I been in my home for 3 years which I take true pride in. My home received 3 HOA violations and which was 1-mailbox 2- mildew and dirt(need power washing), 3- the top of garage is dented in. I have no dealing with it leaning of mailbox because the dirt and concrete came up . Then after talking to Patricia(Property Manager ) she said because my home is a two story it was their responsibility. As then Justin the NEW PROPERTY MANAGER WHO WAS NASTY RUDE AND WAS TALKING AND EMAILING ME LIKE IM A CHILD told me it was my responsibility to. Invitation home is money hungry and takes no responsibility for the property and they are quick to charge the tenants even when it's out of our control. Then Justin Archer email me and threatened to start eviction procedure's if I don't fix the HOA VIOLATIONS IMMEDIATELY. Rude and nasty so then I refuse to talk to home and went and talk to who I know of the property because she has better CUSTOMER SERVICE. Justin then emailed me nasty About a CHAIN OF COMMAND WHICH I WAS CLEAR THAT IM UNCOMFORTABLE DEALING WITH HIM AND ITS NOT NO NEED FOR HIM TO EMAIL ME AGAIN. This experience started in 2019 - an opportunity to rent (allegedly) trouble-free in a home with decent square footage on a corner lot. And then: 1. Invitation Homes refused to fix a drainage issue that caused a portion of the front porch to rot 2. Invitation Homes refused to provide screens for windows that clearly were supplied with screens upon installation 3. Invitation Homes charged for air filters that were not provided 4. Invitation Homes charged for items at move-out that were excessive and improper, given verbal statements issued by Invitation Homes team members 5. Invitation Homes refused to respond to emails, phone calls, and a Web communication regarding a dispute with the move-out statement In summary - not recommended. Seek rental options elsewhere. So we have been in the house for less that 2 months and the city just shut off our water because the property management apparently forgot to pay the bill. No we live an very nice that rets for $2000 a month and I have no water. Dealing with these people is like dealing with children trying to play adult. I should have been cautious to begin with, when you get an email telling me that adulting is hard. Maybe for you millennials who told to become adults. Time to grow up children. Update: Well as of 01/11/2024 at 4:00 pm we are without water because apparently they didn't pay the water bill. So there is a possibility that we may have to go all weekend without water. When emailed about them before, I told the employees BOTH times I called, that I am asthmatic as is my daughter on lease, and have our own really NICE filters, 31 left from a sale when I bought them. My lease runs out in March, so don't need/want. BOTH times the INV HOMES employees said they would get taken care of!! Last time was months ago. This morning I get an email from a company called SECOND NATURE re: sending me filters, giving tr#!!! Strange timing with me half done with this last lease of 2 years!! This man tries to tell me INV Homes has the RIGHT to charge me for extra things I don't want/did not agree to and I owe them now for some I never received!! I explained I will NOT pay for any filters, they WILL be refused but more likely stolen from our doorstep as everything is now and I have advised him, your representative, of that fact. Odd after being sued, you are STILL forcing things on your tenants like this!! I was contacted and asked if anything to say on Invitation Homes and I will, if you guys do not stop this! Update at bottom: On day 3 of no air conditioning at a property I've rented for over 8 years with no late payments or issues from my side. Now I'm being told I have to not only wait 3 days for someone to LOOK at it..but now I have to wait for parts and approvals and all that bs. I live in a major city with multiple companies available 24/7 and I'm having to remain in a hot and muggy home with no offers of assistance!! Good luck talking with a person.. When you call the office! You're just a check for this company, No care or compassion! Update: currently getting response after contacting people beyond the office. We moved out of our property on 2/23, and gave our forwarding address for our security deposit refund to multiple different people, on multiple different documents (including the official move out request). They still sent our security deposit to the rental property we moved out of, and now I can't get ahold of anyone at the company to reissue the check (thousands of dollars that could get into someone's hands). This company will put the absolute minimum amount of money into your living space, while nickle and diming you for services you won't even recieve. The last straw for me is their new monthly charge for air filters that I have literally never received. This house was already in abysmal condition when I arrived- blinds held up by literal thumbtacks and towel racks anchored into the wall with spray foam (guess how long either of those stayed up and how big of a hole in the wall I had to patch). They are so disorganized that there have been multiple times during the years they've attempted to charge me for another property's fees. NOW, they can get their act together enough to charge me extra every month for NOTHING. They are refusing to remove a monthly fee for a service I don't even receive. It's like they're laughing in your face because they know they can. I'm leaving as soon as I can break my lease, and I'll never, ever, ever recommend