We had not seen the property in person, yet he was very honest in letting us know that the condition of the house did not warrant a full inspection, and stated that he did not want to charge us the amount of his original estimate. He did a thorough walkthrough with us by phone and clued us in on foundation cracks and moisture (potentially mold) issues that we would have otherwise been unaware of. He also provided high resolution images that helped us to see what was going on that the seller or contractors did not tell us about. Although we lost our earnest money deposit--as apparently Indiana law does not currently require sellers to be honest in their disclosures, we learned a big lesson and saved ourselves the headache of buying a house that was more of a lemon than we bargained for. We will definitely use Chris' expertise in the future and fully recommend him to the community.

I highly recommend you look elsewhere…read more They failed to report two conditions that were plainly visible from accessible areas. One was a sewer cleanout penetration in the foundation block that was left completely open, an obvious bulk-water path (daylight visible from crawlspace) which led to structural rot. The other defect was a large portion of the tall end of the attic where cardboard was used in place of sheathing, which now I have bugs, moisture, and repairs to deal with. After finding these issues I reached out to them. My experience with management after that was in my opinion, a case study in avoidance, blame-shifting, and zero accountability. On the phone I was told maybe it "washed out later," that things were "nearly completely obstructed," and that there was "garbage and shrubs blocking the view." None of those limitations were documented at the time of the inspection at those locations. Then came the kicker: they offered me a refund, but only on the condition that I sign a broad gag/confidentiality release that restricts honest public reviews and complaints. Of course I didn't accept that, I offered a narrow, non-gag release. They declined. This isn't about "finding every problem." It's about reporting obvious, visible defects or clearly stating specific access limits where you didn't/couldn't inspect at the time, not AFTER the fact. The company's posture felt smug, adversarial, defensive, and accountability-averse. If you value professionalism, accountability and transparency, consider this experience before choosing an inspector. My opinion: a professional inspection should either report visible, readily accessible defects or document specific limits where they could not. That didn't happen here. Their response with after-the-fact excuses and the insistence on a gag release felt smug and dismissive, not customer-focused. They got really creative with the colorful excuses, Brad (management I'm assuming) tried telling me that the sheathing was actually "underneath the cardboard", despite my pictures showing otherwise. He also said "we don't have our guys get involved in any of the mud in the crawlspaces". This was not a flooded or particularly muddy crawlspace. I heavily regret having gone with this company. I filed a chargeback with my bank. I'm happy to share photos and emails with anyone considering using them.

Having a good inspector is very important to understand and to learn about the property in question as it can uncover some serious issues with the house, help negotiate a better deal, or simply provide peace of mind. I researched a few different companies in the area and decided to go with Security Home Inspections. The office staff was very responsive and answered all my questions. From the price perspective they were not overly expensive, but weren't the cheapest either. What's also convenient, they do radon, infrared, and sewer cam (some other firms don't and you have to schedule multiple inspections with different people) and we actually uncovered some tree roots in the sewer line before closing, which helped us negotiate. Overall, our inspector was punctual, friendly, and thorough. He invited us to look at every issue he had found and explained how severe it was and what needed to be done in order to remediate it. Our report was done the next day and as a bonus we got the appliance recall subscription. All in all, I'm happy I went with Security Home Inspections and I feel more confident about our home purchase decision. I'd definitely recommend this company to anyone in the area.

As a seller at the time I thought they were nitpicking, lol. However, now that it is time to buy a home, I needed an inspection company. My agent recommended three companies including Cornerstone, and since I was familiar with their work, I chose them. I wanted a thorough inspection for my potential new home as well. I had Tanner for the day, and he was easy to talk to and explained things so I was able to understand. He answered all my questions, and even quickly responded to a follow up question via email the next day. His detailed report included photos and ranged from major to minor making it easy to determine which items needed immediate attention. The company provided good communication and time estimates for the process. Once I actually move into the home, I will update my review, if needed, but so far I'm satisfied with the service received.

I called the AdvantaClean South Suburban Indianapolis team and Victor actually went down to the house the same day and e-mailed a quote the following day. I also received a complete explanation of the process that would be used and the scope of the work, the material safety data sheets on the chemicals, and "Five Mold Myths" which really helped put the whole mold issue in perspective ("it's not the next asbestos"). The team answered all my questions, always returning phone calls in a prompt and courteous manner. As they did the remediation, they explained things step by step, and even though it was miserably hot I never heard one complaint. Between the heat and the old part of the crawlspace the job took longer than anticipated, but they never cut corners or rushed to get done - in fact, they had to come back the next day to finish because they wanted to make sure it was done properly. They worked hard, did a very thorough job, cleaned everything up, and the bonus was how polite and considerate they were. I would highly recommend this team!

