The apartment looked in fantastic condition, and I do have a careful eye for when moving in because of prior bad experiences in other complexes, including in Canyon Country. I'm coming here from Canyon Country so the area itself is a major upgrade. The amenities provided do make sense for the rent, as does the corresponding area. The grounds are well maintained and clean. And let me just mention that washer/dryer in unit. You'd be hard pressed to find any other one bedroom apartment in the same price range featuring that. The internet here is Spectrum Fiber, which is a major step up from Cable or Wireless 5G UC Internet. That process was smooth too. I was dreading moving into an apartment complex but due to my current situation, it was something I had to do. I went in with a negative attitude when I met and communicated with Eva in the office. She was incredibly helpful, answered all of my questions, showed me the apartments that were available, and put my mind at ease. Eva is the reason I decided to rent at IMT instead of a different apartment complex. She is very responsive, professional, knowledgeable, and very nice. She even left me some gifts on the day I moved in. I highly recommend people speak with Eva if they want someone professional, friendly, and knowledgeable. I had an issue for about 5 days from the day I moved in. I did not have hot water. I was not very happy about that and I personally went to speak with Eva about 10 minutes before the office closed. Per usual, Eva was very helpful and immediately reached out to maintenance. Daniel and Cody showed up about 10 minutes after I got back to my apartment which I was not expecting because usually apartment consultants are not THAT helpful. Daniel and Cody were very nice, professional, and knowledgeable. Third party plumbers finally came after a few days of me having to take freezing cold showers and I now have hot water! Last night a pipe burst in my apartment building and my (and other neighbor's sinks backed up) there was filthy water all over my counters and floors. The entire building is feeling it and a lot of work will need to be done! read more

This review is specifically for maintenance service I received on 4/9/26. Daniel Real performed the service and replaced our air filter. But the reason for the review is the fact that he also took the time to clear the drain line for the AC which was leaving a mystery puddle of water under the filter (didn't know that.) Also he noticed the toilet running on its own and replaced the flushing flap. I had no idea there was an issue and thought it just ran every so often as a regular situation. He took the time to do more than what was asked, and I appreciate how professional the service always is whenever I do put a ticket in. We really enjoy this complex. I've lived at this apartment complex for over a year now, and honestly, it's been a really frustrating experience. From the day I moved in, the unit wasn't in good shape...there was no heat, the dishwasher didn't work, and the washing machine was broken for months. One of the biggest ongoing issues has been the upstairs neighbor. They keep what looks like a nursery on their patio, and whenever they clean it, all the dirty water, dirt, and grime drains down onto our patio. It's damaged some of our personal belongings, which is incredibly upsetting. I've reported this to management at least five different times, all documented, and nothing has changed. Every time I reach out, I get the same generic, copy-paste type of response. No real follow-up, no call, no actual effort to fix the situation. On top of that, the water gets shut off way too often sometimes it feels like every week. For what they're charging, this place just isn't worth it. I wouldn't recommend moving here based on my experience. read more

