I felt it necessary to express our utter discontent with this company, allowing others to reap the benefits of our personal experience. As I browse through a few of these A+ reviews I find it difficult to fathom that a company that provides such unsatisfying service receives this type of admiration. I have begun to consider the fact that perhaps the bad reviews have been posted by the real people, the people that have actually experienced a situation themselves. We have a condominium in the San Fernando Valley area that we occupy as our primary living quarters, needless to say we have had many different management companies which in the end all seem to be exactly the same. We have always paid our HOA dues on time, no delay whatsoever. We had never asked for anything in the past as we never experienced any serious problems, we of course continued to pay as we always have. Suddenly the day came, we had a very serious plumbing problem. One of the main water pipes leading to our unit had became clogged, presuming the water lines were the original galvanized lines from back in the early years we knew that a repair was necessary, we also knew that this was not going to be an affordable repair for us at that time. A contractor friend of ours was kind enough to come out & take a look at our situation and confirmed that the water line was indeed clogged due to old material. He explained that this kind of repair could be fairly costly which of course we already knew, we simply wanted to confirm the issue. That same day we contacted Allstate HOA and informed them that we had a serious plumbing emergency, at which time they diligently dispatched a service man to our home. The service technician arrived in a timely fashion and began inspecting our situation, oddly almost immediately he went downstairs, I figured he was going to get tools or something, he came back with nothing. That's when I realized he must have gone to call in for instruction. Upon his return he began placing the blame on our plumbing fixtures, little did he know our friend who has been in the business for 20 years has already diagnosed and verified the real issue. The moral of my story is these companies all want the payment every month but want nothing to do with any costly repairs. They like to take on these old buildings and collect the cash knowing in advance that they will not be responsible for real repair work. There are really only 2 words for this ( wrong doing ) My wife and I were not in a position to fund the repair, for a week we got absolutely nowhere with the HOA. I think at the time we really wanted to give them the benefit of doubt and hoped that they would help us. Even after hearing all the horror stories and reading all the bad reviews, we still hoped. Well needless to say we ended up getting a loan, we had no other choice as we had no water in our only facility. I then called our contractor friend and had him conduct the necessary repair. It wasn't easy for us but we got it done. As much as I might like to say I would recommend this company, obviously I cannot. There is a great deal of wrong doing going on in the world, but when its were you live and pay your bills it simply isn't fair. read more

This is a horrific management company, I would not recommend this organization to my worst enemy. It seems that there are a total of 184 reviews that are more less hidden, I would imagine they are hoping that nobody will view these, I ask you to take the time to do so, they are there for a reason. I will never refrain from posting my feelings about these criminals as long as I live. We live in a second floor unit, the unit below was under major remodel making it necessary to shut the water off to the stack. Once the water was turned back on it locked the 40 year old galvanized line leading to our shower, keep in mind the pressure was already extremely poor due to this fact that this was the original gal piping from way back in the day. I would say roughly a year prior we had the old shower valve replaced with a nice new Moen in hopes it may help the issue, sadly it did not. The contractor that was working below was kind enough to come upstairs to check on everything just to see if all was well & if there were any issues due to the extensive work that was being done below. I explained that we now have no water in our shower at all, he took the time to inspect the shower & stated that the piping in the wall was old and needed to be replaced & that my shower valve was not the issue. I contacted these well organized criminals in hopes for some assistance in the matter as this is a one bathroom unit we needed to get the problem resolved in a timely manner. It seemed using a home depot bucket to carry hot water from the kitchen to the bathtub got old really fast. They reluctantly sent someone over to inspect the problem, at which time all they could do was blame my new Moen shower valve? really? A week passed & the only action I had recognized was blame, blame the shower valve, blame the contractor downstairs, blame the new owner of the unit below? It was a truly disgusting experience. I regret to say that after nearly a week of cat & mouse games I spoke with the contractor that was working downstairs in regards to getting a quote for the repair work that was needed. I was very much in need of a decent shower after all this time & was anxious to get the problem solved. $1500.00 later the problem was solved, he removed the locked up 40 year old galvanized line in the wall & replaced it with a new copper line. My new Moen shower valve still very intact by the way. It is amazing what businesses such as this one can get away with, but at the same time criminals on the street get away with wrong doing every day. Well, needless to say I never received any help in return for the $1500.00 that was spent to make the repair, not even a nickel. I ask you to please consider what I have stated here prior to making any quick decisions about this management company, I speak fact here, honesty. He takes care of business - Amidst the juggle and acrobatics we are all performing, he's always quick to reply and ensure that communications between our Board and vendors are managed. He has stepped in and saved our HOA countless times. 