Since my last review back in 2021, Icon had cycled our property through 2 other managers until we got Jessica Norman. Jessica has been the most astute, organized, driven and knowledgeable manager our property has seen in the 4 years I've lived there. Her experience managing HOA properties is apparent with her knowledge of by laws and city regulations and her ability to solve problems quickly. She leads our monthly meetings smoothly and with brevity remaining respectful to all and unbiased during discussions. I find the value she brings and services requested are always taken care of. Hoa mgt is not easy and needs a organized individual to take charge of difficult situations. We have had Icon Reality manage our HOA with disasterous consequences: the HOA dues going up by the hunderds, our property values tanking, not being able to sell property due to HOA not qualifying for conventional loans, having no reserves, etc. ICON realty never provides any information about expenses, about their practices; everything is hidden, secretive and clearly fraud. The property looks horrendous ever since they took over. Moreover, their manager Jessica Norman is one of the most hostile, confrontational human beings you could ever encounter. Rude, dismissive and threatening, she has made life a living hell for the majority of the residents. We gave them notice. We got rid of them, but the damage they have done remains. Be forwarned. Our HOA has been with ICON for about 10 years, and we've had Aaron Moses as our property manager for 4 years. This review is specifically for Aaron, who has been nothing short of wonderful. My husband is currently on our HOA board and works very closely with Aaron. And while my husband can be a handful (ha!) Aaron always remains kind, responsive, and patient. Personally, I'm immensely grateful for the way Aaron responded when we experienced a roof leak last year. He quickly scheduled the assistance we needed to get repairs done, he was available to discuss our concerns with us, and he had compassion for our issue. I've been trying to get a hold of someone for the last 48 hours regarding an emergency at a building and am still waiting for a response.

I have lived all across America and literally NEVER had this negative an experience with property managers before...Every single matter we've raised with them has NOT been resolved properly or any action taken at all. Numerous complaints have been lodged about things that are easily solvable, and they have not done a thing we've asked them to do even if they are legally required to do so. The office staff is inactive, the property I live at is being mismanaged into the ground, the HOA is paying them bizarre fees that are not easy to account for, they clearly favor 1 HOA member over the other 1,000 people that live here, and it's very difficult to know what this multi-million dollar contract is actually going towards. Efforts to reach higher-ups within the company Gregg and Alan (corporate types that are not physically on the property) have had them inappropriately defending the negligence of a job that they themselves admit they don't directly oversee, so how would they even know what's actually being done or how shabby the property has been looking the past few years? In fact, the higher up the chain I'm going at Icon, the more unprofessional they're being. January Update: I'd also like to point out that this is the only business I've ever seen ignore a Better Business Bureau complaint about a specific issue I've been trying to get their help on for 16 months. They spent about 50-times as much energy arguing with me about it not being their responsibility as it would've taken just to solve it--they did this through emails to the point I was fed up privately asking them for help, and thought a BBB complaint would be a better use of everyone's time. Little did I know that they'd be the only business I've ever seen not even bother to respond. Also, the property I live at has had them ghosting MULTIPLE people on various issues like not having hot water for a month during the holidays or overcharging them thousands of dollars through the new system Vantaca. It's getting so bad, that we're having more than a dozen residents claim they've been ghosted on various issues. read more

After my review to ICON 9 month ago,and under the dictatorship of property manager Jessica, ,I decided it is time for another review. Of course the property looks a lot worse,than was 9 month ago,everything is destroyed.They choose only repairs beneficial for ICON,hiring non reputable companies,who are doing a horrible job,and paying them an arm and a leg.There is no bids,they are bringing them from another county,something is fishy here.They refuse to give the financial information, anything you ask is confidential, internal,secret.Of corse they raise the dues,assessments regularly. With high dues we have no penny behing as,not even one project is done.Even replacing the electrical panels are done wrong.Having someone living thousands of miles from the property, and managing over the phone,is the result we are in trouble. After a long battle with them the company replaced her,with another non competent person. If you are worried about your property,your investment, don't allow ICON even close to your property.In a few years you will be without money,high HOA dues,and horrible looking property. read more

