I messaged back and her reply is almost immediate at a very strange time. I think I messaged her late at night. I just copied and pasted their message to my agent and there, appointment is set. The water heater didn't even work, yet somehow the inspector missed it--so I spent my first three weeks bonding with cold showers. The warranty company wouldn't cover it since the issue existed before I moved in. On top of that, I had to replace both toilets right away. Somehow they missed that too. Of course, when I contacted them, they denied any responsibility and took zero accountability for their mistakes. All in all, I would definitely not recommend them, especially if they're being suggested by your real estate agent.

He alerted us to several issues including that the HVAC system was much older than indicated by the property's listing. With that information, we negotiated concessions from the seller. Hal did have to come back for a follow up inspection because the seller's painters had painted shut the access to the attic and it was inaccessible during the initial inspection. Hal charged us an additional fee for the second inspection, which the sellers agreed to pay. The seller is making the repairs to the issues Hal identified in addition to the concessions on the HVAC system. It was money well spent. Thank you Hal.

I cannot recommend this home inspector in good faith or conscience…read more He missed/failed to note and call out several serious issues: 1) A *LIVE* gas leak - the day of the inspection, several people at the home (buyers and their realtor) thought they smelled gas in one of the bedrooms. Hal was called in to check and he wrote it off, half-jokingly, as "musty old man smell." Obviously, this specific condition of a possible gas leak in a bedroom, was not called out in the report. Out of precaution, the sellers were asked by the buyers to have the gas company come out to check for leaks. The gas company technician used a gas sniffer and detected and confirmed a leak emanating from behind a wall in the same bedroom mentioned above; the home had to be red-tagged with the gas shut-off for days. A plumbing company was called out during this time and determined that a finishing nail had been driven through a portion of the baseboard and drywall in the bedroom closet and lodged itself into the gas supply line behind the wall. In contrast: there was another home we had inspected by a different company where we called to attention the smell of gas in the laundry room - the inspector had a gas sniffer on him and immediately checked and confirmed a leaking valve and included this in the report. It is alarming that a safety issue like this would have been written off so quickly without more serious consideration or at least checks. I'm afraid of what *could* have happened if we didn't call this out and asked the sellers to have the gas company come out to check! 2) The inspector failed to call out that this home has a Zinsco panel (technically, it is branded "Sylvania" but is still a faulty Zinsco-designed panel with all the faulty hardware and parts) and that these panels, though not officially "recalled", still very much pose a real fire hazard and danger. After the close of escrow, our insurance company called this out from their inspection and are now requiring that we upgrade the panel or we will not be eligible for a policy renewal. It may not be "mandated" and the panels may not technically be "recalled" but the majority of electricians and inspectors whom I've spoken know that these are simply not safe. There is plenty of information to be found online about these, and good reason/evidence as to why insurance companies and electricians don't want have anything to do with them. Obviously our insurance provider is no exception to this, and it's going to be really hard to find another provider in light of that (now that this is on the CLUE report). Whether or not the home inspector agrees with this or believes that Zinsco panels really aren't a big deal/issue is irrelevant: the bottom line is that our insurance company (and many others) is taking issue with us having a Zinsco panel and these panels have a poor track record. Period. This is going to impact whether or not we can get insurance (or if we do, at much higher premiums), until we replace the panel. There's not really more to explain here. Quotes to update the panel start from $3000 to $4500, and this is only for the panel and doesn't factor in additional major work that SDGE requires in our situation. All of this could have been factored into our negotiations but now we can't because it was neglected to be called out and we have closed on the home. 3) major rat/mouse infestation - first sign was several droppings seen between the gaps of the dishwasher and the cabinet trim. This could have easily been noted if the inspector were diligent and observant enough to check. Turns out that 75% of the base cabinet void spaces were infested by rats and we had to have all of this cleaned and rebuilt. 4) Failed to call out a broken torsion spring on garage door. I was reviewing video footage I took the day of the inspection and it was broken then too. This is a potential safety hazard in case you need to manually operate the door (in case of emergency/power outage/etc) - the door cannot be lifted, at least by one person alone, with the torsion spring broken like this. 5) Several portions of yard drains clogged and with rootballs/roots visible. Yard drainage is inadequate but was called out as "acceptable" in the report (of course, with a disclaimer... but it would have been quite easy for the inspector to remove the drainage caps and note the root intrusion in the affected areas) Overall, the documentation/report of items being called out during the inspection was not very good. The inspector also reported a condition with moisture in the wall yet failed to provide pictures of the moisture meter indicating as such. Prior inspectors that we have used included pictures of both their moisture meter readings AND FLIR imaging devices to actually show what was being observed. There's really not much else to say here. we are disappointed with this inspector and I'm just bracing myself for other unexpected surprises to come up that weren't caught.

At times, he would point out what he was going to take pictures of so that I can have a visual reference when I read the report. I really appreciated that. I felt comfortable knowing that he was well versed in electrical panels, plumbing, roofing, central ac system, and on. We had inspectors in the past who were simply checking off a list. Robert seems to genuinely enjoy discovering and appreciating the house for its construction. Like others have said, he really left no stone unturned, even getting down to all fours to get into the crawlspaces. The inspector had mentioned that the reports would be hundred of pages and he was not kidding. Even our agent of 20+ years mentioned this was one of the most thorough reports she has ever seen. Ultimately his findings were pertinent to our decision to back out of the escrow. I felt like it was money well spent as it would've been 100 fold more expensive if we end up having to deal with all the issues that surfaced from the home inspection later . My review is not malicious, it is my opinion based on the service I received. Stop making excuses for the lack of detail your inspector gave when inspecting my home. This was present and visible during the inspection, he just didn't pay close enough attention.

