If you're a Cal State Long Beach student looking for housing from out of town, please read this before signing a lease. I've lived here for a little over two years. When I first moved in, the community was genuinely safe and quiet. That is no longer the case. Safety has fallen off a cliff, and management continues acting like it's not their responsibility. Right now, this is what daily life here looks like: * People sit in parked cars on the property for hours, watching residents come and go * It's common to see people using drugs in vehicles parked right next to the buildings * Someone recently did donuts in the parking lot -- the tire marks are still on the ground * I've personally overheard non-residents outside talking about entering the complex to steal * Incidents happen about every two days now, not occasionally The community feeling is gone. Kids who used to play outside stopped because it doesn't feel safe. Long-term residents are installing their own cameras because management refuses to increase security. Several of my neighbors are looking for ways to break their leases early. Every time residents raise concerns, we get the same response: "Call the cops." For apartments that cost around $2,500/month, pushing security onto the police instead of fixing what's happening on the property is unacceptable. Here's the part that hurts the most: a lot of us moved here because we trusted the branding and the promises, and now this place has become the exact opposite of what students and working residents were led to expect. If you're looking at this place online, it still looks great in the photos -- but that doesn't match what it's like to actually live here now. If you do consider it, tour at night and talk to actual residents, not just the leasing office. I wish someone had written a review like this before I moved here. Long Beach has plenty of good areas and good communities, but this one has gone downhill fast, and students deserve better for their first experience living in the city.

First, I want to acknowledge the positives of having lived at Hathaway for one year--specifically, the people who work there. The staff is truly the best part of this community. Cornelius, in the leasing office, is an absolute gem. He is consistently helpful, positive, and responsive, whether by phone or email. It's always a joy to run into him when I'm walking my dog and see his smiling face. Marvin and Morgan from the maintenance team are incredibly hard workers. You constantly see them going from apartment to apartment, addressing issues quickly and professionally. They've even helped me in passing when I needed a quick fix. They are polite, genuine, and reliable. Why I'm leaving after only one year: (BTW the building I'm in is only eight units and since I've been here four have been vacated. I will be the fifth.) 1. I no longer feel safe here. Since September, there have been multiple car break-ins, car thefts, an apartment burglary, and at least two attempted burglaries. Despite being a gated community, homeless individuals regularly enter the property--showering by the pool, dumpster diving, and parking for days at a time. A neighbor recently reported hearing "pop pop" at 1:00 a.m., followed by someone yelling, "She's shooting at me." On the community app, residents frequently post about these issues. I've also seen several people wandering the property who appear to be under the influence. It's unclear whether they're visiting someone or casing the area, but it's unsettling. There is a courtesy patrol, but they are not on-site. You must call, and then just hope they show up. I've called several times and only receive an automated confirmation--no way to know if they ever actually arrived. 2. Dog policies are not enforced. Although the website lists restricted breeds, those dogs are everywhere. There is also no clear limit on how many dogs an apartment can have. My neighbors had four pitbulls left outside on the balcony day and night, barking nonstop. I was repeatedly woken up at 1:00 a.m., 3:00 a.m., and 4:00 a.m. by endless barking and the sound of dogs jumping off the walls--likely trying to escape poor living conditions. I provided months of video and photographic documentation to management, who said they had passed it on to their legal team. Ultimately, I contacted the SPCA myself--and only then did the barking finally stop. 3. ""feels closer to nature than big-city bustle" translates to insects everywhere. Ants, mosquitoes, spiders--constant. 4. "Smoke-free" is not enforced either. The smell of weed is frequent, especially from groups of teenagers hanging out and smoking by the pool. When my renewal notice arrived--with an increase of more than $100 per month--I had already decided I was leaving. Honestly, I wouldn't stay even if the rent were lowered. I truly hope conditions improve for current and future tenants, because no one should have to live with these ongoing issues. Thank you for coming to my TED talk.

