Rob was extremely detailed and meticulous, had specialized equipment to gather and document his findings, and still made time to answer my questions (though we respected his time as well to keep on schedule). After the inspection, Rob used a handy software-based tool with all his documented findings, images, and descriptions. It was very easy to export a PDF report or filter + make notes. Rob also made time to review the report with us and helped us prioritize the most impactful repairs upfront to get our house up to our standards! It is a rare circumstance a boiler that switches over to a cooling system in summer. I would think a inspector would be curious about unknown things or at minimum suggest to have it further inspected by an expert. He missed to many other things too many to list, he did come back and fix many of the issues he missed. To say he was having an off day would be an understatement. The bottom line is the condo is a restoration project with walls down in 4 rooms. I can not move into and is taking months & extra resources before I can move into. IF Bill the Inspector HAD BEEN THOUGH in his inspection I WOULD NOT HAVE BOUGHT this condo that he gave an approval at the end of his inspection verbally.

My favorite part who when I got to KEEP the detailed inspection and use it to negotiate a lower price for the house from the seller. It had some unknown black mold under a crawl space that I would have never known about. Since they found it and it was in the report I found a special company to remove it before we moved in. I am so grateful we found this before moving into this house! It was a relief knowing everything in the house was ok and It was worth every penny! I have used cheaper companies in the past and have paid for it. My last house had rotten floor boards under the new carpeting. That cost a ton to repair.
