Living in HMR is good island living. The lease agent was professional and communicated well and was patient and understanding when I decided to switch from Schofield to HMR. The community center office staff are kind, they are always willing to help with whatever and respectful. If they are not available when you call, they call back the next day. Truly love the maintenance guys. They are friendly fun to talk to and do a good job with the maintenance. I haven't had any issues with the unit other than basic small repairs. Landscaping team does good work keeping the community looking nice. A excellent value for the quality of housing. After two years living in HMR, they have been consistent in providing great customer service in every way. Great place to call home! read more

We have a no parking sign in front of driveway, we got a call last week because I did not park in our driveway to move my car because of the fact that "emergency vehicles" can't access this road even though it's a dead end with no fire hydrant. The company's rental policies, particularly the purported "move over" policy, appear to be inadequately documented and communicated. Despite requesting a copy of this policy, there was an inability to provide the requested documentation. During my communication with the project manager, Mr. Jeff Williams of Lendlease, a sister company, it became apparent that there may be a lack of clarity regarding the existence and operation of this policy. It was brought to Mr. Williams' attention that he might not be able to enforce a policy that does not have a discernible presence. Specifically, the "move over request" policy seems to be subject to ambiguity, as there is a purported absence of guidelines dictating how the list should be executed. The company's approach to tenant relocation appears to be discretionary, as they exercise the authority to move residents as they see fit, post the initial priority group. Although individuals classified as priority group 1, notably those relocating to the island, are granted precedence, subsequent movement is seemingly guided by situational assessment. Mr. Williams indicated that the intricacies of the "move over list" are known solely to the internal personnel of the company. As a consequence, those who hold employment within the organization seem to possess exclusive insight into the operation of the list. This manifests in a situation wherein individuals who receive promotions during their tenancy are likely to be discouraged from seeking to be moved over. Evidently, the company's perspective leans towards retaining residents who already inhabit a dwelling, even in light of professional advancements such as attaining the rank of E7. This implies a propensity to maintain individuals within the Junior Non-Commissioned Officer (JNCO) community, irrespective of their increased rank. I've spoken to Elliott the manager, Paige I guess the supervisor. Christiana the Director all for Island Palm. I also spoke to Sophia at the Army housing. I've submitted a couple ICE complaints and reported this to the IG and waiting for a response. In summation, the company's approach to the "move over" policy appears to lack transparency, consistency, and accountability. The absence of a documented policy framework results in a discretionary approach that seems to favor internal discretion rather than clear, communicated guidelines. This could lead to perceived inequities, particularly for individuals who experience career advancements while being tenants. Now when I call they don't answer the phone. It's like they are watching the Caller ID. And because they don't want to speak to you over the phone they will send a text message. Very professional IPC! read more

There have been countless complaints by many known spouses and active duty members but housing won't care, it's not their job to deal with it they just take all your money instead ‍ After living off post for a while I highly recommend, there's cheaper and better options! read more

Accepted a miniscule "historic housing" duplex unit with no garage because it was supposed to be a "money saver" but after our first lease was up they bumped it up to full BAH. This place is NOT worth the full BAH and if we would have known we would have gone with a regular sized house that actually fit all of our stuff instead of living in a cramped dollhouse. Do your research and ask other military personnel who live on one of IPC properties what they are paying monthly. Being new to the island, we ended up signing a lease where IPC charges us our full BAH for one of the outdated HMR townhomes, they say it's not outdated but it is. Our friend moved a few townhomes from us and is saving $600 of his BAH each month. When we brought this to their attention, IPC staff didn't want to discuss it and said that's what he agreed to, but since we pay full BAH for the same townhouse, we can't be offered that unless we move and we still wouldn't get that rate. Going back to the outdated townhouse, we basically had to touch up all the cracks and holes to prevent any bugs (roaches, etc.) from entering the house. We do spray regularly and with all our fixes we did, we don't have bug problems. We bought 2 air purifiers to help prevent mold which is usually caused by the wall AC units. It's important to keep the AC units clean as well. We have a Kirby and used that to clean the floors which were disgusting! It took us over 5 times to clean the floor. Cabinet interior has a lot of exposed side panels common to the wall, which we used cardboard to cover it. The newer homes most likely don't have the same issues, but the older townhouses do. It's crazy how IPC is getting away with the poor housing conditions, and what they decide to charge each renter from retired, contractors, and active duty service members. Your command will do inspections due to the complaints brought to congress regarding outside contractors like IPC. Make your complaints to Senate Armed Services Committee, your command, and Garrison Commander. I and others we know will be reporting IPC. We need to hold these outside contractors like Island Palm Communities accountable for unethical practices from housing rates and poor housing conditions. Report them! Defense Authorization Act we're going to see some real movement in this area to address these issues from private contractors. read more