7. He is a tank - No slowing down during COVID, the man plows! 8. He brings his best hand every time - Remarkably, nothing's ever slipped, been forgotten, or handled poorly by Gregg. 9. He's polite - We have a building full of elderly ladies and he is always old-school polite with each of them. 10. He's classy, patient, and forgiving - One of our constituents made a comment that was rather ugly, pretentious, and socially awkward. With style and grace, he gently redirected the communication in a way that alerted the offender but enabled her to correct herself and preserve her dignity at the same time. In short... We hired Allstate Management Company based on the research we have conducted about their company. As the president of a 73 units association I can say we are very happy that we started to work with Allstate. There are many factors to their outstanding service. 1- They have different departments in different fields, such as the property manager does not handle accounting issues of the association. 2- They return calls and emails in a timely manner without leaving anyone hanging in the air waiting for response. 3- Their accounting is impeccable, they do not have any problems of overcharging people or billing incorrectly. Everything is on line, state of the art system. Each association has their own bank accounts, no money is mingled with any Allstate bank accounts. Accordingly the president, Treasurer and the Secretary can log on each with their own unique ID's and Passwords both to Allstate web system and the bank accounts. Makes it very easy for all since all have access and nothing falls through the cracks. 4- More importantly each association aside from the fact that has their own property manager, also has their own accounting personnel to clarify things. Nothing becomes overwhelming to one person as I have very bad experiences in the past when one property manager handled so much that gave such a bad service. It is absolutely not the case with Allstate. If there are questions that need to be addressed, they will not just throw any answers to satisfy the client, but they will give the correct answer after thoroughly research has been done to avoid any problems or complication in cases. 5- Every advise is always for the best interest of the association from repairs to reserve study and how to handle problems. In addition, they are available to attend meetings as often as the board of directors request. They are very flexible in their schedule and arrangements. I would recommend Allstate management company to any association out there who wants to have the best service. Those who are savvy with technology and would like to have access to everything online. To this day, since my last review, Allstate is still not with the program! You are never in good hands with Allstate. That being said, they should just change their company name to All BS, cuz that's exactly what they stand for. No one here knows a damn thing about how to manage a building. They are all pathetic, incompetent, stupid, moronic, lazy, flaky, and not professional. It's all smoke and mirrors here! There have been many incidences that had occurred, since my last review to illustrate their incompetence in expediting any jobs in my building. I can name at least 21 of them, but to keep it short, I will only name a few. When the elevator of the building had broken down, it took Allstate 4-5 months to get it repaired. This was a huge inconvenience for all of the residences, especially the elderly folks who have handicap conditions. A second example of their incompetence, would be a huge leak that had occurred in our building back in 2021 from plumbing pipes that were affected by wear and tear. Their job was to supposedly supervise it from beginning to end. Of course, this was not the case. Instead, they had contracted out the job to their BS partner/contractor, Maxi Serve (something that I had mentioned in my review about this slimy company back in 2021). Both Allstate and Maxi Serve took advantage of the situation, and milked the insurance companies for every penny that they could get their hands on. A job that should have been completed in 2-3 months turned into a year, and a couple of months. Jessica, the new manager (who replaced the previous idiot manager, Ben), did not have a grip, or a clue on supervising this job from day one. As a matter of fact, she helped make matters a 100 times worse! I can not begin to go into all of the details of it, but let me tell you, it was really bad! In short, Allstate is totally useless. Their awards don't mean jack shit! It is no different than a restaurant getting a Zagat rating, and the food tastes terrible. Again, I have been doing property management for the last 20 years, and I can tell you this company is nothing, but a disgrace, and a bunch of BS! What a waste of money! read more

