Invitation Homes is the worst rental home company to lease from, hands down! They have no respect for their prospective and current tenants, nor do they want to maintain their properties in move-in-ready, habitable condition for their residents! All they care about is the almighty dollar! Such as overcharging their tenants for items like Air filters, Ring doorbells, and Smart Home Modems. Including when it's time to pay rent, adding in multiple processing junk fees for the rent and trash! Why not one processing fee? Corporate greed at its worst! I also heard they have a shady reputation for keeping their tenants' security deposits, regardless of whether the home is left in the same condition as at move-in. Clean, no damages, etc. I guess I will cross that bridge when I get to it. Bottom line is I would not recommend one of their properties to a feral dog! Let alone family or friends! If you're hard up and have no other company or private owner to rent from, I understand. But remember, reputations are earned, and this company was recently sued for millions in court and lost for a reason! My experience with them is that they learned absolutely nothing from that forty-eight-million-dollar lawsuit! Only to put in their lease to rent one of their homes that you will not be part of another class action lawsuit against them! No need to wonder why they did that, huh? It is offensive if not laughable that the first word in their company name is Invitation! There is absolutely nothing, and let me reiterate nothing! That I find Invitational, Inviting, Welcoming or Minusculely Redeeming about Invitation Homes, that includes the way they treat their tenants, the way they do business, their properties, etc.! I have been within invitation homes with my spouse and my roommate for two years and their cooperation with us within those years has been terrible. Prior to going to our rented home, there were some chipped paint, scratches on the floor, crusty water residue, and other imperfections from the previous tenant. We were told that within the month of moving, that we need to take any pictures of the house that were not caused by us. In which we did. We took pictures of sent it to them. Within the month of us about to move out, I made sure that the place was swept up, mopped, and spackled any holes in the wall. Things that were caused by us. But no. We were told that the chipped paint was caused by us even with photographic evidence that was given to them upon the first month of us moving. Unbelievable. We told them that the damages were there before we moved in. But with the only thing they did was to give us a very small portion of the security deposit or take it to small claims court to settle it with photographic evidence. Even with the cleaning that was done to the house a huge chunk of the security deposit was going to be used for chipped paint? This is just disgusting behavior. If you are looking to rent a home, please avoid invitation homes. read more

It's been over a year since my roommates and I have lived in the house that we rented through Invitation Homes. We have finally moved out and unfortunately, our sentiments about Invitations Homes, specifically in Las Vegas, has gotten worse. We were leased a house that was not in great shape, but something we needed in such a short time. The vinyl floors were scratched up, paint chipped in the kitchen cabinets, odd unremovable stains in the bathroom, and a myriad of other things. Thankfully we took pictures prior to moving in because we knew we would need it in the future. Guess what? We definitely needed those pictures because upon leaving and doing the closing paper work, Invitation Homes had the audacity to say that we needed to pay for damages that HAD BEEN THERE PRIOR TO US MOVING. Even when providing proof that the damages had been there before, they basically told us: take a smaller refund on your security deposit or take it up with small claims. Small Claims! Just so we can do all the work and they can just drag it out for months and months at a time. In this economy, it is much harder to just pay up to get a lawyer and get our full refund back. There should be no reason for us to have to pay for something we did not do. No matter what choice we make it is a lose/lose situation. So we are screwed either way. Overall, with the huge mishap that happened when we first started leasing with them (see previous reviews), I'd rather lease/rent a home somewhere else. 0/100. It's interesting on here from reading all the reviews. Lynn my representative from Starr to finish was great. Scheduled the move in orientation and the gentleman took more then enough pictures and made notes on any issues so wouldn't be charged for when moved out. Had couple of issues scheduled a repair and he came out and fixed. Was early, nice and did the work. As for the fees for items like Ring doorbell, filters etc they were upfront and nothing hidden. Also get some good discounts on other items. I've owned and rented many homes in California and our rental here is no better or worse, same process. Will update as time goes on but as of now been very positive. I do think k people get caught up that they are a big company. Move to California where you have a whole city almost run by one company, so will see over the next year or two. read more