Island Palms Communities. " We aim to provide the ultimate living experience and are proud to serve active-duty military...." couldn't be further from the truth. After arriving on island communication with my consultant was non-existent. No communication that she was taking PTO was relayed to me after numerous attempts to call the office. After about two weeks on island I was moved up the list and offered a 3 bedroom. Which was perfect for me and my 6(F)/ 7(M) year old. Upon request of all needed documentation and explanation that I am a single Sailor who shares custody of both my kids, I was informed that was not an issue and my move in date was set. 3 weeks later... 5 days before my scheduled move in date, my phone rings. My consultant calls and informs me I no longer qualify for the 3 bedroom due to not being able to claim dependents. I explain to her that I share custody with my former spouse, and being that she is also military and claims our children as dependents, that I am unable to do so. I pleaded for my consultant to take it higher. However, she refused to do so. I climbed as high up as Island Palms would allow me to do. The director is an embarrassment to their statement of service to active-duty members. I explained to him everything possible from expenses to inconveniences and he informed me, and I quote. "You're a single soldier receiving single bah, why would I rent you a home worth 2,900 and only get 2,220 for it. When I can rent it to someone receiving BAH with dependents and receive more.." I explained that I understood the value and the home and that I would gladly pay the difference of single bah to w/ dependent. Tony replied we don't do that. I then tried to explain that I have two children, however am unable to claim. Long story short he refused to help nor pass me to someone above him.   1 week after this debacle. I gave in and accepted a two bedroom for us, as I have been without my children for a year and a half. Fast forward to the first deduction of BAH. Low and behold they deducted the w/dependent rate, even though time and time again, it has been discussed I only receive the single rate. So that's the current battle with Army housing I have to deal with. Ill update my review as this unfolds. read more

We have had an amazing time dealing with Island Palms so far. From the moment we stepped foot in the office they treated us with kindness, professionalism & respect. We got a nice house the first day we went to the office. The facilities are well above average & what we would live in elsewhere. Our neighbors are awesome. The house is probably the nicest we'll live in while in the Army. Maintenance was responsive & efficient when we called the first week regarding a serious wiring issue. We are slightly annoyed not being able to plant in our backyard but the community garden is next door. Parking is sufficient. I appreciate the free community center & pool. Our A/C has stopped working and it's gotten so hot in the house that my family can't even sit in there. To them it's not an emergency work order if the A/C stops working. My wife has tried calling but no one has gotten back to her about them coming to fix it. It's so much cooler outside. I recommend using your BAH else where. read more

We lived in the communities for 3 years. We had the ceiling leak water, our AC break, the sink leak into the walls. Everytime they promptly came and fixed the issues. We lived in "money saver" and porter. I wish they were more family friendly with the community gyms, and had better pools since it's always the season in Hawaii. read more

Renters beware! Customer service ends the second you sign the lease. Shoot, it took over a year just to get them to clean out my gutters. It looked like a jungle growing out of my roof. More importantly, they also add additional charges and expenses after the fact. One of the main reasons my family, and many others, signed with Island Palm was the fact that utilities were included with the historic homes on post. Now Island Palm has changed its policy and is charging families utilities on top of their full BAH. This is especially outrageous considering Island Palm used "utilities included" as one of their main selling points. Needless to say, our home built in the 1930s is far from energy efficient. Anyway, you can't trust Island Palm. I'd recommend looking elsewhere. FINALLY, CONGRESS IS SHOWING INTEREST IN CONTRACTED HOUSING ISSUES. Congress, look no further than IPC. Rats, mold, cockroaches, ants, termites, leaky roofs, ... they have it all with HORRIBLE customer service to boot! IPC should be shutdown and its employees and their families forced to live in the dilapidated, poorly maintained, pest filled homes they put our service members in.! read more

