Refiloe came and appraised our rental, helping us set a good rental price, and ended up getting us a tenant in less than 2 weeks from listing! Based on my immediate experiences, I have not had a great experience moving in with Earnest Homes. I TRULY hope that the experience improves going forward, if it does I will update my review accordingly. But for now, this is my honest experience in case its helpful for anyone else who is planning to rent with Earnest Homes. First, I'll say that working with Donna Cura has been great. She's extremely professional, and has been incredibly attentive at answering my questions around lease documentation. Thank you Donna for making the lease process go extremely smoothly. My concerns so far are with the move-in experience. Move in day is supposed to be exciting - you've just made a big commitment to sign a lease, put a deposit / pay first months rent, and have gone through the process of setting up all your paperwork and utilities. Come move-in day I thought I would be receiving SOME level of PROACTIVE communication / outreach about move-in day logistics and a walkthrough of the house. Instead, my move-in experience was the opposite. It felt like after I signed the documents my move-in process was an afterthought. I scheduled a walkthrough around 12:30 PM on a Friday, and was met by Oneda, who was really only there to conduct an inspection of the house. She didn't know how the house was set up or have any instructions for me on how to use the things in the house. I'll go into detail around what went wrong. To be fair, Oneda did a great job going through the inspection and was very thorough and objective at documenting the different issues (e.g., cracks in the tiling, stains, scratches, etc.) Now, where the experience went downhill for me. When we entered into the home, there were a HOST Of things that did not go right: 1) There were three electric outlets that had not been completed prior to move in, they had no covers on them. It looked as if the team had painted but forgotten to put the covers back on. 2) There was a lot of grime and dirt on the bathroom faucets. It didn't seem like they did a thorough cleaning prior to us moving in. 3) Oneda did not have any idea on how to navigate the things in the house, for instance, there were electric blinds that were down and she had no idea how to open them. I randomly figured it out by pressing a button on a remote nearby. Not a good look for someone who is supposed to be showing ME around the house. 4) The previous owner left their front door security camera system + a nest security system(?) I'm not even sure what it is because no one explained / has explained to me what it is for. At the moment, I'm not sure if its the previous owner using it to spy on us or not, because I have been provided literally zero information on it. 5) I have no hot water at the moment. I did my part to set up SoCal Gas, but I was again not given any information on move-in day on how to turn on the water heater. I was not even told where it was located, I went to the backyard to find it, and once I located it I had no idea on how to turn on it / determine if its even working. I followed the instructions / watched a youtube video in hopes of trying to turn it on to no avail. 6) Now, the one that really started the negative impression of the move-in experience - I was not given the front door access codes until 4:47 PM, despite my walkthrough being at 12:30 PM. And the ONLY reason I received them was BECAUSE I HAD to follow up and ask for them! I sent an email at 1:40PM, which did not get a response. I then called the number around 4:07 PM to follow up and thank god for Brian, because he followed up with my account manager, Keren Mendoza, (who I believe is supposed to be responsible for onboarding us) and I then received a response from Keren on how to unlock the front door code at 4:47 PM. That is absolutely ridiculous. She did not include ANY other information required like how to turn on the water heater, or use the electric blinds, or security system. I'm still hopeful that this experience can be turned around, but I will wait until I get a response from the team to provide an update. read more

I've had a mold problem that they refuse to solve. They instructed the contractors that came to inspect it not to disclose any of it with me and than said that's their policy! So they'll do that with every single one of their tenants. That's insane! As a company earnest homes' policy is to keep tenants in the dark about mold issues only giving them what they deem they need to know! Went on to get my own inspection which came back as positive visual signs of mold and now they said they won't do anything unless I pay 500$ for a lab test! I don't know how a companies policy can be to not tell tenants about mold issues in their home! We have a right to know every little detail about the home we live in! Needless to say I've filed a complaint with the city and housing department. read more