Update: Finally free from the hellish experience that has been renting from Invitation Homes and they simply make things worse and worse. We documented substantial cosmetic issues with the home prior to moving in (cabinets with chipped and flawed paint, gouges in the vinyl flooring, base board and door jamb damages, missing screens from all windows and the sliding rear door, all occurred before we moved in.) We were ASSURED these were documented and would not be charged to us upon moving out. Of course this is a lie. Disgusting, dishonest, untrustworthy company. Do not rent from them if you want an honest management company that will treat you with care and respect. read more

Scammers have access to the homes despite the security they have in place. Not safe and typically home is below normal amount for rent like 1000$ rent and 500$ deposit and not worried about your credit score. When I reported it they acted like I did something wrong. read more

Our leasing specialist Shakia was amazing. As soon as she passed off our lease the trouble kicked in immediately. The AC was identified as completely broken during orientation walk through on 5/29/26 and maint ticket opened by Invitation same day. Here we are on 6/22/26, 25 days later, with still no AC, 87 degrees in the house and no one will contact us nor approve the repairs to the AC company. They continually close the maint ticket, most likely to get around NV State Law that landlords have 48 hours to fix AC. No one will help us or even return our calls nor the AC company's calls. This is our introduction to Invitation. We are heartbroken that we are being dismissed and no one cares. read more

Quick summarization of the first 25 days in a home owned by invitation Initial walk-through identified mold to which invitation denied. I hired a company to test. The test came back positive for mold invitation homes still denied sent out a company to address the "black discoloration" and didn't even remove all of the mold while turning our master bedroom into a construction site for two days. I told them I did not accept the home in its current state within the 48 hours allotted to me by law and have been completely ignored. Secondly, the guest bathroom bathtub did not drain. My maintenance request were ignored and my phone calls to my " property manager" Have not been returned after over a week. I had to dig out the previous tenants hair myself so my guest could actually use the restroom. The air filters that invitation homes forces you to buy from them were recently delivered. They are the wrong size, so in addition to being forced to pay for air filters, I still have to go buy Air filters with my own money. Another issue brought to my property manager's attention that was simply ignored. All of this and my wife is eight months pregnant, This has been a nightmare in every way shape and form. I only recommend you rent from invitation homes if your only other option is homelessness. read more

Repeated property damage, total lack of accountability, and zero follow-through. I live directly behind a property managed by Invitation Homes in Las Vegas (7321 Misty Glow Ct). That property has had a confirmed pool leak that caused flooding and water damage to my yard. Over a two-week period, I've made seven separate contact attempts through calls, web submissions, and written notices to Invitation Homes asking for resolution. I was told multiple times that my ticket was the "longest-standing open issue," and then--on a later call--I was told no record existed and that I needed to "start over." Their national and local teams give conflicting information, pass the blame, and have done nothing to stop or address the damage to my property. I've now escalated to HOAs, submitted certified letters, and started preparing for insurance and legal action--because Invitation Homes simply refuses to take responsibility. If you're considering renting from Invitation Homes, think twice. If there's a serious maintenance issue, they will bury you in bureaucracy, ignore your concerns, and leave you to deal with the consequences. read more