If you're considering moving into my apartment at IMT Stevenson Ranch, please watch the video I uploaded, because what you see there is exactly what you'll experience once I move out. The dog upstairs barks nonstop from sunrise to sunset. He's a German Shepard and he runs and jumps all day. Imagine not being able to sleep in late, conduct zoom meetings or just chill out because of the noise . Yet, despite constant noise complaints, management has done absolutely nothing. They said they "needed proof," even though one of the leasing managers lives in this same building and knows exactly what's happening. I even confronted her in person as she was coming down the stairs. Her response? A dismissive "call the office." This is someone who works here. But the noise isn't the only issue -- it's the safety that truly concerns me. For almost a year, I've been dealing with a neighbor who has bipolar disorder and schizophrenia and who threatened to kill me. I had no choice but to obtain a restraining order. He has harassed others on the property as well, yet the leasing staff continues to claim there's "nothing they can do." One neighbor witnessed him screaming to himself that "He wanted to kill somebody." They have been made aware of his "outbursts." What they did tell me was that it's "up to the tenants to ensure their own safety." Even with a court-issued protection order, they implied that I would be the one expected to move -- not the man who made the threats. This entire ordeal has taken a toll on both my mental and physical health. If you value peace, quiet, or personal safety, do not move here. When I raised my concerns with management, one leasing agent, Patrick, responded condescendingly, saying, "Well, I wouldn't have picked a first-floor unit." He also brushed off my safety concerns with, "Crime happens everywhere." Another manager, Hannah, tried to downplay it all, saying the perpetrator "just has outbursts," even after I emailed both her and Antoinetta a detailed account of the night he was arrested after climbing over a balcony and charging at me. It's been four months, and they've never responded. When management says, "We can't disclose what's being done," that's code for "We haven't done anything." I'm beyond fed up. I'm writing this as a warning for whoever rents my apartment after I move out. No one deserves to live in fear, lose sleep because of nonstop barking, or have their safety ignored by the very people paid to manage this property. Everyone has the right to feel safe and at peace in their home. And if they try to downplay the risks or mental health concerns here, remember the young woman who fled Ukraine, only to be killed on a train in North Carolina by a stranger with bipolar and schizophrenia -- someone who had no prior "outbursts" before committing that heinous act. This is not luxury apartments! Keep this in mind when you want to live here. You will be offered only old and problematic apartments here. I've been calling maintenance specialists at least once a week for a year. Do you think the problems have been fixed? No. They appeared again and again. At the very least, it violates privacy. You can also say goodbye to your left deposit in advance, because you will definitely not get it back, but you will also receive an additional fee, because these old apartments need to be put in order for new tenants with some money. There are many problems with water and appliances. No sidewalks for safety. In addition, they point out that housing is suitable for the disabled - this is a lie. There aren't even proper paths to walk around with a stroller. The gym and pool can be closed at random, you will never know the reason. Garbage is not taken out regularly. Thieves broke into our car. Although they supposedly have a security patrol. In fact, all this patrol can do is chase residents away from public areas after 22pm. If you take the time to read through the reviews from five years ago, you'll hit the nail on the head, because nothing has changed since then. They only need your money - before my eyes, the curb outside the office was painted red three times a year. Everything outside the office area is not their problem. I also faced a terrible situation. I know two languages and some of the maintenance staff thought I didn't speak English. I heard them discussing my house and me among themselves. It's at least not ethical on their part. Do yourself a favor and run from this apartment complex. I was there for less than a year and I had three floods, two of them in the kitchen which ruined a bunch of my supplies, one of them in the bathroom, less than one month there was a fire in my building because the maintenance cart which is parked under my building started to smoke or it on fire and we had to evacuate. Multiple times the water had been shut off for some other purpose with very little warning, I'm talking an email with 30 minute heads up. The final straw which made me vacate in under a year of living here was that there was a gas leak in my building which caused me to feel extremely dizzy and I had to make a trip to the ER, keep in mind they had just done yearly services to check the fire, alarms and carbon monoxide leaks, and no alarm went off in my apartment, thankfully, I wasn't asleep because this could've been deadly, and after complaining to the apartment complex they said were not at fault and these were common issues in apartments. Fun fact every time maintenance had to come and fix something in my building they told me that this would keep happening because the building refused to update all of their issues. And a cherry on top is when I went to pay my final move out bill they somehow double charged me on my credit card and then I had to wait six weeks for a dispute. Also don't be surprised if your security deposit apparently doesn't cover enough because they neglect to tell you that there's a mandatory $250 cleaning fee for the apartment and they decided to repaint my apartment out of my security deposit when I was told that it was repainted prior to me moving in. Also, apparently they don't care about privacy because when they called to tell me that my security deposit wasn't enough while I was working, instead instead of waiting for me to call back or sending an email, they decided to call my mother and explain financial situations to her. Since when is it OK to explain other people's finances to somebody else regardless of them being family or not with no permission to do so? The only semi redeeming quality was how quickly their maintenance responded to emergency request, and they were very real for telling me these issues would keep happening. Carlos and Vince provided the toilet replacement. Initially, I was informed that one would have to be ordered and it might take a couple of weeks. I explained that my daughter was coming home for Thanksgiving and she explicitly asked if the toilet had been fixed. So, naturally I was disappointed. Carlos returned about 30 minutes later with Vince and said they had located a unit and installed it. Unfortunately, they did not have the correct top, but that the unit was operational and they would order a top. Later in the day, my wife noticed that the unit was leaking from the base. I put in another maintenance request, and the two maintenance staff showed up within an hour and fixed the leak. And assured me that the top had been ordered. I appreciate the diligence, the understanding, technical competence, the subsequent follow-up, and the courtesy of both Vince and Carlos. I do have a request, and this is just my peeve. I have noticed over the past 13 years that I have resided here, most of your maintenance crew calls me "Boss"--WHICH I HATE. When I ask them, "Do you call female tenants boss?" They always say "No." This strikes me as somewhat misogynistic. My request is that you include in your training for maintenance to either use the tenants name (ask), or call them "Sir." In this way, your staff will sound as professional as they act. -Thank you for your consideration William. read more