them to anyone. Where do I even begin.. we were so excited to move into our rental home, and when we got here our heater was broken, there was wasp nest all over the house, our refrigerator was broken, our master shower wouldn't even turn on, and whoever did the renovations on this house obviously didn't care how it looked.. at all. When we did inspection the day we moved in, we told the gentlemen who met us at the property all of our concerns and he wrote them down and assured us that they would be fixed. Two weeks went by without any of these problems being addressed and I ended up having to send a not so nice email to the leasing agent who we rented our house through. I got no response to my email. We have now lived here for six months and we've had over 15 maintenance tickets. I put one in about three months ago for a roof leak that was causing mold in our master bedroom, which was not fixed properly and now we have a massive hole in our ceiling. It's been like this for two weeks, we've had two different maintenance guys come out and both of them claimed that they don't do this kind of work and that they need to send out a different technician. Oh and also did I mention that any maintenance ticket you have to be at the house for them to do it or else they charge you $75? I've had to take off of work four times for four different technicians to come out to say they can't fix the leak that caused a hole in my ceiling. And still, I can't get in touch with any management to talk to you about this. Just because a house looks nice, having terrible management can really ruin the whole experience. I sold my very first home in 2021 & while waiting for my new home to be built I needed a rental. I have only rented once before and it was an apartment. This time I rented a house and it was during the time where everyone in the world decided to move to NC and was very difficult to find a rental or purchase. It was also very difficult to find a rental that excepts pets and one as big as mine. I finally found this company who excepted pets but of course it came with a price. I had to put a $250 non refundable per fee on top of $50 a month for 2 years. They also charge you a bunch of other fees each month, during the time of the lease and then at the end. They have a great app to schedule maintenance for the home and an after hours line for maintenance. Anything beyond that I wish you luck because it's been a pain to try and get someone to answer emails or call you back. The home was really nice and was in a good neighborhood but the yard was in a 70 degree incline which was terrible to mow. My home is finally built and couldn't be more relieved to move out and not have a corporate landlord. I have a rental property which I make sure I'm responsive and take care of all their needs because I know what it feels like to have the opposite. When I moved out they require you to have the house professionally pressured washed, inside of the home professionally cleaned, the carpets professionally cleaned, the yard maintained and they want all of the paid invoices left in the home. I made sure to take a video of everything before I left and of the paid invoices. I called the company and emailed 2 different employees with no response. I finally found a 3rd email Patric Long who responded very fast and called the next day with an update. He was about the only person to act like he cared and was helpful. Patrick Shepherd & Aujahnae Mcmillan are useless and haven't responded to 3 of my emails that I have saved. They are terrible employees and shouldn't have a job. I just received an email with the breakdown of my security deposit and of course after all the money I spent to have everything done they still took money from me. I started renting from Invitation 6 years ago. Over the 6 years there has been a steady decline in their customer service and ability to "do their part" to repair inherited issues from when we started renting our second property with them. At every opportunity they try and "pass the buck". Most recently it was with the lawn. When we rented the lawn was a disaster. We figured we would fix it and invested in 6 treatments which produced no results. What we found was 1/2 of the back Yard was mostly stone dust where they sprinkled some top soil, maybe a little seed, and covered with straw. The front yard was worse, soil was like concrete. The HOA notified us of the lawn being in violation. I reached out and explained the history with Invitation and was told "too bad so sad" but it's your problem... then the ever frequent reference to the lease. So rather than fight a losing battle again, we hire a professional landscaper, and pay them $800+ to fix the problem.... No offer to offset the charge after requesting from Invitation. Then to add insult to injury the charge us $35 for an admin fee for the HOA notification. When I ask for clarification I am told it's in your lease! Run quickly away.... There have to be better options. I actually referred a current client to them 2 years ago who is having the same problems. read more

This is my second time renting with Invitation homes. In the first house we had plumbing issue and termites. In this house we have had to submit multiple maintenance requests for the kitchen sink and dishwasher because we have had issues from the very beginning. I believe that they know that these issues exist before you move into the home and when work has to be done they don't want to take responsibility for it. Instead they charge you for work that should have been fixed before you even moved in. Also, if you pay your rent late there should already be a late fee added on the account so the resident can go ahead and pay it when rent is paid. But, they dont add it until weeks after you have already paid the rent. read more

