Updating my review because I had another great stay with Inn on the Square. I had to divide my weekend stay into 2 different reservations because I needed to use points. I explained to the front desk attendant upon checkout that I have 2 reservations in 2 different rooms and he upgraded us to their suite so that we could stay in one room the whole weekend. Not only was this super nice of him to do, but it was so convenient for us that we didn't have to unpack to repack and unpack again. I can't say enough nice things about this hotel & the friendly employees. Parking is free and always available, they have a indoor pool & a nice courtyard in the back with firepits. Its also in a great location where you can walk to many places. I highly recommend choosing the Inn on the Square! read more

This hotel is a great option located in Falmouth. Jack checked me in, and he was very friendly and answered all my questions. You are given two water bottles upon check-in, and the room comes with a fridge and a small freezer. The rooms also have microwaves. The room is clean, with shampoo and conditioner in the bathroom. They also have luggage carts and washer and dryers in the building. They have a big parking lot in the back that connects with their second building. The hotel has an indoor pool and fire pits outside. I recommend staying here. read more

I booked this through an Airbnb listing Great location at an affordable price. Room was generally clean, towels were plush, and beds were comfortable. Check in staff were friendly and helpful. Walls are a little thin so I could hear TV and chatting from the room next to us. Shower water temperature was inconsistent. They have a lovely heated indoor pool. Love that this was right across the street from bike rental and the Shining Sea bike/walking trail. Lots of restaurants and shops within walking distance! Clean hotel, about a mile away from downtown (must walk to the Patisserie!) and convenient parking. The indoor pool is a nice feature - we stayed in March so definitely warmer to swim inside. The room has a refrig and microwave so it is convenient for families wanting to heat up leftovers. Beds are comfortable. Cleaning staff might be inconsistent in the off season. Very clean, affordable and convenient. The Inn on the Square has a pool. The beds are very comfortable and the rooms are beautiful and set up right. There is ample parking on site. The staff is very friendly and very accommodating and very competent. I came across the Inn after my ferry to the island - the last several actually - was canceled. Other travelers who were also stuck in the same situation mentioned that the Inn on the Square offers a discount to Islanders (Martha's Vineyard or Nantucket) when the ferry gets canceled. Since I own a house on the island I am entitled to that discount. The staff had no problem extending the discount to me even though I have a Nevada license. It is within walking distance of the remote lot for the ferry. It is also within walking distance of many of the restaurants in Falmouth. read more

My company picked the hotel. Very charming. Clean rooms. One thing which not sure if its bad or good but the lining smelled like hospital sheets. I gave 4 stars due to very thin walls you can hear everything. I heard everyone and any car that went by. My coworker was on the side of the fire pit and was kept up until 1am due to noise. They have a restaurant but its only breakfast and lunch. Which kinds sucked no food after 2pm. We ordered take out. Very pretty indoor pool.and out side space as well. We have stayed here over the years about 6 times (pre and post pandemic). The beds are extremely comfy- we always sleep super well here. We've stayed in high season and off season and it's never been noisy except only once in the morning and we've stayed on the first floor. There's free ample parking; the staff- especially Allison and Trey, and everyone we've interacted with are always wonderful; there's a large fire pit and an area out back with outdoor seating; and it's central to everything in Falmouth. There are microwaves and mini fridges/freezers in the rooms so that's nice. It'd be great if all the bathtubs had anti-slip surfaces or handrails as they can be a bit slippery but there are some rooms that have them so just request if needed. I've never used the pool so I can't speak to that but the beaches are fabulous and there are so many sandy beaches with easy (right up to the beach parking /accessible for anyone wondering.. parking is free off season and buy a parking pass from the town if you're visiting during the summer) within a 5 minute drive to choose from! The bike path, a bike rental place, and Coffee Obsession are across the street and Crabapples restaurant is a three minute drive. I also love the movies on the lawn during the summer on main street, the public library which is four minutes away with their events, and other cool happenings that are super close by! Old Silver beach is an about 8-10 minute drive away but Falmouth Heights plus other beaches and beach restaurants are only a 5 minute drive from the hotel. Relax and Renew Spa is also about 8 minutes away and for any Starbucks fans that's 5 minutes away. We really enjoy every stay here. I'm giving them 3 stars to begin with since we haven't finished our stay... we just checked in earlier this evening. Front desk Donald was very amiable and attentive. He seemed very customer service oriented. He quickly retrieved a few items we needed and apologized for the issue we encountered. Here's the issue; both the microwave and refrigerator contained crumbs and actual prices of food..... very gross! In this current environment in our country especially, rooms need to be thoroughly cleaned. I did also see some hairs in the bathroom and on table (about 3-4). In a few hallways I noticed a (nasty) smoke smell. I couldn't tell if they had /if these were smoking rooms or not. Thankfully our room only had a slight bleach smell, from the sheets I think. I was told that we were given fully fresh washed sheets and comforter. Obviously I can not verify that though. We were short towels (only 2 washcloths and no hand towels), which Donald promptly provided. (thank you) Needless to say, after seeing that, I'm obviously not fully convinced or overly inspired that the room was adequately cleaned.... but thankfully I brought my own cleaning wipes. Not as good as a spray and let it sit, but it worked. So far, my grading is : Cleanliness 3* Customer service 5* Amenities 5* (for a small hotel, they have some pretty good amenities) Bed comfort - pending Shower & bathroom - pending I really appreciate the fridge with a separate larger freezer, outdoor areas with tables, location,... We are very disappointed in the Hotel. The walls in the room were paper thin. I woke up to the noise from the next door room of someone loudly snoring!! To top it off the bedroom curtains above the air conditioner were full of mold. They were utterly disgusting! The young man at the front desk did move us to another room and told us they would shut this room down. read more

