DO NOT MOVE INTO! IPM is by far the worst property managers on the planet. The yards are full of dog shit, asbestos in ceiling, lead on walls, they don't shovel snow (specifically told "its Colorado, we should own a shovel" by the property manager), everything is broken in some way technically, the oven still gets hot so won't be replaced, all the refrigerator drawers are busted, but it still gets sort of cold. I left a review last year. The management talked us into signing again by promicing the lous racist people above us would be gone slln amd he is still here. Nothing works here. People party all night and are so loud they keep us up all night. The management team ia rude and clearly knows nothing about running a property. The laundry is always filthy. We aigmed a lease stating no bbq and every single tenant in here has a bbq. Trash is always over filled. Dog shit always in the yard. The manager mandi is worthless and does nothing. Tried to schedule a rental property tour with Mandi. After confirming the date and time, she was a no show. Another couple people were waiting to tour the property with us as well and they said Mandi confirmed the same date and time with them. I reached out to Mandi over email and she told me a different date and time I never confirmed. I replied with the confirmation email and she replied, "OK, WELL I AM SO SORRY." Absolutely the worst property management company anywhere. When you call you get a very nasty woman named Debbie who is absolutely no help at all. Often they announce board meeting just before or after the meeting is held. And if you do go you aren't allowed to talk about anything unless they approve the topic. Maintenance is bad with most sprinklers covering over the sidewalks so getting to your unit without getting wet is impossible. They take the residents to court to force HOA fee hikes even when it's been voted down. In the past they required residents to use their electricians, who's company is owned by relatives of IPM staff. HOA now close to $300/ month and they can't even get the trash picked up regularly. read more

WORST PROPERTY MANAGEMENT COMPANY EVER!!! When living at the Courtyard at Cherry Creek I was never able to get ahold of the property manager to address any of my issues. When I finally did, they would never follow thru with what they said they would be doing. Good luck with getting work orders taken care of. Upon moving out, I was told I would be getting my deposit back in about a month to a month and a half. Here it is over 2 months later and after repeated phone calls and emails, I've still gotten no response. CRICKETS! I now work for a property management company, Cornerstone Apartments, doing maintenance and this type of service would not fly! I dont even want to give 1 star these people are the worse and most unprofessional people ever. I lived at Eagle Place for years had great property managers and then they came let anyone and everyone move in. They dont ever fix things and the place is disgusting. I've walked out to throw trash away and found a bag of drugs on the side walk and I also heard a female overdose on drugs and the manager knew as she was on drugs. They also knew about a kid going around shooting his BB gun at other kids and did nothing. I have contacted management above and they also dont care as long as they are getting money. In my years of property management I have experienced many Management Companies, by far the worse is IPM. Instead of working with residents and managers, they resort to threats, arbitrary fines and totally unprofessional behavior. Rules and regulations are not enforced uniformly, for certain, some individuals are singled out for special harassment and fines, while the same violation for other residents are not even addressed. The behavior of IPM is erratic at best. Those Residents can be told "not to call" , then next IPM wants to be fully informed, then residents are hung up on. Accounting issues are not addressed, rather left to the resident to prove "innocence", while all the while, fines are accessed. Exacerbating the problem is the refusal of the Board of Directors to reign in this behavior at all. They seem to be only a "rubber stamp" for whatever scheme IPM comes up with to justify their fees, (a new parking permit system on a 40 year old complex), while important building and infrastructure items are not properly addressed. The unprofessional behavior coupled with ignorance of something as simple as public utility rights makes life difficult for all. It would seem, from other reviews, this type of business ethic is IPM's standard. I feel sorry for any others who are their victims. read more

