DON'T DO IT. Bugs. The homeless. Break ins. Water leaks. Horrible management. Assault. Take it from someone who's been here for 7 years. I'm finally leaving. This place has gone down hill tremendously. Not only has the quality of living gone down, the rent has gone up. I used to pay $2600/month, now it's over $3600/month. They claim it's because of improvements but I promise it's a lie. We've had water leak into our unit multiple times when it rains, to a point where we lost access to a whole bedroom. The hot tub breaks down all the time, the pool's green, I had someone break into my apt and I woke up with the guy on top of me. It ended up being one of my neighbors and when I called the cops and reported it to the office, they said they couldn't do anything about it. We've had people come in and vandalize, break into cars, homeless people in the yard and inside peeing. The elevator breaks down every other month. Packages are stolen and they won't check the cameras for you even when you give them the police report. When my neighbor was verbally and physically abusing his girlfriend, they did nothing even when I called security and the cops. The quiet hours in the lease means nothing and they don't care for anyone's safety. As I'm moving out now, I've run into multiple people moving out too. All of them hate it here. I couldn't possibly fit all the issues into one review. I cannot express this enough. Do not live here. Save your time, money, and peace of mind. Don't let their fake corporate response about how they value their residents and "email us anytime" jargon fool you. It's a mess over here. I lived in this building for three years and one month before leaving we had an incident with a fire sprinkler that flooded the apartment. Luckily we had insurance and the claim was settled by them. Fast forward to three years after I receive a "final notice" from them about a pending $12k bill from the incident. I had not heard from Vineland about the incident since I moved out (I'd clarify that the incident was filed under my roommates insurance since I wasn't involved with it) The final notices says it has been over 30 days since they sent the bill, which makes no sense, and that they believe they have given me enough time to pay it so if they don't receive a payment 6 days from the day I received the notice it would go to collections. I have sent them over 10 emails trying to speak with someone to understand where this bill is coming from. I have called to every office possible and the answer always is "corporate doesn't have a phone number, you just have to email them" It has been over two weeks since they sent this "final" notice and we haven't heard a single word from them. This is a desperate attempt to get anyones attention from this company. And if this ends up just being another review please believe every one star you see. This place is just a corporation trying to take money from whoever will give it to them. Not to mention every hoop they tried to make us jump when putting in our 30 day notice even before the indecent happened, and oh yeah, the following things happened and no one took responsibility for it: - Our mail box was broken into. - Our cars were broken into multiple times inside the garage. - Someone tried to get in my car while I was sitting in my car inside the garage. Update: The building's response to this post is inadequate and impersonal. When you report a theft, no further action by the building is taken and they don't provide updates. The 24-hr patrol doesn't actually do anything to enforce the policies unless he sees/hears it himself. Oftentimes it takes so long for him to get here that there's no point in even calling. read more

I lived at Vineland Gardens for a year and enjoyed my time there. Upon move in the unit was spotless. During my stay there I had very few maintenance issues, and every time I called or put a request into the online system the issue was resolved quickly. Victor was very responsive and excellent at communicating updates and progress on my requests. He and Efrain did a great job troubleshooting and resolving the problem every time I called and went above and beyond to make sure I was happy with their repairs. The leasing office was responsive and prompt when I had questions about my lease and I appreciated how everything was online/digital since I lived there during the pandemic. Overall, the community was well maintained and I always felt safe in my home. read more

Moved here during pandemic in 2020. Its quite expensive in my opinion. Love my apartment and the amenities but of course Ive had issues throughout the time Ive lived there. From stolen property to car break- in to having the loudest most inconsiderate neighbors on the floor above me. Who are constantly moving , dragging , and stomping around morning, day and night. It never stops. The one GREAt thing I can say about this place is one of the maintenance people named Victor. Always goes above and beyond his job. Gets it done immediately and always is kind and helpful. Another young man is Efren also amazing and gets job done and is always kind and friendly . Lots of turn around on management since I've lived here but I will say everyone has been very nice in general. If you move here be ready to pay an extra 100-120 bill for water/ trash ect (Conserve) which is on top of the rent and you don't get a choice. Its apparently split between all the units and its monthly. Rent has gone up every year making it bearly affordable for myself but the main I will be moving out in 2024 will be due to my neighbors upstairs who just dont get it. Some people just dont have common sense or lack consideration for others . Wish management had warned me about the constant noise upstairs. read more