Allstate HOA Management has been a big disappointment for us. We didn't hire them, our HOA board did, but for a company that manages multiple HOA's around Los Angeles, they lack good customer service and knowledge of California laws. First, they are very slow to respond to emails and when they do, they don't fully answer the questions. They also failed to provide required HOA documents to HOA owners as required by law. Many requests by us have been ignored by them. They have also messed up our elections on multiple occasions due to new laws that they weren't aware of. First earlier in 2020, owners voted on roof assessments but Allstate had to redo the election as there were new laws affecting HOA's that passed in 2019 (effective in 2020) that required a third party to tally the votes. So they had to redo the election to have a third party person tally the votes. Then we were supposed to have our HOA board election and yearly meeting in November 2020. But around mid November they told us that they and our HOA board were working on redoing our election rules. Apparently the same time this third party voting law passed in 2019 (effective in 2020), other election rules also passed but they waited all of 2020 to implement them for us - They said that it took months for them to work on them. They also told us that there was a 90 day delay required by law between a change in election rules and an election. The result: Instead of having our yearly meeting and election in November 2020, it was pushed to February 2021! That means no yearly meeting and election in 2020. We have never not had a yearly meeting and election in the 17 years that I have been living here. Allstate and our HOA board have given us excuse after excuse for these issues. Allstate should know better. I would never hire them after the experiences dealing with them. They obviously have their vendors write glowing reviews about them but after looking around, much of the negative reviews are coming from real owners like me who have no choice but have to deal with them on a daily basis. read more

Cassidy appears more concerned with protecting the board and their own interests than serving homeowners fairly. Pattern of Retaliation: Raising concerns about mismanagement or violations has led to retaliation, ignoring, and intimidation. Homeowners who ask questions or request records are marginalized and dismissed. Legal Violations: From improper fee assessments to failures in record-keeping and meeting quorum requirements, Cassidy and the board have skirted the law repeatedly. Homeowners are left to navigate bureaucracy without guidance, often at personal expense. Overall, dealing with this HOA management company has been exhausting, stressful, and expensive. This write-up is a long time coming. But then again, it takes a while to get to know a person, to recognize the attributes one has and to determine whether one will be dependable over the long run. Owning a condominium can be the best of two worlds. You get to own a piece of property ... and you get to leave the day-to-day, month-to-month handling of affairs (as they pertain to the common areas) to someone else. The trick is to find a good HOA management company - and even more key is making sure one's association's rep will be there for the HOA. Allstate Management's Jessica Norman is just such an individual. In the few months she has been our HOA's rep, she has proved herself more than capable of handling the myriad of concerns and issues that have cropped up to keep our almost 60-year-old building operating. She has not flinched once, is always communicative, and has the HOA's best interests at heart. When Jessica took over our building, she did so when many demanding and time-consuming projects were in mid-stream, and she did so with ease and finesse - which made the transition so smooth and easy. That in of itself proved to be fortuitous for our HOA (because we knew the demands our building would put on her time) - and a godsend (because we knew the demands our building would put on her time). This may seem like a small fact to some - but it rates a # 1 spot on my list: Jessica stays in touch with the HOA (its Board and owners). She doesn't leave us hanging, waiting for answers. If a situation will take her a couple or few days to get answers, she lets us know so we are not left dangling. Highly Disappointed with Our New HOA Management Company Our experience with the new HOA management company has been extremely frustrating and disappointing. Since making the switch, we have encountered multiple serious issues that have left us questioning our decision. Firstly, they have been unresponsive to the board's questions and requests, making it impossible for us to carry out our responsibilities effectively. It's as if we are talking to a wall. Additionally, they have not charged any late fees since October 2024, which raises concerns about their ability to manage our finances properly. The lack of consistency in their operations is further highlighted by the fact that they have switched bank accounts and payment portals twice in just four months. This constant change has added unnecessary confusion for everyone involved. Moreover, many homeowners are facing serious issues with the new payment portal, and it