I've lived here since Nov. 2023. I love it! The amenities are great and the staff is even better. Tanna, Hannah, Kirsten, and Patrick all played a role in helping me get WM to do their trash pickup properly. WM kept skipping the dumpster under my balcony, sometimes for two weeks, and on warm/hot days the stench was unbearable! Apparently the driver told me several drivers hate picking up the dumpster since it was on an incline and also it was hard to do a 3 point turn with the rig. After several back and forth convos with WM they started picking up the dumpster near my apt regularly. Finally! My apt has an amazing view and I'm so happy to enjoy it again! On other occasions, Dom and the other staff maintenance guys helped with my plumbing. They fixed a leak in my wall and had everything patched and painted in 24 hours. Top notch service! read more

ANNE TORRES DOES NOTHING BUT STEAL COMPANY TIME I was contacted after hours by a maintenance man requesting to come in my house with a sexual tone at 10:30 at night after just letting me know that he just moved to the complex as a on-site maintenance. I went to the office and told them that my safety was in jeopardy, and they completely swept it under the rug. I was notified with an email basically telling me I'm crazy... No one from the office has reached out to talk to me about this matter as of now I am seeking legal aid Under fair housing laws,.... We moved in on March 7th. We've been here now for nine days. Below is a list of all maintenance issues we have experienced upon move-in. -Sixteen nails sticking out of bedroom carpet, some facing upward. Extremely hazardous -A bedroom carpet that was wet -Corroded pipes resulting in heat that did not work -HVAC vendors that fixed our heat five days after move-in, but moved our furniture when we were not home, damaging our bathroom flooring in the process. -A washing machine dial that does not turn -A dryer dial that broke off the first time we tried to use it. I now have a dryer filled with wet clothes that will not dry because the heat settings cannot be changed. -A front door that does not open without more applied force than normal -The front door also is missing paint -A defective and loose doorknob that needed to be replaced -Loose outlets that would not hold a plug. Replacing these resulted in half of the electricity shutting off, leaving maintenance and an electrician to be in our apartment from 11am to 7pm to fix the issue. Although maintenance's service is great and not to be blamed, this caused us to be displaced in our apartment for hours. -Bedroom and living room screens with holes in them -And finally, a dented dishwasher and a scratched fridge Attached are photos and videos of some of the issues. We are hoping to not find any other issues. I will update this review based on the resolution, as the one provided to us is no longer sufficient. If I could give zero stars, I would. IMT Stevenson Ranch has some of the most ridiculous and arbitrary policies I've ever encountered. My parents are visiting from Brazil to help me move, and when they arrived at the leasing office, they were asked for photo ID--which is fine, except they refused to accept their Brazilian IDs. This is absolutely discriminatory and unacceptable. A government-issued ID from another country is just as valid as an American one, and yet they completely dismissed it with no explanation, refusing to let my parents in. What kind of place refuses entry to visitors just because they are from another country? It was embarrassing, frustrating, and made the entire experience here feel hostile and unwelcoming. If you're considering living here, be warned--this management is rude, unhelpful, and clearly lacks common sense. I wouldn't recommend this place to anyone who values basic respect and decency. read more