It has almost been a month since I have moved into the Hathaway Apartments. I wanted to wait long enough to get a good feel of the community, apartments, customer service, etc. I have determined that I would give a 3 star rating over all. I love my unit; it was newly renovated and a good amount a space. I love having a balcony, vaulted ceilings, hardwood flooring, updated appliances and 2 assigned parking spaces. Brandi in the front office is also very pleasant, helpful, and kind. However, cleanliness and the upkeep of an apartment complex is very important to me. This is what has caused me to knock off 2 stars. Some of the tenants here do not take care of the outskirts of their unit (blinds falling off, hanging clothes off of their balcony, storing furniture on the balcony). Which I am sure is prohibited. There is so much trash on the grounds inside and outside of the community, as if tenants just throw their trash on the ground and walk away. I come from an apartment complex where the groundskeepers were consistently ensuring the apartment was clean and presentable. So this is very disappointing. The Hathaway Apartments are nestled in between other apartment complexes. I take walks every morning around the block, and there are some things I've noticed since moving in. There are individuals living in their car, in the visitor parking. I noticed a man getting dressed outside of his vehicle during my walk. Something else I noticed, is that there is no trash/littering in front of any of the neighboring complexes. But as soon as you pass by Hathaway Apartments, theres trash in the streets and on the sidewalk. (Photos attached) Also, the trash dumpsters inside the complex are always full of furniture and mattresses ( which is prohibited, according to the apartment handbook). The laundry room, need better upkeeping as well. I read a previous review from an former tenant, and they mentioned Hathaway rents to Section 8. I am unsure if this is true, but I would not be surprised given what I have seen since I moved in. My feedback, would be for Hathaway to take more pride in the the community, ensuring cleanliness, and holding tenants accountable when they are not following apartment guidelines.

The Hathaway apartments have potential if they would sell it to another property management company that can do a better job in regulating and maintaining this apartment complex. The current company rents to Section 8 residents and offers Airbnb Units . My co-worker lives in the Hathaway Apartments but that's why she is moving out. They increased the rent !! Yet some of the renters/residents hang outside of the entry/exit gates smoking cigarettes and marijuana and drinking alcohol. Many Renters do not pick up the after their large dogs. The insane amount of dogs feces left all over inside and outside of the Hathaway Apartment Complex is unbelievable! The element has changed. Unfortunately the property has declined,the landscaping has declined and the customer service has declined!

After the lease expires, is there opportunity for month to month renting?

Me and my boyfriend are thinking of moving here in a 2br but we want to move some somewhere we'll start for a long time until we buy a home.. what's the yearly rent increase like? Can anyone share examples? We want a good idea of what to expect 1st?

What are residents supposed to do about cars constantly parking in red zones and blocking apartment entrances? Particularly in the event when the office has been called and they still don't send anyone to even put a notice on the vehicle.

