I have lived at Hope + Flower for four years. I wrote a detailed review in 2023, updated it positively when management acted, and I am updating it again because the same patterns but worse have returned, and a new one has made my unit genuinely impossible to live in. My unit on the 22nd floor has had a roach infestation for two months, in every room, from the kitchen to both bathrooms to the entry. I have dozens of photos and videos. The building treated it twice and both treatments failed. The next plan I was given is to empty every cabinet and closet, move everything to the center of each room, and leave for the day. I work from home and have two dogs. That is the equivalent of moving out, with no guarantee a third try works where two failed. A few facts against the idea that this is on me: my apartment is professionally cleaned three to four times a month; the building's own pest vendor told me directly this is not something I caused and that it spreads between units; and I am in a resident group chat where I am clearly not the only unit affected, including one on the 9th floor of the Hope tower. When I asked management for a reasonable solution, they declined and framed the problem as mine. This is not the first pattern here. During my time two cars were stolen from my partner at the time out of the GATED garage (the second replaced the first), my own car was broken into, and a rental was struck in a hit-and-run inside the garage. Every floor only has one camera per floor with clear blind spots, which I raised and was never fixed. On cost, expect well above the quoted rent. My base is $4,046 but my actual monthly bill runs about $5,270, roughly $1,200 in add-ons not disclosed up front, including two separate electricity charges. The statement is in my photos. The maintenance team is genuinely Excellent, the best part of living here. My issue is with how management handles the larger problems. I am posting the full picture so the next renter can decide with more information than I had. read more

I've lived at Hope + Flower for years, and what was once a great building has turned into a morally bankrupt, predatory mess. The decline is unbelievable and that is why I'm following suit with the rest of my old neighbors who decided to move. Management doesn't care about residents at all. Emails are ignored, issues are brushed off, and every decision seems designed to squeeze more money out of tenants. We are treated like revenue, not people. The turnover is insane -- almost every familiar face is gone, replaced by new tenants who don't yet realize what they've walked into. Safety is nonexistent. Someone was shot and thrown off a balcony recently, and management didn't bother to notify residents. No update, no warning, no acknowledgment. Inside the building, everything is falling apart. Ceilings leak, walls leak, plumbing constantly fails, and the elevators are out three times a week, forcing us to walk down dozens of floors. Cars are being towed from the garage, even when parked correctly. No notice, no accountability. And the HVAC charges? Predatory and unverifiable. They raise rent under the guise of "usage" but refuse to show any proof. This building is in moral decay. Hope + Flower has lost its Hope, and the Flowers are dead. read more

I want to start by saying that there are some genuinely good people working in the leasing office, and for much of our nearly three years here, we've tried to maintain a positive relationship with management. Unfortunately, the overall experience has steadily declined. The biggest concern is safety. Last month, a major fire broke out in the building next door--the third significant fire on this block in roughly 18 months. The fire reignited days later, sending smoke into our unit again and leaving ash and debris on our balcony. The lack of urgency, communication, and cleanup surrounding the situation was disappointing. The luxury amenities that justify the premium rent have also been unavailable for more than four months. The steam room and sauna remain out of service, yet residents continue paying luxury apartment prices. Building maintenance is another recurring issue. Elevators frequently malfunction, trash chutes are routinely out of service despite hefty trash fees, and communication during emergencies is often difficult to understand due to unclear announcements. Parking is extremely tight, and my vehicle has sustained multiple door dings from neighboring cars with little practical resolution available. Utility billing through RUBS has also been a constant source of frustration for many residents. Most recently, there was a fatal shooting incident on or near the property that many residents learned about from one another rather than through clear communication from management. Residents deserve transparency when serious safety issues occur. Finally, charging residents $100 after a second lockout--even when it only happens twice over nearly three years of residency--feels unnecessarily punitive and out of touch with good customer service. For the amount residents pay to live here, I expect better maintenance, communication, accountability, and attention to resident safety. read more

