I have been living at the Jia for over 8 years now and the one consistent theme is that the maintenance team goes above and beyond to take care of the residents with their super fast, atentative, professional service! Specifically Daisy from the maintenance team is a true professional and is beyond hard working, skilled and dedicated to her craft and is so heartwarming and friendly that she genuinely makes you feel like family. I scheduled an apartment tour at 5:00 PM and unfortunately had a very disappointing experience. When I arrived, Linda Kim at the leasing office informed me that it would be a self-guided tour. She gave me a map, pointed me to Unit 419, and explained that the door would already be unlocked for me. When I got to the unit, the door was locked. I tried everything available to me, including the key fob I had been given, but I couldn't get inside. Assuming it was just a mistake, I went back down to the leasing office. Linda apologized and said the lock had "timed out" and that she had unlocked it again. She assured me I could return to the unit. I went back to the fourth floor for a second time, only to find the door still locked. At that point, I returned to the leasing office, asked for my ID back, and left. What disappointed me most wasn't the technical issue, it was how it was handled. Problems happen, and I completely understand that. However, after I made two unnecessary trips back and forth, there was no effort to investigate the issue, no offer to walk up with me to make sure the door worked, and no attempt to find another unit to show me. I simply received my ID back and that was the end of the interaction. First impressions matter, especially when someone is considering making your property their home. If this is the level of service prospective residents receive, it doesn't inspire much confidence about the experience after signing a lease. I hope management takes this feedback seriously and improves both the self-guided tour process and the customer service provided by the leasing office. read more

Management (especially the current General Manager Victoria Pelayo) refuses to provide required RUBS utility breakdowns despite clear lease terms and California Civil Code §1940.9, resulting in unexplained bill spikes and unfair late fees. Complaints are met with corporate gaslighting, deflection, and -- in some cases -- sudden 3-day notices that appear retaliatory. Other tenants report illegal towing practices, elevators broken for months or years, and a hostile overall attitude from this GM. Many residents are moving out because of it. Previous GMs were professional, kind and helpful. The current one is a menace to fair treatment and transparent management. Avoid this property. read more

I'm pretty new here, having previously lived in my home for many, many years. I needed a place temporarily and this was a tough transition for me because it's my first time living in an apartment in about 40 years. I'm finding that Jia and the surrounding area is a great and convenient dog friendly place to live, although the Chinatown area has taken a dive since COVID. But it's still a fun place to live. It's just blocks away from the Los Angeles State Historic Park, a wonderful place to picnic with your dog and children. Just blocks away from the downtown Los Angeles courts, business district and the Disney Concert Hall. Is the area pristine clean...absolutely not, due to the homelessness in the area, a problem that all of Los Angeles County deals with. I haven't had any issues with the homeless people. The management team is very professional, accommodating and extremely nice to deal with. There's a gym, swimming pool and hot tub. There are other very nice amenities on the premises, like a recreation room with a stove, frig, TV, pool table and plenty of seating for your guests. There are also indoor and outdoor social areas, an area with cooking grills, restrooms and showers, and a remote working space. It also has overnight security that patrols the grounds and parking structures. It's a cool, safe place to be. Everything you need is at your finger tips, including a Starbucks and Chase Bank just on the outside of the complex. Nice! It's also freeway close to everywhere you want to go...north, east, south or west. And if you're like me and don't like freeway traffic, but you know the LA streets, you can get anywhere fairly quick. Some areas in the complex get a bit icky (like the dog park and some of the other grounds), but since you can't control how other people chose to live, behave or treat the premises (yuke to some of them), it sometimes give Jia a bad appearance. But all that's needed is to report an issue in the complex. Jia has a great maintenance staff (for repairs and cleaning) who work very hard to maintain the complex and to keep it clean. They're always "Johnny on the spot." I'm a very particular individual coming from a home to an apartment, and I find it to be a pleasant place to live, when considering living amongst others with little home training. I've made several friends for the short time I've been here, which has been fun. The Jia Team makes a great effort to make sure the tenants are taken care of and are safe. read more

