These folks were great until I got into the duplex. First couple of maintenance issues no problem but then when as more issues arose, less and less of a response. Two month long faucet leak in my tub. Four unanswered maintenance requests. Was rented the place with a supposed working fireplace. Turns out it's not and it's actually a potential health risk. Renters insurance jumping from $10 to at minimum $40. Incredibly difficult to get a hold of. The number I was given is no longer in service. This isn't even to mention the poor luck my neighbors have had on their side of the duplex. Terrible terrible terrible. Stay away if possible. Know what you're getting into if not. read more

Guys, you are in for a treat. I've been waiting nearly 4 years to write this review. This is my Great American Novel. Ahem. So about a month ago, NRPM (Neighborhood Realty Property Management) starts shooting off all these 3rd party requests for reviews. I'm like, DAMN. I wanna write one so fucking bad buuuut I still got another year here, and I don't want some silly review to get us treated even more poorly by this joke of a company. But these requests keep coming. And coming. So I finally break down and write a short, pretty bad (and totally honest) review of this place. Turns out the review gets sent via email directly to the president of the company. Shiiiiit. I get an automated email back saying something along the lines of "Hey, thanks so much for your great review! We want to get 5 more reviews just like this! Post your review on Yelp, Google, etc.!" So I'm like..oooookaaaaayyyy... *All names have been changed to protect the identities of some of the shittiest professionals I've ever had the joy of interacting with. Everything that follows is completely factual. I've kept every email exchange. Mindy was cheery. Perhaps a little flustered, but cheery on that crisp day in October when we sat down to sign our lease. "I'm just going to love having you guys as tenants. I can already tell!" I smiled nervously as I initialed here, here, and here. Oh and here. Aaaand here. And here. And here. In March of 2014, something went seriously wrong with the plumbing situation in ours and several surrounding houses. I never learned what exactly the origin was, but all you need to know is that there was shit-water. All over our bathroom. For over a week. And it wasn't mine this time. City of Austin had to get involved to fix the issue, which meant Mindy had to act as liaison between us, the maintenance person, and the COA, as an official city inspection was needed to complete the entire process. Seeing as Mindy was barely capable of acting as a liaison between she and I, I will just simplify by saying that for about two weeks, I had no idea whether it was safe to take a shit in my own bathroom or not. Most of the time, IT WAS NOT. You see, Mindy (who, thankfully no longer is employed with NRPM, probably due to a strongly worded letter I sent to her boss) was a hurricane of forgetfulness, clerical errors, and strategically abandoned email chains. Aaaand probably some Xanax and booze. I always dreaded lease-renewal time - a time when I had to remind her that our lease was about to be up, and then we'd dance a delicate dance of error-riddled documents and signatures and excuses. Our lease actually got extended by two months because she could not for the life of her get us an error-free copy of our new lease to sign. I won't even tell you about the time we wanted to add a new roommate to the lease. That shit was like signing the goddamn Declaration of Independence. In late March of last year, after we'd resigned our lease just 5 months prior, Kevin gets a random email from NRPM stating that our lease is expired and we needed to basically get our asses in gear and get that cleared up. Needless to say, I freaked the fuck out. Turns out it was just Mindy, again, trapped in her Kafkaesque nightmare of confusing documents and a black hole of emails. We got it cleared up, all right. I only found out she no longer worked there after trying to send her an email months later and got an error message back. Great communication as usual, NRPM. Our new contact seems a bit better with the whole 'replying on the same email chain' concept that Mindy had so much difficulty comprehending, but is about as helpful as Mindy when it comes to giving a flying fuck about the fact that HUMAN BEINGS live in this CRUMBLING HOVEL. Not even gonna wax poetic on the fact that nothing inside our house seems to have been replaced or refurbished since 1993. Yes I am. Should I have taken it as a bad omen that on move-in day, as I was already in the middle of requesting someone to come out and fix the AC, the ceiling fan came crashing to the floor? The neighbor's got four, maybe five dogs. One of them is not friendly. We're cool with the neighbors, but that dog is NOT cool with us. Every time I go outside and face our privacy fence, I see this dog staring me dead in the face, growling and snarling. Now, there's something wrong here....what could that be OH MAYBE IT'S THE FACT THAT THIS FENCE HAS FUCKING A MILLION HOLES IN IT AND IS BARELY STANDING ANYMORE. I have buckets of dirt holding the loose pickets up. I shit you not. I asked for the fence to be repaired ohhh about 4 or 5 months ago. Yeah no one cares. Friends, do yourself a favor and DO NOT EVER DO BUSINESS WITH NEIGHBORHOOD REALTY PROPERTY MANAGEMENT. All the 5- Star reviews you see are some very, very lucky people who may just escape with their lives. Oh, wait. There are a couple things that NRPM really, REALLY excels at. Taking our money. The property management company was slow to respond to maintenance requests. I had to follow up numerous times to make sure anything got done. The fence was falling apart. I replaced most of it with my own money. Finally someone came over to replace a few pickets as replacing the entire fence was "too expensive". The house was falling a part. The AC unit was highly inefficient for the size of the house and there were plumbing leaks. My utility and water bills were astronomical. Every year NPR would forget I needed to renew my lease so I would get the paperwork later and later. The icing on the cake was getting a final bill of charges after I moved out. I did not expect my deposit back but I also did not expect a bill as they had nearly $1600 to work with. The amount was just enough to get under my skin. It wasn't excessive but it was still nickeling and diming and certainly I didn't want to give them another cent. I had the place professionally cleaned and carpet cleaned. I lived in the rental for 5 years. I received a text asking for my new address then a bill was posted on my account but no summary of charges or notifications I had been billed. When i thought to look at my account online I saw a past due bill for the charges. Yet the summary of charges wasn't there, no, they decided to mail the itemized charges but electronically bill me a past due bill. After politely requesting receipts for the astronomical charges to repair blinds and wipe baseboards I was told there were none until the work was completed. I referred to the addendum listing replacement costs upon move out and was told the list was not accurate for my house and blinds. It's unclear to me why the would provide an addendum with lower prices for items such as blinds. I researched the items to be replaced before I moved out and know a round about estimate of how much labor costs and it's clear they are just trying to take my money. read more