We moved to Hope&Flower about 3 months ago. Our move went very smoothly and our apartment was very clean and in great shape. We absolutely love it here. The ambiance is always so inviting and welcoming. The staff is very helpful and kind, at least the ones we have interacted with. In our time here, we also went over a fire drill. Living at Hope & Flower was a highly unpleasant experience. The leasing team was misleading, and management was unresponsive. Before we moved in, we were promised a second parking spot, which we never received. A member of the leasing team disclosed they save the available parking spots for prospective tenants to make the building more appealing. There was no upkeep of the residential floors and the dog park. Our upstairs neighbor repeatedly washed urine onto our balcony. When we brought this issue to management, nothing was done. We decided to break the lease and move out. With the 30-day notice, we agreed to be rent responsible instead of paying the penalty of a month's rent. That agreement was not honored. I believe it was Josh who we gave the notice to. Almost a year after we moved out, we were hit with an $800 bill on top of the security deposit (equivalent to a month's rent), which we never received back. Our unit was rented out before we even moved out. After requesting a copy of our notice, it was never provided. Stay away--there are better options in downtown. read more

I do not recommend living here. I've lived here for 5 months now and am looking at leaving/breaking lease which mind you is equivalent to 4 months of rent. When I was touring I was told it was a 2 month buy out fee which is fine and normal across all complexes but they don't tell you that buy out fee is not towards rent. You still need to pay the 60 days or rent + the 2 month buy out fee. The denied access to my Wag dog watcher while I was out of town even though I put in my butterflyMX concierge app that he was allowed, called the leasing office, I was hung up on twice that night when I was begging to allow my dog watcher up and all the man kept saying was they are unable to do anything until leasing office is open. They randomly CUT my key fob off. RANDOMLY. ? They TOWED my MOTORCYCLE. And rushed ME ? To pick it up bc they had to obviously pay for it to stay there till I picked it up all they said was we will pay for your uber there and no charges. no compensation for the inconvenience. rent for a parking space is minimum $200 a month. Fees will have you well over $800 a month. The female staff is INCREDIBLY rude and unhelpful. How is this a luxury experience when my lights go out I need emergency matinee and they tell me to create a ticket and they will be there during BUISNESS HOURS. The concierge staff is incompetent. And many others that have created reviews say the exact same thing. I don't know where these fake 5 star reviews are coming from but steer very clear of this manipulative fake luxury apartment. - if you forget or lose track of your key fob it's 100$ for a new one and if it's not during business hours it's $100 to have one of the staff open your door for you. - the "guest parking" still needs to be paid for which is 40$ a day. You don't actually have a spot where your guest can park. - you yourself will need to park in guest parking. There is a many months long wait till you get a spot in an over crowded garage in a "compact" spot because they don't have regular spots available for 7 months out. - it's so. Loud in this area. The train is right downstairs you will hear it night and day. - they asked for moving insurance. I bought moving insurance but insurance companies like progressive don't format it in the way THEY want so they will not allow you into the moving area if you don't buy THIER insurance. - The women that work downstairs are very rude. And the men are incompetent. - the elevators take forever. If you're in a rush for work make sure you plan out a 10-15 minute wait during busy times. read more

I booked that time through their site. Got an email confirmation. I show up on Sunday (yesterday) and the security told me the leasing office was closed. Just a complete waste of my time. I moved out of here after less than a year due to the fact that the management did not enforce any consequences against bad actors, and I had my safety threatened and was physically shoved by an older male resident when asking him to wear a mask. Utility prices soared while living there with no explanation, and management refused even simple help on major issues, like when my car was broken into in the supposedly secure parking lot. (It wasn't secure, the gate was broken for months on end.) Most terrifyingly, a local woman, Heidi Planck, was murdered here at Hope+Flower. Absolutely 100000% DO NOT LIVE HERE. There are hidden fees which are insane, ours were over +1K, (mostly hundreds of dollars that you have to pay for for the common areas - trash, electricity, air conditioning, parking for 1 car is $250, etc) and resident services does not respond to anything so you're SOL if anything happens to you. We had knives fall onto our unit from above us and they said nothing, there's dog pee and poop everywhere, and worst of all, we had maintenance come fix something and they stole our food and cooler ($~400). We brought up the issue to residents services and it was a whole lot of "I'll get back to you" with nothing really being done. It's been about 3 weeks of reaching out and I have lost my patience. The cherry on top was that our exiting fees came out to be about $1K and we heavily cleaned to try to get our deposit back. This place is a scam!! They just want your money. Add about ~$1K to your agreed upon rent and that's the actual rent you will be paying. Save yourself the trouble, it might look nice but it's not nice living there. P.S. read all the bad reviews. I moved out of Hope & Flower this past summer and feel like I can leave an honest review now. The good: The staff at the building are great and keeps the building running. I never had an issue with maintenance request and security were nice. I did love the view from my apartment and I appreciated when the building would hold celebrations for events / holidays. The Bad: I routinely had a tenant above me throw items from the balcony. This included dog feces, garbage, clothing, as well as liquid that would damage my outside furniture. I complained constantly to the front desk and even sent pictures but nothing was done about it. I was on a high level floor where due to the number of apartments above me, I'm sure an investigation could have figured out who was causing it. Since there are only 4 elevators, they can take forever to get to you. I have waited over 20-25 mins to get downstairs to the lobby. A lot of times you have to watch where you are stepping when you enter into the elevator. Parking is limited and expensive. Don't bank on getting a parking spot and if you do, you may pay upwards to $250 dollars for one spot. They never contacted residents when Heidi went missing in the building. They play favorites like it's high school all over again, and if you're not in their clique, expect your guests' cars to get towed from your own assigned parking spot. They'll tell you one thing and then come up with another hurdle like say you need to update a parking addendum and sign a new lease each new guest! And if you think that's bad, wait till you hear about the 'extra charges'--like an HVAC fee tacked onto your bill for $300/month after a water flood that they are responsible for, or the joy of navigating a roach-infested building. Yes ROACHES!! The dog park's a no-go unless you're into the smell of urine and dodging landmines of feces. Safety? Let's just say it's not top-notch, with a woman named Heidi Plank going missing and a resident's murder inside her apartment by a homeless outsider. Packages get lost into the abyss, fobs get mysteriously deactivated yet management doesn't know what happened, and your guests feel like they're walking into an interrogation room and ar harassed. I could go on and on but seriously all that drama, and you're paying for it. Seriously save yourself the headache and look elsewhere, because this isn't it. read more