I would give over 5 stars if I could! Def my most favorite place I've ever lived. I've toured apts…read morein the IE, OC + all over the LBC + ultimately decided on Edison for so many reasons. The ONLY reason i'd move out is to be closer to work (I currently commute for work but LOVE getting to come home here every day) - it makes the commute so worth it! Juanita is the best/most kind/excellent community director I've ever met. She is constantly looking for ways to elevate the building + the living experience + genuinely cares about people. I probably speak with Ronnie the most because I'm always asking random questions (lol) + each time I'm met with insane kindness, knowledge + simply just the best vibes. So grateful. Mike + the maintenance team are the best I've ever experienced at an apt bldg. They are quick, efficient + sooo kind! Any maintenance issues get resolved immediately. No waiting + wondering if someone is coming to help, you can trust that they're on it! (Honestly so rare!) Genuinely all of the staff are excellent at what they do + are the most kind people. They're super intentional about the community they create here + LOVE to host an event! We get free, fun events for almost all the holidays + they even host market nights!! + there's always free coffee in the lobby. FYI -The bldg/parking garage are super secure. I've never had any issues + I've even been away for weeks at a time when I travel for work + my apt, car + packages are safe + untouched. I've even had stuff delivered while I was away for work + the staff was kind enough to put it in the package room/apt for me - all you have to do is ask! -Great amenities/perks! Most of the photos on Yelp are outdated + don't show the upgrades!! You really have to tour in person to see how beautiful (+ honestly fun) it is here. There are so many gather/community spaces, epic rooftop views + a rad game area. -Keep in mind the valet trash, parking, package room are amazing perks that you pay for. Just something to factor into your budget. I believe we also partner with a dry cleaning service!? Super cool if that's something you need. -The location is 10/10. So many shops, restaurants, bars, coffee shops, creative things, the beach, the pike, all in walking distance! Scooters are always parked nearby if you need to go a little further too! -You can only rent 1 parking spot per apt so if you have a roommate it's something to think about. I honestly host my friends a lot + it's never been an issue. -Sunset view apt is top tier but that also means your windows are above the metro line A which can be noisy if you're not into typical city traffic/noise. It's honestly normal for LB but something to note if you need absolute silence. -The 1 bdrms are not fully closed in so you will get light pollution. You'll need to invest in a sleep mask or blackout shades if you need full darkness to sleep. (I haven't had any issues with it + use a sound machine for the city noise), just something to be aware of. -The community here is the BEST. All the residents are so nice + so many ppl have pets!! I love how pet friendly it is here + love meeting everyone's pups. -The rooftop views are out of this world. Coming home from a long day of work + drinking a glass a wine +/or reading (or doomscrolling) on the rooftop makes me feel like I'm in a movie lol highly recommend. Even the rooftop restrooms have insane views!! -They are Airbnb friendly if you want that option. I personally am not a fan of Airbnbs lol, but love that it gives residents an opportunity to make some extra cash. TIPS -Call before you tour to see what deals they have going on! Like if you apply within 24hrs of touring you get a deal on "x". Just call + ask! -Get a wagon to keep in your car/closet for big grocery hauls. Makes life easier lol -Use the service elevator for move in day! It's bigger :) they also have carts for you to utilize!! -PLZ TAKE A TOUR !! Trust me, just take the tour!! The bldg, the staff, the community - honestly just everything is 10/10 + the tour will really showcase everything they offer here (like FLOOR TO CEILING WINDOWS!) I genuinely can't say enough great things about this place + the people who curate the experience for us. I knew I loved the bldg when I toured, but seeing how the staff interacted with the residents during the tour really sold it for me. The community here is unmatched. Period.

I'm leaving a review about my experience visiting this complex. We scheduled an appointment in…read moreadvance and chose a specific time in our work schedule to come and see the apartments. In the end, we arrived about 8 minutes early just to make sure we wouldn't be late. A young man opened the door for us (surprisingly unfriendly, which is strange for a leasing manager). He started by asking if we brought our documents and what our names were, and then told us that there had been a mistake and that we were scheduled to view the apartments together with other people. There was no apology, no offer of water or coffee -- nothing. We had already arrived, and apparently we were expected to sit and wait for the others so we could see the apartments together. I didn't realize that this was their idea of an "individual tour." That sounds more like a group tour. When we said we didn't want to wait for other people, he responded with: "But you came earlier..." At that point I was honestly speechless. We prepared everything, arrived slightly early to make sure everything would go smoothly, and instead we were told there was a mistake -- and somehow we were the ones at fault for arriving 8 minutes early. I was honestly shocked. The building itself looked dirty and the windows were dirty as well. Of course we canceled everything and will never return. Thank you for wasting our time.

The building is well maintained and any time we needed anything at all, the manager, Kathie, was very quick and responsive. She is friendly and professional and creates a great environment in the building. The building is quiet, the units have AC and great appliances, and the building itself is beautiful. Plus, there is gated parking! We truly miss our apartment, neighbors and Kathie and can't recommend this building enough.

