Scott McMillin saved us from purchasing a home that would have had over $50K of repairs to get it up to code. He spent 3-4 hours looking at everything. Forgive me for my dry spell in reviews, fellow Yelpers...I assure you I have a perfectly reasonable explanation and it begins here: Inspect OC. After some assinine landlord drama at the end of August (don't even friggin ask -- apparently my "vicious" dog has miraculously gone 7 years without biting someone) #doggiescapegoat :( Brandon and I threw up our hands in exasperation and decided perhaps it was time to prequalify for a mortgage and be done with the rental market once and for all. So we started poking around on Redfin (if you're hunting for real estate, this is an awesome resource) and drove around on Labor Day scouting out locations. IT. HAPPENED. SO. FAST. Within a week we stumbled upon a condo in Huntington Beach and after viewing it a second time, we put in an offer. And our offer was accepted -- against a full-asking, all cash investor offer. WHA?! The big guy upstairs was definitely looking out for us, I swear. Mind blown. (Tip: Write a letter to your seller and include a couple cute pictures of yourselves and your vicious dog with your offer) Enter Inspect OC. Scott was spectacular and thorough with our home inspection. He was kind and patient with first time buyers and I truly appreciate the extra care given. He explained EVERYTHING to us along the way and procured a detailed report the same day. Report in hand, I was able to request a few minor fixes and disclosures from the seller that were accepted. Okay, so you've had your say, Scott. If you'd only had this measure of concern when you were first contacted by telephone 2 years ago, this could have gone a lot differently. My husband called you soon after we moved in to discuss about the missed issues you didn't want to hear it then and you basically told him, "sorry about your luck, buddy" and said there is no recourse for missed issues. You are allowed, even expected to screw up. Good for you, you succeeded! YOU could've handled this by speaking to us like a decent professional 2 years ago. We also reported your failures to our realtors. They are well aware. Much of the electricity did not work, the furnace ducts were not functioning; the dryer duct was completely disconnected; there was a hole in the stucco, etc, etc. Why are you interested NOW????? I've used Scott twice since he is so thorough and professional. He literally inspects the property from top to bottom and will review the entire report with you. If you ever have any questions, he will always answer or follow up to your call or email. He'll explain every detail to you in simple terms and let you know what the big items are and run down the list to the smallest detail like a missing guide on a rolling closet door. For a buyer, this gives you more leverage during the negotiation and an idea of what might become a large or small issue down the road and how far down the road. I've had my fair share of dealings with real estate related "professionals" and wouldn't recommend most to anyone. But if you are looking for a top notch home inspector, call Scott. I used InspectOC for the inspection of my condo for purchase. I am a first time homebuyer and I can say that I was very happy with the service they provided. I had used a different company before for an inspection of a different condo since they were less expensive. I regretted doing so as they were late on delivering the report and the quality of their work was cheap. Scott Swickard was very detail oriented and he took the time to explain everything to me in detail. The report was sent to me evening of the same day and was comprehensive and made me feel comfortable in making decisions and repair requests. We recently had Scott perform our inspection prior to us purchasing our new house. We were extremely excited about entering our new property; however, after we received our keys and turned on our water and used the upstairs toilet, water came dripping from a lighting fixture into the living room. When I called the home warranty company and their plumber came out, he indicated that this was a preexisting condition based on the water damage seen within the lighting fixture/can; therefore, it was not covered by the home warranty company. When we asked Scott about it, he said he did not see any signs of water damage. Here is what's more disturbing...this same plumber showed me a water leak/drip inside our laundry cabinet which Scott failed to mention to us both during our inspection or in his report. What's crazy....this same leak was explained to us by a contractor who replaced the laundry cabinet a week prior. Note: when I turned the water on, all the faucets outside and inside of the house, including the one to the laundry sink were running so Scott should have been able to see the water leak/drip inside the laundry cabinet. From our perspective, these issues were not coincidental and them not being reported, especially the one regarding the water leak/drip inside the laundry cabinet, are frustrating and unacceptable. When we asked him about these issues, he didn't convey any sympathy nor did he take any responsibility. He basically told us...I will stand behind the inspection report and findings. Honestly, don't use this guy if you want to receive a thorough inspection!!! read more
