Disappointing experience with this management company. Specifically, interacting with Jatana is a consistent struggle. She lacks basic social courtesies and approaches every owner inquiry from a place of immediate defensiveness. Instead of working with the homeowners to solve community issues, it feels like she views owners as the enemy. It is difficult to get productive results when the primary point of contact is this uncaring and dismissive. I own a property that is managed by Thrive Community Management Co. As of today, I signed all the closing documents. As if the selling of a property isn't stressful enough Thrive added so much additional stress due to their lack of follow through, cooperation and communication. Worst Management company - I would give them a 0 if I could. Do not buy a property with them. They harass and target owners. They literally sent a note that we had to add rocks to our front yard, then they sent a notice that there was construction material (the rocks we bought) next to our house as we were spreading them. They tried to make issues with our landscape lighting - the same lighting that was installed for years. I work in design and I work with architects, I know what looks good on my property. They send harassing notices ALL THE TIME - yet I can guarantee you the few changes I've made - upgraded garage door and front door - are better than the previous doors. The changes I made work within the design, colors and aesthetics of the house and neighborhood. They have no business harassing neighbors who take pride in their property. Our security cameras have been installed for over 8 years by the security company - they are now making an issue out of the cameras. I hate this HOA, they are worthless. I could understand if my yard was overgrown, if the doors installed were obnoxious colors and didn't work with the house. It's just never ending harassment by this company. I have never had so much bullshit for making simple upgrades to my house. I hope we can get rid of them soon because they suck. In my 15+ years living here I have NEVER had such a horrible experience with their negativity and stalking. There is no reason for changes made to our property 10+ years ago are now being made into violations. It's absurd. read more

Board members have left and residents do not want to join as they just push you are around and when you ask questions or refute fines, they actually come down harder. 13 violations alone in a few months after trying to clarify rules and violation that occurred the previous two years. Thrive community management don't do whatever required and needed to the community in respective to maintaining the community, instead they target the residents with fines and that too with all foolish/nonsense things, like "you need to keep/move your basketball hoop inside area while not in use, they want to know what all plants the residents growing in their backyard, your shoes are visible from the outside common area etc, these are very few what I notes here, like this there are many nonsense things they bring to divert the community related issues which are on top priority. read more

This company is useless. This 1 star is far too generous. A neighbor's tree is growing high and is knocking off the tiles from my property's roof. I was given a fine for this by Logan Lemieux which was completely unacceptable as the damage was not caused by us. If it were, I would have happily fixed the damage myself. It is clearly a landscaping issue. Why would they put a tree so close to my property? They continue to give me the run around. Stating that they cannot fix the damage and advising me to have the roof tiles fixed using my own money. The "president" of the company, Amy Taylor, also reached out to me stating that if I fix it, they may consider reimbursement. And that the trimming of the tree is my problem. The tree is not mine to trim and the damage caused to my house is not for me to fix. This company cannot take one responsibility. Their employees, and even their president, are combative. Their resolutions to problems lead to yet another problem, and they do not take accountability for the issue. read more

I usually only post when the service is so completely awful it bears calling out. In this case I am calling out open harassment. Literally twice a year since I moved in I have some violation or another. The latest is a fee for reflective material in the windows on the back of the house. You literally have to access a trial to see the back of my house. Earlier this year I was hit with a $1600 bill for late fees when I didn't receive a statement for 6 months. Last year it was the paint tax. The arbitrary "faded paint" assessment that was $5K to have done. The leave a nasty gram on my door step and I have 90 days to get my house painted. The part they left out was the "Color Approval Committee". They essentially decide what color your house is going to be. None of that was mentioned in the letter. Nor was it mentioned in the string of nasty emails I exchanged with them. Instead I had to read the rules and bylaws to figure it out. When I asked the question thats when I got the real answer. First, their communication is non-existent. I have sent emails, called and no response. Second, they are condescending assholes via email. I've never been able to get anyone to call me back to have the opportunity to climb in their ass with both feet. Third, the fees are simply harassment. We are not paying you assholes to wander through the community and look for violations. We are paying you to keep the community common areas clean and deal with GROSS violations. My feedback - Fire these assholes as fast as you can. Next I'm going to to community representatives. If that doesn't work I'm calling a lawyer. I'm done with these asshats. read more

