Dear ICON Property Management, I am a tenant in one of the buildings you manage in Beverly Hills, and my assigned contact is Yesica Correa. I am writing to express my serious concerns regarding the level of property management and communication that I, and I believe many other residents, have experienced. Our HOA dues exceed $1,000 per month, despite the building offering virtually no amenities. Aside from basic landscaping and weekly cleaning, it is difficult to understand how these dues are reflected in the condition of the property. The common areas are frequently dirty, there is often an unpleasant odor throughout the building, and the overall maintenance falls well below what residents should reasonably expect. Communication has been consistently poor. Emails often go unanswered, and when responses are provided, responsibility is repeatedly shifted between ICON Property Management and the HOA Board (important to mention that non of the board members live in the building they renting their units via Airbnb) leaving residents with no clear answers or resolutions. Some examples include: * Our parking gate has repeatedly malfunctioned, yet it has taken several days to have someone respond. This is a basic maintenance issue that could often be addressed much more quickly. * My vehicle, valued at approximately $200,000, was broken into inside the building. I repeatedly requested access to the security footage and was told only the police could obtain it. After filing a police report, I later learned the footage could not be retrieved. This was extremely concerning and raises questions about how security footage is managed and retained. * A few weeks ago, I received an accusation that my dog had defecated in a common area, despite there being several other dogs in the building. No evidence was provided, and it appeared to be an unfounded assumption. Following that incident, I raised several legitimate security concerns regarding the building. I have now sent three separate emails asking when the HOA Board will meet to discuss these issues and provide decisions. Unfortunately, those questions have been ignored, and I have received no meaningful response. Residents deserve transparent communication, timely maintenance, and professional management - especially considering the amount we pay in HOA dues each month. I respectfully request: 1. A written response addressing the concerns outlined above. 2. An explanation of the current maintenance and security procedures. 3. Information regarding the date of the next HOA Board meeting and when these issues will be discussed. 4. A clear timeline for resolving the outstanding maintenance and security concerns. Aaron Moses especially stands out for his timely communication & follow-through. We had a boiler issue this last weekend & hot water went out for the entire east side of our building. I contacted Icon's main number & got directed to Aaron, who was on call. He immediately called back within a minute & promptly looked into the issue. At first, we thought it was an isolated case - but once he heard from other units experiencing the same issue, he kept me closely informed & arranged to have a technician come out to the building to evaluate. I wish homeowners could choose who runs their HOA, this company recently took over our building, they want you to use a website but nothing ever gets resolved, we have had a broken door for months, other owners have reported other issues as well and nothing has been taken care of. Nothing is ever done here. The property looks like a giant dump, everything's falling apart, nobody cleans after themselves, trash lingers for weeks at a time, messy people fill the pool area on weekends leaving behind their trash and empty containers. Breaking windows, hitting other windows with balls, all that not important to anyone until it comes to repair time. The Hoa and management refuse to set rules and enforce them especially on the weekends because "they don't work weekends" so hey free for all do whatever you want. read more

She usually comes to us with a suggested resolution for a problem, rather than just the problem, is patient and professional, and answers our questions or refers us to someone who can answer us. This management company sucks. For example, they convened a Board meeting for the purpose of voting on an emergency assessment but failed to send the membership the proper notice, then claimed that they had not requested the meeting in the first place. They forgot to notify the membership of fire alarm testing until the morning of the testing. They demanded, without proper process with the Board, that I pay for work that their contractor did (this was rescinded after hours of wasted time and aggravation). The Board passed a special assessment effective Jan. 1, but rather than sending out an email notifying me, the special assessment notification was merely included (according to Icon) in the new yearly budget which they sent by snail mail but I did not see because I was out of the country. So I did not know about the special assessment and failed to pay it. Then they tacked on a late fee which they waived, but it took four or five emails, and about an hour of research in my records, for me to understand why they claimed I owed them money. And, based upon my records, I am not sure they have properly accounted for all the assessments vs. the money I sent them. Overall, the company is sloppy and poorly organized. The people are nice, but I would not recommend Icon. In fact, having them as our manager is motivating me to sell my unit sooner rather than later. You can do a lot better than Icon. read more

Aaron Moses became our manager and was able to turn things around and deal with a myriad of problems ultimately putting our HOA on a road to financial stability. As an owner in the building, Aaron was my contact for all management related issues. He was knowledgeable, responsive, cordial, a pleasure to deal with.