Bait & Switch Motel. Caveat Emptor! Buyer Beware. This inn has hidden charges they don't advertise and a no-cancellation policy from the second you book a room. Their customer service is very poor. The elusive manager, who avoids speaking to guests, refuses all requests. I stayed at 5 different hotels on my New England trip; this was the only terrible stay. The bathrooms are dirty, dated, and the tub faucet leaks. It kept me awake. I requested our room and bathroom to be cleaned, but after returning from Martha's Vineyard, nothing was done. You can surely find better accommodations elsewhere. Don't waste your hard earned dollars here. read more

Stayed here on a week long vacation to the Cape. I haven't been to the Cape since I was a kid, so I didn't know any places to stay. I picked this one blind on Travelocity and hoped for the best. I'm a fan and would absolutely stay here again. Easy walk to the shops and restaurants in town. Quiet. Great mattress that I could happily sleep on at home. Clean. Great value for money. Etc. In other words, the Inn on the Square checks all the boxes for a great hotel stay. Jamal at the front desk was a delight. Professional, enthusiastic and made us feel welcome after a long day on the road. They should clone him. Unfortunately, he is in the management training program and is rotating between their properties so he won't be here for long. read more

Charming, somewhat hokey Inn near downtown Falmouth. During COVID travel restrictions, the Inn on the Square made good use of their time to update, renovate and clean up the place. The renovations are a work in progress, and very much needed. Inn on the Square was dated in its look. The service is friendly and ready to help. The Inn has Persy's for breakfast and/or lunch, an upgrade from the usual continental breakfast buffet. Rooms cost around $120 a night in the off season, so it's pretty cheap. They have a fire pit, an indoor swimming pool, they're a short walk from historic downtown. They have a cartoonish mural of historic Falmouth, along with its original name Succanesset. A pleasant place to stay. read more

An incredibly quaint spot that is a breathe of fresh from your typical hotel room. This is a great little inn, but they struggled with simple gestures of customer service at the front desk and staff courtesy. They are attached to Persey's - a breakfast place...which is really convenient. Everything was clean, rooms were nicely setup, the old building construction made for thinner walls and creaky floors. I try to stay at these old style inns, because of its quaintness, but this ones service was disappointing. read more

Oh my gosh, how disappointing! We were STUNNED at the filthy room. The telephone keypad had dirt all over it, the nightstand had sticky globs on it as well as soda can rings scattered across it. Not big issues in and of themselves, but combined with mold in the shower grout, a hole in the tile around the shower head, the outlet behind the mini fridge missing the plate and massive frost in the same fridge we had had enough. Management's reply: "because you had the 'do not disturb' sign on your door and they couldn't get in to fix the problem, we'll give you 10% off your room." Oh please, the room was filthy BEFORE we checked in! Pictures will be added, and by the way, check out my filthy socks ... I wore these ONLY in the room. We were charged $330 on both Friday and Saturday night. Oh really?!? It shows as $204 on their website for three adults. Great girls getaway mucked up by their dishonesty, and refusal to address the problems BEFORE ANY guests checked in. Save your $$, there are other nicer hotels in the area whose photos depict the real condition of the rooms. Not the bait & switch photos this hotel uses. SHAME ON YOU read more

Sigh. In the AM I found a pop-top from a can on the floor as well as hair in the shower (dark blond), bed (black) , and carpet (silver). I clearly did not see another Yelper with room cleanliness a few months back. The person at the front desk sent me a bill which charged me more than the price discussed the previous night and then took 15 percent off, as an amends for the hair. These are meh experiences, not the end of the world. But the rep wanted to know why I didn't report this earlier so that the hotel could've addressed the situation or moved me to a different room. At 8 am? I feel like that's trying to foist the blame on me, as if I have done something wrong. read more

