Have stayed here about 4 times over the past few years visiting our children at summer camp. The owners, Janet and Doug, are wonderfully friendly and charming folks who I have really enjoyed getting to know. Their home is a lovely old farm house with a great deal of charm; lots of antiques, some low ceilings, creaky floors, antique locks on the doors, etc. The rooms are small, but comfortable. You'll find a few cob webs and a little dust, but this is a trifle. Janet makes a cooked-to-order breakfast often asking what you'd like the night before. She is an excellent cook. The best part of a visit to the Inn is the idyllic backyard (see photo) which is immaculately kept and is stunningly beautiful. It is quite relaxing and serene. Sit and listen to to the quiet. Once you sit down and take in the view, you do not want to move. There is also a screened-in porch for those wishing to avoid the sun and flying annoyances. The property also has access to a nearby pond which is a short walk via a path through the woods across the street. Canoeing and rowing is possible, or simply sit and take in the water view and others enjoying the lake. The Meadow Farm Bed and Breakfast is a lovely oasis.

But every morning they fed you a HUGE home made breakfast...each breakfast was better than the day prior! Many items were really unique and very tasty....I am a big coffee fan and they serve french press. We stayed in the canopy room and enjoyed every inch of the historic house and furniture. The property is relaxing and fun especially visiting the two horses on the property. Make sure you take a short walk through the woods o find the lake with a wonderful view. Well, nothing is more evident than that. We called and we checked in for our 2-night stay. We were shown to our room and never saw the guy again. The room was clean, and the bed was comfortable. The view of the pond was nice. The room was tiny, the TV was tiny, the refrigerator was good with a freezer that actually worked, and the bathroom was tiny. There is a tiny table and chairs set, the size of a child's play set. The vending machine in the lobby was "Out of Order." No longer is there a working restaurant on the premises. As others have written, you practically had to step into the bathtub to close and open the bathroom door. The bathroom was clean. Use caution, the seat moves when you least expect it. There were no tissues in the room. There is a K-Cup coffee maker but the coffee supplies were not replaced for our second day. I suppose this was because there is no housekeeping if staying two or more days. The walls are paper thin. We could hear our neighbor's TVs clearly, as well as their "adult alone time." Despite putting our sign out on the door requesting housekeeping, nothing was done. We had one set of towels for two days. We opened the dresser and found old stale snacks had been left in it by previous occupants. Check out was another phone call. It sounded as if we woke him. It was 10:45. We did get a "Have a good day" but nothing as far as "Thank you for staying with us" "Please come again" or even "How was your stay?" It was almost like we were bothering him to check out. We just put the key on the desk and left. Two days and we saw the guy once. I guess the old saying, "You get what you pay for" holds true here. Never again.

But, the kind staff explained that they have 3rd floor for those with allergies and a few rooms sana pets. But, they use Tide Laundry detergent and sprays and have carpet so it could be ok or not depending on when the room was last sprayed and your allergies. If you need quiet room to sleep, do Not choose a room with any view of parking lot, trash bin or a gas station as you will hear it all and get little sleep!

We went to front desk and a very unhelpful and unsympathetic person told us that since no one was registered to that room she told staff to remove the belongings that were there and put things into two large garbage bags! She points to the side of her where all our stuff was sitting in two garbage bags. I have NEVER ever had anything remotely like this happen before. I mean, right down to our toothbrushes! An apology and explanation of what happened would have gone a long way, but nope, not happening. The next morning at checkout, the manager did apologize and comped us one night. I will never stay in another Hampton Inn again.

When they say the best breakfast in Gloucester, it's not an exaggeration! The couple that owns the Inn/Cafe are very hospitable and welcoming people. I've been visiting for the past 15+ years and every stay and meal has always been exceptional. Additionally, the staff they hire and employ is equally committed. It is truly a five-star operation. We were recently up in the area visiting Gloucester and Rockport. As always, one of those mornings meant we had to stop at Atlantis Oceanfront Cafe! It is a MUST. I almost hate letting this gem/secret out. It is the best place for breakfast with the very best view. It is post-card perfect. Your window table overlooks the rocks+water and you can visually see and hear the waves crashing against the rocks. It doesn't get much more picturesque or scenic than that! While the menu has changed a bit since my last visit, the quality has not. The breakfast portions are very generous and everything is of the highest quality. Our favorite is the eggs Benedict. Those perfectly poached eggs resting on top of those bakery-quality English muffins. The tender Canadian bacon. The perfect amount of creamy, perfectly seasoned hollandaise sauce. The side of tender and perfectly seasoned breakfast potatoes. It doesn't get any better than that in my book! Another favorite of mine is their GIANT Fresh Blueberry Pancakes. They remind me greatly of every childhood trip to the Atlantis and Gloucester. I've always told my family if I had to have one last breakfast, let's hope Atlantis Cafe is in season! I am not joking either! Service is always top priority. Friendly and expeditious. The kitchen is open to the dining room and their culinary takes true pride in every plate they put out. If you're looking for the best breakfast with the best view in Gloucester, Atlantis Oceanfront is the place. I did notice the secret has gotten out as of late! They pulled some tables and chairs together to fit us all in a row. The setting and ambiance is very diner like with the address of the great ocean view. The menu was only one page but had all the essentials for a great breakfast. The waitress was quick off the mark to grab our drink orders. The coffee nice a hot, good cup of joe. 5/5 Fish cakes and eggs - I wanted to try something unique and they had this spectacular dish on menu. The fish cakes contained fresh chunks of fish and was seasoned just right. It wasn't too salty so went well with the spinach. The home fries were good and eggs over easy were done perfectly. The soft egg yolk broke and oozed just fine over the fish cakes. Definitely will come back again for breakfast when in the area.

The only couple of complaints is we wish we knew that the season was coming down to the end and a lot of things were closing up for the season . There wasn't a lot of things that were open towards the end of October . We had to travel pretty far to actually get really good food or either cook inside which wasn't bad either. Overall the complex was really nice & relaxing and there homemade cookies are really good as well.

The biggest issue: the hotel hosted a large, ticketed public event that completely took over the main lobby--with zero advance notice to guests. I woke up to a lobby packed with strangers and nowhere to sit or gather with my family. I've never stayed at a hotel that allows a public event to fully overrun its only common area without warning paying guests. And no, "just go somewhere else" isn't an option--there is nowhere else. There are no additional common spaces and no elevator. Since we were meeting elderly family members, climbing three to four flights of stairs to our room wasn't possible. The lobby being unusable wasn't a minor inconvenience; it was a dealbreaker. Operationally, things only went downhill. Check-in is at 4pm, but arrive after 5pm and there's no one on-site to check you in. Checkout, however, is rigidly 11am. Our room was never cleaned during the stay, despite leaving the "please clean" tag on the door. Because of the limited staffing hours, we couldn't even get fresh towels. Then there's the mouse. I saw one in the common area and notified staff. Nothing was done. Food is left out uncovered for guests, which I promptly avoided--because "boutique hotel meets rodent buffet" isn't really my vibe. What's also new: some sort of train or underground rumbling that shakes the building roughly every hour, offering a front-row seat to what feels like an earthquake simulator. If this were a budget motel or a Holiday Inn, I might shrug and move on. But this is a $500-per-night hotel, and at that price point, these issues are unacceptable. Until these problems are addressed, I wouldn't recommend staying here--and I certainly won't be returning.
