I am officially adding my name to a long list of members belonging to the John Belanger Admiration Society. Project: It started with an overhaul of a small utility room attached to my kitchen that must have been built at least a 100 years ago. The ceiling and walls were nasty rotten. The two bit lighting needed an upgrade. And more. I hired my usual handyman (not John) to do the renovation. It was 2 days into this project that things went wrong. The new lighting was not working, and neither was anything else on that ancient circuit. A visual analysis of the original jumble of wires raised some serious concerns... something was quite wrong, but what? His wire tester was giving wacky readings. After 4 days of not figuring it out, my handyman finally gave up. Enter John Belanger, a long-time Yelp bookmark of mine, whose 5-star reviews had caught my eye. His honesty and workmanship in so many different areas of expertise had rave reviews. I reached out to him. John immediately responded. He spoke with my handyman on the phone and advised him of more things to check. I really appreciated his willingness and free advice. Unfortunately, those tips did not solve the problem. Next step, I arranged for him and his assistant to come out to take a look, with my handyman participating. Frankly, John was mystified at first, too. It wasn't until one more section of rotten wall was torn down that the ugly truth revealed itself: shoddy wiring done by some incompetent person a long time ago. The solution became obvious at that point. A quick trip to the hardware store and it was solved and fixed within 2 hours of John, et al, arriving here! Not only am I grateful for John's integrity and expertise, I am seriously thinking I avoided reading in the newspaper about yet another 113 year old, historic house (i.e mine) burning to the ground due to faulty wiring. I had used John before and is and will always be the person i will contact when i have an issue with something that i am unable to fix myself (which isnt a lot), but since i had used him before i was in need of a possible electrical issue i was having. I need to replace a bathroom exhaust fan for my tenant. I am able to work with John remotely (save me an hour round trip) and saved me a lot of time and effort. He provided me with a reasonable quote over the phone and explained to me what would the potential additional cost if we did not get the right size of the fan and need some dry wall work...etc. His team worked with my tenant directly and I paid him through Zelle at the end when the job is completed with the orignal quoted price. I outreached John for two separate projects (replacing a shop light fixture and hooking up 3 natural gas appliances in an outdoor kitchen island). His quote for the light fixture was tied for lowest and quote for the gas hookup was middle of the pack. We agreed on the pricing and scheduled a time for John and Steve to come out. They arrived early and quickly got to work. John assessed the materials needed for the appliance hookup and went to the local hardware store to gather the materials. He and Steve came back and quickly got to work. The piping/hookup they did was immaculate. Everything was hooked up in a visually clean manner and took up the least amount of space needed. I received other quotes that were cheaper but sounded wasn't comfortable with the plan that they had (splitters upon splitters). Steve did the install for the lighting fixture. He quickly attached the bracket and did the wiring. He left 0 marks on the wall/ceiling despite working on the gas piping right before this. I called John for a ceiling leak in my garage below my upstairs restroom. He showed up on time and cut the ceiling open to diagnose the problem. It turns out that I installed the toilet incorrectly a few months prior. He reinstalled the toilet using two wax rings instead of one. I'll stick to my day job! He quoted me a price for coming back to install drywall in the ceiling, patch and texture. The price was reasonable so I monitored the the re-installed toilet with no leaks. He came back when he said he would and re-installed the drywall and patched. He told me he would make another trip to texture the ceiling after the drywall mud has dried. He showed up when he said he would and masked everything off to texture. He textured and after it was dry I could not tell that any work had been performed on the ceiling so I was happy about that. He is reliable, friendly, courteous and does good work at a reasonable price. He does plumbing, electrical and carpentry so I will definitely use him again. Five stars! read more

We have been using John for approx. seven years, from when we first bought our house. He does quality work, his costs are fair, communication good, and like Janice J. said, he will give attention to the job and help his customer, not just do the least amount possible. Used yelp to contact John for what I consider to be a somewhat large project. We had a slab leak and a plumbing company came out and rerouted the line throughout the house which left 12-16 small-medium-large holes in the drywall throughout the house. John was able to start within 72 hours of the quote which was a bonus. Note as with all contractors this obviously depends on the amount of work they have booked. I initially booked John due to the drywall pictures posted on yelp, and he is as good as the pictures show. I've got a few different textures throughout the house (just how things have evolved) and he was able to match them all very well. He's definitely an expert when it comes to this stuff. I'm going to post a picture, the only reason you can see that there was ever a hole in the ceiling is because it hasn't been painted yet. Wanted to get a picture because I have no before pictures The texture match is spot on, as is the rest of the patches he did. I also asked him to install a pressure reducing valve on my main inlet which he was able to do quickly. Overall a very nice, neat, reasonable jack of all trades handyman. It's always hard to find a reliable, professional, quality-driven, hardworking, fair in pricing and friendly (and even hella-funny) contractor who can meet your real estate repair needs. We finally found John and his associate Steve. The man says he is a handyman but he is more than a handyman. John brings substantial experience in electrical, plumbing and various other disciplines. His 45 to 50 plus years experience in the construction industry shows in the quality of his work. Initially, we hired John and Steve to install new smoke detectors/CO detectors, ceiling fans and some electrical work. John and Steve showed up on time and got right to work. They were very personable. They explained what they were doing and their price was very reasonable. With the great experience we had with them and getting to know them on a more personal level, we decided to hire John to rehab our investment property in San Diego. There was multiple scopes of work that needed to be done including replacement of all electrical receptacles and plates, all kitchen and bathroom fixtures, all toilet guts, sink drains and connectors, hot water connectors, change out of lights to LED and several others. John saved us several thousand dollars to get our property ready to be for leased. His price was more than fair and he did everything on-time and on budget. We even gave him a key to the place so he can work on his own time without us having to be there. We then had John and Steve come back to our home and do more work changing out fixtures, repairing the water gate valve/regulator, even dry wall which he taped, mudded and textured to perfection.