Was great when I moved in Jan 2019, but now I have to leave. They installed this "smart" thermostat in 2020, which restricted lowering the temperature to 68F. Ok, fine, I can deal with that. But on 8JUL22 we received a text that on 11JUL22 they were mandating temperatures no lower than 72. You can not opt out. I tried talking to them to explain that I would have to run a portable A/C unit to keep my room cool enough to sleep in, which would ensure that their environment friendly campaign (which is definitely not just a ploy for them to save money) would backfire in a big way -- but they wouldn't listen. None of this was in the lease. I never agreed to the smart thermostat, they just mandated the install calling it an "upgrade" but any idiot can see this is just another fat cat trying to scam their customers. Also the noise here is awful. I don't just mean the random people driving through the neighborhood with their bass up insanely loud. There are quiet hours after 11pm, but if you call the MPs because your neighbors are having a party they will 100% not come out. I've been woken up by a party two doors down from me, gone over there and banged on the door for several minutes, but their music was too loud that no one could hear me. My wife told me she could hear me banging on their door from our living room. So this is the kind of thing you'll expect living here. They also have a parking policy in the lease that precludes people from parking on the grass. They do not enforce this policy. I frequently have people parked in the grass across from my garage, which traps me in there. I emailed them several times about this, with pictures, and nothing changed. I called the MPs. Nothing. I called a tow truck, and was informed that since it's on base they can't do anything about it. So I just had to call work and explain that I needed a ride or I wasn't going to make it in. Wilson family here, living on bougainvillea. These houses are nice and big. Laminate wood floors, fenced yards, and beautiful surroundings :). We've lived here a year and yes, We've had some small issues but maintenance always got to us fairly quickly :). Due to foundational issues they are moving us, free of charge, into a different home nearby :). They have always been polite. I will update this review in a few years when we experience the move out process. Took away one star for making us pay electricity when it should be covered by BHA. read more

Absolutely the most corrupt, disrespectful, dishonest, uncaring Private Housing corporation I have ever dealt with in my 16 years of military service - both IPC at Fort Shafter and Wheeler AAF. STAY AWAY from them if at all possible - the houses are nice, but the management is horrendous. They lie, cheat and steal. Their people are arrogant, rude and only out to serve their corporation. Our latest example is our move-out process where we charged $130 for a "pet odor" that doesn't exist. IPC's Representative, Joy, said she agreed it seemed like it was the natural/"green" cleaner we had to mop with because our Fabulouso was already packed or gone; but it was the only thing she could identify to charge us for on our move out. It is a well known fact IPC uses these move outs to pad their very broken bottom line with as many fines as they can conjure. We spent weeks and multiple hours the days leading up to our move out to ensure we left the home better than we found it, and we did despite the movers taking two extra days to pack us out. I seriously encourage you to find another alternative in the bigger community and avoid IPC at all costs. Be sure to check out JBPHH before you sign with IPC. That's a different company that actually cares about their residents. I heard that from multiple friends who chose to live with that community instead of IPC. read more