Neighborhood Realty and Property Management is and has been a terrible company when it comes to having maintenance request completely in a timely manner. It took over a week and several complaints to get the light fixed in my refrigerator, the garbage disposal when it backed up and now it's going on 9 days to get my washing machine fixed. I have yet to even get an update after 9 days if the owners have even spoke to Neighborhood Realty about the issue of my washing machine. Apparently Neighborhood Realty doesn't do a damn thing until the owners approve of maintenance request that are required to be fixed. I pay for the appliances as part of my lease so I don't see why there needs approval for something that has to be fixed regardless... you can't say no bc it's part of my lease and I pay for it!. I have a family of four and this company apparently isn't concerned with me having to go out of my way to get clothes washed or the hygiene issues that comes along with not having a working washing machine to clean our clothing. They do nothing as a Management Company besides relay messages to the owners of the property you lease and then submit the work request and sit back and expect things to get done. They have no urgency when it comes to helping out residents with maintenance request. After I submitted my maintenance request for my washing machine to be fixed, I did get the appliance company to come out the next day (after calling and begging them) and they told myself and Neighborhood Realty that parts needed order. So Carol (my property manager) said she relayed the message to the owners. After 3 days went by I heard nothing so I contacted her again to be told that she would then send them another message. You mean to tell me that you aren't proactively reaching out to these people about my issue and are just waiting for them to get back to you??? What if I never emailed you again? Now you're just going to sit back and wait again in hopes that they contact you? What if they're on vacation? i mean it is the holidays! It's now been 9 days and I'm at the end of my rope. I've sent a third email and still no response. Wish me lucky on getting my washing machine fixed before the end of this year. read more

