When we wanted to look at the property they told us we had to come get the key from their office and walk ourselves around. When we went to the property we found it to be filthy and found a lot of damage to walls, carpets, lights and appliances. There was mold in the refrigerator and freezer, all of the bathtubs and showers had thick brown scum built up on the pans and the glass. When we brought the key back we mentioned all the issues to them and were told that "they did not have a chance to get anyone in after the last tenants to clean or make repairs" but assured us it would be taken care of before the next tenant takes possession. They also told us that the interior was going to be repainted. With that information we decided to move forward with renting from them. We completed the applications, gave our deposit, they gave us a move in date and we thought it was going to all go smoothly. We had just sold our home and was waiting to decide what our next move was and needed to be out within a month. The day arrives for us to pick up the key to the property and we found that not only had the interior not been painted, but all the issues we found when we did our walkthrough had not been addressed. It was still filthy, broken items, holes in the walls. We went through and took photos and inventoried everything and sent it to their offices and stated that they either needed to fix these issues as we were not going to be held responsible for it, or cancel our contract and give us our money back. They never did give us an explanation as to why it still wasn't clean after giving us the key and we signed the papers, they acted like it was no big deal. At that point we had no choice as we could not find any other place that last of a minute so had to stay with it. They finally sent over a painter and a crew to clean the home, we had to wait almost a month before we could take possession. When we finally did, we found that many of the items we pointed out still had not been addressed. The light fixture above the kitchen island was still hanging by a thread, after the painters left a couple of the blinds were now broken and there was human feces and urine stains on the toilets. It was gross!!! I really feel like they never did send anyone from their office over to do any walkthrough of the property at all. During our time there, whenever we had a maintenance issue, we would submit a ticket for assistance and the very first remark from them was always "If we send someone out and find that the issue is caused by the tenant then you are responsible". Yes, of course we understand that, especially because that was their standard response followed by absolutely no follow up. We had to constantly call, email or use the portal to get them to follow through. We were prepared each time something went wrong that if it was on our part we would pay for it, but there is no reason to automatically assume each and every time that it was on the tenant. We treated that home with respect, we lived there so why would we purposely try to damage/break things? At one point we went almost a week with no hot water and fault of our own. The garage door would not fully close and we had to wait a year for the opener to stop working all together before they knew it was not on us. Then another month for them to replace the broken opener. We couldn't park our car in the garage for over a month or access it unless through the home only. We were told upon move in that they do onsite checks, but never once did they come to the home. They just collect the rent and crossed their fingers that nothing happens to the property. Even after we moved out, we kept asking about our deposit and on the 21st day they finally told us it was on the homeowner now to return it. After speaking to the homeowner, we learned that APM did not share our issues upon move in so the homeowner was going to deduct from our deposit all of the issues that were not addressed before our move in our while we lived there that we reported and APM did not handle. We shared all of the photos and the email exchanges and only after that did the homeowner agree to give us all of our deposit back. If I had not asked about it, I am sure they would never had told us to work with the homeowner directly. I attached just some of the photos we took after they gave us the keys and assured us that they had it cleaned.

Attached to the bill was an Estimate from a contractor for over 25k on repairs it's needed from day one!! One of us also started getting sick with asthma she never had!! Got immediately better First week we moved out..They will keep your deposit. Get a lawyer if you do decide to go with this terrible company and take detailed pictures of everything. Cheap company and cheaper incompetent landlords that decide to go with this company.

    Strongly advise against using this brokerage/agency (License #: 01522539). Brian Bush (License ID:…read more01949921) was the Seller's Agent on the house we bought. He was also the owner and managed the entire flip of the house. The house was recently remodeled and that was one of the main reasons we chose to go with it, but found out very quickly that he and the construction crew cut many corners and left areas of the house unfinished or in unacceptable condition. As an example, we have had to pay over $4K within months of moving to clean out the attic, which was left in an unacceptable condition. Not only that but the broker on record, David Lodin, was notified of the issue and did nothing. If you can avoid using them at all costs, please do - not worth it. They are not trustworthy or a reliable group of people especially as you're making a huge investment in a home.

He's always available and goes far and above to make sure all questions are answered and the process is as smooth as possible. Fred helped us sell our home and he made it a VERY smooth transaction. I am a VERY impatient person and I want things done asap but real estate, everything takes time lol. Fred always called or texted me with updates and I always felt at ease knowing he was on top of things. He got us an AMAZING price for our house, way more than I expected but everything he did for us and recommended, worked out perfectly. The cottage was empty & I was looking for a Property Management Company. Small cottages are not managed by large Property Management Companies. I called around & found Matt at Hayward Property Management! From the very beginning Matt was interactive & he was so easy to work with. Matt explained the new to me rental screening process, scheduling video viewing appointments, installing a lockbox. Matt is a Full Service Property Manager! Matt posts the rentals on multiple sites, he screens the applicants, he handles the rental screening applications & he keeps you updated along the way. When the new tenants are screened & recommended by Matt. Matt takes care of the 1 year lease & a pre-move in walk-through with the new tenants. I would rate Matt 5 Stars X 1000!!
