We're extremely disappointed with the management company, IMPAC, and their handling of issues at The Manor in Red Bank, NJ. As tenants of The Manor in Red Bank we've experienced a series of problems with neighbors and IMPAC's response has been inadequate.
The Issues Began
In February, one of our neighbors, approached our minor child and spoke inappropriately about our dog. Despite having permission from our landlord, she claimed dogs weren't allowed. We tried to resolve the issue amicably, but it was just the beginning.
Complaints and Fines
Over the next few months, we received multiple complaints about our dog, parking, and decorations outside our unit. IMPAC would fine us $500 without discussing the issues with us. We tried to contact IMPAC via phone and email, but they refused to engage with us, directing us to communicate with our landlord instead. "We don't talk to tenants only landlords" yet would accept complaints from the TENANT across from us.
Inconsistent Rule Enforcement
We noticed that other neighbors, would violate rules without consequence. For example, she'd park her car in guest spots for extended periods and let her dog roam in common areas. Meanwhile, we were being fined and harassed for minor infractions.
Lack of Advocacy
Our landlord wasn't supportive, and IMPAC's representatives, Neil Slander and Shawna, never reached out to us to discuss the issues or provide support. Instead, they relied solely on complaints from other neighbors who were not landlords might I add.
Harassment and Stress
The constant complaints, fines, and lack of support from IMPAC created a hostile environment. We felt harassed and stressed, unsure of how to resolve the issues. Despite our efforts to communicate and resolve problems, IMPAC's actions only made things worse.
Conclusion
We hope that IMPAC will take our concerns seriously and work to improve their management practices. Until then, we can't recommend The Manor as a place to live. The lack of support, inconsistent rule enforcement, and harassment have made our living situation unbearable.
We moved December 30, 2024 and our lease was up February 2025. That's how desperate we were to leave. We found peace in our new beautiful townhouse with a better HOA.