Unfortunately after many years living here, it's reached a point to where I can't recommend living here. From rats, roaches, car break ins, mail stolen constantly and unfortunately the majority of staff not being helpful or understanding your frustration, whilst they're backing up a million dollar corporation. . That's barely touching the surface, currently we do not have a guest parking with complimentary free hours because a third party trying to manage the retail floor, so what are we to do? Well, nobody knows, not even management. Myself and many other long term residents have said this place has only gone downhill, and that's correct. There's constant noises from outside the apartment, people screaming, shots being fired, car crashes, ambulances, police and more. . This is probably the worst location to live in while in Chinatown. If you want a nice apartment, I heard Blossom Plaza is much more quiet, safe and overall cleaner. This place though. . Tragic, it honestly could be a good place but there's been no real effort to rectify the many faults here at Jia. Don't let the reviews fool you, fair warning that if you move on you might get an apartment complex full of roaches. A shame because it was in its prime years ago, but now the apartment is just another overpriced too-good-to be true apartment. Glad I left and genuinely would never return again. read more

My wife and I have been living at Jia since 2023. There have been many changes, but one constant we can always count on is Daisy Martinez with building maintenance. We had submitted a few maintenance tickets -- some small and two large -- and Daisy came in to handle the small ones and assess and provide an update on the others. She asked questions, suggested possible resolutions, and gave us a timeline. Daisy kept us updated throughout -- she'd call my wife to ensure she knew what was happening and when she would arrive. We could not be more grateful for the outcomes. Thank you, thank you, thank you, for all that you do for us and the other residents. We all appreciate you! I came in as a walk-in for a tour and was fortunate to have Linda as my agent. She was incredibly welcoming, helpful, and accommodating, especially on such short notice. She made the whole experience seamless and enjoyable! I'll be starting school in the fall, so I was looking for the perfect place, and this community truly stood out. They promised to return the deposit within 7-10 business days -- but it's been weeks, and no refund was made. They lie to applicants and keep their money. BE CAREFUL! THIS review is specifically for John- (and Daisy by association, who without delay assigned the job to John as the issue concerned her from a safety standpoint) a member of the maintenance staff here. After a semi-recent "Smart"lock install, the vendor completely botched the job (note the "" around Smart...) rendering my front door handle somewhat inoperable- could no longer open door by holding handle down, which is intuitive. As time progressed, it began to stick even when holding handle UP to open. Hello, fire/safety hazard anyone? Daisy correctly though so! Anyway, John to the rescue, he even came at a requested time after my virtual work meetings were over, and donned a mask and booties without hesitation. He assessed the issue quickly and promptly got the parts to fix it, was done in 10 minutes. I very sheepishly then asked for his assistance in changing a light bulb that had burned out over a year ago, one of those scary, squiggly ones I had a...mishap with once before (it exploded in my hand, no, not here). Now, I'm not scared of much, just monkeys, clowns and babies (they're pretty much the same thing, aren't they?) aaaannd those scary, squiggly light bulbs, so color me grateful and relieved that Sir John was happy to rescue this damsel in darkened distress, and didn't make me feel like an idiot or useless female for asking. Thanks, John (and Daisy!) Oh, and shout-out to Chelsea for alerting Daisy to it literally the moment after I stopped by the office to report the issue, good teamwork between office and maintenance crew. read more

