Truly awful HOA management. The rudest, most unprofessional person in charge of this sham of an operation, Frances Diggs, will make you want to move out of the neighborhood. The communication with Frances is undignified. The website is nothing close to modern. The business practices are straight out of the 1980s in every bad way. Been dealing with a persistent termite issue in the 2nd floor with a common roof that has yet to be resolved over the 3 years I've owned the condo. They hire contractors that take the least effort when doing a termite inspection of the exterior and it shows. I had to get a inspection/quote from an outside termite company (who went onto the roof) to finally force Incline to get someone on the roof over a year ago, and I might just have to do that again to force their hand. The HOA owns the exterior but for some reason the termite techs check the inside and dont check the roof? How does that make sense? I feel like this is done so they can say it's an interior issue and thus my problem to fix. Submitted a water leak from the exterior window/wall back in early 2025. It is still being resolved 10 months later. Another leak appeared after they redid the roof of the condo, where the rooftop ac unit vent is sealed to the roof. The roofer came out and said they'd check back with the HOA, and have never heard from them again. I had to pay out of pocket for the HOA's roofer to reattach the a/c vent when the roofing was replaced. They also dont let contractors not from the HOA work on the roof so there's nothing I can do. They dont follow up with their work orders and drag their feet in getting them addressed. Avoid this management company like the plague. read more

Nicole is professional, responsive, and very well organized. We have been dealing with a lot of requirements from our insurance company. They demanded that we rewire the insides of our condos. Nicole prepared a report for our insurance company documenting the association's responsibilities vs. individual owners. Thankfully they accepted that. But they then required replacement of roofs. All of our roofs. Incline has been strong with budgeting and communication with us. This last year has been hard because of the requirements of the insurance company. Incline Consultants took over management of our association in July 2025. At the same time a completely new board was elected. The association was struggling. Morale was low, and many owners were frustrated with how things had been handled for years. I think they said the association had less than $10,000 available across all of our accounts. At the first board meeting Frances attended, she was straightforward. It quickly became clear that we had close to $20,000 in unpaid invoices that had been left unresolved by the past board. After reviewing the situation at the open meeting the board approved an emergency assessment of $1,200. Before that decision was made, Frances asked the Board to inquire with the members in attendance to weigh in on this matter. Everyone in attendance was not happy but agreed that it had to be done. Since then the change has been noticeable. All invoices have been paid. Long-delayed plumbing repairs were completed, which resolved repeated pipe bursts caused by high water pressure. Roof repairs that had been pending for more than two years were finally repaired, and trees that were damaging the buildings were trimmed. For every project, Incline Consultants obtained three or more bids. That was a change for us. The process has been organized, transparent, and consistent. I thought maybe it was for the first meeting. But no it has continued. We are moving in the right direction. Incline Consultants stepped in when our community needed clear direction, accountability, and steady management. They delivered. read more

It's honestly wild to see anyone speak negatively about Frances or her team at Incline. Our HOA made the mistake of terminating their services back in 2022 -- and let me tell you, it was the WORST decision our Board ever made. Why did it happen? Because Incline held the Board accountable. They followed the law, enforced the governing documents fairly, and didn't just roll over when the Board wanted to do things their own way. That integrity cost them their contract -- but it earned my respect. When Incline was managing our community, our reserves were fully funded, maintenance was on track, and things were running smoothly. Now, under the new management company and poor previous board leadership, we're being hit with a $6,000 emergency assessment -- just to try and recover from the mess. I only wish more homeowners saw what was happening behind the scenes. Frances and her staff were professional, knowledgeable, and truly cared about doing things the right way -- even when it wasn't popular. My experience with this business has been outstanding. The staff is responsive and experienced. The owner Frances has Exceptional experience in the field and continues to keep her knowledge current and up to date with new laws and regulations. She is direct and independent. Family owned business. No corporate nonsense. She looks out for you as a resident, board member and association. She has an impeccable memory too especially once she knows your property. She will know your CCR $& RR and ensure you are following them properly and consistently. I will say this, your property management company is only as good as your board is. I, along with my fellow board members are active and involved. Our complex has over 252 residents (about 100 townhomes and 152 condos). I owned a property in Vineland for over 20+ year. They started with automatic online payment and then they switch the provider. I miss one month of HOA because of it. Rather than acknowledge it is the system fault they slap me with the lien on my house and administration fee close to thousand dollars. Is this how you treat people who live in community over 20 years? They only regulate what make the money for their management they do not care how the community run. The neighbor house across from me party every night for over 10 years and never once they can regulate that. The next door has metal band practice at an unacceptable level, never once they do anything. They gives us warning for parking in front of the garage, but it is not our car but the band people illegally blocking our garage. If they ran your property, good luck! read more

I entirely agree with the previous customers. The WORST customer service of all. Very condescending, constantly interrupting and very rude representatives. Customer service skills? ZERO! Their portal shows outdated and inaccurate information billing information after which we are deemed delinquent and the lady on the phone tells me that we have a lien on the account. Then she transfers me to another lady that tells me that the previous rep gave me incorrect information and that she's apologizes for it. However, her apology was more like, "Sorry, not sorry." The board of directors should replace this company. This is ridiculous. And they never answer the phone, as long as we've lived in this complex! Getting through to them is an impossible task. PS: I'm glad that with the help of my negative review the rating of this company went from 3 stars to 2.5. The least they deserve. read more