Power was off late night July 20th Work order submitted July 21st in the am. I was given a date of July 25th for repair, nobody showed up. Called back July 26th to explain no one showed up and I reminded them I have a special needs child in my home, we can not be without power anywhere in this home. Was given a date of August 9th. I told them this was unacceptable and stated I would be calling the local authorities because I have an autistic child and disabled child in my home and I don't have power. At that time magically someone was available to come to my home within 45 minutes. The technician came and took pictures, the same pictures that I had previously submitted along with my work order, flipped the switch, the power came on and he left. I explained that within 30 minutes it would go back off, and it did. On July 31st, I received an email stating that the vendor expects to return to my home within one day. On August 1st, no one called, texted, or showed up. On August 2nd , I called again to state no one came yesterday. The vendor then informed me that no one was even scheduled to come to my house yesterday or today. Which makes no sense especially since I have email proof. The vendor explained that they still had no one that could come until Monday or Tuesday of next week which will be August 5th and 6th. If they do show up this time, that will make 16 days without power to which of course I have paid full rent to use my home. I do not think it's safe to live in a home where I have to continuously go to the breaker box and flip the breaker back on every hour or two because it trips off again. Clearly there is something wrong with the power distribution in this box/home and it is not being addressed properly. I will not live in a home where I feel unsafe and a fire or something could break out due to improper electrical wiring. Especially with a special needs CHILD, and 3 other children in my home. I was living out of state and while I was always a homeowner I needed to secure a rental in her previous school district for my daughters last year of HS. I started my lease 3/31 and informed IH that I won't move in until mid to late June. I had to pay rent and utilities for a house I wasn't using but when I came down for a few days in April I did my walk through but was not focused on little details since I was only dropping by quickly. when I was there I noticed that there was HAIR, dead bugs and dirt in the tubs and showers. they had their "cleaning service" come clean which all that was was a guy with a spray bottle and wash cloth. I pay $2295/mo plus mandatory fees bringing my monthly rent to over $2400/mo plus utilities. I had an HVAC leak in the attic for a month before it was resolved, half bath toilet not working, a dishwasher that worked once and had been out of order for a month etc. I received an HOA violation for tall grass yet for the 1 month or so I have been living here the rain has been insane and the person that mows couldn't mow the lawn. meanwhile before I actually moved in I had him come mow regularly to be compliant with the HOA. I was given 5 days to resolve the issue which it already had been prior to the notice being received yet they can take 2 weeks to more than a month to resolve my issues???!! how is this right? my consultant has been the most responsive but is out of the office for a couple of weeks. I have had to follow up 3 times via email and had said something to multiple IH people about a rent credit and no one responded - not even Jason Little who was backing up my main contact. some IH maintenance reps told me a dishwasher isn't cause for a rent credit but I disagree because it impacts my lifestyle and why am I paying this much for a rental house then? was told that I had 2 other working toilets in the house which they believe also justifies my not getting a rent credit, meanwhile when my dishwasher wasn't working the kitchen sink water had barely any pressure and the water was 128 degrees which is hot enough to cause second degree burns and made it impossible to wash my dishes by hand. My experience with Invitation homes has been one fumble after the other. I have been renting for almost 2 years now. Maintenance response is atrocious. At one point, I had 1 toilet out of 3 working, 1 shower down, and no working oven. They tried to make me wait 2 weeks on the toilets(5 min fix each) It took several calls and escalations to get anyone out to fix it quicker. The shower was inoperable for 2 months. That also took several escalation calls so you can imagine how long it would have actually taken. I have paid my rent on time since moving in. I asked for a 1-day extension this month to avoid the 10% late fee since I just had a lot of unexpected expenses occur. When I called, I got a foreign call center. She opened a ticket and I received a call later that day. Unfortunately, the guy that called me said there was nothing he could do, it was management's decision. He wouldn't allow me to speak to a manager until I raised several other concerns. When I got to the next person(supervisor maybe?) she said there was nothing she could do. She even went as far as to tell me "We have 5600 properties, if I let you have an extension, I have to give everyone an extension". Clearly communicating to me