I'm actually waiting in the management office right now. I just found out that my bah payments haven't been going through and now I owe thousands of dollars. After several visits here to the management office I have never felt more personally screwed over. In addition to paying the back rent because it was never drawn out, I'm going to have to pay pro rating as well as a percentage of every payment on my installment. This entire business is a thug driven racket to squeeze every possible penny out of soldiers. It is truly disgusting to know that this place is sponsored by the military. I advise you to never have anything to do with any on post housing anywhere in Hawaii. No onto the housing itself.... ASIDE from the fact that this is the only "on post" housing that I have ever seen in my career that does not have 24 hour security. THERE WAS A MURDER, the next street over from my house last month. Anyone military or otherwise can come on/off post at anytime with no MPs to stop them. The houses suffer from what has been explained to me as "settling" what this means is that the house will shift during the day when it gets hot and you will develop cracks in random places throughout your house. The maintenance folks are pleasant enough but I feel for paying the entirety of my BAH I can at least have a house that isn't falling apart as fast a Mother Nature can make it happen. Wanted to give them one star... But that wouldn't have been entirely fair. Look, if you're reading this, you're probably military and on your way to Hawaii. If so, maybe staying on post is for you and your family. There certainly are some perks to living in in post housing. There's some stability in living here. But if if you are a married soldier who has been with their spouse for a while and has kids and really want to enjoy Hawaii, take the time before you get here to shop around and do your research. IPC takes all of your BAH, and gives you generic, usually sub-standard housing in return. Unless you're in one of the newer homes, you won't have central heating, you will have an old 90's home that has had numerous military families in it before you that have trashed the place, which have only been shoddily repaired. Centipedes, cockroaches, and ants are a relatively common occurrence. And sure, you can call IPC maintenance and they'll schedule a bug bombing or a spray, but it'll be a couple of weeks before the actual day if you're lucky. And then you better take the whole day off, because they schedule it like this: "The morning time, or the afternoon time?" And you had better be there, or risk waiting another week or two. Sure, the people are friendly and try to embody the aloha spirit, like you would want in Hawaii. But it still is crap housing not worth your BAH, and they don't actually care about you. They just care about filling homes and making it to the next Aloha-Day for early release, which seems like every time you try to call. It's not worth it. Especially when you can look hard, prepare before hand, and actually make money on a decent apartment or rental home you can afford with BAH. It won't be easy, but I feel it would've been better for us than living here for sure. Issues I've had: dishwasher when we first came here had to be replaced because it was "renovated," by having the inside painted. One wash later and the paint peeled. A leaking freezer because the filter inside was broken and yellow ooze formed. Mold, which is only scheduled to be sprayed for prevention once a year. Mold in the window AC units that is still there, even after they sprayed. Thorny grass. A small "back yard" with shoddy landscaping that you have to cut yourself. (At least they replaced the fences.) Unreliable trash and recycling pick up. MWR events constantly cancelled. Oh, and one of the CYS day care centers in the middle of the homes had to be sprayed for bedbugs and termites. I imagine the houses have similar problems. And don't let the pictures fool you. They just painted all the exteriors and added new rocks around them, but it's the same crap houses. Hold out for the brand new homes, or go off post. Don't get pulled in by their "$300 of BAH back if you sign now" to take one of the crap houses. read more

I've heard horror stories when it comes to on-base housing and management. From the first time we walked in, I felt like we were being taken care of by a friend. Sherry was so nice and helpful with our requests. Obviously, there aren't a ton of options, and the employees can't go outside of the set guidelines, but we definitely felt like Sherry went above and beyond to make sure we were happy. The office has much better hours than I was expecting. Only complaint is that the phone isn't always answered. read more

Living here has been one of the worst experiences of my life. When we first moved in there were mice in our attic. And we called several times and no one did anything. Finally a month later they came and looked and said "yep you have mice" they then laid some poison up there and waited a week later to come back. Also I shower head didn't work it would just run down the shower wall and make an awful noise and no one did anything so my husband and I had to fix it. Then about 5 months into us living here a pipe near the water heater started to leak. Once again I called several times and nothing. Even the emergency line and no one called or came by. Then it flooded my whole kitchen and laundry room still nothing. It took me calling everyday to have someone come and look at it and it still wasn't fix. read more

The women at the Kalakaua community center are extremely rude! Just a simple question they have to give an attitude or be snappy. The old manager Alice was amazing and was very professional. You go in for self help items and they act like it's their money and their things. I didn't get a housing memo and submitted all the paperwork I need for an exception to policy. Now I'm $2,000 in the hole. A simple email or phone call would have been nice... Bad communication with soldiers and their family. We were told we'd be moving in today and here it is 3pm and we still have no house . Our home contractor went on leave and didn't even bother to let her coworkers know that she planned for us to move into our home after the final inspection. I call Island Palms day of move and they had no idea I was suppose to move in today . I already gave my check out date to the front desk for tomorrow and had to go talk with the hotel about staying longer bc Island Palms can't get their head out of their a** and tell us a actual day for when we are moving in . They blamed the Army for having a four day weekend so they are behind . I told the associate the final inspection was already planned for today and that we had been told we'd move in same day as long as the final inspection went well . This is my first experience for on base housing and I'm already have a horrible time. This complaint is for the leasing office, their leasing consultant Taylor M. Our friends and I got orders to Hawaii at the same time except they arrived about a month in half earlier than us. We filed our application to IPC North in May 2020. My friend heard back from her leasing consultant Nicki and they were in constant communication. They PCSed in June and were able to quarantine in their new house. Their consultant went above and beyond for them. Unlike us, we got Taylor and never heard from her not even to introduce herself. We PSCed at the end of August, completed our 2 week quarantine and NOTHING! We had to go looking for our consultant and finally got an appointment. (We tried speaking to her before then but she's never available) After our appointment we were told about 3 houses. I choose one because it seemed nice, but after looking at all 3 in person I changed my mind. I messaged Taylor and no answer. I called this morning at 730am and was told she was coming in at 8 and would get a call back by 830. By 835am I called back and was told she wasn't in the office. It's almost 1pm and I haven't heard from her. Not even a simple "I'll get back to you" text. I forgot to mention that we were worried that our application didn't go through, so we filed another one in the beginning of September and we also contacted Nicki to try to see the status of our application and she told me she couldn't do much because Taylor was assigned our file. Nicki who isn't our consultant replied to us in less than a day. I am over this leasing consultant and tried to request a new one and the front desk keeps saying nothing can be done bc she has my file. We only met her once and it's not like we've had more interactions. At this point I'm not sure what would be better, a new consultant or not to live in IPC. read more