We're an hour away, and I had been trying to get local chimney sweeps and masons to come deal with our house for years. I'd get an estimate, and then no one would follow up. Bone Dry showed up when they said they would, did what they said they would do, were respectful to my house, property, and people, and cleaned up after they left. We had three different crews come through to address each phase of the work, and everyone was professional, friendly, and communicative. There were a couple of small bumps, but they handled them professionally and quickly. I was, all in all, very pleased with their performance. I'm a building professional myself, and very much appreciate what they do. They're good people, and did a very good job for me. Pricing was reasonable '(this stuff is expensive - brace yourself, but these guys don't overcharge) I'd hire them again without a second thought.

Have used them 3 times. Initially for a roof repair after straight line winds caused damage to our…read moreoriginal roof. Followed up a few years later by issues where moisture was entering our house through an access point and causing damage to our ceiling. They took partial blame for the situation and repaired things with partial charges. Most recently after a storm, they checked my roof and determined it was OK, but a rake board had come loose and the sales rep showed me a video verifying the need for repair. I consented. When they came to do the repair, it wound up being a simple 'nail back in place job', which was not what all I thought it would necessarily be. Combined with a single loose piece of siding that was also nailed back into place, I was charged $665 for a 10-15 minute job that required basically no materials. When I shared my concern that I felt the charge was excessive for the work performed, I was basically dismissed and charged the full amount. I realize I signed the contract, I simply didn't think the job warranted the full charge. I appreciate they got on a ladder and did work I wasn't comfortable or knowledgable enough to do, and felt a slightly lesser charge seemed to make sense for what they did. Guess I will look elsewhere for future jobs after the lack of understanding to work with me.

As a longtime Indianapolis Realtor, I have worked with many inspection companies, and I'm always pleased to recommend Dave to my buyers who want a top-notch inspection at a fair price, with outstanding service. An inspector's job is to alert their clients to problems or issues with the property they are considering. We hired Indy Pro to do our home inspection and I could not be more impressed with his level of detail and expertise. I would heavily recommend him if I were to purchase a home in the Indy area. Indy Pro inspected my home that was for sale on behalf of the buyers. The inspector listed "suspected" asbestos in our ductwork which is buried under our slab. The inspector suggested having all ductwork replaced in the attic which was going to cost $11,000!!! The buyers hired and asbestos mitigator who said it could be mitigated for around $1,000 but the buyers stuck with the home inspector's suggestion instead. We were not willing to do this so the deal didn't go down. Heading back into the market we had to address the issue and we hired our own asbestos mitigator. He took one look at the "suspected asbestos" and said it was indeed NOT asbestos. Just to be certain he took samples to an independent lab and it was NOT asbestos. Turns out it was fiberglass and dirt. Thank God we did not give into the buyers demands to replace all ductwork! House is now pending again at a full price offer, and was just inspected again today-thankfully not by Indy Pro! read more

IndyPro inspected 2 homes for me during my home search. The first inspection found items I would never have found on my own. The inspections are very indepth and the team takes quality time truly looking in every nook and cranny. I had them inspect the wells, septic, termite, and radon. They are very professional and speedy. I have purchased homes in 3 different states and I must say they are the best I have every dealt with. If you are a home buyer you will feel confident in your buying decision with their inspections. I called out to a few Inspection companies before selecting Indy Pro. Two companies were quick to give me a price over the phone and brush off any questions I had. One company, the person who answered the phone was whispering to others while I was asking questions. Stacey answered the phone and took her time to fully answer all of my questions. Home inspectors are hit or miss, so I ordered two home inspections and two mold inspections for a 1962 home I wanted to buy: one from Indy Pro Inspection Service and one from US Inspect. I'm extremely grateful I decided to get the two inspections. David Maudlin of Indy Pro Inspection Service found everything the US Inspect inspector did and more including foundation, plumbing, and mold issues. Our particular home inspection cost us around $600 for a four bedroom/3.5 bath home = I believe it was a bit cheaper for our smaller home. My favorite thing about working with Scott is how he approaches his inspections as an educational opportunity for the homebuyer. He took the time to review the notes and photos in person and within 48 hours he sent us the full report with action items broken into red, yellow, and "not urgent" categories. Over the years I've referenced his last report for guidance on my next steps for home improvement. His scheduling staff is also very friendly and quick to respond. I was able to pay for the inspection on his Ipad with my credit card at the end of the inspection. Side note: Scott specializes in historic homes. Highly recommend.

His report isn't just a book filled with pictures, he takes the time to type out the issues & he doesn't just copy and paste.
