It looked nice but... back door lock doesn't work, broken window, yard is filled with roofing nails, no light in the laundry room, Front door piece that receives the door lock is stripped and you can literally just pull out the screws, REFRIGERATOR DID NOT WORK had to wait two weeks to get a new one so I was pretty much camping in my "new home" .. then when they sent a new fridge.. i got ABSOLUTELY NO NOTICE.. i got a text while I was at work that said your refrigerator will be delivered in 15 mins.. i had to rush out of work to meet the ppl.. i mentioned it to the appliance delivery guys and both of them confirmed that ALL INVITATION HOME ppl they deliver to, have a horrible experience and complain. My entire first month and going into the second month has been filled with maintenance ppl in and out and I have to take off work each time.. there has been about 10 maintenance things and still going. instead of being happy about a new place my sons bday was ruined by having no refrigerator and cant do much cuz every time u turn around there's more maintenance ppl.. some times two ppl on two different occasions just to evaluate .. it took 3 trips to replace the blinds on the back door that didnt close.. they force you to pay fees for smart home but my lock always says unlocked so I have no piece of mind to check the house when I'm away. My property was taken over by Invitation in May, the only good experience I have had is with maintenance. I have yet to be given an actual contact person for questions and if you call the main number they say they will send a message to your local person. I was told I needed to provide my proof of renters insurance to them, since my property was new to them. I submitted my information timely and then was charged for the insurance they provide. I was told once my insurance was verified, which I had to send 2 additional times, I would be credited. I was only ever credited a partial months charges and cannot get anyone to respond when I inquire about it. read more

Awful and scummy company and i didn't even sign a lease with them. Applied to get into one of their homes, got approved and paid the deposit (2300). Situation arose where i had to back out, no lease was ever signed, only the deposit was paid. I requested i receive my deposit back, was told that i would receive a physical check in the mail and they still have NOT sent me a penny of that money. been over 20 days. Absolutely terrible people. Do not rent from these individuals. They will treat you worse than dirt. We have been constantly fighting this company in and out of the courts. We miss 7 days of late rent, so they tack on 200 in late fees, then more in admin fees. Most recently I had a promise to pay on the 23rd, we attempted to make it but their payment portals were down. Called and spoke to a couple representatives yesterday, August 28th 2024, they said we have made the payment on their end and not to worry. Logged into my bank this morning, they charged me more late fees that weren't mentioned in the promise to pay making us negative in our account for the 30th time. I cannot begin to tell you how much I despise this company. I rented with them in Charlotte, NC, for nearly a year and couldn't believe the level of incompetence I had to deal with on a monthly basis. The day I moved in, I was surprised to find that the house was absolutely trashed, with the majority of the appliances broken and unusable. The place was then unlivable for a solid three weeks before they bothered to get anyone out to fix the 16 issues that I needed fixed in order to live there comfortably. Every month after that there was an issue of some sort that I had to call them about. I'm not talking about normal renting issues, like things breaking. I'm talking about the fact that they double charged me for my gas bill, or forgot to refund the double charges, or charged me for a home owners association charge that was invalid, or the fact that they continued to market for my home after I had started renting with them (this caused multiple people to come to my door with the right code to get in to try and see the house). Even things that just happen when you rent a home, like the AC breaking, were a misery to deal with. It took them nearly two weeks to get out to fix my AC in mid-July. Over and over and over again I had to deal with Invitation Homes, who were constantly trying to transfer me to other departments or just straight up wouldn't help me with my issues, saying that they weren't responsible for their mistakes. Finally, I had enough and moved out early. I just had to get out of there to get away from them. When I expressed my discontent, I was assured that I would not have to pay the early move-out fee. Now, a month after I have moved out, I have received a bill of over $3,000 for the move-out fee. When I called them to get this rectified, I was severely condescended to and honestly treated like complete trash by their employee, Justin Archie, and told that they would to nothing to fix their latest "mistake." Now I am having to contest the bill, which they are promising to send to collections, so that my credit is not negatively impacted. DO NOT RENT FROM THESE PEOPLE!!!! We moved into our new rental home a couple months​ ago and have had nothing but headache with our home. The back glass door was completed shattered and that took about two weeks to get fixed. The pantry shelves were all broken so we had to keep our food packed until it took