This company works as a conduit for landlords to exploit and mistreat tenants and keep landlords from any accountability. All positive reviews will be from landlords, and all negative reviews will be from tenants dealing with slumlords. This company protects them, keeps them anonymous and unbothered, while tenants suffer from random surprise fees, disgusting properties, and hidden issues. If you are looking to rent and see the property is managed by Austin Vestors, it is a major red flag. They will add fees to rent without explanation, and send AI-generated emails insisting more fees are due. The true problems with properties are hidden at the expense of tenant safety. While I appreciate some of the kind employees trying their best, the truth is that the purpose of this company is to screw tenants and protect unethical property owners. This company is almost entirely run with deeply flawed automated systems and obvious AI. Renters - stay far, far away. If you are stuck, brush up on tenant law or get a lawyer. read more

Greedy leasing company with no integrity! Cost themselves $$$ trying to cheat me! Conveniently lost my lease for month to month after a flawless 2 year lease. Then tried to convince me to resign at 10% more per month for month to month. Told them no! Then made us pay an extra month because we "didn't give them enough notice" to move out even though they lost the lease we signed! The house then sat empty for 6+ months and they have had to lower the price. I don't stand for dishonesty. read more

I have written confirmation they would do maintenance before move in, then they suddenly decided not to with no explanation. It has been impossible to speak to a human being about the issues as well. Quite possibly the worst property managers I have ever interacted with. Stay far away. House under their management flooded due to a plumbing leak. Upon replacing the drywall the contractor discovered there was asbestos present. Austinvestors did nothing for 3 months while the tenants were forced to live elsewhere. Had to be hassled to get rent money back for the months we were not there. After 3.5 months there was no movement on remedying the issue. We put in our notice to break the lease. Upon moving out (mindful that the house was actively covered in asbestos. We had to go in and out with masks and only get valuables. All clothes/furniture were lost) they attempted to charge us for not maintaining the grass in the front yard. We had over 4 points of contact throughout this issue. They changed weekly once the pressure started to be applied. read more

This company is an absolute disaster in numerous ways and I would not wish their services on anyone. Read the other one star reviews as many of their experiences reflect our own interactions with this company over the past year. In brief, we had worked with AustinVestors for over five years previously and we had absolutely nothing but praise for their services. About a year ago however, that AustinVestors transformed into the seemingly incompetent company that exists today with internal confusion, lack of transparency, extremely poor communication with clients and repair vendors, delayed billings and a confusing website. We have experienced unending confusion, frustration and wasted hours over matters that should have been simple and straightforward. For example, after a tenant moved out, they understandably charged us about $2,000 for a major cleaning and repairs prior to showing for prospective tenants. However they later billed us $300 for a "touch up" cleaning prior to the next tenant moving in. The worse event was their orchestration of a problem with a hot water heater. In short, it took three months and five visits to repair. We received multiple bills for several return visits from a questionable repair company long after the service was done. Because of their lack of communication with the repair service, they were not aware of several "Not to Exceed" charges and we learned of these only after trying to terminate with the company.At one point they proceeded with another $900 heater repair without our approval, stating it was urgent and they were unable to contact us. This is absurd as we were available through cell phones, e-mails and messaging. At every turn WE were the ones who had to contact them during multiple occasions. Their courteous and well meaning office staff had difficulty compiling the various charges and time sequences of the charged services. In short this is a vastly changed company from our previous experience, and there are now multiple problems at several levels. We changed to a different company because we simply do not trust their business practices their communications (or lack thereof) with us, their repair vendors or their ability to understand their own billing. read more

If only I could add video. One day we woke up, and the house was flooded, not due to any sort of natural disaster or damage but because one of the hoses leading to a toilet was just old. On the plus side, they did get someone out to the house promptly. On the downside, most of the house is unlivable for at least the next three days and Austinvestors refuses to do anything or even attempt to remedy. The carpets are unsafe and a trip hazard for my partner who just had ACL surgery. The leak was so bad that it got into the walls so drywall had to be cut into, and now there are constant layers of white debris that we are breathing in which has caused allergy issues. The four fans are so loud that I registered the sound levels as being over 80 decibels, which is detrimental for long exposure. (Basically the equivalent of having a air dryer on next to your head, except it's 24/7) We both WFH, which is impossible right now because of the noise level. We asked to be reimbursed for a hotel and AustinVestors has refused. By law we are entitled to "quiet enjoyment" of the property which we are not receiving. Austinvestors has not offered any remedy, basically just a shrug and "deal with it" attitude while we basically have to live at a job site. The word "slumlord" comes to mind. read more

This company has rental properties, for lease they told us to apply at 60 bucks per person. We did what they wanted only to be told the next day they were going with another applicant. So I spent 180 dollars for nothing, just more money in the companies pocket. No refund at all. I hope anyone dealing with this crooked company will do business elsewhere. read more