I've lived here for several years and still enjoy living here. Though the staff have changed few times, they still try to be as responsive as quickly as possible. Linda is very responsive, nice, and wiling to go above and beyond for the residents. One time a delivery guy left my mail in the parking garage, luckily she found it and took the pain to bring it to me. I've called her making requests even while I'm out of town and she never hesitates to help. While everything is not always perfect, I can appreciate the continous efforts the staff make to improve residents' experience. The maintenance staff are also very helpful. This is me joining the 5 star reviewers of Jia. :) I have lived here for 7 years. It's the longest I've lived in any apartment complex. I did not expect any improvements because I have experienced in previous apartment communities, that when the leasing office turns over, after the original leasing people (usually a new building) leave, it kind of goes downhill from there. This was not the case at Jia. The new leasing team that came was very active in creating interesting community activities, scheduling great food trucks for us multiple times a week, installing Nest in our apartments - bringing the apartments to an updated and efficient status, installing an amazon hub locker in the building, and always being friendly and approachable. David, Michael, and Elisia (the leasing team) have been great to work with. We always have clean grounds with people vacuuming the hallways, and sweeping the sidewalks clear (essential in L.A.) and now they are putting solar panels on the roof! Whenever I have a maintenance issue, it is addressed fairly immediately and the maintenance people are friendly and knowledgeable. Our community areas are clean and modern. I feel fortunate to live in this building in DTLA where I feel safe. I do feel like this is a differentiator, especially right now (1/5/2021). When things do happen in the building, emails go out and we are notified. I feel so glad to have lived in a place for so long and above a restaurant/Starbucks, and have NOT had any roach issues!!! I feel like the residents here keep it 100 with cleanliness as much as possible and we look out for each other as much as possible. In this age of isolation and individualism, I made a resident Facebook page for this building where we can gab and maybe one day meet in person!!! (I started it during covid). There are great restaurants here in Chinatown and there is fantastic delivery food. I am so glad I live here - just across the highway from DTLA. It's safe and there is easy access to highways going in all directions, 3 metro stations within walking distance, bus stop right outside. I have lived here with a vehicle and also without a vehicle and both have been fine. Uber and Lyft everywhere. This year, an app for the metro card came out, so I will be using that too. 2 or 3 new restaurants have opened up in Chinatown since covid started. Great area for foodies. Before Covid we had Chinatown neighborhood festivals. I miss those. Great comfort, location, and service here at Jia. read more

Just moved in 3 weeks ago. I'm very happy with my move into the Jia. Pros: The floor plan worked for me. Larger than other places around here. Lots of Storage. I mean so much storage! Full size washer / Dryer in Unit The amenities are nice. The staff are amazing. (Chelsey, Mai, Rafael, and Daisy) Community is great so far Property management has an app for social events, rent payments and service requests. Service requests are responded to and completed the same day. Cons: Not really a fault of the property. Things happen. The Parking garage flooded on the 3rd floor. So there is an Oder and some elevators are out of commission. They are working on it and send updates regularly. Sometimes neighbors can be a little loud but they respect the quite hours and shut it down. Final Thoughts: For me this has been a pleasant experience. It's my first time renting from Equity apartments. So far all is good. For me the staff is a huge plus. They are always friendly and responsive and I had a lot of questions. Lived here for 7 years. First 3 years were great and then really went down hill. Look at the number of reviews of people who had given this place 5 stars when they moved in to 1 star as time went on. Glad to have moved out. The price relative to other complexes in the area is cheaper but you get what you pay for and is probably why upkeep has been failing. 1) Packages constantly get stolen because management won't install cameras or access points are broken for delivery people so they leave it out in the open 2) Multiple access points for homeless and transients to access the building. 3) Trash dumpsters are out in the open which attracts homeless people to go dumpster diving 4) Quality of residents have decreased as well with dog poop and piss all over the common areas. 4) Parking gates have been broken for about 1.5 years now so don't even bother paying for parking as there are no gates so anyone can park for free 5) Police are constantly at the building waiting outside or looking to come in serving warrants. Sometimes in what looks like full seat gear so I'm not sure if it's for violent offenses like murder or rape. 6) Management is constantly entering the units for various reasons 7) Cars are constantly broken into. 8) No on site security during the day. 9) Elevators are broken for months to almost a full year at times. Pros 1) Price is cheap relative to other apartments around the area blossom and la plaza. But you get what you pay for. 2) Units are spacious with lots of storage and closet space. 3) Area is convenient for access to all highways and is relatively quieter than DTLA. read more