This management company took over halfway through our lease. Our original photos for move in were taken within an app for the previous company. Now we no longer have access to them and now will probably lose a lot of our deposit due to damage that was already apart of the property. They are horrible at responding to inquiries​ and I feel like we are being taken advantage of. We were great tenants and even invested our own money to improve fhe property like building screens for the windows (which there were none). I do not recommend them. They require professional landscaping and cleaning for move out and require receipts which will add hundreds out of pocket even if we wanted to do it ourselves. Avoid them if possible! honestly I didn't believe the reviews but I wish I did. I'm with an electrical fire hazard maintenance issue and these twits are not fixing the issue. it took them 3 days to send someone just to tell me they can't fix it til next week ! not to mention the cabinet that fell 5 feet from the wall with nothing under it that could have crushed my kids! They also are dragging their feet on that! They put in the original work order wrong even though the description said cabinet fell on floor and needs to be replaced and with photos, they sent the wrong person and said they took measurements of something they didn't then said they got hurt while in the house which was complete bogas lie! I had to switch vendors for the cabinet because i don't want dishonest people in the house. So they are endangering my kids in 2 ways, a cabinet left on ground with screws open and spikes from the cabinet it's too heavy to move, and my bathroom lights and fan won't work due to an electrical shortage in both bathrooms. This place is a joke, they charge nearly 2k a month for houses that are falling apart. The place isn't even insulated very well and the guy thinks everything is shorting out because the ac is having to work so hard. I have been renting with Invitation Homes for almost five years. Overall, I am very happy. They have a great maintenance system that easily has allowed me to open tickets anytime of the day. Their scheduling people are very friendly and genuinely care to get things on the calendar. I have spoken to their early lease termination person at my local branch and although I was just getting information about it, they were very friendly and provided the information I needed. We have had a bath resurfaced, and AC unit and vents completely replaced, water leaks form loose shingles repaired, water heater replaced, screen doors replaced. I have been with them for quite some time, and they have never made things difficult when it was time to repair. I think no company is perfect, but they have made it stress free to rent from them. read more

This review is a warning to anyone in the LV area that is househunting.Particularly,if you are purchasing a home . Inv Homes ownes a large home across the street in an upscale neighborhood in GValley with a fairly strict HOA. The last 2 tenants of theirs have been problematic. Each have had multiple families living in the same dwelling. The nuisances range from mild to major. Each tenant has had 5-7 cars and overflow on to the street, a violation of the HOA but they get around it with constant guest passes or changing which car is street parked. They do not utilize the garage because they share the home and its overflowing. They come in and out all times in the evening. They have 0 consideration or connection with any neighbors.(They certainly do not blend in...) Very loud jalopies come in and out all hours ,too , and the HOA has no authority to prevent them from entering past the guard gate ,even with repeated complaints. Frequently,they will sit outside of their opened garage and hang out until very late into the evening - joking,smoking,cursing and playing vulgar hiphop music . Mind you,they have a huge home and a back yard. We have had to close our front window many times in the rare occasions we can enjoy the weather. It appears IH loosely allows for multiple people per bedroom as criteria for renting from them. The current occupants appear to have 3+ families (including children) all under the same roof,plus,other adults. Furthermore,some are not the original tenants . It appears one group moved out and they moved in another group. They've turned it into a mini apartment complex. We are considering selling our home as a result. Be diligent when probing into an area and be sure to check the details. read more

Update: After another year of waiting and an HOA violation, the palm trees were finally trimmed to meet HOA requirements. It's sad that an HOA violation is needed to get a company to meet its lease obligations after we have requested tree service for two consecutive palm seasons. (Normally, palm trees are trimmed every June timeframe when managed appropriately.) read more

I'm a renter in the Las Vegas area. With previous maintenance issues Invitation Homes has been a pleasure to work with. Recently, our heater stopped blowing consistent heat. We are going on day 12 of no heat. Outside temperatures are dropping to a low of 38 degrees this week. Invitation Homes has sent out two vendors, each coming back to the home to do a bandaid fix 3-4 separate times each. I've had to take off of work for 3 days to be home for the two vendors. Each vendor was able to turn the heater back on but it turns off after an hour or two. I have had no luck communicating with a local representative. Both my husband and I fell physically ill because inside temperatures dropped to be below 60 degrees. We've had to stay in a hotel on our own dime and both went to urgent care because the temperatures in our home created respiratory issues. I've had to follow up everyday with the vendors and invitation homes. I am certain that the entire heating unit needs to be replaced but invitation homes is refusing to do so. I am desperate for a solve because the lack of heat is affecting our physical and mental health but invitation homes does not want to prioritize a heating replacement with the owner. As of today 11/30, the heater hasn't turned on for over 24 hours since the second vendor came yesterday 11/29. This has been a horrible experience that no one seems to want to help us with. read more