PLEASE READ ENTIRE REVIEW BEFORE CONSIDERING MOVING TO THIS BUILDING-OR ANY OTHER BUILDING ONNI OWNS/MANAGES--I PROMISE YOU,YOU WILL THANK ME! I have been a GOOD TENANT (their words, not mine) at H&F for 3+ years now, and though I have given them numerous chances to take steps to get over their "growing pains" (AGAIN THEIR WORDS NOT MINE) as a new building (building opened the year I moved in), they have failed TREMENDOUSLY--ALWAYS at the expense of the residents. This most recent incident has pushed me over the edge and prompted this review. Because I am a VERY fair and honest person, I have given all 6 managers a chance to make things better, I have not shared a review until now, because I was hoping to be around for "when things got better", but I now realize, my relationship with ONNI is no different that that of a toxic relationship you know you need to get out of, but stay because you see the potential--hands down this building has THE BEST AMENITIES DTLA, but it means nothing if you either cannot access them, have to pay to access them (on top of the very high rent/parking fees), and they are mismanaged by incompentant people. This latest incident that has pushed me over the edge is the FLOODING of the building, which has happened at least four times to my knowledge. Over 55 units were affected, including mine, and I was displaced from my home. Shockingly, the management DEMANDED RENT payment WHILE I'VE BEEN DISPLACED, and they did not provide any relocation assistance during the repairs. To make matters worse, they entered my unit without permission, packing up my personal items in a careless manner that I would have never done myself. They even allowed access to my unit to anyone by taping door jams in an open position, compromising the security of my belongings, in order to allow immediate access for workers-but also giving immediate access to anyone who walked up to my unit's door. During this ordeal, I had an air quality test taken, and the results revealed toxic levels of mold, specifically penicillin, in my unit. However, the management refused to take any remedial action, putting my health at risk. To add insult to injury, management has informed me that they intend to file an UNLAWFUL DETAINER case against me and is actively seeking to evict me for nonpayment of rent, despite all the financial and emotional hardships I have endured. They have shown no willingness to offer any concessions or reimbursements for the time I have been out of my unit (i HAVE BEEN OUT SINCE OCTOBER 24TH, 2023).Communication from Management has been abysmal throughout this entire ordeal. Unless I reach out to them, it takes days, even weeks, for them to respond, and even then they provide minimal assistance or accommodations. The management at this building has gone from bad to worse with each managerial change, leaving tenants in a state of constant frustration and disappointment. First and foremost, let me start with the issue of parking. My car was illegally towed from its assigned parking space, and while the management admitted guilt, they refused to refund my out-of-pocket expenses until I had to take legal action against them. This lack of accountability and disregard for residents' rights is simply unacceptable. They continually change rules and accesses to building amenities at will, treating residents as though we are either in a prison or a dormatory. They tell bold faced lies, verbally and in writing and REPEATEDLY GIVE EMPTY APOLOGIES, ONLY BECAUSE IT IS THE "RIGHT THING TO DO", NEVER MEANING THE APLOLOGIES OR RECTIFING THE SITUATIONS (Read the reviews at ALL of the properties in LA county they own...they are all the same complaints and responses). Furthermore, the management has repeatedly failed to keep us informed about the violence occurring on the grounds, including MURDURS & SHOOTINGS. Instead of addressing the safety concerns, they have actually reduced security measures immediately following such incidents, putting residents at even greater risk. In conclusion, I strongly advise the public to steer clear of renting from ONNI. The constant mismanagement, lack of communication, and RECKLESS disregard for tenants' well-being make this place an absolute nightmare to live in. Save yourself the stress, frustration, and financial burden by looking elsewhere for a safe and reliable place to call home. ALL THEY CARE ABOUT IS THEIR PROFIT!!! However, I challenge any member of management