Don't expect your security deposit back ever, and instead expect to owe them more money after moving out! Currently having to pay almost double the security deposit after being told that it would probably be fine at my move out inspection. They love hidden fees, there's about $100+ of hidden fees with each month of rent that is due with the rent. They did not clean my new apt prior to moving in, took a week of vacuuming to get the old dust and pet hair out of the carpet. None of the reported issues on the move in inspection got fixed, maintenance requests are occasionally ignored. Also you will pay for services like the package lockers and never use them because the mail carriers don't feel like going next door. Grounds are dirty, dusty, full of cobwebs and trash. Lots of stray dog poop that is never picked up. Just a rip off. Condescending office workers who talk down on young people and could not be less empathetic of people's situations is really the cherry on top! read more

Where do I begin! Living here has been one of the worst experiences of my life. If you ever have a problem with anyone at the leasing office don't even bother trying to contact corporate. They will send you in an endless loop back to the IMT Stevenson Ranch girlies to make a complaint to them... about them. They schedule your key drop off on a day that their office is closed and then try and charge you an extra day for not turning the keys in on time? When they weren't able to be there to accept them in the first place? Corporate money hungry liars and bullies. My favorite part of living here was the email from Antonietta Torres suggesting I move out of my apartment. So, after paying thousands to break my lease (after being told by the leasing office that I should leave) they are now trying to get another days rent out of me because they weren't even open the day THEY scheduled to have the keys dropped off. And to top it all off corporate won't answer any of my four emails explaining this. No response other than to tell me to contact Antonietta Torres because she is the "community manager of IMT Stevenson Ranch". It's like talking to a wall. I was in the need for a nice safe apartment and the convenience of this place so close to the freeway and sitting on a hill with a great view was one of the big reasons. However, I must say what really made my decision to live here was the amazing customer service, friendliness and caring energy that emanated from all the staff but particularly from Chelsea. She was with me from the very beginning to the whole process of approval and touring. She would constantly check in with me and address any questions I had with a swift and detailed response. When the time came to finally move in she wrote me a very sweet handwritten letter welcoming me and telling me how happy she was for me. The extent of these little things, the going above and beyond, and the overall friendliness one feels similarly to a close friend/family makes one feel very welcome and for this reason I decided to take the time and write this review. I'm a brand new resident here at IMT Stevenson Ranch. My first day, I had a problem with one of my appliances, along with a couple of other minor issues. I went to the front office and made a maintenance request for these issues. After a couple of attempts the maintenance staff was able to remedy all three issues, including replacing the appliance in question with a brand new one. I appreciate the prompt response by the maintenance staff. Also, a big shout out to all the staff in the front office. Tanna, Kirsten, and Hannah were a great help to me in dealing with my issues. Maybe IMT can also remove public BBQs from their advertising. Non of them have worked at any consistent level for almost 3 years. There are 3 bbqing stations, and non of them work! Either fix them, and you should since it was believed they would be available at the time of agreeing to live here, or remove them! It's false advertising! We moved in a couple of weeks ago and so far we are really enjoying it. The close proximity to the freeway on-ramp is a plus for anyone who commutes to work (like me) and the community itself is very quiet and calm. Parking has been a breeze and the apartment itself is quite nice. This past weekend my husband and I noticed some minor issues in our bathroom and today, Alex with the maintenance team came and fixed them. He left a thorough note for us so that we knew exactly what he found and what he did to fix. I sincerely appreciated that, thank you Alex! We moved in four days ago and are so happy with our decision. It's a peaceful community with strict rules that are enforced to ensure that the area stays quiet, safe and clean. Tanna was our leasing agent - she truly cares about the residents, responds to emails very quickly (none of them go unanswered), and I trust her to take care of any issues when they arise. She was one of the main reasons we moved here - I want to know that it something comes up, the management will take care of it, and she prides herself in strong customer service. During our application process, she was ooo one day and passed us