Most home buyers spend maybe 30 minutes to an hour maybe 1.5 hours at a property. Sven invested four hours of his time at the property and found over 148 issues with a property that we thought was close to turnkey. He also offered a discount with our next inspection. It is hard to overstate how professional he is and how much he cares about his craft. You would be incredible lucky to work with Sven and his team. They are honest, thorough and will teach you so much about home inspection even if you've been through the process several times. It's important to know that there's a range in price for home inspectors, but you are indeed buying a home. Sven's prices are extraordinarily fair for what he offers. If it wasn't for his inspection effort on the home, we may have made a poor choice for our first home. RUN to work with Sven if you are in the home-buying process!

Pete had a quick response time and communicated professionally and intelligently. He is knowledgeable in his field and is obviously very passionate about his work. I was impressed by his friendly disposition and laser focus. I hired Pete to inspect a 120+ year old farmhouse, which I ultimately purchased. He was exceedingly thorough-- as he was on the premises for several hours. I also opted to have additional water and gas testing. The final 350 page report with photos was prepared and emailed to me promptly. His work was complete with in-depth descriptions, observations, and recommendations. Pete was readily available to answer all of my questions and even followed up with me multiple times after inspection day! He provided valuable insights into potential improvements, clearly outlining what he thought was urgent versus what could be addressed as a future project. The report he provided was comprehensive, with detailed notes on the systems he reviewed. It's a resource we'll continue to reference as we maintain our home. He also gave us direction on how the house systems, gas and electric work. No area went ignored. The report received was clear and gave us exactly what we needed for further negotiation on the sale and how to repair. During the inspection Scott found extensive mold. Being a mold inspector he was immediately able to write up the damage and test, saving us another trip from another inspector.     Very disrespectful to women!…read more I called to ask about some baby birds that were inside a column of my porch. I wanted to ask if they would be ok once they're fully grown since it's a tight space. No one answered. A few minutes later I received a call back from 845-751-8448 from a man saying he's calling from Critter X and he just missed a call from me. I nicely asked the man who called, (didn't state his name) that I had some baby birds inside my porch column and I wanted to know if they know if they'll be ok once they are grown. His exact words "Why wouldn't they be ok? Are you a mom? Do you think a mother bird would put her babies somewhere where they can't get out? You must not be a mom. Are you? (I was shocked with my mouth open not knowing how to respond so I said nothing) Would you put your children where they would be trapped? Aren't you an mom? Obviously not. Hello?"... I replied "Ummmm... why are you asking me that?" And he said "Because if you were a mom you would know that a mother bird would never endanger her baby birds. Now the proper concern is the fleas. The fleas that birds carry. They can get to your pets or your children. And that would be the issue to address." With mouth still open with shock that he is talking to me like I am a POS, not a mother or worthy of being a mother, and as if I don't know how to decide what issue is actually important to call about, I said "Ummm actually my question was about the safety of the birds." And he said "Their mother would never put them in danger. Goodbye." And hung up on me!!! I called his phone right back and he answered "Hello, how can I help you with the baby birds? (In a sarcastic tone)". I asked "I'm sorry, I'm calling back because I want to know why you think it's ok to have talked to me that way?" And he said "Talked to you what way?" I said "Asked me if I were a mother and then said I obviously couldn't be a mother." He said "We were talking about baby birds." I said "Yes but you brought up my fertility. And I am someone who suffered miscarriages and losses. Why would you think it's ok ask a woman that when she's calling about baby birds? May I have your name?". He said "Oh G-d! You obviously are sensitive and feel I said the wrong thing. Have a nice day, Ma'aaaaam!" and hung up! I called back to ask him for his name or ask for a supervisor and they sent me to voicemail! I did not leave a message

    Inspector did not see asbestos in the house and did not inform me that asbestos could be a problem…read more Multiple people have told me that he should have said something. One item was the furnace pipe/chimney flute that was clearly shown during the inspection without anything around it or covering it. The company said they are not required to assess for asbestos and they can't help me. This was after they didn't believe me that the inspector missed asbestos and asked for pictures. I do not recommend this company. After receiving an inspection report you get emails to give a review and I felt pushed to give a positive review at first.

    I hired Collier in Nov. of 22 to do a home inspection on a home that was purchased as an investment…read moreproperty for VETERANS... This home project was/is a family style veteran home. When the report was submitted to me be via email (thank God I kept it!!!) Nothing major was reported... So, I closed on this dreamy house and within an hour of closing a neighbor came to me to ask "how can you move into a home w/out a SEPTIC TANK???" Being from NYC, I had no idea what she was speaking about.. She told me the sellers of 14 Linden Lane in Hyde Park had a septic co. over months before I came into the picture and they were made aware of NO SEPTIC SYSTEM just and old rotted out/crumbling cesspool that was covered up.. So, what should have been a joyous day for me was now ruined... I called a septic co. over and they confirmed that there was no septic and there was proof of prior investigation re: this septic location due to an "indicator" being left behind by the other septic co. months prior. COLLIER, NOR MY REALTOR EVER SUGGESTED OR MENTIONED TO GET A SEPARATE SEPTIC INSPECTION!!! $15,000 (yes, fifteen thousand dollars ) later, I have to invest in new septic system... But that's not all!!! By bonus here (total sarcasm and disgust) is that the plumbing in the house was not up to code ! That, too was never shared with me... I had two independent plumbers come to the home and they shared the same diagnosis... PLUMBING WILL NOT PASS CODE! $15,000 (yup, fifteen thousand dollars ) later I had to replumb the entire home... When I complained to Steve, he apologized and assured me that his workers ALWAYS RECOMMEND A SEPARATE SEPTIC INSPECTION!!! I GUESS THAT MEMO WAS NOT SENT TO ME, BECAUSE THIS IS THE FIRST TIME I'M HEARING OF IT ALMOST FOUR WEEKS AFTER CLOSING... I had two marines lined up to live in the home within the first two wks. of february... They are now living in a shelter!! i have a huge hole in my yard... I feel so tricked! Disheartening is an understatement.... My contractor cannot even use the facilities until this septic tank scenario is cleared up... Now, I have the health dept. and DEP involved.... I CANNOT MAKE THIS UP!!! Cautionary tale:::: GO ELSEWHERE.... DON'T USE THIS SERVICE...

    We had lived in NY for less than a year when we decided to buy a house. We were very anxious about…read moreour first home-buying experience and the things that may be wrong with the house. On the day of inspection, Ron arrived earlier and had already started inspecting the surroundings of the house when we arrived. He was very focused on his work and asked us to join him after he had finished the outside area. He had caught every little detail about the house and gave us an overview of the things that needed immediate attention as well as our future maintenance tasks. I had some concerns about the humidity in the unfinished basement. Ron spent more than 2 hours analyzing every corner of the basement; he found water leakage in the crawl space around the basement and noted many other areas of improvement. After 5 hours of detailed inspection, when he was almost done with the entire house, he suspected an issue with the vent fan in one of the bathrooms and went back up to the attic to re-analyze the situation. Having walked us through the outside and inside of the house, he then summarized everything into two categories: things that require immediate attention; and ones that can be addressed later. I can't thank him enough for giving us such great peace of mind about our first house buying experience. He is incredibly knowledgeable and experienced; at the same time, he devoted a lot of attention to every detail. After the inspection, he sent us his detailed report (86 pages) that covered all of his observations. I learned many new things from Ron; some were specific to our house and other things that could potentially come up in the future. We highly recommend Ron's expertise for general and structural house examinations as well as termite, radon, and mold inspections. He will be our go-to expert for any future home purchase for ourselves, as well as our family and friends.
