Often times they say that they have already completed your request for maintenance and they have not. The front office does not answer your calls. You have questions in regards to your bill and no one returns your phone call. The lack of communication and professionalism at this place is horrible. At this point. I will continue my lease until it is up, but renewing will not be an option. They have now added on additional fees that were never added on before. We pay for water and sewage and trash and other additions like insurance and property fees that were not originally a part of the leasing agreement. Last, but not least, we lose water often, trash shoots are shut down, and security is a joke. You can get into the doors without any key or fob.

Now I report things that I'm tired of…read morefixing myself such as caulking under the toilet to stop the roaches from getting in (as they crawl from under the toilet) and they don't bother to come or indicate that they are coming. Also, this area has a very bad problem with ants. Really bad. If you sit on the benches in the yard area, you will have ants crawling on you at some point... not just maybe one or two.. but quite a few. I used to sit out there with my cat who was an outdoor cat.... after a while, I had to stop doing it because there would always be an ant crawling on you. They get in if you open the window through any crack... and you have to open the window in the winter and early Spring because the apartments get so hot otherwise as there's no circulation. I've lived here 7 years and I have never even turned the heater on in the winter. You have to open the door into the hallway and/or open the windows outside to get it to a normal temperature. Is the price affordable? Sure. But I can't get them to stop my neighbor from stomping around and they're using COVID now as an excuse to not address it or fix routine maintenance problems such as the ceiling fan with is so clogged with some (I have no idea how to describe it but it's unclean and is almost like lint from a dryer). I can't turn it off... it's on when the lights are..... but they said, "we'll be monitoring your requests to decide when we come...." and apparently roaches entering the apartment from under the toilet is low priority for them . They also have plumbing problems here too. When neighbors run their garbage disposal, it clogs up somewhere down the line and it ends up backing up in my apartment... This has been happening for years. They've come a few times to fix it too... and they have fixed it... only to have it clog again later. I have to scrub out the tub every few days because the dirt that's left behind is almost like some kind of sediment. I put down clear pads on the tub to avoid falling because they painted the tub from a drab green to white by PAINTING it and because I nearly fell once... these clear bath pads are now brown... that's how much sediment and grime comes from the water here. Seriously... this area made the news due to the army base just up the street on NBC News dumping chemicals in the water... It made the news twice in recent memory. Aside from that, the neighborhood is relatively safe.. but just be mindful if you end up in C building on the lower floor... there's a reason I moved out..... if the only thing stopping roaches from crawling out from under the toilet is caulk (that breaks apart if the toilet is moved even slightly) and they won't fix it, you'll run into them too. They have fallen behind in renovating so they are still renting classic apartments but that won't last. It took four months for them to stop charging me pet rent for a deceased cat. They didn't understand the former owners lumped it in with the other rent. We are not talking about the non-refundable pet deposit but the monthly fee. When they finally understood it it took like four months to correct it. It kept reappearing. A constant reminder of my loss. There is constant construction and disruption and the whole vibe has changed here. It is not a nice place anymore. They fired all the existing office staff and maintenance staff except one and put up all these flags under new management. I liked the old management.

The lawn crew are loud & take all day to get the mowing done, which is very frustrating when you work from home & need the area to be quiet. They will also spray harmful pesticide & mulch without giving you any proper notice if you have children or dogs. Oh and dogs? It's an $80 fee on top of your over priced rent. Yeah, you can do better than living in Eland Downe.

