InTown Homes literally screws you from the beginning, they are rude and careless people. They don't even deserve one star! Their homes are a disaster, they build so fast that most of their homes aren't functioning properly, Geothermal is incorrectly installed, leaks everywhere, water stinks, they don't accommodate your needs or guide you properly during the construction. I asked for a big yard and small walkway and got the opposite. When I brought this to their attention they said "You have two options take it or leave it but you will never buy our homes again! I have been very disappointed with the entire process of moving into the Intown home community in Timergrove heights. The sales staff was helpful, however when you go to do you walk through they have a guy there who is supposed to help "show you how things in the house work". He will not stop talking and the whole point of him being there is to distract you from finding anything wrong with the home that needs to be fixed. They never completed all of the blue tape items we listed and our bathroom smells like urine still despite having put in several claims to have this fixed. My wife and I bought our home from InTown Homes about a year ago, and as picky as we were about finding the right space for us, we were so blessed to have run into Natasha Morillo. We actually met her at a property that we thought we loved, but was a bit outside our budget. She took the time to stay in contact with us and guide us to multiple properties that gave the feel we wanted without compromising our price constraints - she was never pushy. When we found our current home, she guided us through the closing process and was so transparent and honest every step of the way about what we would need, what InTown could provide, and our timeline. She was in there marking up the home on our walkthrough with us, telling us things to look out for to ensure we're protected and not missing anything, and advising us on any questions we had, even detailing to us which upgrades would be the most value-centric for us. Our experience was seamless. She even went out of the way to continue to check in on us well after our home purchase to make sure things were going well. We have had little items that needed fixing (as any new build does) that are covered by warranty, and they get people out to fix them in a decent time frame. Overall, we love our home, our neighborhood, and the experience we had with Natasha and InTown. As an aside, some months after we moved in, we found Natasha so trustworthy that when a friend of ours was closing on a property (not an InTown home) and was having issues with the builder and needed advice, we reached out to her and she gave excellent advice on how our friend should proceed, things to look for, and ways to handle his situation. Just bought my first home with intown. New construction at grove tree lane. The whole buying process is a fantastic experience. Very friendly salesperson who go above and beyond advising and helping us find this perfect home. The designer at their design center is very knowledgeable and has eyes for fashion. Project PM and QC manager are earnest, who did their work diligently to make sure the closing is on time and the house is as perfect as it can be. Their own title company also guarantees a very smooth house closing experience. Overall, buying my first home was not so overwhelming as I thought it to be with intown. Definitely recommend them for buying your 1st, 2nd or any homes. read more

To say that these builders don't give a crap about the existing neighborhood is an understatement. They have run three story townhomes right up to the property line, with porches looking into the adjoining older single story houses' backyards. It's been a year of being unable to enjoy our yards because of the noise starting before 7am and not ending until after dusk. Today they started pouring concrete at about 6:40 - twenty minutes before they're allowed to make that level of noise per the Houston noise ordinance. That's just the most recent issue in a series that makes it clear they are deliberately disregarding the people who live here. Looking at the reviews below from people who've bought their janky houses I can see the same level of care has gone into the construction. These worthless wankers are planning another development at Ella and 12th that promises to make traffic a hellhole for the neighborhood and the Elementary school. Contemptible. read more

I have lived in Timbergrove Heights since late 2019, I see some mixed reviews on here but personally I have had a great experience. I also would recommend making sure to have all items on your blue tape list finished before you close, but our builder Julio did a great job taking care of us and getting everything done on time and only a few warranty issues that were fixed without a problem. We love living here, it's a great community with great neighbors and we love the park nearby too. Before we signed the contract we came around right after work on a weekday and talked to a bunch of neighbors who were out walking their dogs, I would recommend doing this so you can get a better idea of living here than just boiled down to a few reviews on yelp. I have been personally very happy living here and so have many of my neighbors. Sales people Kathryn and Greg are awesome and very responsive/helpful! read more

I waited to post my review and I'm glad I did! As soon as the ink dried on my closing contract, Intown stopped caring. We have been in our home for less than 5 months and have had numerous issues including a roof leak that started dripping on us while we were asleep within the first few weeks of closing. I literally had to raise hell for them to immediately address the problem. I have submitted numerous warranty items including a hot water issue and I had to raise hell again for them to respond. There's a reason for the enormous down payment which peak my curiosity. I should have listened to my initial gut feeling and went elsewhere. Moral of the story, You can't put lipstick on a pig!!!!! read more