seems like no one is available to help us figure it out. On top of that, they wrote checks from our previous bank account, closed it without notification, and failed to inform our vendors, leading to bounced checks. This has not just caused inconvenience but potential damage to our relationships with service providers. Overall, we genuinely fear that switching to this management company was a significant mistake. We expected a higher standard of professionalism and communication, and sadly, we are not seeing it. Allstate HOA Management managed the Sunshine Court Association account for 2025 and again for 2026. The HOA account has been paid in full. Despite full payment, no billing statements or notices were ever mailed, even though this had been the customary method of communication. I only became aware of alleged account issues after repeatedly calling their office. My client has a disability and cannot reliably access electronic systems. She requires paper billing and written statements, notices, etc. This reasonable accommodation has been clearly requested multiple times and has been ignored. Late fees were assessed without any mailed billing statements or late notices were ever provided. These charges were not the result of nonpayment, but of the Allstate HOA Management failure to provide accessible billing notices. My client is requesting written confirmation that all future HOA billing, documents, statements, notices, and communication will be sent by U.S. MAIL. Written confirmation that my account is paid in full for 2026. And complete written account statement 2025 showing all charges and payments is provided. Have been disregarded. Based on my experience, on repeated failures to listen, communicate, or accommodate a documented disability. In addition, maintenance and repair issues were reported by email and supported with photos, yet no repairs were made, and no responses were provided. I reached out to Allstate HOA Management seeking answers to extraordinarily stressful events that were occurring in the place I am living, a community that is being run by what appears to me so far to be an unethical management company and unethical Board. By chance I was given to Mr. David Bar. Mr. Bar spent a very long time on the phone with me answering questions and making suggestions on how to work towards resolving issues that would otherwise necessitate hiring an expensive attorney. He also followed up with information for me via email. And once again, months later, he made himself available to answer further questions. Note, he does not manage where I live, but was freely and cordially providing assistance. To me, if I was lucky enough to choose, I would be thrilled to have this kind gentlemen overseeing where I live, it would be the difference between the daily misery of a police State and a happy, peaceful home. I know nothing about this company, but the experience speaking to Mr. Bar showed me how a management company should be run, following the rules of the Davis-Stirling Act, knowing how to responsibly use his power with fair dealing. Note: a management company should not allow a Board to violate the Davis-Stirling Act. As President of the Board of our HOA I want to express or appreciation for the services we have received, and continue to receive, from Allstate. I don't know how they do it. We had to change management companies almost annually until we started working with Allstate 3 and a half years ago. Given that our manager is burdened with our association's problems almost on a daily basis, I am continually impressed by how these matters are handled. We encountered a series of leaks, probably due to the age and condition of the plumbing, which resulted in blockages and damage to portions of the common area. As soon as we advised Allstate both a plumber and a remediation company were dispatched - the plumber dealt with the blockage and the remediation folks removed damaged carpeting and drywall, sanitized the affected areas and facilitated installation of new carpeting. Had this not been addressed promptly, I anticipate the damage would have been far more extensive and the repair much costlier. I can go on, but this recent experience I described above is illustrative of the service we have been receiving. Also worth mentioning is Allstate's superb accounting system. Allstate HOA Management has been the best of the four management companies our association has used over the past 15 years, though there have definitely been some growing pains along the way. We have been with them for about four years now, and having Kelsey back on our account has made a noticeable positive difference. I believe our association was one of the first buildings to sign on with Allstate, and the company has grown significantly since then. Along the way, a few account representatives were not the right fit for our building's particular needs, which are somewhat unique, but with Kelsey's return, there is optimism about making real progress. The online portal is user‑friendly from both a resident and board-member perspective, and email communication has become much more efficient. At the end of the day, though, any association still needs to actively advocate for itself with any vendor or management company. The goal is to keep working through any remaining issues and to see Allstate HOA Management continue to succeed, especially given how many other HOA management companies fail to meet expectations. read more