This is my first review I have done for anyone on my own, I'm writing this review because I feel like they honestly really deserve it. So I was moving back to Hawaii and had made plans to move into somewhere else with another realtor. This realtor from Hawaiian Properties LTD ended up being very bad, dragging her feet until the last possible moment before my family and I were about to be on island (we applied to move into a rental property 3 weeks prior before reaching Hawaii) and we came to the island with out a place to live because of this. I am a DOD Contractor and knowing how the waiting list works I figured that Island Palm Communities would not have anything available for me and my family a few months down the line, I had almost not walked in and bothered to ask if anything was ready to move in right away. But I did because me and my family were desperate to move into some were immediately. To my surprise there were a few properties available for me and my family, I asked if I could move in on that day or tomorrow (it being a Friday) and was very impressed that they told me yes. After calling at least 30 different properties from online listings this was very refreshing to me since most people did not answer their calls or told me the properties was not available anymore, or they had to wait for one reason or another etc. After sending my info online, exchanging some texts and sending the application for the move-in they were able to get us in on the same day that I walked through the door. I really have to give a shout out to Nicolette McCoy because of her quick responses and willingness to stay after her normal work hours me and my family were not left on the streets over the weekend and I will always be grateful to her, absolutely Awesome realtor. As far the actual housing, we couldn't ask for more 2 bed 1.5 bath all wood new appliances (stickers still on) re-done galley kitchen and central AC all new this is 10x better then most places that ask for the same price have (at least in my own personal opinion). I don't know of any other property management with available free loner furniture and washer/dryer it is a great thing to have while you wait for you house goods to be delivered. The Community Centers are always really involved and keep residents up-to-date with everything going on. I know that there are complaints about the maintenance and how long it takes them, quality of work, what they will actually do for you etc. Living with Island Palm Communities about a year ago (for 2 years while in the military) I never experienced anything bad from them, and it would be unfair of me to critic the maintenance now since we just moved in about about a week ago. But I know there are some real complaints about it from what I have heard (but then again everything they do is free of charge). Over all really really great community great people to work with, who are always on-top of it. From my previous experience with them a year ago and the most recent move in I had with them a week ago, I really feel like you get what you pay for and more with what you pay with the lease. My family and I will always be grateful to Island Palm Communities! Again a shout out to Nicolette McCoy, was an absolute pleasure to work with her. We live in the newer houses on HMR,they are pretty nice, very big and a decent sized backyard. Location is pretty good too, super close to the north shore. However the layout of the house is not the greatest. We have a Huge hole between dining and front room for who knows what reason. The master bedroom can only fit a king size bed one way, and the walls crack randomly for no reason. There are also lots of ants( exterminator get a call about every two months, because apparently we have a nesting problem under the fence). As for the employees... all that I have encountered ( from maintenance to island palm community management ) are super friendly and try to help out as much as they can. So why the two stars... there are constantly unexplained unplanned power outages!! ( we have one today, again) HMR has a shoppette that smells like sewage when you walk in, and is never fully stocked. HMR's gym is closed on the weekends... yes you heard right a gym closed on the weekends. The pool is not opened year round ( we live in Hawaii why is the pool not opened year round). The nearest gas station is in town where you will pretty much find yourself going if not on main post for most things. For the price of full BAH, one would think that this post would have better amenities!!! read more