I have worked with Earnest Homes for over three years now on several rental properties. Here are my honest review - all positive: 1. They expanded their service area for me because the rental properties are located out of their range. But Jesse is very accommodating and willing to give it a try! 2. Keren, my property manager, is always responsive - she replies emails in under 2 hours normally and always work with me with a can-do attitude and problem-solving together with me. I contacted this firm and spoke to Refiloe who is the lady that sets up walk throughs and account setup. After speaking with her and reviewing the Company, she setup an appointment to see our place. Come time for the appt, Refiloe not only did not show up, but she never even called to let my wife and i know that she will not be able to make the appt. She simply blamed her assistant via email and brushed it off. I guess they have too many clients. I am glad i dodged the bullet here. Very unprofessional! Updating my review because, alas, still dealing with the same safety issue from a month ago. After my initial complaint a month ago, the lights were turned on temporarily at around 6pm, but for whatever reason they are still not turning on by 5pm. It's November, and it's dark by 5pm, so why set the timers for so late? I complained over the weekend and someone from PMI name Leslie texted me this morning (Monday) saying that the lighting issue would be fixed asap. Well, it's 7pm Monday night and it's still pitch black--not only in the lobby but in the garage. What would it take to get you guys to fix this issue? Someone to be robbed? Assaulted or worse? NO ONE wants to come home to a pitch black garage or lobby. And more than 24 hours to fix a building wide issue is unacceptable and unprofessional. I am beyond frustrated that something so serious that affects the entire building is not being taken seriously by this management company. read more

This company is a sham. I worked with them for several months and got no return on my investment, just headaches, bad advice, and poor, poor service. Signed October 2022 after discussing property management with them since January 2022; was excited to work with a PMI franchise....TOTAL DISASTER, RUN AWAY!!!!!! When they first saw the unit, they were shocked I was leasing my unit at $2850 and offered to do much better managing the leasing of a new tenant (the property manager was also late for an appointment I scheduled with the tenant due to "traffic"...she lives in LA County). We got the unit listed November 2022; PMI managed the move-out and deposit for my exiting tenant. On their advice, I retained a large portion of the deposit for repairs. I ended up settling with my tenant and paying for an attorney, and also refunding more of her deposit, and needing PMI to assist in negotiations rather than going to court. They also failed to conduct repairs (faucet, sink, broken handles, shower head) until they were reminded to do so. We then conducted over $6K in repairs, for which they got 10% upcharge. The service was so-so to poor; the "new" paint job did not look like they had done everything (and they got paint on appliances). I was given comps in the $3500-$3300 range for the unit. By the time February 1 rolled along, we had 0 applicants even though we had lowered the price 5 times to $2650, $1000 less than their comps. I was given excuse after excuse for why the unit had not been getting applications after two months on the market, all of which were BS. Markets change, sure, but three independent realtors I spoke to were appalled at this. Even PMI Golden State acknowledged that this was "not normal" for them. I am not so sure. After terminating the agreement it took asking THREE TIMES to get my keys and access devices returned, not to mention my money that is still sitting in their account. I also understand they have separated from PMI (a franchise does not easily let go of a franchisee, I suspect a falling out over poor service). Ironically they call themselves "Earnest Homes." Do not work with this company, no matter what they call themselves. read more