Wish I could give a negative review. Trey S has been terrible to work with. This is a second manager within the same company we've had to deal with. They're managing our 36 unit building, they don't follow the direction of the board, instead let the intimation of certain residents dictate how they manage a building. Calling 30 plus times in a two week period only to be told they will call you back, yet ghosts you. He doesn't communicate everything with the board as I learned when I asked board members about a form I submitted to him to submit to the board. When letting him know I would be writing a bad review, he took it as a threat, yet made no further attempt to resolve a simple issue, nor has his supervisor Greg attempted to resolve the issue. Dena Mark is what a great property manager should be all about. She has taken our 250+ condo community and created the perfect balance of resident communication and getting our endless list of "to-do" done in a timely manner. I am so impressed by her attention to detail, organization and quick responsiveness to emails. Her ability to prioritize tasks, time manage and her depth of knowledge has helped our community in so many ways. She listens to people's needs and works on resolving situations as soon as possible. Living in one of the communities managed by ICON has been a total nightmare! About 80% of residents here feel that Jessica Lynn Norman has no professionalism and always replies with a bad attitude. She definitely needs to go to a customer service seminar or update her training. Another bad experience I've noticed over the years is when we are called into HOA meetings. She makes sure to give the speaking platform only to HOA board members for 90% of the meeting - but forgets to give the people of the community any time for discussion. Only says 3 minute max or they get silenced. What kind of a meetings are these?? Basically Nothing ever gets resolved with this company. Our common areas are being maintained to the lowest standards/ while we pay out high price invoices of pocket. All Jessica is good at is treating people in a rude manner, getting our community under many lawsuits and raising our dues to OVER $700 dollars !!! Wow what great managing. read more

Icon overal has been good, but there is room for improvement, especially with timing regarding getting or revising documents. I have been under this management since December & boy oh boy do they give you a run for your money. No one from any department gets back to you in a timely manner. You call, leave voicemails, send endless emails, & message on the portal and no one will ever get back to you unless its 3 weeks later... When we bought & moved in no one told me they did not have the proper paperwork for the 1st month so we could not access the payment portal until I had to get the old realtor to get involved to have them address the issues. Since then it has been a nightmare. Any question important or not will not be answered OR not answered until it is too late. I have been attempting to get answers about billing issues for weeks and have still not gotten a response. They double charged me, sent half the HOA money back upon my request (took a week to resolve) and then charged me late fees even though they still kept the other half of my money, for what, I have no idea but it was not used for my HOA. Stay away for your own sanity. read more

Naya Smith at Icon has been my point of contact and she has been great! My experience has been limited to working with Naya and Icon through the Rambla Pacifco HOA in Malibu, and well AFTER the sale of a property. Naya Smith is consistently responsive, extremely helpful and has gone out of her way to make sure every detail of our needs was addressed, years after the close of my client's properties. FYI, the person who wrote that property management companies are great during escrows could not be any further from the truth. Most consider escrows a nuisance and drag their feet getting the docs out. I can't speak for others, but I have had numerous transactions with Icon and from the standpoint of a realtor and a client, they are great. read more

