I have been a tenant with HRH Real Estate Services and Renee Engelen for nearly a year, and my experience has been egregious. On the first day of moving in, the refrigerator door was left unassembled and fell on me, injuring my shoulder. Only three days later, a water leak issue began--clearly a pre-existing problem that was never addressed before my tenancy. The water leakage under my floorboards has caused mold in the unit multiple times. Since then, I have gone through three separate remediation efforts and have been displaced multiple times with my children from my unit at Summit Ridge Condominiums, Parkview Terrace, Vallejo, CA. Both times I was displaced, I was promised timelines for resolution, but those timelines were repeatedly extended. I was forced to move between multiple Airbnbs, causing extreme stress, inconvenience, and disruption to my family. I have had to fight for weeks to obtain proper and lawful rent credits and PG&E payments. Throughout this time, Renee has repeatedly failed to respond in a timely manner, directly causing displacements and making the situation far worse. I have also been given conflicting information, unfulfilled promises, and experienced delays that appear retaliatory. My unit has repeatedly been left unsafe, unsanitary, and uninhabitable, with personal belongings left in bags under dirty tarps and furniture that was once assembled, disassembled. This has been by far the worst experience I have ever had, and I would not want anyone else to go through what Renee Engelen has put my children and me through. This management company's repeated failures, negligence, lack of accountability, and refusal to respond promptly have caused significant hardship. Anyone considering working with HRH Real Estate Services should proceed with extreme caution and ensure all agreements are fully documented in writing. read more

My girlfriend and I verbally committed to signing a lease and asked for the lease agreement to sign a FEW times. But unfortunately Renee delayed sending it and ultimately the landlord agreed to rent the home to someone else. My gf and I have 2 dogs and we were being as transparent as possible listing them as a mix, as both of our dogs are rescues. We listed POSSIBLE breeds in our dogs mix but have NO PROOF that all/some of these breeds exists in our dog. Unfortunately, this caused Renee to delay sending agreements bc of insurance problems. We were asked to provide statements from our trainer that our dog was not vicious or show signs of aggression. We provided that statement and asked to reclassify our dog as a Jindo Inu. As all of this is going on, we were told that we're the first in line for this house, so we visited the house to measure our upcoming move while this delay was being handled. As a result of Renee's lack of communication, the landlord rented the property to someone else. We were extremely transparent and overly communicating to Renee our intentions of wanting to sign and even trusted that she was moving the process along that we visited the home just to measure to prepare for our move. We even sent changes and fixes to the home that are being worked on by their handy man today! I would not recommend any potential renters OR property owners to work with Renee and HRH. This was an extremely humbling experience and in the future will only work with reputable brands. read more

My husband and I look at a property managed by HRH. While we did not end up renting with them (simply because we really wanted parking and this particular building while parking was easy in the neighborhood, did not have a parking spot included) we had such a great experience!! My first interaction was with Patty, but we ended up connecting with Annika, Alicia and Renee as well. Everyone we interacted with was so so nice and patient with our questions. TL;DR: horrible customer service, work ethic and complete lack of respect for prospective tenants. Do not expect to have emails or calls returned when they tell you they will or at all. My bf and I saw their property on Thurs. 2/16 and INSTANTLY fell in love. We sent in a rental application that night. We sent all additional information, pay stubs etc. the following morning. They emailed, letting us know they were missing signatures, they quickly followed up and said to disregard that email, they found the application w/ the signatures. Fri. 2/17 I received a call saying it was going to come down to which applicant could move in the soonest. They wanted us to commit to 2/18 (the next day) instead of March 1st. This would have been an extra $2k, I said no but let us know if someone applied with an earlier date than March 1st. We told HRH we had another property waiting for our decision and they were going to cancel their open house the following day if we wanted it. HRH said they would get back to me that evening. I heard NOTHING from them. I called and emailed Friday when they were supposed to have called us and still nothing. HRH emailed Saturday (2/18) stating they were processing our application as quickly as possible and probably wouldn't get back to us until Monday. I asked if there was anyone ahead of us in the application process so that we could make an informed decision about what to do with the other apartment that was waiting for our response, again, I got no response from HRH. Monday came and it was a holiday, I wrote to explain we passed on the other apartment and were still very interested. AGAIN, I heard NOTHING. Wednesday (2/22) I called and finally someone answered. I said I understood they were likely very busy and I was sorry to bother them but w/ March 1st only a week away, I was wondering if they had an answer. HRH said oh, I take it you haven't heard from anyone. They said they were still processing our application and would get back to me by EOD. AGAIN, I heard NOTHING. Thurs. (2/23) I called again, no one answered. I left a message that we would do whatever we needed to help with the application process. I let them know we would sign a lease for Sat. 2/25 if it helped. I also followed up with an email. Finally the owner, who I hadn't heard from once this entire process, emailed to say we would not be getting the apartment. Stated 1-credit score 2-rental conditions not met 3-missing or incomplete information. I will embarrassingly admit that my credit isn't the greatest due to some mistakes when I was younger but my boyfriends is perfect. The rest doesn't make sense. We make a combined income of 5 times the rent. And I reached out multiple times to see if they needed any additional information from us. I've responded to their email to see what conditions we did not meet and what information was missing or incomplete. I'm guessing they won't respond until they see that I've written a yelp review. I understand that they must have had a better applicant and that's why we didn't get it. What I'm irritated with is that they didn't even have the decency to respond to us. We were handcuffed because I loved the home so much. I couldn't be demanding because we didn't want to piss them off. We were nothing but patient and nice and they just kept stringing us along. Searching for a new home/rental is already stressful enough. Unfortunately, I had the same experience as multiple others that worked with HRH. They managed to take a situation that is already stressful and overwhelming and make it ten times worse. I realize that property management companies are here to make sure the owner is taken care of, receives the most money possible and has the best tenant living in their home. All I ask for is a little respect, responding to emails and phone calls should be a minimum expectation. Don't just ignore someone that has paid you money to run their application. Someone that you know is VERY interested in the property and is waiting on you for a decision. This is somewhere we were hoping to call a home, we're not buying a tv. It's an emotional situation, people deserve to be treated better. read more