them about a week to fix it. Then our toilets and showers backed up with sewer and overflowed creating a huge mess they did not clean up after saying they would, we called and told them the situation and that it was an emergency and they took a whole week to come out and fix the pipe that was broken so we had to do laundry and dishes elsewhere and go elsewhere or in the backyard to use the facilities. Now the stove is broken so we can't cook food and the dishwasher is broken. The heat and AC have been out for a couple weeks and we are freezing. The parts inside the fridge are broken, the window blinds are messed up and basically unusable, the rear patio screen door is completely broken off the slider and has holes in it, there are no screens on any windows. They say the rear screen door and window screens are on us to take care of. We are a family with a child and a baby dealing with this non stop nightmare. We have called the company and corporate for two month straight now to discuss all of this but they will not answer, nor return our calls, they just send us straight to voicemail or say they will call us back to get us off the phone but they NEVER call back. We have even gone to the news station now regarding this company's unwillingness to communicate with it's rental customers. Unacceptable!! read more

They have hidden fees will try to evict you one day late. We had our air conditioner out during june threw August it was replaced and then pumping into the attic. They had 9 different companys come out and the last one actually figured it out. Well our house was 100° and we had to stay elsewhere they said they would take it off our rent. They never did then when i spoke to there property managers in the tempe location(what a joke) they said it was working the entire time and they wouldnt reimburse us for anything. We had unsafe doors and they had 11 different companys come out to re evaulate the doors everyone of them stated that they needed to be replaced but Invatation homes did not want to pay so after a year of random people coming in and out of our home they finally got them replaced. ....... the only person that has been helpful with anything at any point in my lease experiance is Randell the new maintenance manager. Although the homes are reasonably priced - I would not recommend renting from them. When service repairs need to be made they choose subpar fixes. One rerepair man broke my personal $100 shower head and I couldn't get a response from the maintenance team or corporate to get a resolve. The corporate offices are by appointment only, but you can never get in touch with someone to make an appointment. The call center staff is unfortunately stuck in the middle of a very disjointed corporate/management team. Also, during move out I was asked to get the home ready for the next tenants, even after paying for house cleaners and carpet cleaners. I was also asked to clean and paint the walls. As many others have stated in there reviews I would not recommend renting from this company. They do not care about resolving the issues people are having with the homes they rent. They expect you to uphold your end of the lease agreement when they aren't able to do the same in return. Best part about that your paying them to do nothing about your issues at your home. We have been living in our home for 2 years. The first year we had a bathroom leak that took them over 6 months to fix. They would claim they were sending technicians out that never came or would come and do no work. After 6 months and a claim filed with the BB they finally completed the work. But like every thing they do it was done incorrectly. 2 years later and we had the same issue with the same shower because of the poor workmanship. It's been again 6 months. They sent out a technician to dry out the flooding we had in our master bedroom/bathroom do to the shower leaking. By the time they send this person out (3 weeks later) the carpet was already dried and crunchy and the dry wall was dry and moldy. After placing many calls to their maintence team at the local office and the corprate office. They finally sent someone to demo the bathroom and they told me that same person would be repairing it (this was not the case). They demo the shower and its been sitting for 6 months with moldy crunchy carpet and missing chunks of dry wall. We have an open pipe at the base of the shower that we not have cock roaches crawling up. They refused to exterminate and say these pest our the responsibility of the tenet. Which fine I get if they held up their end of the lease agreement which is to fix things when broken but they didn't and due to the negligence on their end we now have pest. I have again filed a claim with the BB and now an looking into lawyer to go after this company. After reading many of the reviews it seems many others have had similar issues so it seems it could be a class action suit potentially so will see what happens. In the meantime I have an unfinished moldy bedroom/ bathroom that smells and no contact with my property manager after leaving 3 messages. The guy in the maintenance department although nice is the least unhelpful person because unfortunately his hand are tied. So he sounds nice but the reality is he can't do anything and tells you what you want to hear and I assume what they tell him to say. At the end of the day you hang up thinking he will get stuff done and nothing happens. So a week later your calling back for the same thing or because one of the technicians never showed. If you considering renting from this company I would reevaluate and look for a landlord or a company that cares about their homes even if they don't care about you per say. read more

