Staying at our favorite Inn. The Inn at Rose's. The rooms are "spit spot-clean", the staff delightful and attentive. The fresh salt water air and cool breeze, invigorating. Not to mention the spectacular view. I'd give this Inn at "10!"

I cannot even express how incredible this hotel is. I stayed in the Queen Embarcadero room, so there was no view but it didn't matter at all because of how nice the room was. When I tell you I had the best night's sleep of my life here, I'm not exaggerating. I literally asked the guy at the front desk if he knew what kind of mattress topper they used. It was that good. (If you guys see this, please tell me what bedding you use!!) The room was super clean and the noise isolation was great. I was the first room at the top of the stairs, closest to the restaurant, and I couldn't hear a peep. The location is perfect - right on the water and next to a dock where you can see seals (but don't hear them during the night because of the great noise isolation.) The best part was the amenities though. They literally give you a free bottle of wine, a box of chocolates, and they have a full fridge of free water bottles in the lobby, which I've never had at any other hotel. You also get a $20 voucher to the their restaurant, so it pretty much covered my meal the next day. The guy at the front desk was so hospitable too and we had a great conversation. It's a small lot for parking, but I didn't have any issue. Only things that could be improved - I wish there had been a microwave in addition to the fridge and for some reason, the shower kept randomly going from hot to cold so I kept having to restart it. There was also a lot of bird poop on the rooftop deck, so it was hard to find a place to sit - maybe if that could be cleaned more often. Some more hangers would be nice too. I paid about $210 before fees for a Friday night, so it was 100% worth it to me, but I know that was a special deal I had found because other days were way more expensive. I asked to see if I could stay another night and unfortunately the hotel was entirely booked up except for their ocean view king room that was around $560 for the night from what I remember him telling me. I didn't see that room, but I don't know if I could justify that price at a small inn even with the amenities provided. I'd honestly consider driving back up to Morro Bay from LA just to stay here if I could afford it though!

our time here has been amazing, and though a lot of that has been through my planning, another part was Zane the front desk worker. His kindness and dedication to service really tied the knot on making our trip unforgettable. Thank you Zane and Inn at Roses Landing

I LOVED our stay here! probably one of the prettiest places i've been. PROS: the view of the bay, the cute otters you get to watch, the resturaunt, free wine! clean hotel! and super sweet community. also Zayne ( the front desk employee ) was the sweetest CONS: We were promised two robes, and free chocolate and unfortunately had to ask for that because it didn't come with our room. we also never got any robes. ( what ever lol ) and be warned: the balconies aren't technically private because they are right next to other peoples rooms so it could be a little awkward staring at eachother other thn that great stay!!!!

    Lumpy bed. What the heck?!

Cute place. I had never really noticed any inns above shops before. It's a pretty cool set up. Only a few parking places are out front and two are for loading and unloading only. We had to park across the street in the public parking lot. We were able to find parking, but I'm not sure if that's a problem on busier days. Lobby is on street level. We checked in. We were offered a bottle of wine for our stay and got our room keys. We also got a $20 voucher for the restaurant next door. As we headed to the elevator, we noticed a small alcove used for continental breakfast. Up the elevator to our room. Just a handful of rooms. Ours had a partial ocean view with its own deck and fire pit. Our deck connected to a larger wrap around deck that had two other seating areas with fire pits and high top tables to sit at. Room was neat and clean. Bed looked lumpy. Later, we found out it was a memory foam bed with a thin duvet and sheets that didn't have deep enough pockets to stay on during the night. We had to wrestle the sheets back on a few times. There were no blankets in the room. The bathroom had the skimpiest towels. Two of everything, but definitely utilitarian. We were kind of surprised at the bed and the towels considering the cost of the room. Continental breakfast was fine. Croissants and bagels. Coffee. Juices. Yogurts. The milk had a strange taste. It didn't need to be refrigerated and had an expiration date in 2025. Not so enjoyable for me. I got locked in the bathroom the first night. The barn door had gotten stuck and I had to scream for help. Luckily I wasn't alone and was able to get out within minutes. I'm not sure what happened, but from then on I was very careful when closing that door. All in all a decent place. I liked its location. The building next door is being renovated so our view was a little marred by that. Don't try to call the front desk after hours. No one is there.

Complimentary wine bottle and chocolates from the local store.

Amazing little hotel! Booked a last minute staycation, wasn't expecting much but it greatly exceeded expectations. Received a complimentary bottle of local wine and chocolates upon arrival. $20 credit and 1 free non-alc drinks at the restaurant. Plush robes, like super cozy. The TV had good channels (was able to watch F1 on ESPN). Complimentary water and coffee. We got lucky with parking, otherwise the lot is right across the street. The room was a basic room with a queen bed. Small but not too small, big enough for two adults. Our room was facing Embarcadero, with a window facing the public restrooms across the street, not a deal breaker but will probably splurge next time to get the rooms with private patios facing the bay. Will definitely go back. Only thing I wish they would do is be pet friendly (only service dogs are allowed). Super nice front desk employees too.