Besides the reports of rampant package and vehicle theft, a few incidents from my residence here really stand out. In April, 2024, a person attempted to break down my front door while I was asleep. Management never followed up and security (we don't have dedicated security just a contracted intermittent roving patrol) brushed it off as a drunk resident. A few hours after the attempted break-in, a homeless person trespassed onto the property and set up camp in front of my door (I've since picked up a Ring and routinely capture all kinds of bizarre things). Several days later, a staff member casually mentioned that some other apartments had recently been forcibly broken into, at least one while the residents were inside. More recently, strange events have become much more commonplace. Last month, a visit by police officers resulted in a resident (or guest) quickly exiting a 5th floor balcony onto the sidewalk on Cesar Chavez Ave. Just before that incident, in August 2024, I smelled smoke inside my unit. While it is not uncommon for homeless people to set up camp on Jia property and start little fires, this one persisted a little longer than usual. Directly below my unit, someone had lit debris on fire next to a power transformer, jeopardizing not only the building and its many residents, but the entire block (you can exerpts of video from this incident on youtube). Even though Chinatown security (CBID) had already responded to the fire/perpetrator and I emailed the LAPD senior lead officer assigned to my district, an Equity Residential employee named "Sam" assumed I did nothing and suggested on our residential messageboard that I call the police next time. Even though management was well aware of the situation (their response was to call the head custodian), the arsonist hung out at the building for the next two days and built an elaborate encampment. Ignoring the obvious logic that a request for LAFD is probably the first course of action, a renter has no legal standing to order police to remove someone from a property that they do not own. This responsibility lies solely with owners and/or management. While I understand that office staff are leasing agents and have little incentive to assist residents and prevent criminal activity, inaction that leads to the loss of life or damage to a valuable investment property represents the epitome of mismanagement that borders on psycopathy. As a desparate measure to at least elicit some sort of response by Jia, I have public posted photos and video of all incidents and tagged the names of Equity senior management in the metadata. This company is publicly traded, so I figure that its executive officers and investors might be curious to how their properties are run. On a lighter note, for the month of September, 2024, clothing became optional. Pictured below, a gentleman stripped down to his boxers and rantsed and raved in front of the Ord Street entrance for most of the morning. By a stroke of luck, I found another jerk hanging out at the parking garage entrance. Even though the latter incident took place during the middle of a weekday (not on a closed Monday), the office was closed, they did not answer their phone, and the call forwarded to a security dispatcher who didn't even ask for a description of the person. A couple weeks later, a fully nude man ran through the hallways and parking garage and did not leave for many hours (although someone eventually threw him a blanket). If you have children or value your safety, keep in mind that individuals who exibit this sort of behavior lack inhibition and may even be convicted sex offenders (before you decide to rent at Jia Apartments, visit www.meganslaw.ca.gov and check the box to include transients just to see what kind of locals you may need to deal with). read more

And instead of being proactive about it, the only thing they're doing is doing mandatory installs of random crap that no one asked for. They came in four times this year to either install random stuff or put QR stickers on all the appliances. Why? JUST WHY? Makes zero sense. If you're in a rush or a hurry to move in to an apartment, please do look further. Trying to get information from this place was like pulling teeth! I'm thankful that I was not in a rush, but seriously if you're trying to lease quickly, this is not the place! The tour went okay and the apartment and apartment building itself is nice. However, the leasing agent was not nice nor informative. At my 12:30pm scheduled tour, I was told to be aware that their lunches start at 1 aka rush had to rush my tour. I was maybe 4 minutes past 1, so I'm glad they waited for me to get my ID back, but the follow up was terrible. Didn't hear back for 3-4 days and once I responded, another 2 days (post my follow up). My questions went ignored, apartment got leased to someone else and then went back up. However, I wasn't informed until I asked. I just gave up trying to lease here. I went over to a nearby building with much better amenities, a better location, better area, at a great price. Best of all, that agent was so on top of it! The difference was night and day. Maybe I just got the wrong leasing agent, and hopefully others experiences will be better! read more