This is a horrible company. I have owned and personally managed my own rentals for 30 years. My young adult daughter and roommates applied for an apartment and paid the fees to do so. They were approved but decided on a different property. Thrive tried to charge them $500 and then sent the matter to collections. Amy Taylor, Thrive Property Manager told me there was no gopher problem, because the "professional" that was hired by the HOA said the gopher was gone. I told her I saw the gopher in the community property eariler that day, and that she should treat it before it came into my yard. The treatment was poison, so the gopher just got sick and moved to private property. When I called again about new gopher activity, in the community and my neighboring property, she said the board would have to look at it at the next board meeting 10/27/22. She refused to do anything before then. The gopher issue has been progessing since March of 2022. I cannot get rid of a gopher in my yard without treating the community professionally with competent professionals. I have already soent $400 to treat the gopher issue and need the support of a competent property manager to maintain the community property at the same time. Thrive has not shown due diligence in managing the community property at the Groves at Southmountain subdivision. read more

Our neighborhood just fired Thrive/Tru-Star. Rude, unprofessional, elitist, and snippy. After several years, they suddenly decided to start sending notices to half the homeowners in our neighborhood for "violations" that have never been considered "violations" before. They literally pay someone to sit in our neighborhood and take photos of things like a homeowner leaving a bucket on his driveway while he went inside for lunch, a homeowner's car tire being four inches off his driveway onto his landscaping rocks, our home cleaners parking on the street in front of our house for three hours in the middle of the day, etc. Yet, a call inquiring about neighbors leaving yard lights on all night - in clear violation of the CC&R's - got no response except to say they "don't work at night". Our community had enough and terminated our contract with them at our last HOA meeting. read more

Incredibly satisfied with the professionalism by Tru-Star and all of their team members. Our rep went above and beyond to take over for our previous management company that was treating us horribly. As a board member that is able to see what's going on behind the scenes, it's a breath of fresh air to know that items are being cared for before mentioned at board meetings. Our neighborhood went from homes not being maintained to beautifully manicured lawns and homes. Any question regarding laws has been answered immediately and you can tell they are all very knowledgable of actions that are able to be taken to make sure we are in compliance of our CC&R's. If an answer is unknown, they refer you to their attorney that offers complimentary advice. They also have complimentary sessions to improve your position as a board member. Any bad reviews are obviously from homeowners that don't believe in compliance and didn't read documents before purchasing their home. Highly recommend! I've been sorely disappointed in this management company most especially over the last year. So many community issues unresolved and brushed under the rug without a resolution in sight. They did not fulfill their end of the contract and dragged their feet in the very end when the new management company wanted all of the financial records sent over. Spoke with Amy after being sent latest statement that showed I have an unpaid balance with no explanation of what it's for, asked what it's for and she couldn't or wouldn't answer, all she said is that the previous management company told them that there is a balance, my previous statements showed zero balance. When I asked if she could investigate she refused. Very unprofessional especially since I am the customer. She forgets that part of her salary is paid by me. read more

17.5 years in a decent HOA, before Tru-star took over. 6 months since then - a fine levied for a condition that no longer applied and was not verified, a violation letter for storing a garbage bin on the roadside, the afternoon before pick up early the next day, a violation letter for a dead plant that was not dead, a violation letter for repair of a gate that is structurally sound and a costly drama over a paint scheme on the house that I proved had been approved over 10 years ago. Going to be seeing lawyers soon, to ask about having them aggressively protect my interests and if it increases legal fees for the HOA, so be it.
