Honestly, this is a fantastic hotel. Amazing location, beautiful room, and updated interiors. The check-in process with manually filling out forms is pretty archaic but I know they have heard that feedback. Parking here is rough - expect to park far away and walk if you're coming near summertime. I cannot even express how incredible this hotel is. I stayed in the Queen Embarcadero room, so there was no view but it didn't matter at all because of how nice the room was. When I tell you I had the best night's sleep of my life here, I'm not exaggerating. I literally asked the guy at the front desk if he knew what kind of mattress topper they used. It was that good. (If you guys see this, please tell me what bedding you use!!) The room was super clean and the noise isolation was great. I was the first room at the top of the stairs, closest to the restaurant, and I couldn't hear a peep. The location is perfect - right on the water and next to a dock where you can see seals (but don't hear them during the night because of the great noise isolation.) The best part was the amenities though. They literally give you a free bottle of wine, a box of chocolates, and they have a full fridge of free water bottles in the lobby, which I've never had at any other hotel. You also get a $20 voucher to the their restaurant, so it pretty much covered my meal the next day. The guy at the front desk was so hospitable too and we had a great conversation. It's a small lot for parking, but I didn't have any issue. Only things that could be improved - I wish there had been a microwave in addition to the fridge and for some reason, the shower kept randomly going from hot to cold so I kept having to restart it. There was also a lot of bird poop on the rooftop deck, so it was hard to find a place to sit - maybe if that could be cleaned more often. Some more hangers would be nice too. I paid about $210 before fees for a Friday night, so it was 100% worth it to me, but I know that was a special deal I had found because other days were way more expensive. I asked to see if I could stay another night and unfortunately the hotel was entirely booked up except for their ocean view king room that was around $560 for the night from what I remember him telling me. I didn't see that room, but I don't know if I could justify that price at a small inn even with the amenities provided. I'd honestly consider driving back up to Morro Bay from LA just to stay here if I could afford it though! read more

Disappointing stay -- proceed with caution I'm writing this to save others the frustration I experienced. While the location and cleanliness were the only saving graces, the actual experience of staying here was incredibly disappointing. The Good * Location: It's in a decent spot. * Cleanliness: At least the room was clean. The Bad Unfortunately, that's where the positives end. The rest of the experience was a series of headaches: * Bureaucratic Check-in: The check-in process is an absolute nightmare. After 9:00 PM, it was already difficult enough, but once I finally got help, I was forced to fill out a parking pass and three additional forms. It's an excessive, outdated hassle that no traveler wants to deal with after a long day. * Cramped, Bare-Bones Room: The room was shockingly small--practically a closet. There wasn't even a desk or a chair, which made the space feel completely unfinished and unusable for anything other than sleeping. * Unsettling Entrance: To make matters worse, there was a homeless individual sleeping on a bench just five feet from the lobby entrance, surrounded by blankets and gear. It did not feel like a safe or welcoming environment at all. The Bottom Line Between the hoops I had to jump through just to get into my room and the lack of basic amenities like a desk or chair, this stay was a major letdown. I won't be staying here again, and I definitely wouldn't recommend it to anyone else. Save yourself the headache and book somewhere else. read more

Cute place. I had never really noticed any inns above shops before. It's a pretty cool set up. Only a few parking places are out front and two are for loading and unloading only. We had to park across the street in the public parking lot. We were able to find parking, but I'm not sure if that's a problem on busier days. Lobby is on street level. We checked in. We were offered a bottle of wine for our stay and got our room keys. We also got a $20 voucher for the restaurant next door. As we headed to the elevator, we noticed a small alcove used for continental breakfast. Up the elevator to our room. Just a handful of rooms. Ours had a partial ocean view with its own deck and fire pit. Our deck connected to a larger wrap around deck that had two other seating areas with fire pits and high top tables to sit at. Room was neat and clean. Bed looked lumpy. Later, we found out it was a memory foam bed with a thin duvet and sheets that didn't have deep enough pockets to stay on during the night. We had to wrestle the sheets back on a few times. There were no blankets in the room. The bathroom had the skimpiest towels. Two of everything, but definitely utilitarian. We were kind of surprised at the bed and the towels considering the cost of the room. Continental breakfast was fine. Croissants and bagels. Coffee. Juices. Yogurts. The milk had a strange taste. It didn't need to be refrigerated and had an expiration date in 2025. Not so enjoyable for me. I got locked in the bathroom the first night. The barn door had gotten stuck and I had to scream for help. Luckily I wasn't alone and was able to get out within minutes. I'm not sure what happened, but from then on I was very careful when closing that door. All in all a decent place. I liked its location. The building next door is being renovated so our view was a little marred by that. Don't try to call the front desk after hours. No one is there. read more

Amazing little hotel! Booked a last minute staycation, wasn't expecting much but it greatly exceeded expectations. Received a complimentary bottle of local wine and chocolates upon arrival. $20 credit and 1 free non-alc drinks at the restaurant. Plush robes, like super cozy. The TV had good channels (was able to watch F1 on ESPN). Complimentary water and coffee. We got lucky with parking, otherwise the lot is right across the street. The room was a basic room with a queen bed. Small but not too small, big enough for two adults. Our room was facing Embarcadero, with a window facing the public restrooms across the street, not a deal breaker but will probably splurge next time to get the rooms with private patios facing the bay. Will definitely go back. Only thing I wish they would do is be pet friendly (only service dogs are allowed). Super nice front desk employees too. read more

