Finally, an outlet mall with shops I actually enjoy going to. Nike, Crocs, Oakley, New Balance, Eddie Bauer, Tag Heur, and many more are all dude friendly shops. In addition to the dude friendly places, there are plenty of female friendly shops as well. This mall has a unique layout, with all of the shops connected by alleyways that are covered by high metal roofs. I didn't notice any good food places, so you may want to eat before you go. My last trip was on New Years Eve so it was completely packed, which made shopping difficult but not impossible. read more

Plenty of parking space. Lots of shaded areas and places to seat. Overall facility was clean and well kept. Absolutely loved the variety of stores. Lots of favorites, like Sperry, Le Creuset, Justice, Tory Burch, Burberry, and many more. This place is not lacking good stores. Now to the reason for the No signal. Nothing at all. You can't even connect to their Wi-Fi. If you are one of those individuals that pays with online gift cards or does any other payment transactions which require a celular services, this may be a problem. Then there's the food court... or more like some kind of cafeteria with few options. Gyros, Pizza, Cajun, and something probably oriental. Talk about variety (that was sarcasm). It's a nice outlet with some one of kind stores that you don't see in every outlet. It is an outdoor outlet which means you are a slave to the elements. In the summer it's blistering hot, and all the stores have super cold AC. They even leave their door open to entice you in! There are some coverings above the walk way to help keep off the sun or rain. Make sure you always dress appropriately for the weather unless you plan on just going to one store and not move. Strangely enough parking seems to always be a problem despite the really large lot. In the really peak times, they cordon off a section and sell the primo spots for $7. Food court is way too small for the number of people who come to this outlet. I hope they can expand or add a few more food options. read more

This is a great place to go shopping in the Cypress area. I noticed it lacks many of the high end stores you would see at other outlets, however I still enjoy all of the other stores they have to offer. There are also several restaurants. They have great stores and I'd love to have been able to shop. That being said it turns out they haven't updated there store hours on any of the websites. So just so you know Thursdays they're closed till 11 am. So make sure you go to the official website, because every other website including the stores inside say they're open at 10 am. The hours vary and I'm not the only one sitting here now waiting. There was a total of 5 cars ready to go inside, and shop. It's quite disappointing to say the least. read more

Although it isn't the newest, it is still Houston's best outlet mall. I've found many great deals here over the years. Some of my favorite stores have either moved, downsized, or relocated to a different part of the mall, but the deals can still be found on any given day if you're a patient shopper. All of the stores were open for Black Friday (Thursday night) on a recent visit, except for one (New Balance) that I saw. Parking can be difficult on some weekends, especially free tax days, xmas time, black friday, etc. Keep in mind there is always free parking in the neighborhood (Field Green Drive) along the west side of the mall. Their indoor food court at the center of the complex is a nice relief during hot summer days, and there are at least 2-3 vendors giving out free samples if you come around lunch or dinner times. There aren't any gourmet food stands or sit down restaurants here. For those, you'll have to drive. Some notable food spots that are close to the mall if you decide to take a drive include Nyam Nyam (a small Russian cafe on Mason), Slurping Noodles (ramen next to HEB), and The Shack (great burgers in Cypress-Rosehill.) read more

Five stars for an abundant selection of stores in a well designed and decorated area. One star removed due to the lack of cell signal and WiFi availability in the area. Logging in to the HPO WiFi results in no change unfortunately. Now to the good stuff. There are so many store to choose from. My favorites include: Saks off Fifth, Express, White House Black Market, Francesca's, Godiva, Michael Kors, Coach, and Kate Spade. The purse stores just listed normally have 60% the entire store and sometimes an additional 20% off of that. The purses in those stores are made with the same materials (lamb skin, leather, suede) and quality as what you would find at Macy's and Dillard's but they are designed slightly differently, normally with just different hardware. To the naked eye they look the same. Many other stores have clothing that is only designed for the outlet which is made much more cheaply. I just bypass those shops. There is a variety of the typical mall fast food. They also have hot dog stands, bubble tea, and Italian ice. The bathrooms have been decently clean but always smell like a constantly used public restroom. There is lots of parking around the entire mall. Keep in mind the weather when going as it is an outdoor mall with some covered areas. They also have a very small playground for kids that is in full sun. read more