along to her colleague, Kirsten, who was equally as professional and helpful. Seamless process! The surrounding areas and views are also beautiful. This is the first complex we've moved to where it feels like we got exactly what was presented during the tour. Thank you, Stevenson Ranch! Loud. Dirty. Unresponsive. If you move here, make sure to get one of the buildings further back in the complex. I can't speak to how quiet those are, but our unit at the front of the complex and on the top floor facing the Old Road and all the parking lots down the road (Cocos, Goodwill, Walmart, Ralph's, hotels etc). Because of this, it is so noisy at all times of the day and night. Constant trucks backing up, sirens, horns, cars speeding, freeway rumble and people shouting in the hotel parking lots. The large windows and glass door to the balcony do not keep any noise out - sounds like they are open! And I cannot repeat enough, the noise is constant. Maintenance issues do not get handled in a timely manner, if they even get handled at all. We had a plumbing issue in our kitchen sink (backed up for a few days). Had sent in a maintenance request and never heard back. I wound up buying some tools and clearing the pipes myself. Complex is dirty and the office does not care. There is always a lot of trash in our carports. The trash area often has furniture in it, and the other day a shopping cart. Recently, a neighboring apartment was repainted for the new renters. The company who painted it (office said contracted out) spilled paint in the handicap spot and left a trail of paint along the sidewalk and up the staircase. This was about two weeks ago, and after informing the office multiple times, and them assuring us that it will be cleaned up (or thinking it was already cleaned), it is still there. Pics attached! Parking seems okay, as usually there are spots available near our apartment to park but sometimes on weekend nights the place unexpectedly fills up. Parking is not assigned so when this happens we have to park further from our apartment. There are often areas of the complex where no one is parked at all. I suggest making some of those areas visitor only spots and saving all other locations for complex residents. Other notes: Fridge makes monster sounds sometimes but seems to work okay. The dial on our dry cleaner popped off the first time we used it. Our shower paint is already chipping. Speaking of paint, there were many rogue paint splatters all over the floor and some on the carpet in the bedroom after we first moved in. Paint was also on cabinets and light switches. Our heat hasn't worked since we moved in last year, but maintenance never responded to our request (we bought a room heater instead). All in all, we were told by Santa Clarita natives that Stevenson Ranch is a nice place to live. This complex is not a nice place to live, and we can't wait to move. IMT residential management is outstanding: When anything needs repair the managers send a technician within 24 hours. Last week, our hot water in the shower turned cool and I called Patrick Moyna at the IMT office for help. Efficient Patrick sent out a technician on the same day. When the shower temperature came up to lukewarm but not hot, I called Patrick again and he immediately he arranged for another repair. Outstanding service! He really has an extensive knowledge on what he does, whatever I ask him like water leaks, electrical, cooking stove problems, air condition problems, etc., even proper advices on how to take care and make the appliances last longer. You name it. He explains everything well and everything he fix are flawless and he makes sure the things he does, he do it passionately and makes sure it will last long. He is one of a kind. He deserves an increase or promotion if I'm the owner of the company he works with. Finally, I want to share that aside from knowledgeable to work, he is dedicated,humble, friendly, experienced, punctual, and most specially honest. Chelsea was wonderful. It was raining, but we had a covered golf cart. She had several properties we toured that met my specific needs. (I have a very large dog and I was happy to find a place that could work for us). We didn't want a 2nd or 3rd story place so my dog wouldn't have to do stairs. We found a place ground floor that was tucked away, and I was thinking I'd just have to figure out how to enclose the patio so he wouldn't have issue with gardeners/people or get out. It seems like the perfect place, although I was expecting to hear back if I was approved by Monday night after my tour on Sunday, and I did not hear back, so I began searching elsewhere, thinking that perhaps the delay was God's way of telling me there was somewhere better. I did a Facebook live and put it out there what I was looking for and somebody responded Tuesday morning And I came and toured it and by Tuesday evening, I had decided to go with a different place. I did not hear back from IMT until Wednesday, but by then, I had found another place. The new place was less expensive, was all inclusive, including Internet and utilities, and there was a half acre for my dog to run around so it was a no-brainer. But I really loved the property and Chelsea took the time with me to explore all the options that would've made it work for us there. She took a lot of time and interest in me and I felt very much like I had her attention and during the application process which she helped me with step-by-step. It's just too bad that it took so long to get back to me to approve but I think that was what was supposed to happen in the end. I would recommend this property and my experience with Chelsea to anybody else who's looking for a home. read more