Allow me to weigh in on IPM from the other side - as a property owner. IPM was recommended at a "How to be a Landlord" class I took after buying and renovating a single rental house in Littleton a few years back. I live locally but travel for my job and needed a property manager to handle tenant screening and maintenance issues. After meeting with Managing Partner Debbi King, I hired IPM in 2012. The first couple of years were fine; the house was rented to a responsible young family and the only thing IPM had to do was pocket 10% of the rent every month. When these tenants moved on, she rerented to a woman who (come to find out) had a long history of financial, landlord/legal, and other issues. I cannot believe that these red flags wouldn't have popped up if she had actually been screened thoroughly, but instead she was given the all-clear. It was obvious to me from an occasional drive by that the house was being neglected and possibly hoarded. I raised these concerns with Debbi, who downplayed them, and finally informed IPM that the tenant needed to leave when her lease was up. The trash, filth, and broken everything she left behind was astounding. There were even burn marks all over the exterior trim where she apparently stubbed our her cigarettes (maybe a passive-aggressive response to the no-smoking clause in the lease?). And the basement tested positive for meth -- from her short-term boyfriend, I was told. The tenant fought the withholding of her security deposit to pay for repairs and took IPM to court. Yet, as the property owner, I was on the hook for IPM's attorney fees (!) per their contract. My bad for not having my own attorney review the contract before signing - never again. SO, ... IPM made thousands of dollars in commissions off my house while completely neglecting to actually manage it, I lost thousands of dollars on repairs and fees that went above and beyond the deposit, and my house still isn't fully recovered more than a year later. But did Debbi or anyone else at IPM ever apologize for bringing this disaster into my life or express any responsibility whatsoever? HA! She said none of it was their fault - they had "no idea". Obviously. My advise is to RUN from IPM - the Property Management company that claims no responsibility for actually managing a property. read more

IPM managed a house we leased in Centennial. They refused to correct problems such as no AC, repeated plumbing issues, lawncare issues (no lawn - just overgrown weed patch, trees down but they considered lawncare, etc.) that were due to poor maintenance. Also they were unable to facilitate urgent repairs (5 days vs 3 wks) because they had to wait to get the parts from the supply house although most were available at local hardware stores. They must be making lots of money for their investors because they aren't spending it on maintenance. I certainly wouldn't rent again anything they manage. My family's safety and my time are at risk dealing with them. read more

When I moved into our development a while ago, it was managed by another company. Then IPM came in and... hoo boy! SINCE IPM CAME THINGS HAVE THINGS GONE WAY DOWNHILL ! Last winter snow removal always seemed to start later than other developments around us. People regularly had to shovel a mountain of snow out of their own parking spaces because the plowing company shoved it all there. Our elderly residents were stuck without a place to park until neighbors went and helped them out. They risked breaking their hip in a fall just going out their door. There didn't seem to be any oversight by IPM. Complaints to IPM about snow removal resulted in a defensive letter from IPM (sent at homeowners expense, of course) - but no actual improvement. Right now, looking out of my unit across our ample green space towards the (empty) pool, the lawn looks shabby, like it was trimmed with a rusty butter knife, and it's covered with debris that has fallen out of the untrimmed trees. The parking lot has been growing potholes faster than zucchini grows in August..... and NOTHING is done. Nothing is done to the POTHOLES anyway. IPM DID institute a parking permit scheme - the first in the 43 year history of the development - and it's widely thought of as an expensive solution looking for a problem. Long term residents tell me there wasn't a problem before this new system and I haven't seen one since I've been here. True to form, the system was supposed to be implemented in January - but still is not fully in place. Because they were afraid of getting towed, neighbors asked about getting their permits and were told IPM was "behind". One resident needed a new parking permit for another car and IPM told them they had been already issued two and would have to PAY for any more additional permits. This is IPM: you have to PAY for the privilege of parking in your own parking space that you own. Meanwhile, violation notices for other things have skyrocketed - for things that weren't violations before IPM became the new sheriff in town. One neighbor got a violation for having painted her door in a color that wasn't acceptable - not acceptable to IPM color correctness police anyway. More serious is the damage being done to our buildings due to IPM's poor management. Roof gutters, uncleaned and overflowing, are causing water to run down the outer walls and under the siding. The wood under the siding is saturated and, given the warmer spring temperatures, the prospect of mold is very real. This is an ongoing problem with several buildings. Whether due to IPM laziness, deliberate IPM neglect or sheer IPM incompetence, there is a serious concern about possible costly repairs. The worst part of having IPM on the property is that EVERY encounter seems to degenerate into a confrontation. The parking permit system was implemented with a bullying letter from IPM demanding information on each homeowners vehicle or else you would be towed. Neighbors phoning to ask for an explanation of their assessment dues account balances were told to pay up or else - then IPM hung up on them. No explanation, just threats if you don't pay. In one case personally I witnessed, a homeowner was THREATENED WITH ARREST BY IPM for trying to talk with other homeowners before a special meeting called by the HOA board. This happened completely off the HOA's property, in a public parking lot outside a rented venue where the meeting was to be held. IPM came out, said he wasn't "authorized" and IPM would call the police and have him arrested if he didn't stop. I would think this sort of IPM behavior puts the HOA at risk for a costly lawsuit for harassment. Whenever IPM's rep is on the property people avoid her like she's a walking Ebola carrier - even though simple belligerence and garden variety ornery meanness aren't really communicable diseases.