So many issues but the main 2 would include not having a proper working AC unit for 2 years and when our house got to 85°+ in the summer nobody from invitation homes helped us or offered alternate housing for us and our dogs. No reimbursement for the high electric bills either. They needed up replacing the unit after months and months of me calling non-stop and almost crying because of how stressed I was about my dogs overheating. Recently, the cheap vinyl blinds in the home started to warp and break due to the AZ heat. We submitted a maintenance request and they fixed the blinds but 2 months later they added on $1,600 "maintenance repair charge" to our rent that was due in less than 2 weeks. They expected us to pay a total of $4,700 for the repair and rent with less than 2 week notice. We had money for our rent but not the repair. We were not notified about being charged and the damage was caused by weather not us and I had photos to prove!! I have been calling daily for the past 2 weeks about this issue and nobody is calling me back or willing to help us. The 1st came on a Friday and I called multiple times that day trying to find a solution and of course nobody could help me. Going to the home office tomorrow on Monday the 4th, even though it says appointment only, because my hands are tied. Nobody will help me, call me back, offer a solution and I'm not going to be evicted/ penalized over their mistakes. I already knew they had bad reviews but I try to act and be civilized with manners I can take to my own hand and now that I know that this is honestly a continuous situation I am disappointed. I didn't ask to have half my lease released to Invitation Home . My lease was transferred on January 12 and couldn't get access to my link or activation to my account by February 4 but still was charged all the late fees and had to drive two hours of my time in the rain to drop off the check . I kept calling for days . No one calls you back . I tried multiple times paying online and pay near . This is pretty horrible ! Horrible ! The house is aging and in need of lots of repairs. The counter tops were original to a 20 year old house and in need of replacement. We were charged for part of it. The AC units were nothing but trouble as they are old as well. The bills were outrageous because the units are old and need replacing. The sliding glass doors are terrible and barely open. There were numerous leaks. Screens missing from the windows, crappy appliances, The rental company in question and homeowner would apparently like to keep your deposit to make the much needed repairs on this home conveniently for them. We leased with Invitation Homes for almost 5 years. The 1st year was ok, however it quickly went downhill. Work orders were not completed correctly, including when our AC went out during an Arizona heat wave with temps of 120 degrees. Invitation Homes did not respond to emergency work orders and did not send anyone out for 5 days. We were unable to speak with with an actual person or get a call back regarding reimbursement to stay at a hotel or purchase/rent a portable AC unit. This quality of customer service continued, there was an irrigation leak that was never addressed causing our water bill to more than triple and we were never reimbursed. The rent went up drastically each year and we were required to pay a monthly fee for AC filters, even though the AC repair company advised the reason for the issue was due to incorrect filters. Prior to moving out, the new lease was sent to us with an increase of over $1000 from what we originally signed when we moved in. We submitted out notice to vacate and were told they would decrease the monthly rent by $600 if we stayed. This in itself confirmed the need to leave, they were increasing rent in large increments but decreasing once the resident said they were moving. Did they just want to see if the tenant would sign the new lease with the increase, which I'm sure many do because they don't think they have any other options, completely taking advantage of tenants/families with ridiculous, unnecessary increases. Upon moving out, random fees and charges were taken out of our deposit, even though the house was left better than when we moved in. They never had any intention of refunding the deposit as they are experts at nitpicking and adding non-sense fees to avoid refunding the tenants money. They do not care about their tenants, just how much money they can get from them. read more