I have lived here for 3 years and it was a good price when Covid hit but the rental prices are increasing dramatically and I'm finding the good neighbors are all starting to leave. The building is old but well maintained for what you pay. Although the jacuzzi stays broken often. You can hear your upstairs neighbors pretty well too, lots of thumps and creaks that come with old buildings. The previous manager Keagan was awesome it's a shame he left but the maintenance manager Victor Manzo is truly an angel. He's gone above and beyond to help my family out with issues in our apartment even if I bump into him in the hallway and I say it's an emergency he tries to fix it that day for us. In 3 years I have never seen him in a bad mood, he's so friendly and honestly the glue holding this place together. This place can step up on security better our cars have been broken into 3 times, once whoever did it broke a window open and stole all our items in the car (mostly baby items and electronics) in the middle of the day in the span of 30 mins, the cops did not show up and the building refused to let us watch the video recording of this. After that situation we stopped feeling safe here. In all, for the location and if you got into a rental years back, the cost of living here is reasonable, I wouldn't move here based on prices as of today. To note you do have to pay a water/trash bill that is shared with all tenants prices for that have been increasingly steadily too. Plus is you don't have to pay to rent your parking spot but again, cars are often broken into and it's tandem parking. read more

Whenever we have a maintence issue, Victor is always there to help out. Great guy to have around if you have an issue. He will tell you how it is, and if he can't fix it, they order it and will install it when they can. When it's bigger issues it takes a little while to get it done but they do make sure it's fixed in the end. read more

Vineland Garden apartments takes forever to solve problems. Our air conditioner was leaking so we have been without air for days in extremely hot weather. Two of our burners turn out extremely high heat causing a fire underneath it. The apartment maintenance guy told us just to clean it. When it rains, our patio floods, and we have our own pond!!! Our elevator hasn't worked consistently in years...it is always "being fixed!" For the past two months, it has been on/off whether we would have hot water for showers!!!! Oh, and my car was parked in our underground parking. My window was busted right underneath a camera "they never did a thing!" Their cameras weren't on, I ended up have to replace my window! They didn't give a shit!!! read more