Front desk people are the best part; they were great. Also, the room was clean with a comfortable bed. For these reasons, I sort of feel bad saying: it's unlikely that I'll stay again because it is *really* loud here... and this is March. If you have few or quiet neighbors, it's a good place stay, but when you book, you're rolling the dice on it. The doors somehow manage to be heavy enough to slam really hard on their own, yet thin enough to practically hear people breathing in hallway. The walls are the same. Bring earplugs, earmuffs, and those things the guys wear when they're using a jackhammer. read more

Strong mold/mildew odor in room coming from the bathroom. Obvious mildew on wallpaper. How can management and cleaning staff be oblivious to this?? I turned on the heat in an attempt to drive out the mold smell and the bathroom mirror fogged up which tells me water is staying in the ducts perhaps contributing to mold issues. I mentioned the mildew issue to the desk guy but he ignored my comment. He might not have understood my issue since he had an odd foreign accent. I should have demanded a mold free room but I assumed they were all moldy and I was too tired to do battle. Price was inexpensive and room ammennities were okay. After having a reservation made for 2 months, they called out of the blue to cancel the room, 2 days before check in. Their solution? Only downgrades available, not even the same room for our 2 nights, or a refund. So much for our Valentine's weekend after taking work off and looking forward to our stay for 2 months. We were disappointed, because some of the reviews we read before we booked our stay suggested issues, but we hoped for more. They are short staffed (probably due to COVID - 19) and we waited 10 minutes for the desk attendant to arrive (a note at the front counter said that they had to leave and would return in a few minutes). The initial room to which we were directed had a jazuzzi with paper attached along the front of the tub (see photo). The changed our room (from the Jacuzzi room) to a double queen bed room without hassle, when we expressed concern. The second room had a tub-shower that drained very slowly after we showered and had grout mildew (see photo). The room had a musty smell + odor of commercial cleanser that permeated our clothes (it was still there when we returned home). We found hair on the floor. The hotel and our room had been cleaned, but it just did not feel very clean. The wall are "thin", and we could hear noise from an adjacent room. Above cleanliness and maintenance issues are too bad because the hotel has a nice external appearance, plenty of parking, good location, newer decor and a friendly staff. read more

Someone who used to live in Falmouth recommended the Inn on the Square to me and it is convenient that you can walk to some of the restaurants if you want to. The worst part was the extremely slow check-in process and the fact that the clerk tried to put me in a separate building, the cottage, and in a room right next to the road when they had vacancies. I spoke up and he did move my room and I recommend room 229 - you overlook the back patio and some woods. Yes, you have to walk up stairs, but as long as you don't have a ton of luggage that shouldn't be a problem. The bed was really comfortable and the flat screen tv was huge. There is also a pool if you want to just relax but there is no gym. I don't believe breakfast is included either but a rate of $99 during October seemed good for the area. One negative that I think they could change easily would be to provide toiletries (shampoo/conditioner/lotion) that aren't made in China. I mean seriously, who wants to bathe with products that claim to be environmentally friendly (no parabens) but are from China? Side rant. read more

The ferries back home to the Vineyard were cancelled due to weather. As soon as we got the text from the Steamship Authority, my wife and I called the Inn on the Square to reserve a room. I spoke with a guy at the reservation desk, gave him my credit card information, and he confirmed the room was booked for me. Two hours later, I got a phone call from the Inn saying that they had overbooked and had no rooms available due to the ferry cancellations and that I now had no room. This forced my wife and I to stay on the mainland off Cape Cod for double the price! Bad business to book a room and then give it away to someone else. read more

Though the location to town is good, and the room was very clean, with comfy beds, I can only give it 2 stars, because I am a light sleeper, and here, the walls truly are paper thin. I requested a room all the way at the back of the Inn, and they put us at the front.The staff were all very young and not inclined to listen. It was way overpriced for this reason. The indoor pool was clean, but should have been slightly warmer (they advertise "heated pool"). There were no chair cushions on any of the outdoor chairs..which was needed to sit comfortably. Our room did not have a musty odor at all - which other reviews mention. read more

We recently stayed here for 3 days while visiting the area. Nice place with a large restaurant on the premises. Only issue: A flee infestation at the outside firepit/table area. I got about 20 bites in a manner of minutes. Didn't notice until later that night. Very irritating for the next 5 days. The grounds need to be sprayed. read more

We read the reviews and booked there anyway. $100/night was a way better rate than any other hotel we found. It was nice being within walking distance to everything. Even though there were steps to climb in the cottage it was fine. Even though we could here people in the hall it was not THAT bad. The room was very small but we weren't there for the room we were there to see the sights and only one night so no big deal. Don't skip just because of a few bad reviews. read more