If I could give Ana Jones, our HOA operations manager, zero stars, I would. She never responds to calls, texts, emails, maintenance requests, questions or concerns, which is beyond frustrating. When she does happen to respond, she gives you the run around. Communication is definitely not her strong suit. It appears a complex of this size (400+ units) is way above her level of competency, as any and all complex-wide projects are extremely unorganized and chaotic. I encourage all of my grandchildren to check the reviews of anywhere you frequent or spend your money on and this is to be applied ESPECIALLY with property and it's value or how it's managed. Icon has done a very very poor job of managing and maintaining California Village condominiums in Tarzana, CA. If you're looking to purchase here do know management will do bare minimum when it comes to the speed of service. My wife and I (and MANY others) in the building have experienced our vehicle being vandalized and/or totally broken into which is t their fault but what IS their fault is how they disregard your urgency in emergency circumstances. They have cameras that do NOT record and staff will lie and say they can't look over footage until a police report is made but truth is they STILL do nothing. You would think if you have cameras and KNOW residents face safety concerns you would release photos, inform residents of what to look out for and what's been reported. They keep everything under the rug informing residents of hardly anything. Why have cameras??? They always have broken or flickering lights that take WEEKS to be replaced. We have to purchase surveillance and place them in areas near where MGMT already has them in order to know what to look out for. Now shall we discuss the MONTHLY water shut offs fir the entire building? No sarcasm used, the water is turned off LITERALLY every month with short notice, like the night before sometimes. It's also worth noting the cleaning lady keeps gardening tools or stores them in the closet near both laundry room that is used just to power sweep certain residents walkway...what is THAT about???? When you call woth concerns all that's fine is you leave a voicemail or instead of empathizing the lady in the office simply gives excuses as to WHY somethings broken or WHY your complaint may not be worth consideration. The MGMT of this building is very tacky. There was a crime committed that left a bloody scene in front of a tenants front door and Icon failed to even make the p/t security guard know. When he was made aware he was shocked. They also are too CHEAP TO PAY A THE COST FOR A GAURD TO CARRY. They stick to flashlight guards who are limited to the protection they can provide then keep them out the loop of the crimes they may potentially face. Unfair to the guard! We look forward to the day where large water heaters are laying around like we're in real life "walking dead-survival moI cannot WAIT until my wife retires so we can finally sale the unit and find a better and safer environment. read more

Dena, the property manager for my HOA has done such a professional job taking care of all the day to day problems that come up in our HOA. Our 50-unit building switched over to Icon management a year ago, and once we were referred to, Aaron Moses, as our property manager, I have been amazed at the time, effort, and care he has put into our building. I have been on the HOA board off and on for over 15 years, and dealt with at least 5 different property managers from our previous company, so I have had experience with good, and to put it kindly, not so good managers. I have been pleasantly surprised to find someone like Aaron Moses, who listens and gets things accomplished. Aaron goes above and beyond! Aaron has a wealth of vendors from which to get multiple bids for work we may need performed in our building. He responds immediately when there is a serious issue or not. Aaron works well with all kinds of people. He is clear, direct, and thoughtful in his communication. He understands the responsibility and accountability of his job which has made him a great asset to our community and Icon Realty Services. We have had quite a few repairs and upgrades performed in our building in just under the one year that we have had Aaron on the job. This is a well deserved review for Dena Mark at Icon. Dena was there for me when I felt threatened in my home by another tenant. She offered to listen to me and validated my feelings (something multiple police officers couldn't do during this event). She made a very ugly situation, livable. After what im sure must've been a lot of work, this tenant is no longer in my building. God bless Dena and everyone else involved in making this happen. Aaron Moses is the best HOA Property Manager! He's responsive, honest, and fair! I've unfortunately had issues with other Property Managers not responding in a timely manner thus causing further issues and frustrated tenants. Thankfully, Aaron is not like the others. I called him, he didn't answer but texted me back immediately letting me know that he could not answer the phone, so I texted him of the issue that I was having regarding water not dispersing from the faucets in my unit. He asked me various follow-up questions and mentioned that he believes the problem is that the water valve for my unit (outside) was accidentally turned-off and if that was the case than there would be no cost. He reached out to a plumber, and forwarded me their contact info letting me know that the plumber will try to come tonight, and if not tonight then tomorrow (it's already 6:16pm) I'm hoping, praying, and wishing that the issue is indeed only the valve being turned off like we both suspect, but just having a Property Manager who quickly addressed my issue and provided a solution is AMAZING! What a great way to build my trust with my housing community! read more