This is an updated review since I'm now currently going through my first turnover with the PM company. This process has been significantly more complicated than I would have imagined and I just want to outline the facts (you can make your own conclusions). 1) On 5/12/23 the tenants moved out 2) On 5/30/23 I was given a painting, patching, and cleaning budget of $4,400 3) On 5/30/23 It was also suggested that I return $1,065 of the security deposit back to the tenants 4) It is 6/10/23 today and the property JUST got listed and has been completely vacant for about a month now. Now for my take on some items... So to get the math correct I was to spend $3,335 of my own money to "restore" the property to the same state it was before the tenants moved in ALL while also giving them back $1,065 of their security fund. When I asked why we would be returning the security deposit (if it was literally going to cost me well over the entire deposit to restore the property) the PM stated that the security deposit might be contested by the tenants (which I found very confusing). If the tenants want to contest the refund that is completely fine by me since we literally have estimates well above that entire deposit to show it'll cost more than double the deposit to "restore" the property (unless the PM was completely over-estimating the costs to "restore" the property and was scared the tenants would see right through this?) After some back and forth trying to get the budget for restoring the property and refund to line up (as it should, I mean isn't that what the deposit is for) I learned basically 2 things. 1) The estimated costs of the paint, patch, and cleaning was RIDICULOUSLY high because that was the easiest to do. 2) Same with returning the deposit, it was the easiest thing for the PM to do. In MY mind a good PM is a PM that is willing to work with the whole purpose of trying to SAVE me money. Not take the easiest road and just throw my money at a problem and task. I will update this review once the property is rented again and hopefully moving forward there is less "wasted time" and less waste of my hard earned money but only time will tell. I will note that communication has been beyond stellar. Their response time is lightning fast and it seems like they do want to move quickly WHEN things are getting worked on. Unfortunately, for whatever reason, it's taken almost a month to turnover my property and that's 1 month's rent lost. read more

Update: Earnest Homes is still the best management company I have worked with as a renter. I recently moved this February for more space and of course, I had to find another unit with Earnest homes. I sure hope the president, who seems to be responding to reviews on here, gets to see this and provide his/her contact info for follow-up. I am a landlord, owning quite a few different income properties between CA and Washington state. Moving into and out of an apartment is a very stressful experience on its own for most people. And when you are thrust into the hands of a poor property management service company like PMI it makes the experience even worse. I have had the unpleasant experience of assisting a family member move into a property managed by this company. Every step of the way the process has been slow and with little regard for the tenant. Messages don't get returned for days. I saw another response where the president talks about communication being a Cornerstone of their business and I have to say that sounds nice but is worthless if you don't practice it. 24-hour turnaround? Sure, until they get a tenant signature and money, then they sit on a vacant apartment for weeks on end and suddenly their lack of preparation has become your emergency with many messages sent and many, many days between responses (or none). Managing these kinds of things properly is litterally the core service you're supposed to provide! Talking to the "property manager" prior to paying, everything seemed on the up and up even after waiting an inordinate amount of time to be approved. But as soon as they got the money equivalent to the value of a 5-year-old Honda Civic as a move-in cost, things went south. They drag their feet with everything. They had MANY weeks prior to move in to clean and paint a simple apartment. Ended up moving into it with very used up old carpet after requesting it be changed, blinds that were dirty and broken, caked on dirt on the 30 year old ceiling fans, a garbage disposal that was stuck and would not drain, dirt in the window sills, no advice to say "welcome to the property, don't forget to get a parking permit temporarily so you don't get ticketed as you're moving in". No assigned parking spot, had to guess on that. And after all this the apartment wasn't painted. We moved in and over 2 days the apartment was painted in such an amateur way it was almost like they were to say "I'm not paid enough to care if this is done right or not". Then another vendor was to come for another task that, again, they had many weeks to take care of before move in... well they didn't even respect the worker or tenant enough to give the vendor the door code to the building or the PHONE number of the tenant they were coming to help. Just a failure all around. What kind of operation is this? If you are a landlord and you don't care about your Tenant's quality of life, the way your property is maintained or your vacancy rates, by all means; go with the "Wal-Mart" of property management that is PMI golden state. And if you renew your contracts make sure you do a quality survey with your tenants every 6 months to a year to see how PMI is doing. Make sure your rental contract is reviewed by a competent legal representative and includes a mailing or email address so your tenants can contact you if the management starts to fail in their duties so they can tell you about the breach of contract. I have personally spoken with some of the tenants in this one building about their experience and they all agree: they hate PMI golden state and the old management company at some point was wonderful. I would never allow PMI anywhere near my units and find it offensive and embarrasing that PMI is comfortable leaving tenants to fend for themselves and with the worst communication. I wouldn't let the "god-knows-who" that they want to call painters and handymen into my home, they probably hire anyone willing to do it for bottom dollar. You want to move to a digital assistant model as a management company to save on paying labor locally? Fine. But in its current form it ISN'T WORKING and it will be the death of you if you don't treat tenants like people and not some digital product. TENANTS pay your fees with their rents, not landlords. They are your customer and you are failing them entirely if all of your properties are managed even partly in the poor fashion this one is property is. read more