They gave us a broken AC when we moved in. Despite multiple attempts to reach after after day 1, we were gaslit FOR MONTHS saying it was working or that our usage was high. Eventually we had a vendor come by and say the broken AC was attributing to a high power bill, nearly 200%, a normal bill. In person the office told us they would cover it but 5 months later they said nevermind it's against their policy to pay for their broken equipment. I DO NOT recommend moving here read more

The leasing office made mistakes on the leasing agreements multiple times including forgetting to charge rental insurance, not including the appropriate rent rate, not including the correct rent rate AGAIN, and charged us Edison bill for a unit that we did not moved into (which has taken 5 months to get that refunded) . I swear I signed 4 leasing agreements. They will not reimburse Edison bill that costed over $1000 even though the AC was broken PRIOR to us moving into. We noticed that the AC was not working within one week of our move in date. This was disclosed to the leasing office many times and it took over two months to resolve. Because the AC kept running extra hard due to it malfunctioning, we turned off the AC at some point so that way our bill would not increase. The expert shared that the AC will run extra hard to take the temperature down, however, our AC could not cool down the place so it's running extra hard. Our bill still came out to over $600 for two months EACH. Maintenance made several attempts to fix the issue, however, was unable to due to diagnose the issue. The leasing office manager (Annie) and Hannah were very positive in resolving the issue by saying that we would be reimbursed. This was not the case. Instead, they had suggested for us to call Edison and ask to change our plan if our plan was not feasible. This was upsetting. Despite agreement, the IMT team (except for the maintenance staff) has been unpleasant, manipulative, and gas lighting the whole situation. Still, this situation has not been resolved. BTW, we're not expecting a full refund and there are so many other things in between the process of resolving the issue. We expected at least partial or something in return for the faulty AC (which was what they verbally stated). Anyways do better. Picture: Hannah explaining that they cannot resolve the issue due to management but proceeded to say that we reach out to Edison to plans that would "better suit" our usage when the our AC was broken during the hottest parts of the month and were UNABLE to use the AC. read more

If only we could clone Spencer and his work ethics and attention to detail. After 5 years of living at Stevenson Ranch our washer was not working as before. Spencer showed up and found the problem to why our washer was not draining the water completely during the spin cycle. It's working perfectly now! While he was there I drew attention to the caulking around the kitchen sink, as it was old, ugly and not securing the sink as before. He was happy to help clean up and redo the caulking. Provided clear instructions for after care. I wish we had taken a photo of the before because the after looks like a brand new sink. Don't expect your security deposit back ever, and instead expect to owe them more money after moving out! Currently having to pay almost double the security deposit after being told that it would probably be fine at my move out inspection. They love hidden fees, there's about $100+ of hidden fees with each month of rent that is due with the rent. They did not clean my new apt prior to moving in, took a week of vacuuming to get the old dust and pet hair out of the carpet. None of the reported issues on the move in inspection got fixed, maintenance requests are occasionally ignored. Also you will pay for services like the package lockers and never use them because the mail carriers don't feel like going next door. Grounds are dirty, dusty, full of cobwebs and trash. Lots of stray dog poop that is never picked up. Just a rip off. Condescending office workers who talk down on young people and could not be less empathetic of people's situations is really the cherry on top! read more