I absolutely loved every place I entered in this outlet mall. My daughter and I celebrated Mother's Day on Monday because I can't handle being around so many people. I've been wanting a Kate Spade wallet to match the purse she gave me last year. My 3 kids pooled their funds & I had enough for not only the wallet, but part of another purse too! Every store was nice, clean, extremely inexpensive & surprisingly helpful. After visiting Kate Spade we went to New Balance, Crocs (I still love them, don't judge), some store with "salt" in their name, & finished with a cold drink from Starbucks. We didn't budget enough time for any more, but we're definitely going back soon! read more

Houston Premium Outlet almost always has better deals compared to regular malls, however some days are better than others in terms of special sales and discounts. Keep in mind though, that outlet stores don't always carry the same items found in non-outlet stores so styles can be limited and may vary (in availability and size). With this said, I love going to the outlet mall. I always end up walking out with something good because a deal was too hard to pass up. Keep in mind though, that a lot of these stores mark up their prices higher to accommodate for the special discount rate so you aren't always getting a good deal (Express loves to do this). You really need to know what is considered a "good" deal before making the purchase on your favorite sweater or pair of shoes. This knowledge just comes with a lot of shopping experience, research, and referrals. This mall has all my favorite stores including: Banana Republic, Cole Haan, Nike, J. Crew, Aldo, and American Eagle. Some people complain that there isn't a Victoria Secret, but it doesn't affect me! Katy Mills has a Victoria Secret, however it doesn't have a Starbucks inside... so choose wisely ladies. Parking isn't an issue during non-Holiday, however holidays can be a nightmare. You may end up driving around for a while or even end up parking on the grass lot that only opens when it overflows. I only had to park there once though. Most of the time I go I usually find a spot in less than ten minutes. TIPS: -Remember where you parked! Take a mental note of the first store you see as soon as you walk in! -This outlet mall is outdoors and is only partially covered. Bring an umbrella when it rains. Alternatively, you can go to Katy Mills mall, however I don't think it's as nice as this. -The food court information booth offers a coupon book for $5. One purchase can easily make it a wise investment, so check it out! -If you get back onto 290 using Fairfields Falls Way or Fairfield Pl, you will end up having to drive further north before a U-turn becomes available. Take Cypresswood drive to Mason road for an intersection that leads to 290 south. read more

This isn't the biggest outlet mall, but the store selection is pretty good. My favourites include Banana Republic, theory, Tory Burch, Kate Spade, Off 5th, and Burberry. They also have high-end luxury retail such as Giorgio Armani and David Yurman. On holidays it can get crowded, with parking a bit difficult to find, along with lines outside very popular stores. As much as I wanted to visit Tory Burch and Kate Spade, I was not willing to stand outside in the cold to wait my turn inside the store! What I should've done was check-in on Yelp sooner, as they offered a free coupon book of sorts ($5 value or something like that.) But oh well, next time! As this is an outdoor mall, be prepared to deal with the elements (the cold, or rain.) read more

I love this place! If you come for a holiday, be prepared for a huge crowd. Weekdays and mornings are pretty empty. I would recommend you come early to get good parking. It does get rather difficult if you get here in the afternoon time. But the parking place is HUGE, so I doubt there will be no parking, it's just a hassle. And plus, wouldn't you want to spend the whole day here anyway? ;) I usually get in around 11AM. The website lies by the way about this place opening at 10AM. It doesn't. I would recommend printing the coupons online and getting the VIP Coupon Book in the Food Court, it's worth it! The only problem is that it's outdoors. There are awnings, and the stores are all air conditioned, so it's not too bad. On a particularly warm day, Katy Mills would be the next option. The Food Court is also not particularly appealing, but outlet mall food courts are usually all rip-offs. And you're here to shop, not eat, so it's not a huge deal. I come here all the time and always end up with a good haul home. You really get a good mix of stores here. Really the best selection. There's a new Tanger Outlets that opened nearby and, of course, Katy Mills. But I'd say that Houston Premium is probably the largest outlet mall and with the most stores. It's nothing on San Marcos though. But that's so far away and ain't nobody got time for that. read more

Whatever you don't come on a Saturday--the stores are packed with people. Other than that the shops are really nice. It felt as if I was at the Outlets of MS. All of the stores are neatly, well-manicured on the inside and the staff was friendly. My significant other and I was greeted about 10 times when we was at the Levi store. The Coach store was elegant--Marquis the sale associate was kind to assist us. Even, when we visited the Burberry store we were assisted..these associates really do care for good customer service. The landscaping is laid out--very nice flowers and shrubs. They didn't look as they were dying either. The ladies restroom was even clean too! Little benches to sit and enjoy the atmosphere outside--they also have an area for children to play. They have a good amount of stores here and they aren't low class either. I did see a Disney store--I was thinking well this isn't Disneyland or Disney World. Overall, the outlet was nice. A lot of parking that's for sure. read more