Very unprofessional and terrible service. I had scheduled a viewing of a property that I was very interested in. I was clear in communicating that the time was not ideal for me but I was willing to rearrange my schedule to allow me a 15 minute window to view the house. The agent did not show up and made no attempt to communicate with me to either let me know she couldn't make it or apologise for not making it. This was even after I sent an email, as I was leaving the property, to let her know that I had waited 15 minutes but now had to leave. I do not know how a business can survive with this complete disregard for customer respect. It gave me a great insight into how they would act as property managers and I have no interest in ever dealing with them. read more

Our experience with Neighborhood Realty Property Management was less than favorable. They were unaware of the goings on at our condo. The place was sublet under their/our noses after one of the two tenants moved out of the country and two other people moved in. We had a no pets stipulation and when we as owners, did a site visit a very large pit bull met us at the door. When all this was discovered the occupant/tenants gave their 30 days Notice. We had tenants damage the flooring by leaving a hot iron on the carpet and burning it yet those tenants were given their full security deposit back. Another tenant was being allowed to pay a little in advance for the coming month only to then not pay the next month in full till we as owners figured out what she was doing and demanded she pay in accordance with the terms of her lease. Buyer beware when dealing with this company. This was our first rental property and we as owners should have been checking up on them too. We are now getting ready to sell this property and are discovering what a poor job they really did of managing. They did not take any pictures of the place before the tenant they placed in the unit took possession nor did they take any pictures of the damages the prior tenant did. They will tell you they will use the Security Deposit for damages but don't. I think for fear of tenant push back and extra time they would have to spend for that. Never again. read more

He would also accommodate us with any need within reason and is one who loves for solutions. He is not one to pass the buck but will see things through for his tenants. This is a great property management company. We had a nice, new property and it served our family well. I've had nothing but great experiences with NRPM. Anytime there is an issue with my apartment they are super quick to respond, sometimes they even send someone out for repairs the next day.They replaced some old appliances with new ones and I didn't even have to ask. If your looking for a place to rent DO NOT get it from Neighborhood Property Realty. I lived at my place because I love the location for 2 years. But, finally I had enough and moved out. It would take them several days to respond to messages on their "emergency" phone line. When you needed something fixed they would take several weeks to send someone (if they sent someone at all). The staff is almost impossible to get a hold of any time after you sign. I really don't have anything positive to say about them. read more

Wish I could give negative stars. Honestly, I can count renting from Neighborhood Realty as one of the worst experiences of my life. I can't even quickly summarize how horrible this renting experience and company is. I had constant AC problems when I rented one of their properties, I had $300 power bills every month where the AC ran constantly but couldn't cool the duplex below 80 degrees. If anyone is reading this and having similar problems, I strongly encourage you to contact Austin Tenants Council (I contacted the council after this company held my deposit longer than the legal time period they were allowed) and the tenant's council said that they could have assisted me in legally breaking my lease due to this company's neglience in fixing my AC. To top it all off, my duplex got broken into twice. I honestly am glad that I got broken into because I broke my lease and got away from these slumlords and into a better rental house with a much better leasing company (read my other reviews for suggestions on better rental companies). The one positive thing that I can say about this company is that I lucked out and talked to Cindy Wells one day and she helped to expediate the return of my deposit even though she wasn't my property manager. read more

I hate renting from property management companies for a reason. Most of them fight you over every maintenance request and stock their properties with the cheapest products. We had a thermostat issue and they sent someone out. The tech came out and didn't see anything wrong with the unit, but suggested a few things we could do to help out cooling our place, which wasn't really the problem. The problem was that the thermostat would randomly turn off and blink. Apparently the battery was going dead, which we didn't realize because all the ones we ever had were hardwired into the house. The actual problem was discovered a couple of weeks later and easily fixed by a new battery. Since the original tech that came out wrote that our filter was dirty (it had been replaced 2 weeks before that) they charged us with the visit $144. I was shocked when I received the bill from Neighborhood because I had never been charged for maintenance issues on a rental property before and if I had known it was a possibility; I wouldn't have tried to be proactive and would have just waited till it just cut off like it did 2 weeks later. I didn't blame them since I figured it was just an error by the a/c company. I called Patrick Juve to try to explain what had happened. I thought he could just call the a/c people to clarify that this wasn't the ultimate issue on why the thermostat was working, but he was incredibly rude on the phone. I had left him 2 messages the day before and I could tell that he wasn't intending on calling me back until I reached him on the phone. I explained what the actual problem was and if it was a "dirty filter" that they wouldn't have had to come back 2 weeks later for the same issue and what did I have to do to have this clarified so I wouldn't have to pay this. He was short with me and kept not listening, just asking me well was it dirty. I finally just asked him if I should call the a/c company myself. He told me he would call them and I asked that he call me back. He acted like he didn't want to be bothered with this issue at all. I doubt I will hear back from him and I promise this will be the last time we rent through this company. read more