DO NOT RENT HERE. I'm paying over $50k to live in a crap hole for two years. SAVE YOUR MONEY. This house can't be worth more than 1300 a month even in this current market because of the halfass work the property owners actually allow and what they would consider a quality repair. SAVE THE HEADACHES. I've regretted moving in since the first month we moved in. During our post move in inspection in 4/2022, I advised invitation Homes that their garage door is hung wrong and it's going to cause the door to fall off the tracks. The maintenance guy shrugged it off and said it looks fine. I parked my truck in the garage yesterday and the door fell off just like I said it would. Except now my truck is stuck in the garage and if I open it to get my truck out and it gets damaged invitation Homes won't help fix it because "that's what renters insurance is for. " when I said I didn't want to risk damaging the truck and asked would they prorate my months rent for the time my truck would be stuck in the garage because they're not sending someone out for A WEEK AND A HALF to fix it and rescue my truck and they said no if gave eviction if I didn't pay. My job isn't going to pay me if I can't get to work so looks like I'm the one left holding the bag and have to risk my $50k truck getting damaged. The same amount I'm paying to live here for two years. The longest two years of my life. So I've held up every end and aspect of my part of the deal and they couldn't care less so if this doesn't sound like the kind of land lord you want to have then run away. Stay away from Invitation Homes! If I could give 0 stars I would. These people should be out of business or better yet in prison for fraud and violating rights. Aside from the $741 charge they sent us another charge for over $1000 dollars Bringing the total charge for the broken window to over $2000. I spoke to someone at the City of Phoenix Landlord and Tenant program and they agreed that we shouldn't be responsible for the window charge. I spoke to LaNisha Bauman and Schevaun Stinson multiple times and I honestly don't know how these women have jobs. They should be fired and not ever work in customer service again. They were rude, immature, and condescending. They will speak over you but when you try to do the same hang up on you. And that's just the start of it. They're just mindless corporate sheep that kept repeating the same thing over and over like if they were reading off a script. I ended having to file a small claims court against invitation homes. After filing the small claim I called leasing to see how much it would be to brake our lease. I spoke ti Kevin and he was actually very nice and respectful. Shortly after speaking to him I got a call from Katherine. I believe she is the office manager and she stated they were going to remove the charges for the window. But even then she didn't apologize or anything. She didn't even take responsibility. She simply stated that "it wasn't worth paying the $100 fee and taking the time to go to court even though it would be nice to see what the judge said. " lol still didn't admit to trying to violate tenants rights! We ended up moving out. Had to pay like $4600 to break our lease. Ridiculous. They kept our security deposit and sent a bill for $3,030. We had already paid for the cleaning services and carpet cleaning but they charged us twice for it. I emailed invitation homes and disputed the charges. It took them a week to remove the extra charge. A month and a week later I contact them to pay what we owe and they had already sent the account to collections!! This would've all been prevented had the followed their own procedure. According to Kevin in leasing the local office would include the lease break fee on our last months rent and we had to pay 10 days before moving out. Well they never did and now we have to deal with the collections company! I immediately called the collections company because I don't want this to show up on our credit. It took almost a month for invitation homes to send the required paperwork to the collections company to be able to pay. Today they call me so we can settle the charge and it was for $3,030 ! Again trying to charge us for the cleaning fees we already paid for. These people are so incompetent! I hate this company and wish our government would do something to stop these Wall Street corporate rats! They strategically deceive people. Whenever maintenance comes to fix anything they leave a flyer with instructions form posting a Google review. The problem is that the maintenance department is separate on its own. They don't know or interact with the office that manages your lease. Also the leasing specialists are a whole different office. So the maintenance folks are ok and the leasing specialists are great but they aren't the ones that you're going to be dealing with when you have an issue. You will have to deal with the local office and they're the ones with the horrific customer service. Now that the rental market in arizona please don't rent fork invitation homes! I will never rent with invitation homes again. We have raw sewerage in our downstairs because the toilet would not stop overflowing at 11am this morning it is almost 4pm in Arizona and we have no update on a plumber and when we stated we have young children in the home with NO RUNNING WATER we were told to go to a gas station to clean raw sewage off of us or ask our neighbors to use there hose to wash off. This is what an employee at invitation told my family and I. We have had to throw away a multitude of items at this point due to the sewage water which we know invitation homes won't do anything about that. We don't even know if we will have running water tonight and invitation homes DOES NOT CARE. Save yourself the hassle of renting a house from a company that doesn't care when you are having an emergency and doesn't even have a legit 24/7 emergency maintence line. This has been the day from hell and this isn't the first time we have something like this happen while renting with invitation. July of this year we were without A/C for three days and our upstairs was 110 degrees and we were told they wouldn't even get us into a hotel or anything so my entire family had to figure something out.