that I am simply a number. When I told her that I have been patient with Invitation up to this point but was considering taking my complaints to social media, she laughed. On top of all that, I am being asked to sign a 2-year extension in order to keep my price increase at 10% per year. So I have been over 24hrs without ac in my home in the middle of July because of this company. I have a dog and had to put him in boarding (out of pocket btw) because I called yesterday for them to fix my ac and it took them over 24hrs to respond (still not fixed also). I moved into a rental for the comfort of being able to call a rental company and this company has made me regret everything about it. They all read a script and do not care about your situation. They dispatch your situation to another company and wait for them to answer (which they don't because they pick the most affordable company) so you're at the mercy of them. I asked if I could call my own ac company and they made me wait 24hrs. I will be moving back to an apartment and not renewing my lease with Invitation Homes because this is the absolute worst situation someone could deal with on their own in the middle of July with a dog. It's hard to leave anything for this company. The initial process was easy but since then nothing has worked. We did a walk through and I asked for a couple things to be done. The contractor with his wife (business partner) came by and we walked it again. Told us he would reach back out to us. Well that was the end of Oct 23. Nothing since then. So May 2024 comes and we want our pool passes. After many and I mean many emails back and forth plus phone calls but here it is July 4th and still no pool passes. Plus they realize they are not even dealing with the correct HOA. Guess who told them that. We did. We wanted somewhere with a pool to use and we don't get to use it. I have 2 school age kids that I need to keep busy and they love to swim. But they haven't used the pool this year. This is your one job Joseph how do you still have a job??? This is BS. The site made me leave a star. I wouldn't have. Update: I am to check for message from the company direct. Well nothing yet!! Still no sign of pool passes either. My kids are not happy as we live not far from the pool. The street to pool is directly in front of our house. My children's friends all waved and talked to them as they left the pool last night. Asking again when they were coming to the pool, saying it is fun. I just can't imagine how one company can have so many incompetent employees. I have read the reviews and I am not the only one that feels this way. My lawyer is just chomping to deal with them. I guess that will be soon, along with a complaint to the BBB. We needed to have a service call, it seems that our dishwasher decided to be a real piggy and each cycle goes through 25 gallons per washing session. We made sure that it was the dishwasher by testing all of the water using elements in the house -vs- dishwasher, taking readings on the meter. Personally I think that is way too much, and we wanted a more efficient one, which would use about 2.7 gallons. Our water bill was ridiculously high and we spent a month trying to pinpoint the culprit. So we sent a service request to Invitation Homes, Travis came out to check on the situation. We talked through all of the things we had done to prepare for the visit, and Travis was super helpful, courteous, kind, and loved on our two dogs as he came into the house. (See pics on my bio for said dogs). Invitation homes will be getting back to us about replacing the dishwasher, they generally do not replace an appliance unless it is broken, but we will see what comes of the request. We offered to buy our own and have them install it (for a fee, which is fine) just so that everything is done right. Travis was a pleasure to have in the house, and understood what we wanted. We are thoroughly impressed with Invitation Homes, and not jus Travis, there is another gentleman Kelly, who comes out to help us as well. I cannot forget him, he is usually the man they send. They steal your security deposit. If you happen to move into one of their homes, document and photograph every little thing wrong with the house or else you'll get charged for it upon move out. Also, in North Carolina at least, you do not have to clean gutters, pressure wash exterior of home, or paint interior yourself (all of which IH asks you to do or else they'll charge your deposit). DON'T LET THEM TAKE ADVANTAGE OF YOU AND STEAL YOUR MONEY. I got my deposit back by reporting to BBB and threatening to file a complaint with NCREC. I left a poor review on Google and a bunch of five star reviews popped up after mine, keeping their overall rating up. Most of those reviews are in very similar format, most likely fake. We moved to Charlotte not knowing anybody or the area. We were originally staying in an extended stay that was costing me $300+ a week. So my urgency to move into a home was a major priority to say the least. So we found a listing that we were interested in and I called and was able to speak to the showing agent right away. I thought he was going to tell me that we could schedule for the next day, however he was able to meet us within 15 minutes to view the property. We liked the house and asked him there were other properties available in our price range and other factors, and he was able to show us another property immediately after. After viewing the properties and many others, we decided we were going to go with the invitation home