Terrible. Just terrible. I'm on an old house on wheeler. It's riddled with cockroaches, spiders, ants, you name it. Even with a the place being sprayed monthly it just won't go away. There's mold growing around my AC unit, I asked for maintenance to come and still haven't heard back a month later. I'm moving the day prior to trash pick up and they won't let me leave my trash barrel by the road. I cleaned the house and created some trash due to cleaning, and I have an old dresser I wanna leave for refuse which is the very next morning and they won't let me do it. Said I'll be charged. I'm gonna leave all these bugs and mold uncleaned so they can see it. And probably end up being charged a cleaning fee. Don't live on wheeler. read more

This is worst residential community I have ever dealt with in my entire life. The houses are poorly built but they take all of your money. The ceiling was literally caving in and almost touched the floor! I've never seen that before! There are always roaches even if your house is immaculate. They will cite you for yard if it's 3 inches tall and give you 4 hours to take care of it. I'm not even kidding. They will cite you for having weeds you don't even have and then they will argue with you about it even if you have pictures as proof. I don't recommend anyone ever living here. IF I COULD LEAVE ZERO STARS I WOULD. their maintenance is terrible they half fix every issue and expect you to live in ridiculous conditions. They do not care about their residents at all. After our house flooded from our fridge they took off our baseboards and left dry wall everywhere and it's taken weeks to get it put back on. They repaired a door by coating it in wood glue and painting over it with a color that doesn't even match the rest of the door frame. And their houses are crap and lose power if the wind blows so it's not worth it especially for full BAH. read more

There's always an UNSCHEDULED power outage for a couple of days consecutively and no can say why it's happening. It's cool if it happens at night but like in the middle of the day lunch time when people are trying to cook or work from home. Then when you call they just keep on passing you around. read more

Power goes out at least once a week. We have lost hundreds of food products due to the lack of power and not once does any member address the residence for reimbursement. This is by far the worst privatization plan I have had to work with in 22 years. Companies like this should be on the banned list of an installation however in Hawaii they get the contract. read more

I was actually really happy with our home on Fort Shafter. We were lucky enough to get a single family house which we like. The location couldn't be better, especially being that we both work at Tripler. Our main issue is the service/ maintenance. The people at the office our rude, lazy and have this attitude that your business is entitled and therefore can respond to you at their leisure. Work orders take at least 30 days and when the workers do come they are unprofessional to put it kindly. It's like I work 8 hours a day but god forbid I'm late to my hour long lunch break... read more

I want to be able to give no stars. This place is so unhelpful. Not only does it take NUMEROUS calls to maintenance for them to finally get back to you and schedule something but the housing community does not help you at all. I am expecting and the house we are in does not accommodate a growing family and I was basically told sucks to suck because I'm not allowed anything different. Which is not the truth. The house I'm in does not even have AC in the room where the baby will be and they told me there's nothing they can do. Long story short. Save yourself time and MONEY and live off post. read more