my girlfriend has been renting from them for years... they are VERY responsive on repairs -- they have gone beyond the typical as far as i am concerned... they have been tough on my very frequent visits (they actually started eviction proceedings because i was staying over taking care of her place and pets while she was away for 6 months --- they said that was grounds for eviction) that is why i havnt given them 5 stars ---- BUT--- they did stop the eviction --- i really respect them and HIGHLY recommend them read more

If you want to feel respected DO NOT rent from Neighborhood Property Management. They don't care about their tenants at all and will treat you like your a cockroach! If you call for a problem it takes months for them to do anything to fix it. Bob Putney, who's in charge of the maintenance department totally sucks and needs an attitude adjustment. I reported a problem with my A/C two months ago and the problem is still not resolved. My apartment doesn't get any cooler that 82 degrees and they could care less. Like the previous reviewer I also wish I could give a negative star rating. This was also the worst experience I have ever had with a leasing agency or management company. I moved to Austin 2 years ago from Ireland and leased a family home managed by NRPM. They were fine when we were in the house but it was a different story when it came time to move out. It's relevant to note that this property is across the street from Laurel Mountain Elementary School. The school has exemplary status and feeds into both Middle and High Schools that have the same exemplary status (Canyon Vista and Westwood High). Property, as a result, is in very high demand in this area, rentals are highly sought after and houses for sale are very hard to come by. We were anxious to buy in the same school area so as not to have our son move school a second time (Ireland to Austin being the first). We were extremely fortunate to manage to buy a house within a mile of the rental and we went to talk to Cindy Wells about moving out early. We felt it probably suited the owner and property company to have the house available early as much of the activity happens in May / June versus the end of August when we were due to leave. They were fine about it. We just needed to pay 85% of a month's rent for breaking the lease and any rent days lost due to the house being re-painted etc. and the time being taken to re-lease. Not a problem according to Cindy as the market was "on fire", the house was in a really desirable school area etc. etc. Normally houses in this school district never make to the advertised stage. People drive around the neighbourhood looking for the "Coming Soon" signs. Houses are snapped up by word of mouth long before they make it to "market". We also advertised within the neighbourhood yahoo group and we started to get lots of enquiries about the house. Unfortunately for us when NRPM put the house back on the market they increased the rent by just under $500 per month (without actually doing anything other than painting). The house wasn't worth anything like this of course but what did they care? They had me on the hook to pay lost rent days. After we went to see them and complained they reduced it to a mere $395 extra per month. The house we left has been sitting empty since the end of April and NRPM are charging us the best part of $7,000 in rent and charges. From my perspective we were very good tenants, we always paid the rent on time and we kept the house in excellent condition. We made an agreement in good faith and NRPM, in my opinion, have acted in very bad faith and have displayed very poor ethical and moral behaviour. The only reason that the property is empty is because they priced it over the market but don't care because they have me to fall back on. I feel like I've been conned out of $7K by NRPM. read more

My family and I have been living in a home managed by NRPM for almost 4 years now and I have to say that I've been extremely pleased with them. Maintenance requests are always answered promptly (most recent request filled out last night about AC issues and repair guy fixed it today...typical turnaround for our requests IME) and Bob Cook is extremely helpful and prompt in getting back to us with any concerns we have. We have really been able to grow as a family in this home and we wouldn't hesitate to renew our lease agreement yet again (already have once!). read more