Cute room! This is the only room with 2 beds. Worked for us!

This place is beautiful. It's a gem of a hotel in Morro Bay. I especially love the terrace outside. Even though my room didn't have an ocean view, every room gets to use their communal terrace to get the ocean view experience. It's got fire pits, and tables and chairs. A great place to enjoy my free bottle of wine!!!

Absolutely loved staying here. I stayed here Monday through Wednesday and it was mostly quiet. The people in the room next to me kept slamming the bathroom door, but that's more on inconsiderate folks and not the fault of the Inn. Would love if there was a screen door added to the balcony so I could leave the actual door open and enjoy the ocean breeze. It was September so there were still a fair amount of mosquitoes out. They offer a free bottle of wine when you check in, there was also water and a small chocolate sample in the room. The chocolates were amazing. The usual coffee and tea were available also. The room was clean, the only exception for me were the stained sheets. For the price I paid per night I expect a better quality of sheets. They lost a star for this. There were 2 remotes and it was slightly confusing which one did what, the instructions weren't the best. Overall, for the location and view I would stay here again.

Cutest little inn. Beautifully renovated. Our room had the most amazing view of the bay, with a fireplace. Lots of activities and restaurants within walking distance. Highly recommend

I called the Beach Bungalow Inn & Suites directly and spoke with the manager, Gabriell J. She was a total professional. I was stressed and upset, but her calm and helpful demeanor completely turned things around. She went above and beyond to make sure I was taken care of through the hotel itself. Lesson learned: always book directly! Not only is the customer service superior, but you get a better price, too. I will absolutely book directly with them for my next trip to Morrow Bay!

I was supposed to receive a text or email with check in instructions and also a door code for the room. I received a call on the day of check in regarding this. I told the person on the phone that I had not received either and she assured me that I would receive one before the 3 pm check in. I did not receive the text. When we arrived to the property at the 3 pm check in, we tried to check in at the office but there was no one there. We found the manager cleaning a room. She informed us that she was the one that had called me. So apparently she runs the office and also serves as housekeeping. We went back and forth trying to reset the door code, and during this time, she was also was stressing about cleaning the vacated rooms on time. At the end of everything, she ended up offering us physical keys after all. Physical keys would have prevented the whole 30 min delay! Also, my ID was never checked, and I never had to sign anything regarding incidentals or policies which is usually the norm when you check in to a hotel. My word was just taken for my identity. Now to the room itself. It was perfectly clean and comfortable. The bathroom had a tub/shower combo and small sink. No storage space so be aware of that. There was a fridge, coffee machine and coffee, creamer and sugar provided. There was a TV and fireplace. It was a really cute space. This Inn is also super close to the Embarcadero, restaurants, beaches, etc.

While we love supporting local places by going out to eat, it is also a perfect place to make your own dinner, put the umbrella up on the patio table, and enjoy dinner on your deck. It is also great for morning coffee and watching the boats go out for the day. They stock coffee and tea in the kitchen, but there is also a little coffee shop next door. I love going over, grabbing a Mexican Mocha and a bagel, and sitting outside in the morning. A couple of things worth noting are that Units A and B share a deck with only a partial separation, which opens up the view of the bay for both units. There is one regular parking spot and one handicapped spot, but three rooms, so someone has to park on the street. However, parking is free and unlimited, so that wasn't an issue for us. Things are quiet a good amount of the time, but it is on the Embarcadero, so it can also be noisy from the restaurants nearby at times. It is further down from the busiest part of the Embarcadero, so things aren't crazy down here. Still, it is only a one-mile walk--or a three-minute drive--to the Rock, and the cute little movie theater is just half a mile away alongside countless shops off the Embarcadero. Everything is within easy walking distance. If you want to stay in, the couch is a futon, and my son says it isn't too uncomfortable to sleep on. We all fight over who sits in the armchair--it is a perfect reading chair. We highly recommend staying here. We stayed here for a week last summer and this summer.

Throughout my stay, they checked in to make sure everything was going well, which I really appreciated. When I walked into the room, the reviews were absolutely right. Everything was spotless--from the bedding and carpet to the bathroom. I was also pleasantly surprised by the shower's water pressure. At many hotels it's either too weak or inconsistent, but here it was just right. The bed was also very comfortable, making it easy to get a good night's sleep. Day one: cheese omelette. Day two: scrambled eggs and potatoes. Honestly, he was thrilled. I get that it's a standard hotel breakfast setup, but in 2026, throwing in one solid vegan option doesn't feel like a wild ask. Even a simple oatmeal bar or plant-based protein would go a long way.