UPDATE + REPLY TO PMI: I've also been contacted by someone else who has had a shady experience with PMI, so I know I'm not an outlier. And Jesse, don't try to twist the narrative by taking jabs at me - I made all the phone appointments with PMI and have the call and email history to prove it. PMI on multiple occasions missed my calls and appointments. 1. I'd gladly abide by that system if I were given enough evidence afterwards - invoice, photos, videos - that my property was actually worked on, and for a fair price. Unfortunately, that was not given to me. I asked for photos of my walls, when PMI refused to budge on repainting my entire condo, multiple times through call and email to everyone who was managing my account - to no avail. 2. I wouldn't have had to contact outside vendors if PMI was able to conduct the repairs in a timely manner. A month into onboarding and PMI failed to do its work with its own vendors, other than slapping a $1300+ invoice on the job, and stubbornly insisted that I pay to repaint an entire condo that was recently painted. And that they can't and won't do any work before I pay that absurd and unnecessary amount of money. How much is PMI earning with the amount of up charge on these work orders? And Jesse, you've conveniently disregarded my having to pay for PMI's negligence in illegally installing a lockbox on my property because NONE OF YOU contacted my HOA. Not of sound reason that I have to pay hundreds of dollars for PMI's mistakes but I was made to anyway. If I continued to let PMI completely drag its feet, I don't know how long it would have taken for my property to get hit with fees left and right before I'd even get a tenant. Also, if we're getting facts straight, there has only been 1 TaskRabbit and he was there for at most 30 minutes. And there is no way the 3D tour was done either, as PMI refused to without repainting my entire condo. Don't skew the facts when you know I can prove otherwise. read more

But I do suggest you search by "lowest ratings" to get the real. I had the displeasure of learning of Earnest Homes through a beautiful charming condo they manage. Cesar and Rebecca were all polite until I requested minor lease modifications on the addendum for maintenance repairs and the cleaning fees. The way it was written, I would've been responsible for basic maintenance and a cleaning fee, even if I cleaned upon vacating. I simply wanted language to protect myself. Oddly, they wanted to keep talking on the phone to "ease my concerns" but didn't want to put it in writing. Huge red flag! First, Karen called, then Danielle, and finally Rebecca. An alarm sounded in my head when Rebecca said, "You're stressing yourself out over things you won't have to worry about. We're not going to charge you." Great, so why not add the minor language tweak to the lease? "Jesse," the President of the company, refused. "We have told you multiple times we will not alter the lease." He was so rude and curt w/me that I decided to do a little more digging. Sure enough, the bad reviews detailed exactly what my concerns were. Earnest Homes charging tenants $1,000 for cleaning fees, charging tenants for maintenance repairs on places they do not own, and overall shady business practices. Homeowners haven't been too happy w/their services either. My intuition knew! Any time someone won't put something in writing or in a legally binding document, they have intentions of doing something foul. Everyone's demeanor and politeness changed when they realized I was no dummy that was going to just sign a lease with no modifications. Ultimately, this entire ordeal could've been avoided had "Jesse" profusely apologized for Danielle's rudeness. Asked what they can do to make it right. Modified the lease and/or modified the language in an email. And overall just had they been decent people. I'm so glad I did not allow them to gaslight me into signing an agreement. Hopefully "Jesse" sees this and commits to doing better, and trains his staff appropriately. I certainly wouldn't have any dealings with them on a business level, and I'd advise you not to either. read more
