We were waiting on a house to move into and needed a temporary place to stay. Initially we felt fortunate to find this place as it was reasonably priced and we could rent it for six months. It was freshly painted but infested with cock roaches. Each time we notified Mr. Said, he did ultimately arrange for pest control. There were light switches that did not work, a closet door that would come off it's rails, missing drawer handles and we would find mice/rat feces in some cupboards in the kitchen. Mr. Said would have a maintenance person come out and fix things but typically not without multiple requests. But, we were only going to be there for a few months and we figured we would just tough it out. We barely unpacked since we were going to move again in a few short months. More than 30 days prior to our lease ending, we did notify Mr. Said that we would be leaving and not extend the lease. We also requested a "walk through" with Mr. Said. While he acknowledged the 30 day notice, he never responded to the walk through. On December 19th, more than ten days before the lease would end, we vacated the property but Mr. Said would not agree to meet. Ultimately, we left the keys under the door mat on December 21 as per Mr. Said's request. This was a full days before the lease was to expire and more than enough time for Mr. Said to walk through himself or with me to identify anything he felt should be addressed before the leased ended on December 31. But Mr. Said did not do this. On January 28, 2023 we received our refund and it was minus: - $150 for cleaning - $300 for "touch up paint" - $300 "yard cleaning & dead landscaping replacement" Given the constant cock roaches and rodent feces, I find the $150 cleaning to be excessive but we are not asking for that back. However, the place was newly painted and we never hung anything on the walls. There was absolutely not damage done to any walls that would necessitate any "touch up painting". The $300 is absurd and the lease specifically states "normal wear and tear expected". But there were no areas that needed touch up paint. It was winter when we moved out; Austin had just experienced several days of temperatures in the teens. You cannot possibly ascertain between landscaping that was dead versus dormant. However, there is no landscaping so I'm not even sure what they are claiming. There are two trees in the front and a big tree in the back. There are no shrubs, flowers or what they call "landscaping". While there might have been leaves on the ground, that's unavoidable at that time of year and no matter how often we could have cleaned up leaves from the trees, there would always be leaves. But there was no landscaping that arises to the $300 deduction Mr. Said took. I am a disabled Veteran who served 30 years for this country and it's appalling when people like Mr. Said take advantage of people. Again, I am posting this as Mr. Said represents himself as Realty Austin and for anyone who might do business with them, just to be aware of the practices of some of their people, specifically Mr. Said.

While the initial setup and listing…read morepresentation were handled well, the subsequent communication, pricing strategy, negotiation, and professional conduct fell entirely short of basic industry standards. - Good Initial Presentation: The staging recommendations were helpful, and the professional marketing photography of the house turned out great. - Inaccurate Pricing Strategy: Initial pricing guidance was off by 15% relative to actual market conditions, resulting in three months of unnecessary carrying costs and lost market momentum. - Lack of Responsiveness and Defensive Communication: Communication was highly unreliable with a distinct lack of timely responsiveness. When critical market adjustments were finally discussed, responses were consistently defensive rather than analytical, forcing me to drive the strategy myself. - Failure to Advocate: Glaring lack of representation during critical negotiation phases. Instead of standing firm when the buyer's agent pushed for price adjustments, they consistently caved to demands. - Lack of Negotiation Leadership: Rather than protecting my interests and equity, their passivity made it feel as though they were operating with a minimum-effort mindset or actively working on behalf of the buyer just to close a quick deal. - Unprofessional Conduct and Zero Follow-Through: On multiple occasions, home security camera footage captured highly unprofessional comments and behavior on the property. To top it off, they completely went radio silent at the finish line--failing to show up for closing, never asking if I wanted them there, and offering absolutely no contact at all during the final transaction.

They also stage the house for free and will let you out of a contract if you decide not to sell. Their fantastic team helped us get the house ready to sell in two weeks. It was listed, we had a full price offer within four days with a 30-day close. The best thing was we received well over what Eric told us we were throwing away. It was a big win for us. We highly recommend Eric and Joyce Peterson with Kopa Real Estate to sell your home or buy a home. They get it done, they know the market and how to price and sell a home. A potential buyer or seller needs to know the record of a real estate agent before choosing one. We are now heading toward a new state and new adventure but couldn't have done it without the help and guidance from Team Kopa. They are the best in the business, at least in Austin and the surrounding areas. We will continue to recommend Kopa Real Estate and the husband-and-wife team of Eric and Joyce Peterson. I love the fact that they are proactive in recommending repairs to various parts of the house before it becomes very expensive to fix. In addition to the superb service they provided me, they have a top notched team who treats me like family. Everyone is very professional, respectful, and caring. One of the team member whom I've had the pleasure of working with over the years is Valerie Tillery. Valerie is very knowledgeable in real estate and property management. Whenever I have a question regarding my investment property, Valerie always responded quickly with clear answers to my questions. I've always felt that Valerie takes her time to make sure that any concerns or issues I have about my property is well addressed. Under her management, my rental property was never vacant for more than a week or two between tenants. That's just the time it takes for the crew to get the house ready for the next tenant. We usually have a new tenant signed a rental agreement before the old tenant moved out. My investment house have been cash flowing nicely since my purchase. I enjoyed working with Mars Hill Realty so much that I'm in the process of closing on another property in Georgetown, Texas for them to manage. Aside from Texas, I was also looking at Florida for my second investment home. While the housing prices in Florida is comparable to Texas, the cost of investing in Florida is cheaper than Texas because they have lower property tax. So why didn't I invest in Florida? Because Mars Hill Realty does not do business there. There's no property management that I trust more than Mars Hill Realty. In fact, it was Valerie who introduced me to the neighborhood that I'm buying my second investment home in. My experience as a property investor has been really stress-free with Mars Hill Realty managing my property.