Our time here has been extremely happy, virtually headache-free, and we're all somewhat sad to leave our cozy home. A lot of people ask me about living here, so I sort of feel like the unofficial ambassador for the place. Here's what we have loved: 1. The layout of our house was excellent. We had a three bedroom, 2.5 bath model with an unfinished basement. The rooms were surprisingly spacious -- honestly, that may be the biggest kitchen I'll ever have. The townhomes are much bigger than they look. 2. The maintenance staff kicks butt. Seriously. I rarely had to wait more than a day for them to handle a repair. They're all extremely nice guys -- many of whom have worked at Eland Downe for years -- and I never had a problem with them being in my home when I wasn't there. I believe the entire staff lives on-site as well -- so I guess that's an extra incentive to take pride in their work. The maintenance manager knows EVERYONE and has always been great to answer questions for me, even if he's just out walking his dog in the evening. 3. The office staff is "human." My rent was a day late after a mondo snow storm and they were so nice about it and didn't hit me with a late fee. 4. The indoor pool is a really great feature. It's heated. We swam all winter. (There's also a fitness center in the same building.) 5. The landscaping always looks nice. You can tell they really invest in this. I always felt good about having people over because the community was so well-kept. They even weed your front flower beds and put down mulch. 6. On a similar note, I'm a single mom. Between the maintenance and ground crew, it's been really nice not having to worry about taking care of repairs and yard work. There was a lot of peace of mind with that. 7. I always felt very safe. I've left bikes out front by accident and they were still there in the morning. I've left my car windows open all night and nothing was disturbed. (Not recommending you do this, just saying you don't have to feel like people are targeting your stuff.) 8. We've always had great neighbors! Once we got to know them a little bit, I felt perfectly comfortable asking them to pick up packages off our porch if we were away. (Tip: Be friendly. Introduce yourself. Make an effort.) 9. It's a kid-friendly neighborhood. Kids ride their bikes, use the playground, play in the open areas and the parking lots. It was a nice play to raise kids. At this point, they're upgrading a bunch of units. I peeked in the one next door to me and WOW. It looks like a completely different place -- granite countertops, stainless appliances, wood floors. They look amazing. However, some of the units are not getting upgraded so they can continue to offer townhomes at a variety of price points. You can get anything from a 2 BR with an unfinished basement to a 3 BR with a finished basement. There's more variation in unit size than I originally thought. I should also mention that the place was spotless when we moved in. Spot. Less. I felt really comfortable just putting my dishes right into the cabinets. Obviously, I highly recommend this place. MONEY-HUNGRY GREEDY MGMT, INHUMANE LIVING CONDITIONS!! AVOID AT ALL COSTS AND RENT ELSEWHERE!!!!…read moreWe moved into Park Square in November 2018 and loved living there for a few years. It was brand new and always clean, the Management and staff were super friendly and helpful, and there were community events every month! But with the change in Management 2-3 years back, it's become a terrible place to live. The Management team only cares about the bottom line, and will stop at nothing to get as much money from you as they can. The constant shortage of parking spaces at the complex creates daily issues for both guests and residents, and they'll have your car towed instantly without even a warning (I know from experience, unfortunately). Instead of offering solutions (like giving more tenured residents a reserved parking space at a discounted rate), they seem to ignore the issue and just accept it as a way of living at the complex. (It's not their problem unless you pay extra for a reserved spot each month). I've watched my parent's dog about 3-4 different times a year as they were away on vacation, and each time, Management consistently argued I should be subject to the pet fee and monthly pet rent, or else I'd be breaching the Lease contract. (Again, another money grab to get the most money as possible out of their residents). What once was a clean and luxurious complex has become disgusting and sad due to Management's negligence and inaction. Dog owners consistently leave feces within the hallways. There's a constant smell of marijuana in building 3000 every day. Car break-ins were happening in broad daylight. Public amenities like the fire pits are always broken and unusable. Management does nothing about these issues besides sending a vague email to all residents which never solves these problems. But all these problems pale in comparison to the inhumane living conditions we were living in - Building 3000 has a persistent mice infestation that we experienced on a daily basis from January 2025 through our move-out date in May 2025. After informing the Management team in February 2025, their only solution was to bring in their "pest control vendor" to put more traps down in hopes to resolve the issue (something we've already been doing for the past month with no success). The severity and prolonged nature of the infestation made it so bad that we ultimately decided to leave and find better living conditions for ourselves and our two-year-old daughter. Despite the health risks and poor living conditions, the Property Management team and Leasing Office never offered alternative solutions, condolences or compensation of any type during or after our stay. We thought the nightmare was over after moving out in May 2025, but this past week (5+ months later), we received a notice from a debt collection agency on behalf of Park Square to collect a $200 "additional balance due" to cover cleaning costs (something they verbally agreed to cover due to the mice infestation). You read that right - $200! They'll stop at nothing to get every penny from you, and they don't care about the residents at all or improving quality of life at the complex. Whatever you do, avoid renting from Park Square. Also, if you're aware of a strong legal/counsel practice in the area with experience in these scenarios, please contact me privately as I look to pursue legal action.

He is a control freak, he unnecessarily harasses tenants, he is condescending, and he lies. For example, he won't keep the pool open during summer hours when people could actually swim, he only allows use of the recycling bin on Tuesdays, and he tells people that he is building a dog park but has yet to build one after 2 years, and he won't allow a community BBQ area, and when there is a crime on the property, he won't inform tenants so as not to unnecessarily panic them. With all the complains, I'm not sure why he hasn't been transferred to another location but for a 5 start rating, this property manager has to go.