I moved out of Jia in February of this year after having lived there for 3 years. I was looking for more space at a more affordable rate and even though we had recently hired a new manager who I'd heard good news about, I didn't want to stay for another year due to some issues you may read about in other reviews. I could go in full detail about everything I've seen while living there, but I wanted to post the review for the staff. The maintenance staff works so hard to take care of Jia. It's well taken care of considering the number of tenants, the fact that more people were moving in who have no respect for keeping shared spaces clean and 3 years of covid/managerial changes. They were quick to respond to issues, friendly and kind. It's hard to do your job when you have consistent factors working against you. For them this includes losing staff from poor management decisions, residents not cleaning up after themselves or their dogs, littering, and having people talk down to them. I commend them for keeping a smile on their faces through these circumstances. The only thing I'd request if I were still living there would be fragrances/scents in the trash rooms since those get stinky and it's unsanitary if you live near one. Perhaps that's changed in the last few months. Also, I wish the dog park was cleaner, but residents refused to clean up after their pets. New apartments are setting up DNA tests now to prevent this issue, but perhaps having a camera there would be a two-fold solution since it can get dark at night. The office staff is great as well. We had a really great manager that maintained a high bar of excellence and once he moved to a different property/company, he was replaced by a manager who (I imagine in looking to establish himself) made a lot of changes (mistakes) instead of keeping things they way they were that I am sure we're relayed to him. This lead to a lot of the poor ratings you may find below. The other office staff worked in the office through all of that. I highly recommend Omeyimi. Never once did I feel like she didn't care. She made herself available and answered questions as needed. She is cool, kind, works hard and strives for excellence. I bet she is too good for Jia, but that only made me more grateful she was there. It's tough to find a place to call home in Los Angeles. Two years and I've enjoyed my time here for the most part. Omeyimi was my leasing agent, and she continues to be one of the pluses at Jia. Maintenance requests have been handled in a timely manner as well. Most of my neighbors have been friendly. However, there's been challenges along the way - not the least of which have been security issues detailed by other reviews. There has been improvement the last few months, including making the package locker room more secure (being completed now) and actual overnight security. The cleanliness of the place falls on housekeeping who are probably stretched thin thanks to some inconsiderate residents who don't give a second thought to trashing common areas or picking up after their pets. But aside from that, it's a good location. Plenty of good food in and around the neighborhood and LA Historic Park is a short walk away. Rafael was kind and professional during my move-out inspection and it's good to know there's stuff in the works to continue improving the place. read more

I lived here for 15 months and had to move to a different neighborhood because of a job relocation. I had a great time at Jia and was very impressed by the team that manage the building, especially Chelsea, Rafael, and Sam for their amazing work. (Shout out to Omiyemi as well) Whenever anything broke the maintenance came super fast, and everything was always kept in really good condition by the amazing cleaning staff. The community also came with a lot of amenities such as a co-working space, a pool, a conference room, an entertainment space, grills, and a gym. It is conveniently located in Chinatown with a lot of delicious eateries, bars, and art galleries nearby. 15 min walk to the broad and Walt Disney concert hall. And 10 minute walk to the LA state historic park. What I loved the most about my time living here is the convenience of having Amazon locker, a huge garage, in unit laundry and a Starbucks in the building, which were all extremely convenient. The building is also very pet friendly. A lot of residents here have pets and the proximity to LA Stare Historic Park is a huge plus because it's a perfect place to walk your dogs. I also found it to be very safe to walk around at night thanks to the Chinatown security. The community also has security stationed nearby the entrance at night and I generally felt very safe and peaceful in my time living here. Definitely would stay here for longer if I could and I highly recommend this community to anyone in search of a new home. read more

Don't live here. The management team doesn't care about ANYTHING but your money. The maintenance staff is great, but the tenants yeah the place all the time and yes hard to keep up with repairs. The neighbor above us forces her dog sleep outside and it howls and whimpers all night. Management doesn't reprimand her. She even threw dog piss into our balcony and tried to deny it! Management again did nothing. I can't even sleep with the nuisance all night long. Who locks their power outside of their apartment?! The temperature overnight is in the 30s and 40s in the winter And in the summer it's REALLY hot. What kind of company allows this animal abuse? Management does not care. Save yourself the heartache and money, DON'T LIVE WITH EQUITY APARTMENTS, ESPECIALLY at Jia because they condone animal abuse. read more
