The technician arrived on time, was polite, and got right to work. After some checking, he discovered that the issue wasn't even inside my condo -- someone (either a neighbor or a building maintenance person) had shut off the valve from the outside without saying anything. He turned it back on, and just like that, the hot water was back. What really impressed me was that he didn't charge me for the visit. That level of honesty and fairness is rare these days, and I was genuinely thankful. But here's where things soured a bit. While under the sinks, he found two small leaks at the shut-off valves -- one in the kitchen, one in the bathroom. No issue there, that's his job. The problem was the quote that followed: $1,500 to replace two simple stop valves. That number shocked me. I've been a homeowner long enough to know when something doesn't add up, so I called around -- four other licensed plumbers. Three of them actually came out to see the setup in person, and their quotes ranged from $350 to $500 total, parts and labor included. That's less than one-third of Anderson's price. I get that every company has overhead, but a 3x markup for such a basic job just feels like taking advantage of customers who don't know any better. And one more thing -- while accessing the overhead valves, the technician moved my shoe rack out to the hallway and apparently used it as a step stool. It's a cheap Amazon rack, so I'm not heartbroken, but it's now bent and wobbly. It's more about the principle and the lack of care in someone else's home. Thank God for security cameras, or I wouldn't have even known how it happened. So overall, I'm grateful for the honesty and quick resolution with the hot water -- truly. But between the extreme quote and the careless handling of my belongings, it left me with mixed feelings. If you call them, just be sure to get a few other estimates before saying yes to any repairs.
