We've been renting a home from Affordable Property Management for about 3 years, and when our rent recently increased, we inadvertently forgot to update APM portal, so the correct amount could be debited. When we were informed that our rent was now delinquent and a late fee was added to the amount due, we were not happy! They gave us a house with black mold and a fallen fence. We returned it sparkling clean, in way better condition then they first gave us the keys. They still charged us over 5,000$ for the repairs it needed from day one and still had the nerve to say we went easy on you guys. Attached to the bill was an Estimate from a contractor for over 25k on repairs it's needed from day one!! One of us also started getting sick with asthma she never had!! Got immediately better First week we moved out..They will keep your deposit. Get a lawyer if you do decide to go with this terrible company and take detailed pictures of everything. As a renter they deserve MINUS ZERO stars, as a homeowner I feel they deserve perhaps just ONE. We should have known from day one to not get involved with them. When we wanted to look at the property they told us we had to come get the key from their office and walk ourselves around. When we went to the property we found it to be filthy and found a lot of damage to walls, carpets, lights and appliances. There was mold in the refrigerator and freezer, all of the bathtubs and showers had thick brown scum built up on the pans and the glass. When we brought the key back we mentioned all the issues to them and were told that "they did not have a chance to get anyone in after the last tenants to clean or make repairs" but assured us it would be taken care of before the next tenant takes possession. They also told us that the interior was going to be repainted. With that information we decided to move forward with renting from them. We completed the applications, gave our deposit, they gave us a move in date and we thought it was going to all go smoothly. We had just sold our home and was waiting to decide what our next move was and needed to be out within a month. The day arrives for us to pick up the key to the property and we found that not only had the interior not been painted, but all the issues we found when we did our walkthrough had not been addressed. It was still filthy, broken items, holes in the walls. We went through and took photos and inventoried everything and sent it to their offices and stated that they either needed to fix these issues as we were not going to be held responsible for it, or cancel our contract and give us our money back. They never did give us an explanation as to why it still wasn't clean after giving us the key and we signed the papers, they acted like it was no big deal. At that point we had no choice as we could not find any other place that last of a minute so had to stay with it. They finally sent over a painter and a crew to clean the home, we had to wait almost a month before we could take possession. When we finally did, we found that many of the items we pointed out still had not been addressed. The light fixture above the kitchen island was still hanging by a thread, after the painters left a couple of the blinds were now broken and there was human feces and urine stains on the toilets. It was gross!!! I really feel like they never did send anyone from their office over to do any walkthrough of the property at all. During our time there, whenever we had a maintenance issue, we would submit a ticket for assistance and the very first remark from them was always "If we send someone out and find that the issue is caused by the tenant then you are responsible". Yes, of course we understand that, especially because that was their standard response followed by absolutely no follow up. We had to constantly call, email or use the portal to get them to follow through. We were prepared each time something went wrong that if it was on our part we would pay for it, but there is no reason to automatically assume each and every time that it was on the tenant. We treated that home with respect, we lived there so why would we purposely try to damage/break things? At one point we went almost a week with no hot water and fault of our own. The garage door would not fully close and we had to wait a year for the opener to stop working all together before they knew it was not on us. Then another month for them to replace the broken opener. We couldn't park our car in the garage for over a month or access it unless through the home only. We were told upon move in that they do onsite checks, but never once did they come to the home. They just collect the rent and crossed their fingers that nothing happens to the property. Even after we moved out, we kept asking about our deposit and on the 21st day they finally told us it was on the homeowner now to return it. After speaking to the homeowner, we learned that APM did not share our issues upon move in so the homeowner was going to deduct from our deposit all of the issues that were not addressed before our move in our while we lived there that we reported and APM did not handle. We shared all of the photos and the email exchanges and only after that did the homeowner agree to give us all of our deposit back. If I had not asked about it, I am sure they would never had told us to work with the homeowner directly. When I called the office, they told me they would remove my $180 late fee for October if I gave them good reviews on Google and Yelp. I couldn't understand how my AutoPay failed -- and yet I was the one being punished. I wasn't convinced that the AutoPay failure was my fault, so I refused to write an insincere review. APM has been encouraging its clients (owners, not tenants) to leave good reviews to raise their scores. Affordable Property Management, or APM, has been the worst property management company I have ever experienced. My husband and I currently rent a property managed by APM. It's been 1.5 years so far. As tenants, we have had less than minimal support from APM despite our tenant rights. To quickly summarize: - The rental home was dirty, and there were many things to repair prior to our move-in. A few things took 2+ months to get repaired. Holes and stains in the carpet, rusted window locks, loose cables, broken closet tracks, and rotting roof trim, to name a few were not fixed. - We were exposed to toxic black mold for months this year. It took APM and our landlord months to remediate the issue. APM would only do something once we communicated that we could schedule a city inspection to resolve our maintenance issues. - APM also needed to adhere to the Tenant Relocation Assistance Ordinance. We had to send multiple emails to remind them that we still needed to fill out any necessary forms for our temporary relocation. Furthermore, we had to physically go to APM's office to collect the temporary relocation payment after they failed to pay us within three business days. - The ceiling fan in the primary bedroom wasn't mounted to the ceiling and wobbled horribly when turned on. The landlord didn't approve the fix when we first moved in. The fix wasn't approved until our bedroom scored 289 out of 300 for toxic black mold. - Their maintenance manager, Jenn, has worked at APM for 10+ years. Despite her experience, she has been horrible to communicate with. I work in customer service and can tell when scripts and macros are used. For someone at her level, you'd think she'd have the soft skills and expertise to diffuse situations and avoid breaking city codes. - Most of the vendors APM hired to handle our maintenance issues also had much to say. They have shared horror stories from other tenants renting through APM. APM is notorious for doing little to nothing for their tenants in the Hayward to Fremont areas. In short, if you rent with APM, you will endure their weaponized incompetence. I have so much more detail, but let's wrap it up. Please don't waste your time and energy like us. There are better companies in the Bay Area, like Discovery Investments in Oakland. Or Mynd even (they give a dodgy vibe, but any property management company is better than APM). read more

If you are looking to rent and are a tenant, avoid any property that is managed by this property management. They are horrible in customer service and look for ways to mint extra monies in form of late fees. Per my bank, they received rent within the window APM prescribed time window, however APM took 7 days to encash the cheque and continues to claim that they received rent late and are now forcing a late fee on me and wont waive off sighting that to be my problem. BEWARE AND STAY AWAY. We also got scammed out of an $80 application fee. We toured a potential rental home on 10/4, submitted our application online on 10/5, and received a rejection email on 10/6 with the reason that the owner accepted another application. They never mentioned that there was another application that was already under consideration. They didn't say anything just to accept our application fee and immediately reject us the very next day, when we were told it would take around a week to process the application. It was already strange that the property management office and rental home were 30min away from each other. And having to pick up the key at their office and let ourselves into the rental home. Based on other reviews as well, I would not trust this place. Save your time and money. read more

Don't, don't, don't do it people! APM had a previous YELP account that was FLOODED with negative comments. They've purportedly been in business since 1985 and you'd be a fool to think this is their first YELP account. Previous posters were threatened by them to take down the posts. It was HILARIOUS! Few things - I rented a home from them that was in the East Bay. Lesson 1 - despite me executing a lease with APM, the owner is who is legally responsible. It works in your favor if you have to file a suit. If you file against APM, they have experience in lawsuits. If you sue the owner, they are unlikely to have experience in lawsuits. Therefore, APM never gets to show up in court with their lies. Here's a funny tidbit! At the time I rented a home from APM, APM wouldn't meet me at the property. I was told I needed to go to their office, pick up a key, visit the property, and return the key within an hour or so. That was lame and a complete waste of my time and energy. Instead, I went to their office, picked up the key, drove to Home Depot, had the key copied, dropped off the original key and no one was the wiser. I don't know how a homeowner would feel about potential tenants having copies of the keys to their vacant property but nothing stopped me. I mean honestly, what property manager doesn't show up to show a home that they are leasing? Cough, cough.... what quality property manager doesn't show up? Which brings me to quality. There was nothing quality about APM. They are old school. Until about 7 years ago we had to mail in checks. They may have upgraded their systems but they didn't upgrade their maintenance. They are cheap. Cheap. Cheap. Cheap. Expect repairs to be made with used pieces. It's hilarious. Cliff Wood. He was my favorite. I loved when he retired. He lives in Pleasanton. I found his house by searching google. Occassionally I have to drive by his house and I look at his house, truck in his driveway and am reminded about the hell he put me through. I hope his retirement is as miserable as he was to work with. His replacements - not anything better. Takes one to know one. Look into quality property management companies. Ones who take pride in the rental homes they manage. I have a landlord now who is amazing. Recently I asked for the gardener to come every week vs every other week and said I'd happily paid. The owner agreed and did it for free. The owner even has the windows cleaned annually from the outside. There's no broken windows, bugs, dirt, missing screens, mold, smells, used carpets. I love it. I had never rented my house out before and when I met with Leon he put all me fears to rest. Once I signed the contract with them they immediately began to find tenants to present to me.