After driving a couple hours in SF traffic and taking time off of work to see one of HRH's units, Renee showed up late and without keys to the apartment. Despite these initial red flags, I decided to give her the benefit of the doubt and offer some times to reschedule. Instead of rectifying her mistake and working around my schedule, she went with a more convenient appointment and offered the unit to the next interested party (the following day). I understand that as a real estate agent you have a duty to fill vacancies as fast as possible, but when you make a mistake, it is your responsibility to own up to it. The least she could have done is offer me an application, while we rescheduled, so there was no lost time on either side. She will probably reply to this post and say that she, "exercised diligence in rescheduling." This is simply not the case. Offering one alternate time slot before essentially giving away my spot in line is not quite exercising diligence in my opinion. Looks like I'm not the first person to experience her lack of judgement. I'm just happy I had the chance to see Renee's way of handling business before getting stuck in a year lease. I wish I could give Renee negative stars. She managed the building we live in so poorly it made all of the residents angry. She wouldn't return calls for days, no matter how urgent, and she was unhelpful to the point of being rude and belligerent even when faced with reasonable requests. The building was left in such an unsafe condition, with residents so angry with her that people moved out rather than deal with her. Luckily, the owner wised up and hired a real property management company that is helpful, responsive, friendly and efficient - all qualities that Renee utterly lacks. read more

I could not agree more with the two responses above. Unfortunately giving negative 5 stars is not an option. Renee is easily the WORST property manager I have ever dealt with. Incompetent, doesn't answer her calls/emails, doesn't admit she makes mistakes, not understanding, and rude to top it all off. If she were in a city like New York she would be sued every week or unemployed. If you are considering hiring her as your property manager, please re-think your decision. I also wish I could give negative stars, and I wish I would have thought to read these reviews before renting from Renee. There was another yelp review under Renee Engelen's name (when she worked for a different company) that I remember finding that was equally horrible. I recently spoke with the tenant that rents the duplex after I left, and she explained how she wished someone had warned her about Renee as she would have quickly moved on to another place. I lived in one of her duplexes for one year. the man that lived next door had nothing but problems with Renee who refused to give him his deposit, tried charging hundreds of dollars for a spot on the carpet (though he lived there 5 yrs and a carpet cleaning fee was only $80 incl the spot). The crawl space was infested with a raccoon family and an aggressive ant colony that frequently invaded both units. I went without light in my kitchen for TWO months because Renee would not return my ph calls to get it fixed. When the electrician came, he said the wires were duct taped very dangerously and could have caused a fire. Renee was rude, condescending, and heartless. She cared more about her financial gain than the people living in her units. In a threatening email, she states that if I post a negative review about her on yelp she will sue me for slander. I have pictures, and emails of everything I say, and it could all be proven in court if need be. Nothing I have said in this review can't be proven. All, with the exception of my opinion of Renee's personality which is my personal opinion (and that of anyone who has rented from her at this duplex), can be proven accurate by the things she has done. I am writing this to help prevent anyone else from having to deal with the callous deeds of their slum lord. All future prospective tenants be warned, you will be in living hell when dealing with this woman. I have a thick documented file that includes several letters of complaints regarding Renee from other tenants, pictures of everything listed above, and harassing emails from Renee. Save yourself the hassle, and find a happier place to call home. I did, and am thankful I found a beautiful 3 bedroom home, with 2 car garage for just $200 more than what Renee charged for her outdated, ant infested, raccoon habitat of a two bd duplex. read more

Renee regularly took 2 - 3 days to return a phone call when tenants needed her while conducting her role as property manager. Contractors that she worked with claimed they had the same types of issues when trying to reach her. While asked to re-rent a unit that was being vacated early she advertised the unit only once every 2 or 3 weeks on Craigslist. No effort was made to use her skills as a "broker" by advertising via any other avenues or by using any exterior signage in a high foot traffic area. read more
