customer to help me out to save some time and money, Tina was my contact person very nice at beginning, and was able to help to ease the process before my moving date. BUT please read before hiring this service.... So I needed a few jobs to be done before I could move in, painting the condo cleaning the carpets and sanitizing it, and detail clean the condo. I also needed a handy man to take care of a few small things but I said that could be done after I move in, but painting, carpets and detail cleaning of the condo had to be done first, so they hired a contractor for painting the job, who did a good job and I was happy with them except, I paid househappy, but after a week of paying them the painter kept calling me about his money! Carpets were done ok; I could tell they were not very professional. THE CLEANERS Were different story, Tina told me they have used them before, and they know what they need to do, well they day of cleaning they were supposed to be there at 8am and work for 8 hours to make sure every corner of the condo is clean and sanitized (ok I have OCD)...well I got a call around 1pm from hosehappy that the cleaner can't get in the condo lol, after a little struggle the cleaner manage to open the door at 1pm.I paid $360.00 for nice job the condo was empty and she shouldn't have any problems detail cleaning. Anyhow the day after the moving which was a week later I discovered (see the attached). I contacted househappy and ever since then I have been getting the run around. Like will get back to you and will get back to you it has been two weeks now, last time I spoke to their director he said well she has cleaned some part of the condo, ask yourself that question was that the point? I paid to move in to a clean condo not for, I clean as I un pack my boxes...I am not able to upload pictures but i have pictures of showing cobwebs, dirt on top of refrigirator, filty washer and dryers and the floors.. i am sorry that is called half ass job and paing that much money for it is taking advantage of a single middle aged women. I asked for my money back, but so far they are just playing games with me..... Tina also came up with a handy man estimate for the little jobs that I wanted to be done almost $2000.00 which I end up taking care of it myself under $800.(used Task rabbit app) So don't waste your time talking to them call around yourself to find out the best price and the best company for your job. I have to add to my review after the owners response, well not only they have poor customer service they Also lie so it won't damage their business I paid the over $3000 for painting job, I also paid them over $300 for carpet cleaning and didn't ask for any money back yes the guys were not able to take the tape off (that was not part of the Job) but they did a good job and so they and the carpet was cleaned all the way through. Painters did a great job as well .... And I pay for a good job done not for a half ass job. all I know they lie and they don't work for you watch your back, don't hire them. My husband and I are first time home owners, and now that we're in the third summer of homeownership we've really begun to understand the costs that can be associated with repair & maintenance. We were put in contact with GW when we looked into having some fence posts repaired. They promptly got in touch with me about reinforcing the strength of our fence posts without replacing the entire fence & provided reliable service at a reasonable cost. Not only that, but I also found out through this transaction that they are in the business of helping homeowners find the right fit for many home related services such as landscaping and painting (both of which we were in the market for this summer). Because of their service, I was able to compare prices from businesses I found with ones they found for me. It made finding the right price much easier. Which I'm sure feels like quite an achievement to you guys. I wish I could give you at least one more star but it's hard to review your work when you haven't done anything. Yeah, technically you showed up to do an estimate exactly two weeks after we asked you for help, but you never actually gave us the quote. Even though we have waited patiently for two more weeks after you came to look at our house. Either you are having a lot of trouble finding the price for all the materials (which I was able to pick up at Home Depot in one afternoon) or maybe someone stole your phone and your internet. Or maybe you broke all of your fingers and are unable to make a call or send email. Either way, please relax and rest easy in the knowledge that we won't be troubling you with any more of our business. read more

I bought the Living Social deal because I had a handful of projects that needed to be done and I figured that this would force me to get on it. I still procrastinated until the rail upon which our garage door travels when we use our opener became dislodged from the drywall. I called on a Friday and service arrived on Monday @ 0900. In addition to the garage door, we needed a fix to our sagging deck, some maintenance caulking, and removal of a glass door affixed to the tub in the guest room. This was all done well (including a trip to Parr lumber) in 3 hrs. We were so pleased we asked them to bid on a much bigger project we are planning. I would refer anyone to Gruntworks and instead of procrastinating all those household projects, I will call them again. read more