Victor is the absolute best! There's nothing this guy cannot do. Faucet has a leak? Call Victor. You accidentally put far too much weight on your closet shelf and it crashed down? Call Victor. He will do it right. In the rare instance he doesn't know how to fix something, he will immediately find the appropriate person for the job. Victor is kind and funny or. Even when you might stress about some thing going wrong, Victor's demeanor will put you at ease. I'm grateful he is with us at Vineland Gardens. Going into our 7th year here at Vineland Gardens and could not be happier. Kristin and Victor have been a big part of making our experience so wonderful here. Kristin always goes the extra mile for us, even to the point that she saved my shoes once from a trapped mail storage for me and personally delivered them to my dining table. Victor handles all maintenance issues with an awesome sense of urgency. We never have a problem for long with him watching over us. Could not recommend living here more. Let me tell you about this gem I love to come to after a long day at work. I've been living at the Vineland Gardens for about 7 months and I plan to stay here for a long time. I feel very lucky to have found this apartment because they go fast! First off let me say that Rafael, the property manager, is by far one of the most personable/approachable property managers I've ever encountered. He genuinely cares for our needs, as tenants, and for the property. I mean, the love shows when you walk around the premises. He always has a smile on his face and his customer service is just out of this world!! Also, he possesses great communication! That's something that is just not common now a days and I find it so refreshing. He always keeps us in the loop and replies to my emails promptly. The property is always well maintained, the pool is refreshing and always clean, the gym is small but perfect for a great workout. The location of the property is perfect for those who love to walk/run outdoors-there's a few nice parks near by. It's safe and quiet - even with the freeway and a firefighter department next door. Ventura Blvd and Tujunga are so close that you can walk to several places for some fun activities. Victor, who is the one in charge of maintenance, is also very sweet, friendly and approachable. He and Rafael will always acknowledge you and say hello. I really enjoy living here and appreciate everything Rafael has done for us and for the property. The location and the amenities are a dream come true. There is nothing negative I can say about the property and the way Rafael and Victor represent this community. It truly feels like home. ------ The good price to square footage is not worth being treated like a number on a spread sheet and not a person. The manger is disrespectful and best and negligent at worst. I have listed specific examples to my complaints below. BE WARNED Mold Situation -FAILED to inform us that we could use our renters insurance to help alleviate the situation, which is what the insurance is there for -FAILED to keep us in the loop with any updates regarding the project. We gathered more information by visiting the apartment daily to see the progress than from the property manager -FAILED to stay in the room with us an hear out our complaints about his work Broken Into Car Situation -OBSTRUCTED THE LAW by not allowing us to view or get a copy of the surveillance tape when our car was broken into -FAILED to be around at a predetermined and agreed to time to interact with police and investigators -FAILED to keep us up to date around any timelines regarding the issue Move Out Proceedings -FAILED to give me any information without me contacting him first. Honestly I felt like the property manager and not him -FAILED to notify me when there was an issue with returning key fobs and instead simply charged me for them. I only am aware of this because I refused to sign paperwork allowing them to give me a "simplified receipt" -FAILED to be on site for a predetermined and agreed to time move out time, almost costing me lost wages in missing hours at my work. He was not late just simply did not show up -FAILED to properly remove me from the call box and my phone still rings with people attempting to get into the building (3 months and counting from the move out) General Issues -UNCARING about any of our situations, only wanted to dismiss them -FAILED to keep any tenant in the loop about the pending construction, tree trimming, or any unusual activity and often distributive activities going on in around the building -FAILED to give any timelines (Both opening and closing) or current statuses of the pool, gym, and other shared resources during the pandemic -FAILED to be in his office during business hour about 50% of the time NO DIRECT PHONE LINE for corporate, only an email service that promises responses in 7 - 10 business days. Once you do wait, be prepared to pull teeth to get them to give you anything besides generic responses. read more

The 32 page lease was a little scary at first but it means they have high standards and hold their tenants to those same standards and it shows in the building. My roommates and I lived here for a year. Having lived in several apartments in the Valley over the last couple of years, this is by far the best spot! The complex itself is clean, spacious, and the other tenants are very nice. We had a two bedroom with vaulted ceilings, a washer and dryer (not common in LA!), and a fireplace that came in handy more than you might think. Rafael, the manager, started right as we moved in. He is very attentive and easygoing - he is quick to respond to emails and is always around and ready to help. Property managers can make all the difference as to whether it's a good place to live or a bad one - Rafael makes it great! Lastly, the location is perfect. You're right on the edge of Studio City (trendy), North Hollywood (artsy), and Toluca Lake (honestly, I don't know). Beyond that, you're a stones throw to Burbank/Glendale and only a short drive to Hollywood. Despite being on a busy street, there's usually a good amount of parking for guests. If you're a rag tag group of friends looking to get their start in LA, I would highly recommend you check this spot out! read more

I really enjoyed living here. The only reason I am moving out is my roommate and I are parting ways and Vineland Gardens only has 2 and 3 bedrooms. Our apartment is very spacious, has a refrigerator, dishwasher, microwave, electric stove, washer, and dryer in unit. Each bedroom has its own FULL bathroom. The staff has been exceptionally helpful. While arranging the move from out of state they were on point with all the papers and information needed. Our shower head broke and it was fixed same day. Our freezer was acting up and it was fixed quickly also. There is a pool, hot tub, and mini gym (just a few cardio machines and minimal weight equipment) It is a good place to live and in a fun location. read more