I really wish Yelp had 0 star. As a hopeful first time investor, we were left appalled, distressed, and disappointed by AustinVestors service. Most of the folks we dealt with knew nothing about property management, and we had to constantly guide them on what should be done. We seemed to have gotten wonderful tenants, but once we decided that we wanted to work with a different property management they actually moved our tenants to a different property. Do not rent from Austinvestors Property Management. They took 26 days to fix our AC (during which the temperatures reached the 90s and were consistently in the 80s, with high humidity) because the property owner didn't want to spend the money; provided no help (portable AC or hotel room, etc); and wouldn't let us out of our lease 10 days early because we didn't send the request via registered mail. This after 5 years of always paying our rent on time and taking good care of the property. It should also be noted that we have young children and allergies; so leaving the window open all the time was literally bad for our health. They also still haven't fixed a hole in the front yard that is a safety hazard or a detached fence in the backyard. read more

I had to take Austinvestors to small claims court to win a judgement which they have yet to pay for improper deposit monies withheld after renting a unit for over 5 years. They add minor charges to your bills for the use of their software charges and steep releasing charges for processing new leases. They took 30 days to finally process my deposit return and waited until 27th day to send out inspection report claim false items against the deposit. I had good communication with their employees, so this comes down to greedy and bad faith from ownership of this company. Not truly aligned with Texas Real Estate Commission's requirements. Beware of any properties represented by Austinvestors. read more

That's bogus, the Austinvestors team dropped the ball on my collection. The collection wasn't filed in time and I was just left there hanging, begging for updates. There has been no good reason provided to me about what happened with my collection claim by Austinvestors. Also the collection agency they used won't give me any info about what happened with my claim since I am not their direct client. Basically, I lost the money I was owed and the tenant who damaged and abandoned my property walked away scot free. That same tenant could be out taking advantage of the next landlord since nothing went on their rental history/record. Landlords, Austinvestors has gotten too big to care for your property. They will place just about anyone in the property as long as the minimum criteria is being met. That way, the place is not vacant in the best interest of making money and every landlord they place, Austinvestors gets a hefty placement fee. They always found renters, but every renter I had turned out to break the lease early until they found me the perfect tenant, who broke the lease early AND caused excessive damage. Ultimately, I had to move my business elsewhere. You have been warned, do yourself a favor and find a better property manager. read more

Legitimately the worst company to rent from. They do nothing to advocate for the tenant. Their emergency number is invalid. They're rude once you're in a contract- which they try their best not to uphold themselves, but will absolutely use to make the tenant suffer. I will NEVER rent from them again, and highly recommend that you avoid this company if at all possible. I also have made contacts with former vendors of theirs who they have screwed over by not paying. So it seems like they're charging homeowners to provide a service they aren't providing, and convincing maintenance folks to do work they're not paying for, and THEN blaming the renter and charging THEM an extra fee to have that person come take a look at whatever is wrong yet tell them nothing is wrong with it until it needs complete replacement and is causing damage to other things- which was the whole point of letting the property manager know over a year ago that something was wrong. But WE have to suffer. Ok then. ANYWAY... don't rent their properties. read more

Fast forward to a week later.... I've had no hot water pressure in my shower since the water main break. A maintenance request was submitted by me on 12/31/22. A plumber came out first thing yesterday morning, 01/04/22. Call maintenance with AustinVestors this morning to not only check the status of my request, but to also see if they knew why water has been shut off again. I was advised that the plumber estimate was still not approved and they didn't know why I had no water. I myself had to investigate the issue and found out from a neighbor, again, that the water will be shut off until 3PM. His property management team advised him of this via email, as one would expect from a property management team. Not AustinVestors apparently. Again, lacking urgency and the typical responsibilities you would expect from a management company. read more

This company engages in deceptive business practices! Be very careful when doing business with them unless you have money and time to waste on applying for properties they have no intention of renting to you. I paid their $60 application fee to apply as a guarantor for my son's application for one of their houses. We were told with a strong gurantor- I have excellent credit, 20 yrs on my job as a CFO and more than sufficient income and cash reserves- that his low credit score wouldn't be a problem. We were denied shortly after they collected their $250+ in fees with no explanation, other than his score was too low, which they knew! They had no intention of approving him even though we were up front with everything before applying. read more

Moved into a home they manage that had a pre existing rat issue. They never disclosed this to us. When we tried to remedy the situation they did not pick up the phone and instead rerouted us through a multitude of employees. They will not maintain your property. After my move out of the home managed by this company, I was charged for cleaning and damage that was already mentioned in my initial walk through paperwork. I also realized I was paying for utilities after the move out because they didn't have a new renter in yet who transferred the service into their name. I spoke to a woman who happily agreed to give me a refund on those items and my utilities. After not receiving my refund, I got another email from the owner with a "Security Deposit Settlement Agreement". In this agreement it stated I would be refunded but only if I signed the agreement and one of my tenant responsibilities was to remove all my reviews to include Yelp, Facebook, and Google. I refused. I was then told that I wouldn't get a refund until I signed the agreement. Here is the quoted text taken directly from the email, "I cannot release the check until the settlement agreement is signed; this is separate from the lease agreement. The document relatesspecifically to the items you disputed from your final disposition letter and the utilities you paid for after you moved out. Tried to move my daughter into her apartment yesterday. Got to the apartment and there was mold in the air conditioning vents, mold in the bathroom cabinet and carpet ripped up. We've already paid a deposit and first months rent. Wish I would have read the other reviews about this company. Steer clear!!!!! Terrible management. Nobody returns calls. Then they lie and tell me twice that oh the place was inspected and the inspection was great even though I'm currently looking at mold and dust on the air vents.