(Weekend Review) I would not come back here. First off, parking is really bad. There are tons of open spots in the $7 valet lot, but who comes to an outlet to save money then pay $7 to park? No one, and that's why people are fighting over spots and following people coming out for parking spots. Its an outdoor mall which, a outdoor mall in Houston is a pretty terrible idea. Granted, if the outdoor area was COVERED it would help a lot but most of the mall is not covered, and you are walking in the sun. In and out of the stores, you go from hot to cold cold to hot in and out. Super annoying and why any shopper would want to go through this is beyond me. Why is there no wireless service here? Dead. Plenty of shady, free wifi connections available though. Many big, SALE signs, but only for that small area over there with all the stuff no one wants. Lame. I shopped around and didn't see any of these deals other people were speaking highly of. Nothing you cant get anywhere else or online using codes or coupons. Fancy name, Houston Premium Outlets. They forgot the roof at this Premium experience. I saw some tourists here and thought that was pretty funny. This is definitely not a tourist attraction, but I can kind of see it with all the fake deals and people asking for your personal information. My name is Leena, I'm a girl and I hate SHOPPING! My friend Carmen wanted to hit up the outlets to pick up a ring she wanted and look at some luggage. We went on a Monday so it wasn't too busy. There was a lot of stores to see but I didn't see very much that I wanted. Carmen found her ring @ Ultra Diamonds and the nice salesgirl matched the price that my friend saw at another location :) She also got some luggage from the Samsonite store and the sales guy was great. I found some Coach sunglasses and Lancome make up. I think it's great if you have kids (back to school) or live close by but for a girl like me that HATES shopping, this will be one of those once a year type adventures! This outlet is the largest I've ever visited. It may even be one of the largest in Texas! I don't do a lot of shopping but when I do, I shop! There are hundreds of stores for men, women, children and babies to shop from. There is also a food court with many different options to eat. I normal just shop at the sports stores so I really haven't seen the whole outlet yet. It is so worth it to drive out to Cypress and check them out. They will not disappoint! read more

My husband was in need of some jeans and polo shirts (his work 'uniform') and I needed some comfy shoes and a Coach bag fix, so we decided to check out the Outlets. I've been to quite a few outlet malls in California and this one impressed me. It's well laid out, has plenty of parking, good stores and decent deals. Just a couple of caveats, we live in NW Harris County, so getting here wasn't much of a trek. Also, these are high end stores, hence "premium", therefore, they are not cheap prices, just less expensive than if you bought these labels retail. We ended up with everything we needed, good quality and good prices. I am especially happy with my $70 Coach purse (can't beat 65% off the outlet price). We'll be back. read more

These outlets are awesome and have a great selection of stores. It's rarely crowded, even on the weekends. Unless you come shopping on a holiday sale... then it's super crowded. They have great deals on Kate spade purses and accessories you can get your Michael kors purses for a good deal Coach, Burberry too. There's so many stores, one of the biggest Nike store is here as well. They also have makeup stores , lots of clothing high end too like saks 5th Avenue and true religion , shoes and toy stores. There's a food court with 2 Philly cheesesteak pop ups right next to each other one is Charlie's and the other one I don't know the name, but they are both good. There's also a pizza and a Chinese pop up. There's a lot to do here for your shopping needs. There's lots and lots of parking, areas to sit and it's outdoors with lots of shade. There's a place to charge your phone as well. There's also a Starbucks so that's a plus. read more

Outdoor shopping... I'll only be there October through March. Other than that, it's far out of Houston and has no good food. So, my husband and I headed out there on a whim one Saturday afternoon. It took us a long time to get there, but we were glad we went. We ended up with a whole new set of silverware from Oneida (they were going out of sale and are now gone). I also purchased a red fleece sweater for $6 at Coldwater Creek... yes $6. We walked the whole circuit (it's a bit like walking a horse track, a giant oval). The food court was in the middle and it offered nothing decent. We were totally disappointed with the lack of food options. We also went to Harry and David and got some yummy food treats. I like this place but there is nothing special to drag me out there. They need better food options and AC (impossible, but I can wish). read more