I've lived in my intown home for a year now and I love my house. I got to design most of it but only didn't get to pick the cabinets since they had already been ordered. If you are on the hunt for a new home, I highly recommend them, they have the best quality materials in their house and my electricity bill is super low. Kathryn and Greg were great sales consultants that helped me through the whole process and made it super easy for me and kept me updated with the status of my home as it was being built. Upland Grove - I wanted to share my experience with this community and the builders so others can be aware and make educated decisions in purchasing their next home. My husband and I fell in love with the community here at Upland Grove and were beyond excited to move in. Samantha, their sales rep here, was beyond friendly and helpful from day one and this review should in no way reflect poorly on her. We closed on our townhouse (which had already been completely built) and moved in early March 2020. The community is still under construction, and we understood there would be growing pains along the way; however what we've experienced is a bit more than growing pains in my opinion. 1) The builder's subcontractors (plural - all of them!) do not conduct themselves with much professionalism or concern for the residents that are already here. They play loud music constantly, leave their trash everywhere, park wherever they want and do as little as possible to minimize their presence during the day. During this crazy pandemic, so many people are working from home and the subcontractors are intrusive in every way possible. And by the way, when I say they leave their trash everywhere, I'm talking about all of their trash - construction trash galore (no dumpster, so they literally just create piles of construction trash which they clear about once a month) as well as food and beverages - including beer bottles!! 2) We've already experienced two issues with the a/c unit and the warranty vendor they used didn't respond to multiple calls I made. When I finally did get someone on the phone, the lady was rude and dismissive. Did I get my a/c problems (plural) fixed? Yes. Was it an easy process? Absolutely not. In speaking with several of our neighbors, I later discovered we aren't the only ones who have had a/c problems - and with brand new construction that shouldn't be the case. Apparently, they don't use quality subcontractors and it shows. 3) Recently, we decided to invest in solar panels. The townhouse we purchased had the conduit put in for solar panel installation, however the subcontractor Intown Homes uses did not put the proper cables in to pull the wire for the solar panels. The end result? The conduit is completely useless. When we tried going through the warranty to get a cable line into the conduit, we ran into endless roadblocks including the subcontractor (L-V Electric) sending TWO non-licensed individuals to our house who didn't even speak English. The jokes on them because I speak perfect Spanish! After several discussions, they finally agreed to fix the conduit and put in a cable but when they finally showed up to do the work, they brought the wrong tools and equipment - not once, but twice. After the second time, my husband told them he'd find the right parts himself and now after finally getting the parts, the subcontractor has informed us they don't believe the problem is a warranty issue and are refusing to help us fix the problem with the conduit. Because Google limits the # of words I can use, I'll make the rest brief. 1) Dog Park - small to begin with, now made even shorter because the builders have repurposed some of the space for new townhouses they're building; and 2) now experiencing small leaks in the garage and STILL waiting to hear back from warranty. Buyer Beware...not everything at Upland Grove is as pretty as the townhouses would make you believe. read more

They build a fairly good home but left our neighborhood looking like crap. From day one the plants that they had chosen for their landscaping theme struggled. Mid way through the project they decided to change landscaping themes. The original landscaping thrived on the south side of the project so nothing was done here. All of the landscaping on the north side of the project was replaced. The west side of the project was last to be developed and got the new plants. The east side of the project was first to be developed and 80% of the plants died. These were never replaced with the new landscaping theme. Additionally they left the development with driveways where the pavers were installed incorrectly. Most are broken or cracked and there are trip hazards throughout the development. They told us that this would all be repaired once the development was completed. That was five months ago and crickets. The most expensive InTown development in EADO and it looks like crap. read more

As a disgruntled In-Town homeowner, I entirely agree with the negative comments regarding the highly dubious workmanship, and the completely dismissive attitude of In-Town homes and their subcontractors. Many people have had enormous problems with their In-Town homes, myself included, but the lingering bad feeling toward In-Town seems prevalent in most of the In-Town communities. Our In-Town community sales representative misinformed, deceived and fabricated multiple stories about the community just to "get the sale" from prospective buyers. I.e. you will have a community pool, there will be a community parking lot inside the gate for visitors and don't worry about the train tracts close to your home, a non-honking quiet zone should be complete by the time you move in... NOT!! This factious quiet zone next to our community was not even created, we contacted City of Houston's Public Works and Engineering Department, our local Houston City Councilman, the Public Works and Engineering Traffic and Transportation Division and none of them had ever heard of this quiet zone ever being in the works. My advice to a prospective purchaser would be to avoid the purchase of a new In-Town construction home!! read more