property. I was able to apply online and we were quickly approved. The showing agent, was available by phone at anytime I called and was able to answer my questions and help me along the way. Once approved, getting into the home was easy since they have a location here in town. Before moving in and getting the keys, we were greeted at the home by a gentleman who was there to do the move-in inspection with us. After looking everything over and receiving our welcome packet, he was on his way and the place was ours. The welcome packet was a nice touch, it contained essential household items that would probably be boxed up during your move. During our lease, the things that I appreciated: *24 Hour Maintenance Phone Line. - I have recently learned that something so little makes a huge difference. No matter the time, you can call and speak to someone and they will give you a reference number and let you know the expected time frame you should hear from someone. *Office location in town and very normal operating hours. No closing early on Fridays like I have recently experienced. *During said office hours, I can call their office and get a live person, and not a voicemail. This is huge. Because sometimes you just need to talk to a live person, know that your question can get answered, your concerned addressed, etc. I've only called once during a holiday when the office was closed but they still had someone answering phone and I was still able to talk to a live person. It was a question about a rent payment, so it being the end of the month it was imperative that I talk to someone and low and behold I was still able to talk to a live person who could address my needs. *MIND-BLOWN* *We experienced an issue with carpenter ants and while pest control is deemed to be the renter's expense, they sent someone out to determine if there was an infestation of carpenter ants and we were not expected to cover the expense to fix the problem. *Communication with the my property manager was far and few between but when communication was needed it was never a problem, I always received quick and timely responses. *I could always easily pay my rent online. I could even make one time payments using my bank account info via ACH with no charge. To use your debit or credit card for a one time payment is a $9.99 charge but if you are using a debit card might as well use the ACH feature. When it was close to our lease coming up, we were sent a letter and notified that our rates would go up. Because we rushed so quickly to get into a house, we were looking to move anyways - trying to find something more budget friendly and in a better school zone. But moving out was easy and they gave us options as far as renewing our lease unfortunately I turned them all down. The move out inspection was a breeze too. I met a gentleman and when I had a question about my security deposit, I was able to contact my property manager about it and found out the process was going to be much faster than I expected. All in all, it is a property management company and I understand their business needs. However, I will say that they did their job very well by taking care of us when the need arose and I would not hesitate to rent from them again in the future. read more

MONEY HUNGRY!!!!!!!! I have rented over 7 years and NEVER had an issue until them. Rent is never the cost you signed for due to soooo many fee's every month. I'm a neighbor to Ivitatiion Homes renters. We reported several incidents and NOTHING has been done. Once when I called to report a complaint, the office manager laughed at me. There are plants growing in gutters of the home. They have 3 pitbulls and are now breeding more. This company does not care about the neighbors. This type of behavior devalues our homes. read more

As a neighbor to one of these properties, I truly hope they care for their occupied properties with tenants better than they do the unoccupied ones. There was an issue last week with an alarm going off inside the vacant rental property next door. For THREE DAYS I repeatedly had to contact this company about it - and an alarm going off was given the same response as if someone had called about a squeaky closet door. It took three days for someone to finally come out to tend to it. As incredibly inconvenient as it was of three days of having to listen to it non stop from within my own home all night long, it truly is astonishing the overall lack of regard expressed towards an alarm within the property. I tried very hard to express to the company that this same issue happened the last time the property sat vacant for a long extended period of time (just as it is doing now), in other words it's a problem that needs addressed - not just some dead battery in something. Well, low and behold what noise acted as my alarm this morning? Yup - you guessed it, alarm going off again! It really is a shame the absolute lack of credibility and care they put towards tending to their properties, and also the lack of respect for the neighborhoods they occupy (as clearly an entire neighborhood listening to this alarm coming from their property is not their problem since they do not have to hear it). I will add however that all of the representatives I have spoken to (and there's been quite a few) between the general number and the maintenance line have been incredibly empathetic, and so kindly professional in helping the best way they can within their limits to get the issue addressed (as I know the person on the phone is not who is responsible for the problem, unfortunately they are the sounding board for frustrations). I hope the company holds better regard for their employees than they clearly do for their properties. read more