This is one few big outlets in the great State of Texas. The good brand outlets offer genuine sales for black Friday and people travel from differnt parts of the State to take advantage of the sales. The offer starts Thursday at 6:00 pm and all the shops and food court remain open all night. There is live music and seats everywhere. The sales range from 20-70% off of the original prices. There are very long lines into some shops. There long lines behind the check out counter of every shop. Parking is usually a problem on this kind of sale days and people wait until other people leave a spot. read more

I base this review on a variety of things: the number and diversity of the stores and the sizes (in clothing stores) and prices that are offered. Diversity of the stores: This outlet mall definitely rates a 5. Clothing stores encompass children's, women's and men's in a variety of styles and price ranges. There are many accessory and athletic stores. Jewelry and cosmetic stores, too! So much to choose from! Prices on the clothing in these stores: I'd rate this about a 2. If you're an experienced shopper, you know how and where to look. I didn't find anything that I would classify as being "given away." And I was in Brooks Brothers, White House/Black Market, Talbots, Ann Taylor and similar stores. The online prices for these establishments are better. WH/BM carried much of the same stock that they carry in their regular stores, but there were items in Ann Taylor and AT Loft that I had never ever seen before. Prices were congruent with their online shopping sites. Sizes: Rating about a 1. If you're looking for anything other than the median, forget about it. If you are a smaller-sized woman looking for a 2 or a 4, your selection is slim. If you have a boy with you that happens to have size 13-14 sized feet, good luck (as I did). Nike and Adidas had a selection of these size shoes, but they were predominately basketball shoes (not what my son wanted). Prices were steep, too. Absolutely nothing above a 13. Non-clothing stores (kitchen and accessory stores): rating of a 3. I say this because the Calphalon store had some unbelievable deals! I didn't need any of their stuff, though, but I was salivating at what I could have been buying!! The Pyrex/Corning store did have some nice savings, as I did need some of their items: buy 2, get one free. I took advantage of that. But, when it came time to go into the accessory stores like Fossil, Coach, any of the sunglass stores, Claire's -- well, the prices were exactly the same as retail (yeah, Coach discounts their purses, but I really don't want a fuchsia purse). We walked in, looked, walked out. Parking is ample. Getting here now can be a bit of a challenge, though, since 290 is under construction and some of the lanes are blocked -- orange barrels everywhere! It is very warm when you walk around during the day, and especially at this time of year, be prepared to encounter many families with children of all ages. Some good deals are to be had, but you have to look carefully for them. Not everything is the steal you think it will be. Also, do yourself a favor and bring yourself a bottle with ice water in it. The food court is super expensive and the water fountains dispense tepid water. UGH. read more

The majority of these places have a buy one get one half off deal going lately. Personally, i think their best deals are in their clearance racks. And they have some good food options here too! If you're ever in Houston and looking for a good deal, the outlet is a must go. There are great brand name clothes for a more affordable price. Of course the very big names like Nike, coach, or Michael Kors have good sales, but the best sales are in some of the smaller stores, like NY&co. Or Talbots. Some stores have great clearance items as well as amazing sales. During holiday seasons there are some great sales to look out for. The area is pretty big but very capable of shopping through in one day. However I would still suggest planning out the stores you want to go to before hand so you don't waste your time. Not as many stores as the outlet in San Marcos but this one has a decent selection. Crowded but not too crowded. The only negative thing I experienced was in the food court at one of the Asian food stations. They attempted to overcharge me for my meal then got annoyed when I returned the item and asked for a refund. I would definitely go back to the outlets for the good selection of stores and discounts but I will avoid the food court like the plague. read more

In terms of selection, this is an amazing outlet mall where you'll find most buys you need. It is a bit of a drive from Houston, so just be prepared for that and plan to stop along the way at Rudy's BBQ. Right now, there's a bit of construction on the frontage road to/from the freeway. Also parking has always been a mess here for me. (Saturdays, after lunch.) Quick tip - if you forget your coupons or want to see how you can further discount your purchase, go to the hallways with the restrooms. There are flyers with (not all but) some coupons. read more

Still, it would be a pleasant experience if it weren't for the rude kind of people who shop here. Now I remember why everyone hates the general public. Feels like a third world flea market. A lot of the shops here specifically manufacture merchandise of lesser quality to be sold at outlet stores (Kate spade, Michael kors, coach).