By far worst housing I have lived in, the maintenance is impossible to get ahold of then when you do get ahold of them it's terrible. My water heater was leaking they sent someone out he didn't do anything called a week later because it was clearly still leaking and my tub faucet was leaking, same guy came and flooded my laundry room, and couldn't even get the faucet off... turns out he wasn't a plumber at all. Then he called a plumber and I guess he will be back later, left my house and left me without any water and a flooded laundry room. When we moved in we didn't have any pets and our carpet smelt like dog urine, called them they had someone come clean it, still smelt like it... then they had a lady come to our house and I let her in then she started searching my entire house without me knowing she was going to do that, told me she couldn't smell it and then I had to get on my hands and knees and show her the spots, called me a liar and told me the carpets were replaced before we moved in. Island Palm Community Housing: Island Palm Communities is the worst choice for housing that a Soldier with dependants can make for themselves and their family. "Island Palm Communities LLC (IPC) is a partnership between developer Lend Lease and the U.S. Army. The partnership represents the Department of Defense's largest military family housing privatization project, and no other matches its complexity and scale. Innovative design and technologies, including the use of photovoltaic systems, will make Island Palm Communities among the largest solar-powered communities in the world. Lend Lease has a 50-year responsibility to IPC to provide asset and property management services with an ongoing capital repair and replacement program. It has been recognized with awards from several international, national and local organizations for its innovative approach to development, design and community building." (Lend Lease, About Us) With the 50-year responsibility to IPC, Lend Lease has evidently forgotten to refit their housing for Soldiers and their families within the last 50 years. Many of the homes on the Helemano Military Reserve (HMR) as well as in the 9,000 block on Schofield Barracks are in dire need of remolding and refurbishing. Many Soldiers and their dependents complain of mold issues while residing in IPC facilities as well as a general lack of care from the maintenance personnel and their individual community offices. One Resident Ondrea Flowers claimed that while residing in her house on HMR that upon move-in her wall-mounted air conditioning unit was inoperable. Within the year she resided in her home, her dryer was replaced four times as it would not properly dry her clothes and had to be moved five to six feet from the wall in order to properly dry, which would block an exit door to her house, creating a fire hazard. Ondrea claims that when she put her oven on self-clean that it over heated and shattered the oven door's glass all over the kitchen floor, exploding glass in excess of 400 degrees near her daughter right after she had walked by the stove. If her daughter had made contact with the glass from the oven, she claims, she surely would have suffered severe burns. Furthermore, within the year Ondrea resided in her house on HMR, she discovered black mold around the edges of the bottom of her tub. Ondrea claims to have sprayed and scrubbed it with bleach, but it would reappear even after drying and airing out the bathroom. IPC maintenance personnel came to fix the problem and did so by caulking over the mold, thereby covering up the issue as they did Ondrea's maintenance and housing concerns. Caulking over mold promotes spreading of mold, thereby exacerbating the issue. When her initial lease expired Ondrea asked to relocate into another more modern home on Schofield Barracks, as the model of her house was a 1970's era home. Ondrea was told she would be put on a waiting list. Ondrea, in a desperate attempt to relocate researched on and off post housing. Interestingly enough Ondrea found housing through Craigslist.org on Schofield Barracks, through IPC. When she contacted the number provided in the Craigslist ad, she was informed by the representative that she could tour the home available and move-in within the week. Ondrea researched the number provided on the Craigslist ad and was surprised to see that the number provided was in fact a number to a property manager within the IPC housing office. In conclusion, IPC does not care about the Soldier and their dependents, but rather filling houses and turning a profit. Offering housing using an outside source and showing a general lack of concern for current residents as well as disregarding health issues should serve as an example to those interested in leasing through IPC that better, healthier and more empathetic leasing options are available to the personnel who break themselves for this country. read more

This place is awful. do not live here, my home has flooded, through an electrical ceiling fan, on multiple occasions which they had no regard for the electrical fire risk, my family and I have been very very sick , due to mold in our ceiling, because they have not properly repaired it. they have failed to even attempt to open the ceiling to take a look. after weeks of begging , and getting my husband's leadership involved , my husbands leadership has finally got the environmental team coming out to take a look, against what island palms wanted . today, they were replacing my air conditioning, for what island palms told my husband's leadership was going to be central A.C. .instead we got an older model window A.C. than we had and a terrible looking sloppy job of putting it in to go along with it . currently my laundry room wall is bubbled due to water under the paint they refuse to fix because water leaks through my window. I have asked for a move over, due to the obvious mold issues, which have been blatantly laughed at and denied. There are carpet tacks, in my stairway , sticking through the carpet on my stairs due to the age of it, and they will not fix it. For three months after arriving we lived with cold water due to the water heater being broken and they wouldn't replace it FOR THREE MONTHS. I will be writing a letter to lendlease, hoping to make them aware of how rude, and terrible the keana santa fe neighborhood community center is. if you want to be happy here in Hawaii, I suggest you find a different home. they have no regard to anything but money. they will put you in a run down, old home , for the full BAH rate. I have multiple friends here that have experienced the same issues , one who had to have a doctor make it very clear her child could not enter the home again , due to very dangerous mold. They are slow to fix anything , yet if you have a piece of grass out of place , or something in your carport they don't like, they will knock on your door with a fine asking for immediate action . If only I could show photos in this review. I have everything. I am currently working on a lawsuit against island palms, due to their disregard for my family and I's health. Military beware of this awful place . they will not take care of you and your family they are very rude nasty people! I pray this place gets shut down, or lendlease reconsiders their employees , I'm also having the health board come in and take a look, and hopefully that will get things started. this place is beautiful, but a bad home environment can make it feel so bad , and put a damper over your entire life. The day our lease is up we will be long gone, and I will be sure all of my military friends know to never ever lease through island palms. read more