My husband and I lived here for 1.5 years and I often referred to this place as the "unicorn of apartments" to friends. It was a 2 bedroom/2 bath, 2 parking spaces, on site gym/pool/hot tub, central air (that worked really well), and in-unit laundry. The best part was that compared to other apartments in the neighborhood for the same square footage/bedrooms, it was priced well under market. The staff was always exceptionally helpful and nice- maintenance always fixed whatever we needed done within a timely manner. The only downside, which is really just a part of the whole apartment living thing: the walls are a bit thin. This was an issue for my husband, who worked at home and often had to be on conference calls. We heard everything our upstairs neighbors did, and they were quite active and have a large dog. You will hear people coming home late on Friday/Saturday night and the occasional couple fight in the hallway. Oddly enough, you won't hear the fire station that is next door-- which we thought initially would be an issue, but wasn't at all. So if you have to work from home, or are noise sensitive, consider getting a top unit. read more

I totally disagree with the negative comment made about Rafael. I moved in while he previous property manager was here, and he was totally over his job at that point. Rafael is a breath of fresh air in this building. He is lively, understanding, and has really changed the tone of this complex. He is prompt, informative and extremely helpful. I truly feel more comfortable with him, and I believe he has all of our best interests in mind. The complex itself is great for what you pay for. Washer dryers in unit which is a plus. They always try to keep our carpets cleaned, appliances updated, and overall give us a safe community. Great location, as well! I cannot speak highly enough of living at Vineland Gardens! I just renewed my lease for the fifth year and I hope to continue my residence indefinitely. The building is centrally located with easy access to North Hollywood/Studio City/Toluca Lake and beyond. The pool is always clean and refreshing and I really love the recent addition of pet waste facilities and a bike rack. The gym is small but tidy with a decent amount of equipment. Best of all, each unit has a refrigerator AND a (full size) washer/dryer! If the building itself didn't win me over, the people surely would. Since the beginning, Victor has been friendly and attentive, and my work orders have been handled quickly (sometimes within minutes!) Kristin is by far the best building manager I've encountered. She always greets tenants and guests with a smile and handles things efficiently and professionally. If you're looking for a great place to live in the valley, look no further than Vineland Gardens. read more

I currently live at Vineland Gardens and while the apartments are nice and the amenities are very attractive, the management company that owns and runs this building is one of the worst I've ever had to live under. FYI, I am 48 and have lived in L.A. for over 23 years and rented for all but 2 of those. Management is terrible at fixing building issues like parking, pool, hot water. The maintenance man, Victor, is great and friendly and takes care of unit issues timely. The jacuzzi has been broken for more than 5 months, the hot water has been an issue all week even after they "fixed" it once, then again and now it's the 3rd day out 5. Management does not communicate with residents and ignores most emails and messages left. They use terrible vendors and have no one on site except one person Mon-Fri 9-5 but he splits time and runs another building nearby as well. Even his supervisor barely responds and she lives in San Diego. I do not recommend anyone else live here. Update: Downgraded to One Star after getting a response from the property managers supervisor Alma Flores. When asked for compensation for the jacuzzi being broken for 5 months since it reopened and the gym weights not being replaced for the long as well, she states that, "... amenities are offered to our residents at no cost," which implies that they are "gifting" all amenities and under no obligation to repair them when they break and that our rent is only for our units. The most ridiculous logic I have ever heard. DO NOT LIVE HERE! Residents are moving out every week and they don't get it or care Issues with Spa breaking again which isn't that big of a deal but management still i so bad a communicating when they even fix anything. It breaks, they take awhile to fix it and can't even be bothered to email the residents to notify them that it can be used again. They clearly do not get it. read more

This building was run wonderfully by Kristin. She was responsive to any major repairs/needs that our apartment needed and accommodated all of us with each of our rent portion on the lease.