We've had our home cleaned and our gutters cleaned. Both vendors were thru Househappy. Househappy has great customer service. All the pricing we've been given is reasonable and they did good work. They do a lot of the legwork for these jobs making it very easy to keep up on our home. A big time saver! The only not great thing is they still sometimes need us to meet with vendors even though they've already come by and measured our whole home. I am a new homeowner, and new to Portland, so I don't have a network to work with. With House Happy, I don't have to comb thru Yelp ads, and then try to find a repairman (and hope that someone answers their phone), hope that they are qualified, and then hope that I got a fair price. I had a little run-in with our carport, which damaged an entire beam and my car. The next morning, I was referred to GruntWorks and left a message for Troy. He returned my call within minutes, had someone out to assess the damage that day, and completed the work at a totally reasonable price within one day. Troy has been nothing but professional and courteous, and above and beyond that, he gets the job done quickly and within budget. We we getting ready to put our house on the market and had the "punch list" of things that needed to be done to get the house show ready. I got in touch with James and emailed my list to him January 6. He immediately dispatched contractors and by January 12, work was started. All items on my list were completed by the end of the following week. They even worked around my schedule when I had surgery. The contractors were all extremely nice. I would have trusted any of them even alone in my home. They worked very diligently and left everything clean when they were done. I will definitely call again when our house sells and we get a new punch list from the inspection report. I wish I didn't call them. The handyman arrived 2 1/2 hours early and I didn't have a chance to organize my projects. He was hurried, sloppy and didn't have the screws to hang some of my projects. So he earned $178 for 20 minutes of work. I was willing to pay this huge price because I needed something done asap. I just didn't expect incompetence to be included in this high bill!!! James was accommodating in answering my questions, there was occasional delay on his responses so it required a couple of follow ups :-) Other than that, John, who came to do the repairs on our kitchen was very nice to work with. The work quality is ok, but the timeliness, respect for their clients time, communication and professionalism are horrific. I've had them come out for several house projects. This last time there were a few projects that should have taken a day to finish and they are JUST finishing, they started 5 months ago!!! In the 5 months, I was stood up twice, they were over an hour late 3 times, canceled last minute twice, when I had taken off work, moved and canceled my own appointments to be here, and once showed up once at 8am, when no appointment was confirmed. It took 5 months to finish the job, so the owner offered a discount for my inconvenience, yet "forgot" about the discount when it came time to send me an invoice for work that WAS NOT YET COMPLETE. He kept pushing for payment, no way I'm paying for something that's unfinished. I will never hire them again. Beware! read more

As a Realtor for 16 years, I provide full service for my clients and scheduling multiple bids and repairs is a huge challenge. I have a rental house in Portland and after I parted ways with the real estate management firm I had there (for upping their commission without upping the quality of the service), I reluctantly decided to take on the management role myself and tend to making sure the house is kept operational. Since I have a long-term tenant, finding a tenant wasn't a problem, but since the house is older, I was spending a lot of time getting little and big issues seen to by myself. I came across the name of James Swanson and Househappy a few years ago and I am super-glad I did. Whenever there is a problem, I call James, tell him what the problem is and I can rest assured it will be taken care of, regardless of what type of repair needs to be done. Naturally, I was interested about the prices I was being charged, but I have found the prices charged by James are as good, or better, than what I was able to find myself, regardless of what needed to be done. And the best thing is the repairs are done quickly which makes for a happy tenant and a happy owner. Looking at some of the reviews that rated Househappy poorly, I have to admit I am very surprised, as the problems a few others have had certainly bear no resemblance to the service with which I have been provided. James and Househappy have provided me brilliant and creative service, saving me money, more often than not. read more

I am so happy with the service that I have received from House Happy! From gutter cleaning to pressure washing to handyman work including putting furniture together, hanging pictures, moving heavy items, etc, every single contractor has been punctual, friendly, conscientious and did a great job! Today, I had a concierge appointment. Someone came out and took detailed information about my home; measurements, model numbers, and location of systems and features. They create an online file that you can upload documents to and they upload any records of repairs or work scheduled through them. You can provide documents to potential home buyers with ease, reference your file to find out when you are due for a service and more. I cannot say enough about how much time this company has saved me not having to call around to schedule bids, or having to be home to let contractors in, dealing with no-shows or reschedules, etc. This is so easy and I've been completely happy with the work done! As the facilities manager for Portland Opportunities and Industrialization Center, I needed to re-carpet the upstairs of one of our schools. James provided a timely estimate of the job, booked the contractor and ordered the materials. This was a time sensitive job as the old carpet had to be removed, the contents of the classrooms removed, the new carpet installed and the contents replaced over Spring break while there was no one in the school. Not only was the job completed within the time frame set, the job actually came in lower than the estimate. I have utilized the home concierge service with househappy several times in the past couple of months and have been very impressed with their responsiveness and ability to secure quality, responsible and cost effective contractors for me. The services I requested were pressure washing, window cleaning, and window screen repair/replacement. All of which would have required more time than I have to give to make several phone calls, compare rates, check references etc. Tanya did all of this for me and had everything scheduled in just a couple days. She also pushed back on a couple of bids she received because she thought they were too high. She did this on my behalf without being prompted to do so. This place told us how to self diagnose and what to do! They could have charged us money which ended up being a simple but he was honest and we appreciated it. Great service and very professional. I bought a living social coupon and used it to have three large shrubs removed from my garden. They had very large root balls and took a lot of work to dig out. They did an excellent job and managed to schedule the work within a few days after my call. I would highly recommend them and will be using them again in the future! read more

Just disappointed with my Househappy experience. Untimely and unprofessional. Called to get a plumber in a short time to install some fixtures. Communicated that I needed the job started ASAP so Matt sent out a plumber quickly. A day later he sent me the estimate, so far so good. I reply to the email on a Thursday asking about the plumbers scheduling availability and got no reply. The next day, I send a text with the same question, no reply. Now on the following Tuesday I finally get a call back from Vicky. She tells me Matt was off Friday and was probably running behind. Fair enough, but I would have appreciated a simple "Hey I'm going out of town this weekend, you can contact so and so if you need anything..." would have been helpful, especially since I communicated the urgency of the job. Matt finally called back and left a message saying he didn't get my messages. Sorry but that's a terrible response and total bs. By now I've already called another plumber and scheduled the job on my own. I was hopeful Househappy would come through but they ended being a waste of time. Looking at other reviews it seems I'm not the first to mention similar problems. Why haven't things changed? read more