who has an issue with anyone expressing their genuine opinions and concerns to take accountability and get better. Issues arise everyday in a rental community but it's about HOW they are resolved that frustrates or satisfies members of the community and not always about what & when. Unfortunately, there are rude & resentful employees who are not always upholding the standard that Onni seeks to maintain. I am not sure how LaKyecha, one of the Asst Property Managers, has so many shoutouts here because she has been consistently nasty and condescending in her interactions and communications to me. You are in management. A part of MANAGING anything is your ability to problem solve, be sensible, and treat people impartially and with respect. Every tenant here deserves to be treated with decency. Every concern deserves a fair ear. To be dismissed and disregarded is both dehumanizing and humiliating. BUT, I would be remiss to not point out that this is NOT everyone, and that there are people at H&F working VERY hard and who CAN handle the concerns that come at them and not take them personally like a petulant child. Franci, our Residential Property Manager, has ALWAYS been an amazing help and kind to me and anyone I've seen her interact with. I had a HUGE issue with a random 3k+ charge on my account that arose months following a traumatic fire in my unit. She knew very little about this issue but did THE MOST to help. The way she problem solves and remains consistent in her positive attitude should be rewarded. Not only that, it's because of Franci that the amenity Wifi finally improved after months of complaints from the community. Any subsequent concern i've brought to her was almost immediately reconciled (even when this was not my expectation). Thank you. Josh, the Assistant Property Manager, in my opinion is very sensible and pragmatic in his approach. He listens, he looks into it, and he gets it done. Can't really ask for too much else! He's always treated me with care and respect and is very quick on his feet when addressing concerns. Lastly, the Resident Coordinators, Daniel and Gabriel (apologies if I misspelled), are very professional and amazing gatekeepers. I have personally come to Daniel VERY frustrated and it has come through my voice, but Daniel does NOT waver in his kindness, care, and professionalism. Personally, I wish him the best in his career trajectory as this will likely take him far. Unfortunately, concierge has changed so many times that I can't recall any of the new employee's names but they are all VERY kind and VERY professional. Some of them consistently go the extra mile to help tenants. Sad that some of their former all stars left, like Rob who was like family to a lot of us. Kel was just a rockstar all around and the most respectful and gentleman-like person on the team at the time. Hopefully, management is treating these valuable members of our community the way they deserve. Maintenance: I can't recall a specific name but the entire maintenance team is very nice and responsive. Sometimes the big boss closes work orders before they are fully addressed, which is annoying, but I cannot deny that they get it done. To those considering moving to H&F, know that there will be issues in any rental community and though there have been so many management changes and some big obstacles here, the trajectory seems more optimistic than before. read more

The sink in our home was clogged. Carlos came to help me fix it. Carlos did a great job and was very patient.

Just want to update my review. Have now been living here a year and it is a nightmare. I have had multiple packages disappear. Concierge claims they never received them but vendor sent pics showing the packages at desk with concierge. Trying to reach management is impossible. The amount of time and energy spent trying to locate my packages every other week is insane. Been living here 13 months and windows are STILL not cleaned!! I keep my blinds drawn all day everyday now because it's so dirty to look at. So much for having a corner unit with view. They claim they are not clean because of Covid but lobby and amenities area don't even have hand sanitizer. It's funny they will respond to these Yelp reviews but none of your emails or calls. I'm writing this to save others from the nightmare experience this building brings. There are so many buildings to choose from in downtown, avoid any Omni buildings. read more