Moved in to east-side rental duplex in March. Even though the neighborhood is on the poor side, i refuse to live in a dump, and have neighbors that feel the same - it's decent neighborhood, and most people care about their properties. The duplex had fresh paint, new carpet and new vinyl, also a new stove. Good on-the-surface band-aid fixes to what has turned out to be a constant cycle of things wrong with this place. First month - plumbing backed up and drain pipe from washing machine overflowed into the wall. plumbing was fixed, wall was not. first 2 months was a constant battle of roaches and ants, and 2 trips from pest control, that culminated in a swarm of termites taking up some living space in the roof and walls. After a week of termites, property management finally got approval for termite treatment. drilling holes directly through the foundation and pumping it full of the most potent chemicals allowed did the job on the termites and finally, the roaches and ants as well. I asked them to repair damage to window surround where termites ate their way through into the house, but they never responded. I removed and cleaned up 3-4 bins of trash and debris from the backyard that I am responsible to mow, including bullet shells, knives, glass, broken bottles, bottle caps, kid toys, and just trash in general. Patio cover leaks all over in rain - asked this to be fixed and was ignored. Finally crawled onto roof myself with a garden hose and power-washed the dirt and debris from the top. Found kids toys, darts, building materials, fishing rod, garden rake, and a shank. Yes, I said a SHANK. A rusty piece of rebar with one end wrapped in a towel and duck tape. Nice. There was so much dirt, leaves, sticks and debris, that when it finally fell over the side of the patio cover, it looked like it had re-formed into a new piece of organic matter. I asked permission to paint the cupboards because they were so filthy that even straight simple-green and steel wool would not lift the grime. I got no reply. Shortly thereafter, I was standing on the kitchen counter to replace a lightbulb, and decided to get a good look into the upper-most cabinet next to the vent-hood. Here, i found a couple of dead and crusty roach carcasses, right next to a small plastic baggy about an inch square imprinted with little red lips, and containing some strange white-yellow sticky looking substance that I can only assume was some mis-placed drugs from the previous tenants, who, I've been told by neighbors, sold drugs, bred pit bull puppies and kept them in the carport storage room (inside of that door is proof), and terrorized the neighborhood - their words not mine. After finding the dead roaches in the cabinets and the "drugs" i was so freaked out i didn't want to touch any surface in this place.....i washed every dish and glass again after taking it out of the cupboard and before i would use it. Decided I wasn't going to continue living that way and painted the cupboards inside and out - 2 coats and still not 100% covered. As i was painting and pulling our cupboard drawers, i found still more debris and trash. The inside corners of the drawers were so caked and built-up with grime and debris, that I had to use a chisel to clear the corners. The AC has been an issue since the second month if i recall. This summer, i realized that once the temp outside reaches about 90, the ac unit fails to maintain the temperature it is set to inside the house, and thus, runs ALL DAY until the sun goes down. My electricity portion of my utility bill has more than doubled each month for the last 3 months, and since the AC itself, according to the technician, runs and puts out cold air, no one seems to think that the fact that it runs for 8 hours straight and NEVER reaches the designated temperature is a problem. I last talked to the property manager on Friday of last week expressing my frustration at this and asked him to follow up directly with me...it is now Wednesday 5 days later and I have heard nothing back. I also have 2 or 3 other issues that i need to report to be fixed but have not because i want them to concentrate on fixing the AC issue, but i have doubts they will do anything more than bare minimum. Bottom line, don't rent from this place unless you are OK with ONLY the very basic repairs that they must provide according to law being done. Don't rent from this place thinking that just because you are a good tenant that takes care of their property that it will make a bit of difference - it will not. I have offered to upgrade FOR FREE several things in this duplex, including a brand new vent-hood to replace the current model which it at least from the 70's, no reply; my brother is a licensed master plumber - i offered to upgrade the non-ADA fixtures - no reply. A neighbor offered me a free rainwater collection barrel, which i asked to install - no reply. Trust me - Take your rental biz elsewhere. read more
