I had a very disappointing experience with this property management company. My security deposit was never returned even though I cleaned the unit completely before moving out. I also reported a bathroom drain issue that took almost two weeks to fix, which caused a lot of inconvenience. We have two rental properties in Hayward that we have managed ourselves for many years. A recent vacancy in one of the rentals prompted me to check into property management services. Of the three companies I contacted, HPM was the most responsive, answering all my questions without judgement. We decided to use them for management of this property. I could not be happier. The process of signing on with them was easy. Once the home was renovated, repaired, and cleaned, and we turned it over to HPM, it was 6 days before Matt had an acceptable applicant and 3 days later they moved in. Yesterday, I received our first statement. Wow, it documents everything and integrates payments in/out, as well as having maintenance requests as part of the statement. The website is awesome, with portals for various activities. It is easy to use, accurate, and concise. In addition, Matt has been very patient with us. After 30+ years of managing this property ourselves, letting go a bit has been a process. I very much appreciate Matt and HPM, and am so glad we decided to do this! read more

I attempted to rent a Single Family House from Sam. He did not know any basic questions about the house. My wife and I asked him if he knew if anyone died in the house, he sort of fumbled around with words which left me to believe that he did not want to disclose information. After some digging around, public information proved that the longtime home owner died, however where he died was unclear. When I asked him why the owners left and if they downsized, he continued to ignore the questions and acted as if he didn't know. I told him that we were very serious in renting, and that I would like a few more basic questions answered. He never replied. I spoke to a "manager" named Matthew who was totally rude and incompetent. I work in Real Estate and was surprised of how pathetic the two people I came into contact were. Owners and potential tenants beware. Stay away from these clowns at all costs. read more

Solely here to leave Efren 5 stars. He never fails to come fix whatever needs fixing...broken window cranks, clogged sinks, stuck storage doors, you name it! He'll come ASAP and he does it with so much knowledge. I know if I can't fix something, he can, and with a great attitude. Never has he taken more than 48 hours to respond to a request. And it's 24 if there isn't an earthquake that knocks all of HPM out of whack! Honestly, couldn't ask for a better maintenance guy. Hayward Property Management team has been helping me managing my property since October, 2011. Since then, my tenant never called on me, and when problems arisen; before I knew it, problem was solved. I even forget I have that rental property until I got the rental check monthly & on time. I told him exactly what I was looking for as well and all I got back was a very dry email that stated. "Sorry, no pets." Go somewhere else to look for a property. HPM is a scam and best avoided. I am relocating to the area and we had a fairly short window to find a rental. We found a HPM listing and requested a showing. Seemed fine, the person that showed the property was friendly enough, but couldn't give us any information on availability or the property, he just kept saying it's all done online. Being short on time, against my better judgment I submitted an application and paid the $100 fee. The next day, I get a note from a Melody that I needed to submit another application for my wife. No contact information was given for Melody, except a fax number. No status was provided, other then a request for a second application and payment of another $100 fee. Foolishly, given my wife really liked the house, I went ahead and submitted the second application and paid the additional fee. Then, we heard nothing. I called the office number and left a message, and we heard nothing. Melody sent me a second email asking for a copy of my wife's ID, which I sent. No status was given, just the request for a copy of the ID. I sent a request for status via email and heard nothing. I called again and heard nothing. No call back, just silence. We gave up and chose another property. The original application was submitted on Dec 29, on Jan 6, I get a note saying we had been rejected and that an application submitted prior had been selected over ours. That the owner selected another tenant is fine. The shady deal here is that HPM certainly knew that other applications had been submitted and did not disclose this prior to our paying fees. They provided no updated during the process, there is no one to talk to, no discussion of terms or pricing, or any of the normal stuff property managers are supposed to do. I am sure it's very profitable for them to collect as many applications as possible, at a fee of $100 per application. Given the applicants have no idea that there may or may not be competing bids, or the status of those bids, it's free money for HPM. All in all very shady, and I suspect less then entirely legal, let alone ethical. Would you really want to work with a company like this? Let alone, allow them to manage your property? As to the reply from HPM; horse shit, a scam is a scam. Don't give us a bunch of "that's just how the market is..." bs. Next time someone steals your wallet, I be sure to let you know "that's just how it is in LA". read more