Please do not rent from Invitation Homes. I have been dealing with this nightmare for nearly a year. My roommate and I rented a home from Invitation from July 2022 to July 2023. We were the first tenants in the home since it was bought and renovated by Invitation Homes. We absolutely loved it at first, but issues started to arise pretty quickly. We first noticed birds living in the chimney. It's not a big deal, it happens, but it took maintenance coming three separate times to actually resolve this issue. We then had very large branches fall on the home during a storm from a dying tree. Again, this is no fault of Invitation and eventually, they had the tree removed. All fine and dandy until we noticed the dog beds and some furniture getting wet around Thanksgiving of 2022. We thought maybe the dogs had been having accidents, but they are both well-trained and older. When we both arrived home from Thanksgiving, we noticed water coming up from the floorboards as we walked through the home. We immediately contacted Invitation Homes as we were worried there was an active leak. When a plumber arrived, they started to tear up floorboards to find the source. Nearly the entire home's foundation was covered in water. The plumber found that it seemed to be coming from the guest bathroom. He had to tear open a wall to discover that my shower had never been properly reconnected to drainage after the remodel of the home and all of my shower water was leaking onto the foundation of the house for the four months we had been living there. We asked Invitation Homes to test for mold to check our safety, which they would not do. We purchased and tested with at-home mold kits at our own expense, and had chest x-rays done to ensure we had no mold in our lungs at the advice of the doctor. Results came back from this kit positive for every type of mold tested for by this brand. Invitation Homes expected us to live in this house during the remodel with one functioning bathroom, no flooring, and missing drywall for two adults and two dogs. Eventually, we were given a hotel room for a couple of nights, but still paid full rent and utilities and received no compensation or apology. We put this behind us and just wanted to finish out the lease to move on. Our biggest issue comes just after move out. A few weeks after our lease ended and we had moved, we received an email from Invitation Homes to inform us that we owed a total of nearly $3,000. They had kept our entire $1,800 security deposit and were seeking to claim an additional $1,200 from us. We received a list of charges by Invitation and photos of the home. We had cleaned all walls, floors, appliances, rooms, and mowed and weed-eated the lawn upon move out. The yard could have used some more love, and we are happy to help cover some of this cost, but not to the amounts charged. We were charged almost $450 just for paint touch ups inside the home which has been handled by the landlords in every other property I have rented. Even if we are charged for paint, a ten-gallon bucket that would cover more than just that home doesn't even cost that much. We were charged for mulch in the front of the home which was not provided when we moved in, and I had purchased to make the flower beds in front of the home look nicer. Our supposed water bills were almost $500 for the last two months, there is absolutely no way. We have asked multiple times via phone and email for invoices and receipts of these charges and bills and have never been given this information. We are now being chased by a debt collector for the additional $1,200 and being told our credit will be affected. Invitation Homes and the Debt Collector still have not provided invoices of the charges as per tenant rights. It is our belief they are trying to recoup their losses for screwing up a renovation and having to fix their mistakes. We just want this nightmare to be over and this terrible, greedy corporation to stop trying to rob us for their mistakes. Please heed my warning and do not ever rent from Invitation Homes. read more

My wife and I have been renters of IH for over 5 years and they have been one of the most unprofessional organizations I have ever done business with! Their customer service are young unprofessional people who could care less about what issues or questions you have. They never respond to requests or provide any sort of professional courtesy. You feel like a number instead of a person! Unbelievably hard to get any one to respond I would recommend any other leasing company but Invitation Homes. read more

It's the worst agency I've every had the misfortune of dealing with. Unprofessional, everyone gives you the run around and no one can give you answers. I support have a property manager that never answers her phone. The portal to pay their rent never works and if you miss payment they charge a late fee, yet they keep telling me that on their end it's no issue and that they have placed tickets with the IT department. Listen I never right reviews but this company here is not it. The worst!! I had to go to their office and I had to stand outside on the lobby area because apparently corporate won't allow anyone inside the building. I had to stand in the lobby to conduct business and they could not assist me still. Never again would I make this mistake and go with this company. Absolutely atrocious!!!! read more