Absolutely loved staying here. I stayed here Monday through Wednesday and it was mostly quiet. The people in the room next to me kept slamming the bathroom door, but that's more on inconsiderate folks and not the fault of the Inn. Would love if there was a screen door added to the balcony so I could leave the actual door open and enjoy the ocean breeze. It was September so there were still a fair amount of mosquitoes out. They offer a free bottle of wine when you check in, there was also water and a small chocolate sample in the room. The chocolates were amazing. The usual coffee and tea were available also. The room was clean, the only exception for me were the stained sheets. For the price I paid per night I expect a better quality of sheets. They lost a star for this. There were 2 remotes and it was slightly confusing which one did what, the instructions weren't the best. Overall, for the location and view I would stay here again. read more

A very cute. Charming and clean facility. Staff is very friendly and helpful. The bay side room is perfect for a special occasion . You can also save a significant amount by getting a room on the street side. You'll get the same harbor experience down in the restraunt. By biggest complaint is the cheap toilet paper tears in your hands. The soap dispensers only give a pea size amount. This is disappointing for a $500 night room. Something I'd expect from a hotel with the word 6 in it, otherwise the hotel and restraunt was a delight. read more

While we have enjoyed our stay in Morro Bay, the Inn at Roses's Landing has been mediocre. It is a good location and our room has a nice view of the bay. However at $450 per night and staying for 4 nights, I would expect good housekeeping. This was not the case. When housekeeping did come in, they did a poor job. And we were not told that we need to request housekeeping each day. So some days, no service. Heads up if you choose this Inn. read more

This rating and review relate solely to the booking practices of Inn at Rose's Landing. Rooms and location seem nice. We contacted IARL about a group reservation to take advantage of the special "group rates" promised on the website. I soon learned there are few advantages and multiple significant downsides to a group reservation. First, you don't get a better rate. It's a 10% discount to their regular rates, but you can get that same discount for being an AAA or AARP member or government employee or simply by booking directly with the hotel. There are two minor advantages to a group reservation. First, if you make the reservation months in advance, they will hold the rooms for a few weeks to give you time to assemble and confirm your party. Second, you can assign specific rooms to particular members of your group and control the configuration of your guests. Now, for the downsides. First, they ask upfront for the names of everyone in your party and want you to sign a written group reservation agreement. So far, no obvious red flags. The contract they presented, however, was poorly drafted and confusing (I read and draft contracts for a living) and presented multiple downsides. First, they try to force you to eat a significant portion of your meals in MB at the hotel's own restaurant by imposing a mandatory $60/room per day extra charge for which they give you vouchers in the same amount redeemable only at the hotel's restaurant (note: they don't serve breakfast). Coupled with the 10% group discount not being any better than multiple other available discounts, the restaurant charge means you're being asked to pay way more than people who don't book as a group. This is contrary to my experience at any other hotel. After I pushed back multiple times, they were willing to remove the restaurant surcharge but only (they said) because it was off-season. So you could try that. The proposed contract was problematic in other respects. It contained multiple contradictory clauses relating to deposits, charges, time frames and cancelation penalties that they ultimately refused or were unable to clarify satisfactorily. If you book a regular reservation through their website or a third-party service (e.g., expedia or booking.com), you can cancel any time up to 48 hours before check-in for a full refund. For a group reservation, the penalties, charges, time frames and associated risks are more significant. Unfortunately, it was impossible to quantify that risk because what Zach (the G.M.) would tell me on the phone was never clearly reflected in the revised versions of the contract they sent. I didn't object to a bit more risk - just wanted to know what it was. Ultimately, it was never clear whether the "master account" (me) was taking a $1-2000 risk or a $5-10,000 risk... They consumed a month of my time going back and forth with unsatisfactory "changes" to the agreement (in new drafts unmarked to show the changes from the previous draft...) that wouldn't match what Zach had said on the phone. Ultimately they apparently got frustrated at my requests that the agreement be clear and told us they weren't going to give us reservations or talk to us any further. We were ready at any time to sign a clear agreement and immediately make the deposit payment. In the meantime, over those four weeks, some other potential alternative reservations in Morro Bay we had initially looked at filled up or had fewer rooms available. I'm still not sure whether their obfuscation and bad/confusing drafting were deliberate or a result of incompetence. Zach told me there's a "corporate team" behind their decisions, so apparently this isn't a mom-and-pop operation. After they blew us off, there was another strange twist... If you begin making a group reservation with IARL and don't complete it for any reason (including their refusal to clarify major provisions in the contract), they then blackball you (and all of your named guests) from making individual reservations at the hotel either directly or through a third party website. Astonishingly, Zach explicitly made this threat, in writing, in an email to me. So they blackballed my elderly mother-in-law from spending her 80th birthday weekend at their hotel... Just my opinion, but you may want to carefully consider all of the above before initiating a group reservation request and prior to giving IARL any names. Be very sure you understand and are comfortable with everything in the group reservation agreement (including risks, time frames, charges and penalties) before you sign it. Perhaps ask them to see a copy of the proposed agreement before giving them names or dates. Consider having a lawyer review the agreement for you. And maybe make a backup reservation at another hotel in Morro Bay in case negotiations over the IARL agreement go sideways. And keep in mind that they will blacklist you and everyone in your group if you don't sign their confusing and badly-drafted agreement. read more