I first noticed the listing right around the corner from where we currently live.. Wanting/needing to find a new spot.. Got excited to make an appointment to go view the house. When I called... The guy I spoke to seemed sorta confused and asked a series of questions... Sure. Yep.. Just want to see the house... When the day of the viewing came I showed up to the house and there was another family too... The lady who was showing the house was a few minutes late.. Although we got an email prior to the viewing in caps DO NOT BE LATE and they will only wait 10 mins.. Anyways, she was nice enough but had no record of my appointment only the other families.. Did mine get bumped or what because I received an email?... Anyways.. Whatever still able to see the home... View the home... The tenants were still currently living there which also made me wonder if it's common practice for them to schedule showings at the end of your lease?.. Cause that is something to note if you rent from them.... The house was decent but no real upgrades... Or very clean.. I did like that there was potential in the back yard and I love planting flowers and such... Could see myself making it look really nice so that was exciting... My dad does landscaping so I was excited to bring that lawn back to life and get it green! And pull some weeds... It needed help but it excited me We were on a time crunch since my boyfriends contract got extended surprisingly but great so.. Needed to find something pretty fast since we told our landlord we would be moving back home and promised our place to a teammate who already did paperwork.. This is where things went downhill. We applied. 50 bucks a piece. Next... I hear nothing from the people no email... No phone call... But they call my boyfriend... Shouldn't I be informed too? Email atleast that they have approved us or whatever?... The guy who didn't really speak very good English or seemed confused as my boyfriend said called and said we had been approved buuuut they wanted 150 more a month and double the deposit. 6k for a deposit on a house with no upgrades... And not a new house.... I could understand if they gave real reason... Perhaps since my boyfriends credit isn't awesome... But elaborate. The guy couldn't give a reason. It just didn't seem trustworthy. In the past we have offered to pay the lease in full or 6 months up front to ward off any concern.. That's what we did here.... And have very good rental referrals. But for a place that wanted to double the amount? Was it because they saw the income or what he did for work? Or was it because of the credit and the concern that we would make the already worn home much worse?... If that was the case why would they want to accept us. Of course they said it's a deposit so you will get it back depending blah blah... But how do you trust a place that already said one thing... And changed it... Seems confused person to person... Doesn't communicate well at all... The guy calling can't answer any questions... The showings get bumped... And then they don't call back on top of that? So should I really trust giving you two months rent as a deposit if you can't even return phone calls or your representative can't answer questions they called about?? we had applied to other homes of course because needing to find somewhere and got approved by a lovely townhome in Dublin... We are actually paying more for rent and it's further from work.. But atleast we don't feel scammed and miscommunicated with. The property management we went thru for this place communicated the whole way!! And was able to answer any questions and get us in and sign a lease in a week! Wow!!! Now that's a difference!! Not only that but they treated us how a customer should be treated! I understand real estate is in high demand in the Bay Area but yikes customer service goes a long way. When they said they wanted double the deposit after we gave them 100 bucks for what other companies do in 60-80... and they wanted an additional 150 per month... Without no reasoning available and a guy who seemed confused and couldn't answer questions. And when my boyfriend countered with paying in advance instead of the crazy deposit... He couldn't answer and didn't call us back? But then we received emails from some automated company who wants to process us further and verify work sources and income??? I've worked with other property managers before and I have to admit that they don't come close to HPM. I'm impressed with the level of service and commitment they've given and showed me during easy and difficult times (i.e. during bad tenant situations). They make things so easy for me that I'd probably never be able to let them go. They appear to invest in long-term relationships with their clients more than worrying about fees or how to get more out of the business arrangement (most property managers I've worked with were that way).