while the apartment itself was okay apart from poor water heater, a filthy balcony, terrible noise from adjacent buildings and floors, bad plumbing, fridge that doesn't stay closed, etc. I cannot forgive them for taking our entire security deposit when we did everything we could to not damage anything. they will illegally charge you for things, so be ready to get a lawyer at move-out time!! the pre-move out inspector said nothing was wrong with the apartment apart from normal wear and tear. in LA it is illegal to charge for normal wear and tear but they'll do it anyway. they will also attempt to double charge you and add on BS fees at move out. on the plus side, we had a good view, the repairmen were friendly, and if we had a dog the dog park looked pretty nice, albeit a lot of owners weren't cleaning up after their dogs so we were constantly spammed by the manager telling everyone to pickup their dog poop! really wish we never moved here. read more

Been living here for 3yrs now. They have definitely done some upgrading since I've been here and any issues with our unit get resolved in a timely manner. The front office staff is always there to answer all questions during regular hours and very friendly. No real complaints and most neighbors are pretty cool. The first issue, when I first was about to move in they showed me a lay out of a certain apartment and when I asked to see the one I'll be renting they avoided the question. The layout of what I was renting was completely different then what I was shown. Second issue is the maintenance people will fix an issue for the moment and it will break again and will only take it serious after being reported multiple times Third issue, when you move in take a video and picture of everything otherwise they will take what they can from your deposit. This is the first place I have ever rented that I did not get my deposit back. Aside from that the apartment itself is livable but small I don't think the price is worth the size of the whole unit. read more

I PAY OVER $2,300 A MONTH TO HAVE A WASHER AND DRYER BUT STILL HAVE TO GO TO THE LAUNDROMAT When I first moved here over a year ago this was The Summit at Stevenson Ranch and it was managed by Greystar Management. Whenever I had a problem I would make a call and maintenance would come the same day to make fixes. The longest I ever had to wait was a day. I was very happy living at the Summit at Stevenson Ranch. Unfortunately, things have changed for the worse since IMT has taken over here a few months ago. THE NIGHTMARE BEFORE CHRISTMAS 2018 Early last week I noticed my washing machine would not drain. Picture Attached. FIRST ATTEMPT 12/20: I called the office and spoke with Ashley who told me she would send someone to fix by the next day. This never happened. SECOND ATTEMPT 12/22: I called again and made another request with Ashley to make sure I would have a working washing machine before everyone left for Christmas. Again I was told that someone would be coming that same day to fix. This never happened. CLOSED 12/24, 12/25 THIRD ATTEMPT 12/26: So I spent Christmas with NO WASHING MACHINE. As soon as the office re-opened the day after Christmas I stopped by and spoke with Michelle. I told her what was going on and after looking in the system she told me the problem was that I failed to give them permission to enter my house when not home. This was not true, I never said this plus we are always home. The fact of the matter is that no one showed up to my place at all. But Michelle said she would get someone there right away and that worse case scenario it would be fixed by tomorrow. This Never happened. FOURTH ATTEMPT 12/27: I returned to the leasing office and spoke with Valerie the Community Manager. After she looked in the system she repeated exactly what Michelle told me a day earlier, "It looks like we don't have permission to enter your house when you're not home." SOUND FAMILIAR? Clearly this is the default response they give to tenants. I told her the same thing I told Michelle, that I never said that and that I work from home and no one has stopped by. She immediately gets on the walkie and gets a maintenance manager to come to my apartment. This maintenance team came by and sucked up the water in the washing machine with a wet/dry vacuum. It was the worst renting experience that I've ever had. the officers were unhelpful during contacts and they always try to find ways to avoid their responsibilities. When I face thr maintenance issues and report it via both phone and portal, they will send people come and see