The apartment is spacious, well lit with natural light, and the layout includes a large nook that is perfect for my home office. The A/C works a charm and the gas fireplace is an amenity I didn't know I needed. The interior of the building is an open roof courtyard with lots of plants, which feels like a private sanctuary. Overall, the place has the charm of an older building with unique features, but it is also impeccably maintained. The gated covered parking is a rare find in the area, and never unappreciated! Everyone in the building is respectful and friendly, but the property manager, Kathie, is the MVP. She answers immediately to any small issue, communicates well with the whole building, and is just a lovely human being. As for location, it looks great on a map, but in person, I have to pinch myself- 2 short blocks from the beach, bike path, art museum, bluff, and park, on a quiet, palm-lined street that the neighborhood walks their dogs and pushes their strollers along, but also a 5-10 min walk from countless restaurants and shops. This place certainly feels like a hidden gem- I can't recommend it highly enough!

I would recommend living here to all of my friends and family. The staff has been incredible to work with. From the operations team, to the security team, and to the management team, everyone has been friendly. Special shout out to Raelle who has supported me during any need during my stay here since my initial walk through tour of my apartment. She has been attentive to any question or concern with speed and grace. She has also done a great job bringing the whole community together. Plumbing does not work here. * The water for the entire building is shut off all day a couple times a month. As of March 2026 now we are getting THREE consecutive days in a row of water shut offs per week. * The AC does not function consistently when it's hot outside. Maintenance has repeatedly stated the system can't keep up when multiple residents use it, which defeats the entire purpose of air conditioning. The thermostat will sit at ~76 all day while set to 70 and just run constantly. * Hot water does not work at all in the shower or washing machine. * Plumbing backs up weekly. I've had soap water from other units bubble up into my sink and toilet multiple times. * The parking garage gate was broken for roughly two weeks, leaving the garage unsecured. For the first several months, maintenance came into my unit 3-5 times per week only to confirm the same issues still existed. They are polite, but they are not actually fixing anything. They just verify the building systems can't handle normal usage. Management communicates scheduling windows but avoids putting repair explanations in writing, so residents are left with constant entry notices and no resolution. The building looks nice and the location is good, but the infrastructure does not support daily living. At this price point, basic utilities should function consistently. Move-in was unnecessarily chaotic. Property management did not reserve an elevator for us, even though we had scheduled a move-in time, and then tried to make us stop moving shortly after our movers arrived. There is no loading dock and no dedicated freight elevator in this building, moves use the regular lobby elevators, so it didn't make sense why we were being told to stop moving in when nothing was reserved or blocked off to begin with. We also had trouble getting basic info from Property management. Property management would not tell us where the dog spa was located (it's tucked away in one of the garage levels), and we had to ask several tenants passing by with dogs. When we tried to talk to PM to set up the ButterflyMX call box app, they were dismissive and would not register our email until asked repeatedly over weeks, even though the app specifically says management has to activate residents emails. Pros: Nice appearance, decent location, friendly maintenance staff Cons: Unreliable AC, unreliable hot water, weekly water shutoffs, plumbing backups, garage security issues, constant maintenance entries without repairs, move-in chaotic, property management is unresponsive beyond dismissiveness verbally and over email. I would strongly recommend asking current tenants about utilities before signing a lease.

Update: I'm in my…read morethird year living at Camden and have still had a great experience living here. The leasing office is beyond helpful and my unit and the grounds are great! My only issue I've had have been other tenants harassing me for leaving positive reviews and speaking highly of the campus. Now, does the community have issues, of course. That is, as I stated in the last review, not exclusive to Camden alone. The staff here fight continuously to make this a great community and I'm thankful for that. Stick around long enough and this becomes a home. Ignore the negative nancys, live your own experience and give this place a shot. Plus, walking distance to great bars, restaurants and shopping??! Why not!

Later I found out that there were live ones and it took 3 exterminator visits to resolve. 2. Your mailbox is not secure. I had several items stolen (one being a license plate for my brand new vehicle). 3. Half of the entrances and exits to the parking structure do not work. Then they fix them a few weeks later only for then to break again shortly after. 5. Get ready to be woken up by your neighbors burning food and it setting off the fire alarm at 1 in the morning. 6. Maintenance either seems understaffed or negligent. Or both. Simple maintenance requests get "completed" without the issue being resolved. I'll stop there I guess. I could go on but for the price - there isn't a whole lot of bang for your buck.