I've been in my townhouse for almost a year now. There have been a few small issues but overall Intown has been good about getting out to fix things and I am happy with my home. Definitely recommend the salespeople Kathryn and Greg at Timbergrove heights, Kathryn kept me updated every week and made sure things got done and I really appreciate it. This is a Houston builder that is trying to move into the Austin and Dallas markets. They're still very new to Austin. There have already been reported problems with the Austin properties. For the townhomes, they are several stories. The first and fourth floors do not heat or cool properly. InTown has not fixed this issue. Ask the neighbors and do your homework. They have not been forthcoming with this information when buyers are interested. Buyer beware! I tried to post before but this company somehow removed my review. I will continue to post to keep fellow greater Austin area friends safe and informed. I would also look several times at their contracts. They require a $25,000 nonrefundable "fee" to try to trap buyers early; once you pay, you cannot get it back no matter what!! Do not sign without asking someone who can help you navigate these contracts. This is not good business in my opinion. read more

I very disappointed in the quality of construction of my InTown Home Fannin Station. Over the course of 3 years over half of my windows have leaked. The most recent episode involving two of my garage windows with significant water damage. I have had an inspector, water leak detection service, snd window installer and they all criticized the quality of installation of my garage windows. I am now to be burdened with the expense of repairing faulty installation. I am so disappointed and disillusioned by this experience. Gut punching. read more

I was the first person to put a contract down on phase II at Cedar Branch last year. My home was scheduled to be completed in late January. In mid March I was only asking for regular updates because my home was already two months past the time of completion and it was no where near dome. I had been an advocate referring two of my friends to Intown Homes. Initially I got a great deal at $422,500 and I know Intown was looking for any way to get out of my contract. So after my realtor emailed the owner of Intown Homes to tell him what was going on (I wasn't on the email). They said I was not a fit as their home builder and cancelled my Contract. They relisted my home 4621 New Water Lane from 422,500 to 434,900 and it still sits on the market today. I would like to know from Frank Liu personally as to why he cancelled this contract when I never contacted him. If I am not a fit as i am a member of the LGBTQIA community? The house was past time of completion and your own sales people wouldn't even show up for a meeting. This has devastated my life as house pria have risen so much. Greed. read more

When buying an Intown Homes, you must consider the fact that they are one of the largest townhown builders in Houston. What this means is they promise the world when you are buying, but are too busy to deal with your issues after the sale is complete. For example, we have had issues with our AC since we moved in. I placed a warranty request in March 2012 and they finally came out in July 2012 after I emailed the Service Manager 6 times. When their vendor finally did come out, he didn't fix the entire issue and now our 1-year warranty is up. Overall, they are way too busy building new townhomes to sell to take care of their current owners. If you are ok with that, then go ahead and purchase. read more

He's always been available and very responsive even after the close. I loved the look of these homes, but I could not trust the builder. The builder requires a $25K non-refundable payment up front, and they will take your money if the deal falls through for any reason. It is not earnest money. It is not contingent on financing. It is not contingent on the home appraising at the sales price. They also have many addendums to the contract that really restrict the buyers' rights. Read everything. If you consider one of these, you need to seriously consider paying a lawyer to review. My thoughts - if you have a good product, stand behind it. When signs show an attempt to lock someone into a contract early without contingency, I would be wary. These are things that give me pause to think that someone does not have confidence in their product or indicative of much bigger problems lurking beyond sight. read more