very soon and promise a very close date to solve it but never achieve it. during my 12 months lease, there were 2 times that I waited for nearly 2 months to solve the maintainance issues but they still say they would finish it like tomorrow, next week. They always speak over the residents. I faced three times that they were unhelpful and just gave me attitude. My roommate is not very fluent in English and there were 1 agent talked very fast after he noticed this and tried to take advantage of us. there was one time I said can you please speak slower. then that agent started to speak meanly slow and with attitude. I told the manager and they only say they will tell the officers but they never apologized and the officers are still treat residents as usual. this is the least living place that I would ever recommend to people. with pricy rental and fussy application rules, I feel I could have way more choices in this area. And for all the officers here, my best wish for you would be: I wish you facing an agent like you and your colleagues all the time in your future housing experience. read more

What an awesome experience... I had the best five star top tier tour of this building and it's beautiful surroundings with IMT's very own Leasing Agent: Keith Oden! Super professional and at the same time very knowledgeable of the community as well as the surrounding area. Keith is very happy always smiling and speaks with so much enthusiasm ! He has a great attitude towards helping others and seemed genuinely excited and eager to show the apartment and meet with new people! Keith went into great detail related to all the different amenities and features that are being offered! I explained my situation and he was very understanding and able to communicate effectively with a calm demeanor, Keith was so on point with me! He has this kindness about himself which makes people like me who are apprehensive begin to feel comfortable and more at ease. The Apartment homes are managed with care! It's so beautiful the views alone are everything and the location is prime! Located near everything! This is my second year at this property and, wow, what a shit show. I finished my first lease at IMT Stevenson Ranch without having access to a mailbox, despite the fact that me and my wife had called and visited the leasing office on several occasions. My wife was about 8 months pregnant at the end of our lease and so we had to stay, reluctantly. We take good care of our stuff and clean/maintain our apartment often and yet, without fail, we have multiple service requests every month. Either the cabinets will fall off their hinges, bathrooms will clog, power will go out, or the kitchen sink will fall out. You read that right, the friggin kitchen sink fell out of its friggin place for the second time and hasn't been repaired for 2 months now. When I call the leasing office to get an update, they constantly pass the buck, just like when they couldn't take 15 minutes to get us a mailbox key, despite the fact we pay full price and on time every month. If you're looking for a luxury apartment or just a dependable apartment, look elsewhere. I'm currently writing this review during quarantine due to coronavirus. You may know that landlords were given a break on their mortgages from 1-3 months and asked to pass those savings onto their tenants. IMT, however chose to collect rent anyway since it's all profit and leaves its tenants with no recourse. Currently looking forward to the end of my lease. I've attached some photos of their response on the Better Business Bureau. You'll notice there are multiple attempts to cover up the mishandling of their customers followed by a glib attempt to convey empathy. I've also attached their email, which isn't public and was sent to me privately. It basically states, "here are the different ways you can pay us. My roommates and I recently moved in and we are really pleased with our unit--it's a beautiful and convenient location to a multitude of storefronts and has great amenities we are looking forward to take advantage of. Patrick, our leasing consultant, was extremely helpful and dedicated throughout the entire process. He was very responsive to our questions as they arose (which were sporadic and amounted to quite a lot as we progressed through the process). Additionally, he is always in good spirits and really made our application seamless; which went a long-way considering most places we previously applied to were no-where near as professional or communicative as Patrick. Renting here has been such an amazing process working with Patrick! He's quick to answer emails and calls, and always has an amazing attitude even though I know he's always extremely busy. He has gone above and beyond for me. For example, before we had even moved in, my mattress was delivered weeks earlier than it should have been and I wasn't near the area to check if it was still there, and Patrick was so kind to drive up to the apartment and check to see if our mattress was still there to try and secure it for us. I know other places would have made a big fuss, but he was and is so willing to help.