I called one pest control company and they referred me to Recon Pest Control and told me recon uses better chemicals for my situation. So I call em and they send Tyler right out-no waiting. He knocks down spider webs, thoroughly sprays everywhere, problem solved. So then a month goes by and he returns to spray again but then we get hit with another crazy hot, triple digit heat wave and I find a few ants in my office again. Tyler comes right back and resprays the entire property a second time. Since then I haven't seen a bug in or around the house once. I usually see something, often around the pool area but nada. Even the dog's food bowls are left alone. After replacing the tile on my roof, some rats found their way into my attic. We'd hear their mating ritual echoing through the walk-in closet in the master bedroom. Called Recon and they sent Ryan out to set traps and seal the entry points. Problem solved instantly...subsequent inspections showed no sign of rodentia in our home. Insects and rodents...I don't mind them when camping in the backcountry but hate em around my home. Recon is the fast & affordable solution. My advice? Next time Mother Nature bugs you call the TERMINATORS at Recon Pest Control. Blake also stayed in touch with us throughout the process. The following day, Carlos and Aaron arrived and were just as kind and caring and hardworking! They moved all the furniture away from the walls and protected the space for the dehumidifying machines such that we could access our bathroom to the side through a zipper protective covering. They were careful with our belongings and genuinely listened to our concerns and helped us emotionally navigate the process. Truly, this company could not have taken better care of us! I don't typically leave reviews, but Rick definitely deserves a 10+ Star if there is one. We had quite a long drama together. Wife and I found a brand new construction home in La Habra, CA that we loved and our real estate agent referred us to Rick Yerger. I booked an appointment online on his website, and when the inspection day arrived, Rick was the first one to arrive on site along with his pal, Jerry. Talk about punctual! They found a myriad of defects that saved us a ton of headache down the road. Please keep in mind this was a brand new construction so finding all these defects was a true eye-opener for us. We were very glad that we found Rick. Needless to say, even if the Seller were going to make the repairs, we were hesitant of buying this home. Fast forward two weeks later, we found another home in La Habra that is about 10 years old. It's a decent age, and without hesitation, we booked Rick again for his services. He arrived on time as usual along with Jerry. At the end of the inspection, Rick gave us the thumbs up that this home was low maintenance and good to go! We couldn't agree more! Rick was very fair in the pricing for the 2nd time we used him in such a short timeframe. I couldn't recommend this company any more than I do. Honest, straightforward, and has more knowledge of any company I have worked with in the industry. I am a Real Estate Broker and whenever I am buying a home for a friend or family member I call Building Specs. The reports that they generate are detailed, thorough, and very easy to navigate. They are a little more expensive than the rest of the inspection companies out there..........but they are worth EVERY PENNY. Whenever I have an inspection I ask for Rick Yerger. He is thorough beyond words and explains everything in a manner that is easy for my clients to understand. He takes time during the inspection to stop and explain even the smallest of issues, and finds items that we couldn't have even imagined. He explains what is normal in the age of the house he inspects and what is out of the ordinary. He lets you know what the major concerns are and why they are major. I will continue to use Building Specs and I tell all of my agents that this is the company to use when you care about your buyers. Bottom line: Use these guys. Rick is a superstar. I buy and sell property on a regular basis. Since I buy in different areas, I often have to get an inspector for a particular area. Rick is my go-to-guy for Orange County because he is always early for the inspection, thorough, friendly and incredibly knowledgable. None of my other inspectors are as thorough and as knowledgable as Rick, and they are very good at what they do. I also find that Rick takes the time to explain the inspection concerns as he finds them. He inspects areas that are often overlooked by other inspectors. I learn something about houses every time I have him do an inspection. I have yet to find a gadget, control, or piece of equipment that Rick does not know about or know how to operate. We bought our home "as is" as a condition of sale to get a great deal on a fixer. Thank goodness we had Rick come out to identify all the hazardous items we needed to have addressed before we settled into our "fixer" with our young son. He found a crack in the furnace which was hard to see but particularly hazardous, in addition to improper plumbing installations around all our hot water heaters, roof issues, and more. All in, the items we needed to address quickly did not break the bank and we still got a good deal on the house, but we also got peace of mind knowing that we identified everything that needed to be addressed quickly so we could fix everything else over time. They were recommended by my real estate agent, but I've used them before on another house. They were on time and professional. But not thorough. I have bought and sold many house over the years, so I know that these inspections are pretty superficial and they will frequently recommend another type of inspector for more detail. That's fine. Their job is to find the issues that need more attention and diligence. In this case, the inspection lacked thoroughness. At end of the inspection we talked about the issues before the report was written. One thing that worried me was that there was no mention of the leak from the water heater or the mold on the wood in the heater cabinet. I had to show It to the inspectors. Then they took photos and documented it. Items were missing in the report that we spoke about so he edited the report which I appreciated. After closing on the house I found that there is a shower faucet/mixer that doesn't work at all which was not mentioned. Seems like an easy one to find to me. He said the air conditioner is an older unit, which is true, but blows cold air and is working. Turns out it doesn't work. Blows air but the air conditioner doesn't activate so it's not chilled air.