We've had a great experience with InTown Homes. We first looked at the community in January of 2017. We signed a contract to build in February and the process was smooth sailing from there. Brandon Ruefner kept us informed throughout the entire process and made sure that we were clear on all the details regarding our very first home along the way. The weather caused a few delays but InTown was back to work as soon as the skies cleared every single time. We stopped by to check on our home often and I can say that a lot of care was taken building it. We didn't feel burdened with a bunch of upgrades or extra expenses because InTown builds their homes with such an elevated style. This was very different with other builders. Everything was so basic and expensive and then to add upgrades put the homes out of our budget and a bad taste in our mouth. Not to mention, they felt like they were thrown up so quickly that they couldn't possibly be built right. We hired a third party engineer who sees homes all around Houston and his words were "you're buying a solid home-I would let my kid buy this house." 10 stars all around! I stumbled upon the Fannin Station location while house shopping and was immediately impressed with the model home. When we were walking through everything, I was telling myself that this house was WAAAY out of my price range and that I was wasting my time walking through the model home. Once I saw the prices I was immediately blown away by the quality of the house and how many standard features come with the house that is normally an upgrade with other builders. The salesman was very helpful and has been helpful to this day (I close in Dec. 2013). Once I put my earnest money down, I went to the design center to choose everything that will go into my house (flooring, cabinets, paint color, tabletop, back splashes, etc.). The design center is located in the Heights and all I have to say is that the design center was a terrible experience. You get 2 hours to choose all of the interior and there is no feedback on how things look or any recommendations on what we should do. On top of that, I later find out that there are so many upgrades that aren't even mentioned. I walked through other communities of InTown Homes and noticed all of these small things I wished I had in my home, only to find out I could've upgraded to get what I wanted. Without the help of my salesman, I would've never known that these were options I could upgrade to. Going through many of the communities of InTown homes, some of the sales representatives are not as good as others. Luckily I have a salesman who has helped me throughout the process. Another note is that, whatever the builder quotes you on closing dates, be aware since the market is so "hot" your house is almost guaranteed to be delayed by a month or two as my house was delayed by 4 months. Overall, since my house has been delayed and the fiasco with a terribly useless design center staff, I rated InTown homes 3 star. If I rated their houses just by experiences and other people who have InTown homes, their products are very good for their price and would rate them 4.5 stars. read more

He is an outstanding and trustworthy sales agent, helped us throughout the entire process (and I am not easy to deal with), and answered every single e-mail, phone call and text thoughtfully and honestly. We have now lived in our InTown home for over 1 year and despite our 1 year warranty being expired, Brandon continues to help us navigate new home ownership repairs and preventative measures and even supported us through a couple of challenges we had with our marble sealing and water damage in our shower. Most recently, we have had issues with package thieves and Brandon and his team have been working hard to keep our community and packages safe. He has even informed us our packages have been delivered to our home, picked them up and stored them for safe keeping, and even has delivered them to us when we return home. He is a caring and kind person and has always had our very best interests in mind. At every point in our journey of building and purchasing out home, he has proven time and time again that his home-buyers truly are his #1 priority! Don't think twice if you are considering purchasing a home through Brandon- he will NOT let you make a mistake and will give your honest guidance and feedback! I purchased a new construction InTown Home a few years ago. It has been the worst investment I have ever made. Within two years the metal entryway gate foundation moved to the point where the gate would not operate anymore. The entire gate had to be dug up for a new foundation. InTown left live electrical lines hanging from the power pole that were laying on the ground. I am very lucky I was never electrocuted. Furthermore, I just discovered moisture behind the stucco. I also have a large split in the brick walkway coming up to my front door. The fence around my house has shifted to the point where that gate does not close either. I also have a significant number of cracks in my ceilings and walls. InTown also never came back to the house to do the one year repairs. In summary, expect to pay the same amount for repairs as your mortgage to keep an InTown home functioning and no matter what goes wrong you will not get any help. read more

Unless Intown homes has had a top to bottom make-over, I wouldn't recommend them to anyone. While the homes themselves are on par with other builders in the price range, the attempts to shortcut the consumer is over the top. From leaky roofs to undersized air condition units, warped walls and damaged doors. I'm just talking about my home in the Silver Dart community. I have written Frank Liu repeatedly for over two years, not once has he ever bothered to respond. Frank Liu doesn't give a damn about anyone. A recent search of Harris County District clerks office shows numerous lawsuits against this builder and its parent company Lovett homes. A recent email from a neighbor suggested high yelp ratings might result in a more generous donation towards a quiet zone project from Frank Liu. Frank keep your money. If you want I high yelp rating you need to earn it. I will not lie about you or your homes. Show some pride in your product and it will sell itself. read more

BEWARE InTown Homes - We ordered our home to be build in the Upland Lakes community in May 2013 with a contract to deliver the home by December 20, 2013. It has been over 3 years since our purchase, they completed the home 2 years late and we have never been contacted by any member of InTown homes except for the Salesperson, Jeff Young, who has only told me over 14 visits to his office that he was forwarding my concerns (I was never cc'd on any emails) to InTown Homes Management. We had an outside Engineering company find construction problems during the building process but I never got a response back from InTown homes. When I asked why I could not speak to anyone in Management about our problem that they built the 3rd floor with the wrong windows, Jeff said it would cost InTown homes $30k to fix them and it was "Not his problem". We had 3 finance sources for our mortgage back out of the process because of the extensive delay in construction. Beware of their contract that says they will not return your Deposit even if they do not build your home on time, or finish it 2 years later or even call you to explain your options. As of this review, I have not received an email, phone call or any contact from InTown homes to either take delivery of our home or have a conversation! read more
